All Signs Point to an Amazing Year in Moon Valley DREW HUTCHINSON, PRESIDENT, MOON VALLEY NEIGHBORHOOD ASSOCIATION As we stand at the threshold of another year, I’m optimistic that it will be as wonderful, if not more so, than the last. As we prepare for the coming year and all that it brings, let’s briefly look back at 2023.

In 2023, the Moon Valley Neighborhood Association (MVNA) successfully filled all board seats with dedicated volunteers and established multiple committees. We are now stronger than we have been in years, having accomplished many key community issues this past year. Notably, we replaced two damaged entrance signs with new, modern ones that honor our original Moon Valley brand.

Looking ahead, we have a full list of goals for 2024, which we plan to share at the MVNA Annual Meeting on January 11th, a Thursday, at the Moon Valley Country Club starting at 6:30 pm. Please join us to hear more from the MVNA board and community leaders.

For 2024, here’s a little foreshadowing before our annual meeting. The MVNA aims to increase our membership by about 20-30% to fund the replacement of more entrance signs. We hope to update at least two outdated signs this year. Additionally, we are striving for a boost in security members to achieve our goal of 24/7 coverage. Rest assured, every cent collected for security is invested back into security patrol hours within that calendar year.

This year also brings exciting events, including the return of a 5K through Moon Valley, a 4th of July celebration, more community outreach, multiple car parades, food fundraisers, and, of course, our Christmas Light Contest.

Happy New Year 2024 ! I am excited about this year for some crazy reason. So many uncertainties, world chaos, election year and another year older.

New Year’s Eve has always been a time to check in look back at the prior year, adjust those sails for smoother sailing ahead. I looked up the TOP TEN RESOLUTIONS for 2024, surprise they really are much different than those I wrote about in 2011.

How many are on your list? Many of the intentions involve a substantial commitment of time, effort, and emotion. Sometimes I think it is the thought that counts, but write it down, try to get it done…. good habits take time, get a partner do it together, that actually kills two birds with one stone!

I was hoping to share mine, but I’m still working on what I really want to accomplish, and commit to, my 2017 is still pretty good, although I have a few I have yet to get to, I’ll just keep adding.

Dawn’s 2017 list: • Take acting classes (nope) • Write a hand note at least once a week (how nice it is to receive a real piece of mail. Not to mention support the United State Post Office) (this I do most often!)

• Organize (give and gift.. clean out that closet) (still trying!!)

• Go Fishing (nope, but promise this year!)

• Travel to a new destination (check…. The travel bug is hot and alive!)

• And of course ….. “Tame the Bulge” (never ending) Ok, now I’ve written them down and shared them with all of you……. my first step!

PUTTING YOUR CHILD ON YOUR HOME TITLE COULD COST THEM DEARLY IN TAXES From time to time, I have clients and friends ask me about the wisdom of putting their adult child or children on their home title (or stock accounts).

Their thought is that they can avoid probate that way when they pass. My short answer is “Don’t do it!” There are many pitfalls in doing this instead of putting a proper estate plan in place. Let’s look at a few of those pitfalls.

Your Child Will Pay More in Taxes Part of any estate plan we prepare involves some thought as to taxes. It’s part of our goal to help you keep your hard-earned money in your and your heirs’ wallets. When you change title to property and put your child on as a co-owner, you have made a lifetime gift, and that gift may cost your children dearly in capital gains taxes.

Why is this? When we sell an asset, including a home or other real estate, the capital gains we pay is calculated on what we sell the property for less the value of the property when we purchased it. The value of the property at purchase is called your basis. Here in Phoenix, with the increases in real estate values, we all know that our potential gains are substantial. If you put your child on title during your lifetime, the basis of the property when they sell it is what YOU paid for the home.

