Market Commentary

New Zealand’s housing market has continued its correction in 2024. After a turbulent two years, there’s finally a glimmer of optimism, with signs suggesting we may be nearing the bottom of the property cycle. While economic pressures continue to weigh on households, there’s a growing sense of stabilisation.

Recovery doesn’t happen overnight, but the signs are encouraging. Interest rates are gradually trending downward and are now creeping below 5%, offering relief for mortgage holders and improving affordability for buyers.

However, supply continues to outstrip demand across most markets. This imbalance means a sharp rebound in prices is unlikely in the short term.

That said, Lincoln is showing notable resilience compared to neighbouring towns. Buyers continue to be drawn to its family-friendly appeal, proximity to Christchurch, and strong sense of community.

Over the past six months, Lincoln has recorded a 2.11% increase in median house prices, bringing the median sale price to $908,250. While modest, this growth bucks the trend seen across much of the country. Median days on market have also dropped to 37—an 11.9% decrease—indicating that buyer interest remains steady for well-presented homes.

Unlike many towns across New Zealand that surged and then sharply corrected, Lincoln’s growth has been more measured—and, as a result, more resilient. In 2021, house prices rose 19.35%, followed by another 18.764% in 2022, marking the peak of the local market. Although 2023 saw a decline of 4.12%, Lincoln has rebounded in 2024 with a 1.94% rise. Notably, this year has also seen the highest number of sales in Lincoln over the past decade.

At the same time, inflation is beginning to ease. From a peak well above 6%, the March 2025 quarter saw inflation drop to 2.5%. While this is a step in the right direction, everyday costs—such as groceries, fuel, and utilities—remain elevated.

The National Government continues to work toward its 2% inflation target,

though the process is a delicate balancing act. As part of this approach, interest rates are no longer expected to fall drastically. Instead, we’re likely to see them hover around the mid-4% range in the foreseeable future.

For both homeowners and buyers, this stabilisation is significant. While ultra-low rates may not return, a more predictable environment provides greater confidence. As inflation continues to ease and wages gradually rise, we anticipate a slow rebalancing between income and cost of living—making home ownership more accessible again over the medium term.

In Lincoln, this shift is already showing in the market. The drop in median days on market confirms that homes priced correctly and presented well are still achieving solid results. For buyers, the current conditions offer a rare window of opportunity: stable pricing, improving interest rates, and plenty of choice. For sellers, Lincoln continues to outperform many other suburbs, and those who align with the market are being rewarded.

If you're thinking of selling in Lincoln this year, there are a few key things to keep in mind. Be realistic with pricing—today’s buyers are informed and comparison-savvy. Work with a local agent who understands the nuances of the area—its streets, schools, buyer demographics, and upcoming developments. And avoid listing without a price guide—homes without clear pricing often sit longer and ultimately sell for less.

Looking ahead to the remainder of 2025, we expect Lincoln’s market to remain steady. If interest rates continue to ease and inflation reaches the Government's targets, 2026 could signal the start of the next growth phase—with annual increases of 2–4% becoming the new norm.
