Foreword

In the weeks since our last issue, it’s been an incredibly busy time for the business.

We hosted our Summer Festival with family and friends in June, and it was wonderful to see so many of you enjoying yourselves. These events remind us of the strong community we have built and serve as our way of saying thank you for your continued hard work.

On the project front, we were appointed by AXA IM to deliver 50 Fenchurch Street, a major achievement in our tall tendering efforts and a strong message to the market. Additionally, the One Nine Elms team celebrated their completion with the client and project team. It was a fantastic evening where we launched our completion film to commemorate the entire team and their years of hard work. If you haven’t had a chance to watch it, I would encourage you to do so in the project spotlight section of this issue.

We also held our annual London staff update in July. It is not often that we can bring the majority of the business together under one roof, and I look forward to this event each year as it provides a transparent forum to update you on our progress in the current climate, areas of focus and improvement, and future tendering efforts.

Lastly, I would like to thank all the projects and departments that hosted members of the Global Leadership Team during their recent visit. The skill and innovation demonstrated in our projects have not gone unnoticed. Let’s keep pushing boundaries and setting new standards of excellence in everything we do.

Live Project Spotlight

One Nine Elms

Two iconic towers complement Vauxhall’s recently upgraded Nine Elms district.

Towering over the city as one of the tallest residential developments in Europe, One Nine Elms sets a new benchmark for London’s skyline.

As the nominated contractor for the design and build of this R&F Properties development, we are thrilled to have delivered the flagship 58-storey City Tower and its equally impressive 42-storey neighbour, the River Tower.

We were, of course, not alone in our efforts – on One Nine Elms we worked with more than 200 contractors. Our expert supply chain included lead architects (KPF), mechanical and electrical engineers (SWECO), structural engineers (AKTII), and landscape designers (LDA). An incredible 10 million hours were spent on site, and more than 25,000 operatives worked on the scheme in total –that’s more than the capacity of the O2 arena.

Delivering a major development like this is no mean feat, and the project wasn’t without its trials.

A complete redesign of the hotel, replete with highspec finishes and a complex basement design proved challenging, but it was nothing we couldn’t rise to. Navigating a global pandemic put a more significant strain on the process - but the team rallied together to mitigate disruption to the construction programme as best we could.

At Multiplex, constructing a better future is what we pride ourselves on, and a key cornerstone of this is community engagement. We’re delighted to say that One Nine Elms provided 123 new entrant opportunities, 132 work experience placements, and a further 52 new apprenticeships. The team also raised over £100k for charity.

As a modern company, embracing circular practices is high on our agenda, and One Nine Elms was the perfect opportunity to trial Material Passports.

As our largest on-site London based project to date, One Nine Elms is also the only development of this scale in the UK that includes Material Passports certification for key elements of the project. It is also the first Material Passport pilot in Britain to expressly focus on difficult-to-manage fit out elements. One Nine Elms proved that Material Passports can be integrated into complex projects - something the industry is increasingly moving towards. We are proud to be paving the way, and thrilled to have been recognised for our innovative practices at the most recent Considerate Constructors Scheme audit.

One Nine Elms has been a work in progress since 2017, so handing it over is a proud moment for us all, and for the project team especially. Setting a new standard for quality in both design and build, we look forward to seeing it integrate further within the Vauxhall community, bringing joy and lasting value for years to come.

Live Project Spotlight: 30 Grosvenor Square

Redefining luxury in one of London’s prime conservation areas: this iconic Grade II listed building gets a major revamp.

We are pleased to report that the fit-out works at 30 Grosvenor Square are progressing well. Four out of five retail units have already been handed over to the client, marking a substantial milestone in the project timeline. Well done team!

The snagging process is well underway in the hotel rooms and BOH areas in the basement, and our people are busy making sure everything is up to the Multiplex standard. We are also making significant headway with our indemise landscaping, alongside

the public realm works which are well on their way to improving the overall look and functionality of the site.

We have 676 rooms to hand over, from luxurious presidential suites, to storerooms, to a grand ballroom with space for 1000 people – no small task. We’re really pleased with our progress so far, which is entirely down to our brilliant workforce. In numbers, our daily average number of personnel onsite ranges between 950 to 1,000. It takes a village, but we’re getting there!