An example will help show just what this means. You put your child on the title to your home. If you bought your home for $200,000 (that is called your tax basis) and it is valued at $600,000 at your death, your child pays capital gains on $400,000 when they sell the home, because they must use your original tax basis for payment of the capital gains tax. On the other hand, using these same numbers, if your child inherits the home from you, they get a step up in basis to the value of the property at the time of your death. If it is valued at $600,000 when you pass, and they sell soon after for around $600,000, they will pay little to no capital gains taxes.

Saving your children from taxes is one very good reason not to put them on title during your lifetime. Instead, think about creating an estate plan with a revocable living trust to allow your child to easily inherit the property on your passing with no probate court proceeding. They save taxes, time, and money on wrapping up your estate.

You Lose Full Control of Your Property Another reason to keep your home in your name is to assure that you have full control over your own home. When you put someone else on the title, they now own it too. What if you want to sell and they don’t think you should? You can’t sell it without their signature. What if a reverse mortgage would help you financially? You can’t do a reverse mortgage with that young person on your title. Again, what if they think it is a bad idea? You may be stuck with your current situation and unable to move forward – at least not without a potential court battle. Think it can’t happen to you? We have seen these exact scenarios come up with clients and friends. Don’t put yourself in a position to have someone else in control of your property.

The Bottom Line on Joint Ownership To avoid increased taxes for your children or other heirs, and the possible problems we talked about here, don’t put someone else on your property as a joint owner during your lifetime. While avoiding probate is an important goal, doing it the wrong way, like putting your heirs on title to the property, can cost your heirs far more than a probate case would cost. I took a putting lesson recently, and one of my big concerns was that I didn’t know how hard to hit a putt in order to make sure I got to the hole, but didn’t go too far beyond making the second putt difficult if I missed the first.

I sure don’t like those three putts. Practice is the key according to the pro. He said that after I roll a few putts on the practice green before a round, my subconscious brain will take over and control my distance. That seems to be the case. I usually putt better when I warm up before the round, which I attribute to my subconscious kicking in.

So, what does this have to do with real estate, mortgages, rates, etc? Here is the point, if you think you might be interested in making a move in real estate in the foreseeable future, the time to get involved is NOW. You may not be ready to buy or refinance, but a little time spent now will be a great investment when your subconscious brain kicks in and says “this is a good deal.” You will know it when you see it.

If you have done your homework, like getting pre-qualified with a lender, getting your documentation together, spiffing up your current home - ready to list, and start looking. It will make the process so much easier.

Rates appear to be on their way down. I’m writing this in December, but you’re reading it in January. This may not be as current as I would like, but in mid-December, CNBC quoted rates on a 30-year fixed conventional loan as being 6.66%. This was reinforced by Catherine Reagor and Alex Velga in the Arizona Republic on 12/24/2023. Velga quoted the 15-year fixed rate at 5.95%, which was just a hair below the CNBC quote from the week before. This is a lot better than the 7% plus rates we have been seeing.

I need to insert a little disclaimer here. The rate you actually get will depend on several things, such as your Debt-to-Income Ratio (DTI), the loan to value ratio (LTV), your FICO score and a few other intangibles. Obviously, the less debt you have, the larger the downpayment you can make, and your credit history all play an important part in the good deal you will get. The time to start working on them is now, so when that deal appears you are prepared.

If you do your homework now, your subconscious brain will tell you when the time is right. Going off half-cocked, without the preparation is when you make mistakes. Get ready now and let your sub-conscious take over. It will help you with your putting and with your home buying. You will be glad you did.

Three Reasons to Choose Chiropractic

When you’re suffering low back pain, shoulder pain or any number of similar musculoskeletal conditions, who gets the call: your medical doctor or your doctor of chiropractic? Your choice of health care provider in those situations could make a big difference, and research is continuing to prove it.

According to the latest study, chiropractic care is at least as effective as medical care for certain musculoskeletal conditions, while reducing health care costs and leaving patients more satisfied with the results.

