Fair Housing Compliance (completed yearly)

Fair Housing laws prohibit discrimination based on seven federally protected classes: race, color, national origin, religion, sex (gender), disability, and familial status. In this course, you will learn why fair housing is important to our company, our residents, and our business and the steps you can take to make sure you are fair housing compliant.

Yardi Sunday Report Basic

The Sunday Report provides data on leasing traffic, applications, vacancy, occupancy, and current and future exposure for each property in the company. The report captures this data each day of the leasing week which runs from Monday through Sunday. The report also groups the data by Regional Manager and Area Vice President.

Preventing Harassment (manager or non manager course)

Online Course 110 minutes All employees

This course provides training that will help prevent all types of harassment. This course covers the following: Definitions of sexual harassment, remedies under the law, types of sexual harassment, sexual harassment examples, and commitment to preventing sexual harassment. It also details promoting a healthy company culture, company policy prohibiting sexual harassment, and the role of Human Resources (HR) in investigating harassment complaints. Additional resources address: "What if I am accused of sexual harassment?" and "Where do I go for help?"

Valuing Diversity, Equity, and Inclusion in the Workplace

This course provides students with a better understanding of diversity, equity, and inclusion, and how these ideas affect the workplace. It contains useful information on how to use diversity as a tool to enhance human relations and how to develop greater workplace productivity.

Security Awareness Fundamentals

Topics include incident response, malware, safe surfing, human firewalls, phishing, social engineering, mobile and the Cloud, backup and preventative care, physical and non technical security, privacy, and policy.

Using the Phish Alert Button: Report Suspicious Emails

Online Course 20 minutes All employees

In this course, you’ll learn about the Phish Alert Button (PAB), an email plugin that gives your users a safe way to handle actual or potential phishing emails. We introduce you to Sam, your Security Awareness Mentor, as he teaches you how to distinguish between spam, phishing, and spear-phishing emails. Using the PAB will forward any suspicious emails to your organization’s security team for analysis and delete the email from your user’s inbox, preventing future exposure.

Hazard communication is an essential workplace practice required to keep employees safe on the job. Worker Right to Know mandates your employer to provide you with information regarding the dangers of the hazardous chemicals you work with or risk exposure to in the workplace. In this course, we'll examine the types of chemical hazards that exist in your facility, teach you how to understand the resources that will keep you safe, and discuss your safety responsibilities for yourself and your coworkers.

Yardi Delinquency Reports

Online Course 15 minutes Leasing, Assistant Property Manager, Property Manager

Residents are required to pay rent by the first day of the month. Any resident whose balance is not paid in full after the fifth day of the month will be assessed the appropriate late fees. After late fees are assessed, delinquent rent collection efforts on site will begin. As the status of the Delinquency collection process progresses, the Property Manager must update the Delinquency comments in Yardi on an ongoing basis.

Each week, the Property Manager or Service Manager is responsible for entering notes on the report to explain any items that are past due according to our company policies.

Yardi Mobile Maintenance is an app that allows maintenance techs to access their assigned work orders from the field. They can add labor and inventory to work orders and record time, notes, and complete work orders in real time. They also can create new work orders.

MENTOR PROGRAM

Mentors teach new hires and newly promoted Morgan team members about the core components of their jobs while demonstrating Morgan’s values and culture. Mentors complete extensive training and utilize a variety of tools and resources to support mentees growth and development through individual and group coaching sessions. Most importantly, mentors share their own unique experiences and personal tips to highlight the many paths to success at Morgan Properties.

Mentorship Levels

Peer Influencer

Help new hires feel at home at Morgan Properties by being a culture ambassador. They welcome our newest team members to the family and help them grow personally and professionally. Peer influencers have demonstrated the ability to excel in their current position and have a passion for training and mentoring others. Peer Influencers are chosen by their Regional Manager (site level) or direct manager (corporate) and paired with new Morgan team members.

Transition Partner

Partner with new team members from recent acquisitions. They share tools and best practices and assist the new team member in becoming familiar with the resources needed to excel in their role. Mentoring takes place virtually and/or in person and may involve travel. Transition Partners complete certification in Morgan University annually and must sign a mentor agreement form here. Mentors are paired with mentees for acquisition (or special request) by their Area Training Manager.

Leadership Coaching Community

Join this interactive coaching community where everyone has the opportunity to coach and be coached. Connect with team members who can help you grow in your career at Morgan Properties. Every month members will be paired with someone in the Microsoft Teams group at random. Members will receive an automated message and be prompted to set up time for a chat. Prepared with discussion guides and other valuable resources, Leadership Coaches will be ready to make the most of this unique networking opportunity. Through one on one virtual meetings with a wide variety of Morgan team members at all levels in the organization, participants will have the opportunity to build relationships, share strengths, showcase talents, and find the right coach(es) to support them through challenges.