We are always particularly proud of the positive social impact generated by our projects, and so far at 30 Grosvenor

Square we have facilitated 29 new entrant roles, delivered 360 hours of work experience placements, awarded seven apprenticeships, raised £10k for local charities and spent £2m with local Lambeth based businesses. Not too shabby.

With our specialist team providing innovative solutions to a complex build, our redevelopment of 30 Grosvenor Square is well on its way to landmark status.

Fun Fact: We are using a vacuum drainage system for foul water management onsite, inspired by aircraft systems, ensuring efficient and reliable waste disposal.

Project Snapshot Tender Spotlight

65 Gresham Street

Value: £220m (Multiplex assessment)

Contract: JCT Design and Build, two stage tender

The team have been working tirelessly on our 65 Gresham Street project in the heart of the city of London. The significant location makes this an exciting project to work on – nestled between St Pauls Cathedral and the historic guildhall, 65 Gresham Street is a commercial office building with a unique L-shaped footprint. Our redevelopment has a circular slant, focusing on the reuse and refurbishment of the existing office space, which spans from the ground floor to level eight. Reimagining the existing structure for future use means providing additional office space, which we are doing by extending two existing floor plates horizontally and creating four new office floor plates.

Our proposed development also includes flexible commercial and retail space, and the building is served by three levels of existing basement, providing space for tenant uses, back of house facilities and plant. We aim to increase the lettable area by 20% while achieving BREEAM ‘Outstanding’. It is a work in progress, but we’re excited about the progress we are already seeing on this development.

What’s happening across the business...

Visa/Home Office Update

From 1st January 2025, BRPs and other physical immigration documents will no longer be valid, and all visa holders need to register for an online UK Visas and Immigration (UKVI) account to be able to prove their immigration status.

The UKVI account allows access to your eVisa. This new requirement is crucial for managing your visa status and ensuring compliance with UK immigration regulations, so we urge you all to get ahead and make sure you have signed up.

Instructions for setting up your account are available on the UKVI website: https://www.gov.uk/guidance/onlineimmigration-status-evisa

Because of this change, we may need to carry out an updated Right to Work check with some employees. Do not worry though – a member of HR will get in touch with you to arrange this. If you have any questions or need advice, please contact your HR Business Partner who will be glad to help.

Legal Update - JCT 2024

As many of you will have seen on Connect, the JCT’s longawaited update to its flagship design and build contract form was published on 17th April 2024, alongside an updated edition of the associated design and build subcontract. BSA Roadshow

Our very own Becky Rowell and James Whittaker are hosting a series of building safety presentations across our projects in July and August. These will cover key aspects of the new building safety regime and the processes and procedures that we will be rolling out. These roadshows will run in addition to the mandatory CIOB e-learning module that should now be visible in your Mulitplex passports. To get the most from these sessions, we would recommend completing the e-learning module before coming along.

The building safety presentations will be conducted in person. If you cannot make it to the one in your project office, then please see the table below to make alternative arrangements,and contact the relevant Office Manager (listed below), Sami Lelliott-Fletcher or Sasha Jones to confirm your attendance at another.

UK Ethnicity Network

The first UK Ethnicity Network meeting was held last month, thank you to all of those who have joined the network.

We are still looking for people to participate in and lead the new network, which is dedicated to celebrating ethnic diversity within our company. Project based staff are encouraged to join, this is a good opportunity to get involved from the very start and influence what this committee focuses on and delivers.

Health & Safety

OH&S Update

Current lagging and leading statistics:

• Zero RIDDOR injuries across all live projects.

• 5 SPI incidents have occurred.

• 268 High Risk Reviews scheduled and 97 undertaken.

• We have averaged 8 Planned V Actuals per month.

• We have undertaken 42 Health Intervention Tours.