The authors of the study, published in the Journal of Manipulative and Physiological Therapeutics (JMPT), went so far as to state that for certain musculoskeletal conditions, visiting an MD first instead of a DC may actually be a mistake: ”The findings of this study support first-contact care provided by DCs as an alternative to first-contact care provided by MDs for a select number of musculoskeletal conditions. Restrictive models of care in which patients are required to contact a medical provider before consulting a chiropractic provider may be counterproductive for patients experiencing the musculoskeletal conditions investigated and possibly others.”

The study sample included 403 patients who saw medical doctors and 316 patients who saw doctors of chiropractic as the initial health care providers for their spinal, hip or shoulder pain complaint. Four months following care, all patients completed a questionnaire that evaluated pain on that day and four months earlier (11-point scale); satisfaction with care received and the results of that care (5-point scale from “very satisfied” to “very unsatisfied”); and other variables. The researchers evaluated related costs of care by reviewing an insurance claims database.

“Patients initially consulting MDs had significantly less reduction in their numerical pain rating score and were significantly less likely to be satisfied with the care received and the outcome of care.” What’s more average per-patient costs over the four-month period were significantly lower in patients who initially consulted DCs ($368 difference compared to MD care).

JMPT Editor-in-Chief Claire Johnson, DC, MEd, emphasized the importance of the latest findings: «Comparative studies – in other words, research that compares the outcomes between two different providers or modalities – are rare for chiropractic care,» she said. «Thus, this study ... is especially important if payers and policy-makers are to better understand the ‘triple aim’ as it relates to chiropractic. Specifically, this study helps us better understand what type of care provides better patient satisfaction, is more cost effective, and improves population health.”

The answer, suggests an increasing body of research, is chiropractic care.

THINGS TO KNOW WHEN REMODELING

Don’t go into the process without doing your homework. Find a company that is licensed, bonded and insured. Make sure they specialize in the area you need. Check them out through the registrar of contractors and take a look at their website. Schedule a first visit and make sure you are compatible. Most companies will offer you a meeting and a free estimate. Remember, if you are not comfortable with them don’t do business.

You need to hire a company that will listen to you and use your ideas.

Your contractor should welcome your opinion. After all, you will be living there not the contractor. Don’t be pushed into making rash decisions. When you are done with your remodel you want to say “Wow, this is what I wanted”.

You should never finish the process and wish you had made different decisions.

What is the Moon Valley Women’s Club?

In recent issues of the Tattler, we featured some interesting members. This month we provide information about The Moon Valley Women’s Club (MVWC). It was founded in 1970 for women residing in and around the Moon Valley neighborhood. The Mission is to promote closer community spirit and develop neighborhood bonds through social and service activities.

The legacy of friendship and community service remains strong, as the membership, which ranges from all ages, is at over 265 today. The club year runs from September to May and there are monthly social events that are centered around a luncheon with interesting speakers and programs.

In addition, there are dozens of daytime and evening activity groups of varying interests: Hiking, Book Clubs, Gardening, Wine Tasting, Restaurant Review, Investment Club, Bunco, Mahjong. These groups also meet monthly and are coordinated by volunteer members.

MVWC is led by a volunteer board that serves a one-year term. The 20232024 officers include: President Pam Gill; Vice President Morgan Bartlett; Secretary Wendy Caporaso; and Treasurer Lorraine Strang-Grogan.

The MVWC Service Project is the 501(c)(3) nonprofit arm of the organization helping to fund community projects. Grants are distributed to member-nominated causes twice per year. There are also volunteer opportunities offered throughout the program year.

The new Commander, Matt Siekmann, was present and talked with us about how important community groups are in helping police with keeping us safe. We are blessed to be able to talk personally with local police officers at the meetings. And we are thankful for their service.

Chairperson Candice F. was back after her surgery and she received a very warm welcome. The Committee is strong and active and is looking forward to 2024. The next meeting will be January 10, 2024 at the Deer Valley Community Center, 2001 West Wahalla Road just west of 19th Avenue and south of 101.