Significant Incidents

You will be aware of our recent SPI involving a mastic gun dropped from level 29 of the One Leadenhall project. On Thursday 20th June we gathered a group of experienced tall building project staff in London to discuss and question our approach to dropped object prevention and interrogate how and where we can improve. We have subsequently engaged with tall tower experts from the Victoria business to identify how we can deliver towers using full encapsulation solutions to eliminate dropped objects. We are currently preparing an action plan for improvements, including identification of pipeline projects where we could deploy full encapsulation measures that enclose both superstructure and façade works.

This session also incorporated the agreement of minimum standards for the use of MEWPs on our projects, which are now being drafted.

Critical Risk Management Standards:

We have now completed work on the company standard for Demolition and Dismantling of Structures (KNO-463E) which is now available on MPX Way and will shortly be available as an A5 booklet.

We have commenced work with the Mechanical Council led by Janus Van Heerden to define improved safety standards for working on pressurised systems.

OH&S Committee

The OH&S Committee met in early June, at which Dean Banks, H&S Manager at 30 Grosvenor Square, presented his proposal - ‘the Construction Blueprint’, to shift the focus of the site disciplinary process. He suggested implementing a points-based system of mandated and voluntary training to upskill project teams. It is currently in development with Datascope and we will look forward to keeping you updated in the coming months.

Silica 24 and 25 Programme

Angie Brooker and the project teams continue to host Dust Roadshows to showcase the latest technologies and equipment to help reduce exposure to silica dust. Our wider strategy will target and challenge the use of artificial stone which requires working, including cutting, grinding and polishing, as well as undertaking health surveillance audits on our supply chain to identify levels of compliance with Multiplex as well as legal requirements.

The fundamentals of ESG have been embedded in our global business for many years. We have led conversations and actions that have evolved our business and industry, and created significant positive impact for our people, communities and environment.

Council for Tall Building and Urban Habitat (CTBUH)

On Thursday, 27th June, our Head of Engineering & Preconstruction, Kye Taylor, participated as a panellist in a CTBUH event focused on adaptive reuse projects in tall buildings. Held at Hilson Moran’s new office space, the event brought together industry leaders to explore the financial viability, innovative architectural design, and engineering complexities essential for successful projects.

This session served as a precursor to the upcoming CTBUH International Conference, themed ‘New or Renew: Addressing the Density Dilemma’, scheduled for 23-27 September in London and Paris, during which Kye will also be leading a presentation on Multiplex’s approach to adaptive reuse of buildings.

Good news across the business...

Well done to the One Leadenhall team, led by Amy Dawson, who organised a charity abseil at the project, which saw 50 courageous individuals descend 32 stories!

The challenge was taken on by our colleagues, stakeholders, and supply chain, all of whom have contributed to us fundraising a total of £29,513 £13,327.50 was raised for Chickenshed and £16,185.50 was raised for Lighthouse Charity.

It is an incredible achievement, and we’re so proud of all the brilliant, courageous people we have here at Multiplex.

The abseil began from 120 meters (about 393.7 ft) high, with incredible views across the city of London – if you could bear to look!

A huge thank you to all who took part –you guys are the spirit of Multiplex.

Additionally, we will offer tours of two projects: 76 Southbank and Elephant & Castle Town Centre.

Our active participation in the CTBUH conference underscores our commitment to pioneering sustainable construction practices and fostering innovative solutions within the industry. We look forward to contributing to the ongoing dialogue and showcasing our latest projects.

BCO NextGen Talk + Tour at 76 Southbank

Multiplex is a proud member of the British Council for Offices, with some of our staff involved in the NextGen regional committees.

BCO NextGen Members were offered an exclusive talk by the client and project team (Stanhope, AHMM and Multiplex) followed by a live project tour of 76 Southbank. The group learnt about the design, construction process, and technical challenges associated with the sensitive remodelling, refurbishment and extension of the building before its completion.

First Class Honours

Elena Maria Bute at One Nine Elms completed her MA in International Business – graduating with a First! Congratulations, Elena! A wonderful achievement.

Triathlon

The 17th annual JLL Property Triathlon took place last month, a huge well done to all those from Multiplex who took part! Over 500 companies & 3,500 competitors came together from across the property industry, raising funds for charity.

With a variety of events such as a sprint triathlon, duathlon, 2.2K swim, and even a fancy dress prize, there was something for everyone.