Taming the Toothache: Understanding and Addressing Dentin Hypersensitivity

BY D R . B R IAN C ALL AWAY Dentin hypersensitivity (DH), often known as sensitive teeth, is a common dental problem characterized by sharp, short-lived pain triggered by specific stimuli such as cold, heat, sweet or sour foods, or even brushing.

This discomfort arises from exposed dentin, the layer beneath tooth enamel, containing microscopic channels called dentinal tubules. When these tubules become exposed, they allow stimuli to reach the pulp, the sensitive inner portion of the tooth, causing pain.

What causes DH? • Gum recession: Receding gums expose the tooth root, where dentin is naturally exposed.

• Aggressive brushing: Brushing too hard can wear away enamel and expose dentin.

• Acidic foods and drinks: Acids can erode enamel, leading to dentin exposure.

• Dental procedures: Certain dental procedures like scaling and root planing can temporarily expose dentin.

• Tooth grinding: Bruxism (grinding or clenching teeth) can wear down enamel, leading to dentin exposure.

Treating sensitive teeth: Fortunately, several treatment options can effectively manage DH. Depending on the severity and cause, your dentist might recommend: • Desensitizing toothpastes: These toothpastes contain ingredients like potassium nitrate which block the dentinal tubules and reduce sensitivity.

• Fluoride treatments: Fluoride strengthens tooth enamel and can help protect exposed dentin.

• Dental fillings: If the cause is tooth decay or a chipped tooth, fillings can restore the tooth and cover exposed dentin.

• Gum grafting: In cases of severe gum recession, gum grafting can cover exposed tooth roots and reduce sensitivity.

Preventing DH: While not always avoidable, you can take steps to prevent DH: • Brush gently: Use a soft-bristled toothbrush and avoid scrubbing your teeth.

• Use desensitizing toothpaste: Start using a desensitizing toothpaste even before you experience symptoms.

• Limit acidic foods and drinks: If you enjoy acidic foods and drinks, consume them in moderation and rinse your mouth with water afterward.

Rookie Mom: 5 Ways ‘Willpower’ Guides Me Through 2024 B Y B R I G H I D C O N S T A B L E As we kick off another chapter, I've decided to switch things up a bit.

Forget resolutions—I've got a new word to guide me through the twists and turns of 2024: willpower.

I also think that just having a buzzword is better than an overall goal so that if I don’t follow through, I’m not throwing myself in guilt for not achieving it.

Last year, I did the same thing with the word “consistency." As long as I walked at least 10 minutes a day or stayed consistent in my habits to do meditation after the kids went to bed, I would feel good about myself.

And it worked.

I actually lost 30 pounds through the word mantra and am totally grateful for it.

So with that, here are 5 ways I hope that my to-go mantra word will get me through 2024: 1. Spending Money - One of my goals is to put a massive dent into my student loan debt. It’s depressingly high, but just making that stride would put me in a better place financially.

2. Saving Money - On the other hand, I have a really bad habit of impulse buying a ton of little things because it pops into my mind. I know in the land of social media doom scrolling, that I’m not alone in those little last-minute buys.

PERFECTION

My goal is to have more willpower to resist the ad power.

3. Mindfully Eating - I’m not wanting to lose weight, but do want to feel good in my body. Also, just knowing when I’m eating for fun vs. using food as medicine for my body makes a major difference.

4. Binging Streaming Services - When the kids go down, it’s such a toss up on how to use those final 3 hours before the day starts again. I mean, it’s ME time. Lately, I’ve also gotten into the bad habit of just binge-watching Frasier on Paramount (along with other shows). My goal is to break up those 3 hours that include meditation or reading so I’m not just blah-ing the night away.

5. Moving My Body First Thing - Instead of doing my “consistent” walk after the kids go down, I’m going to knock that out of the park first thing in the morning.

The whole idea is that these aren’t necessarily goals. I’m not going to be OCD about this and totally give myself grace, but the intention is to have more willpower over the so-called bad habits that don’t move my life forward in a positive way.
