The Fall Golf Classic benefiting the Industry Defense Fund tees off on Thursday, September 11 at Elks Run Golf Course on Cincinnati’s east side. Registration opens at 8 am with the scramble starting at 9 am. Golfers will enjoy breakfast, lunch, beverages and 18 holes at one of the finest golf courses in the Greater Cincinnati area.

The 28th Annual Holiday Cheers Benefit raises funds for the Apartment Association Outreach Inc., a 501(c)3 charitable organization dedicated to assisting residents with rent payments during times of personal emergencies or crisis. Monies raised will help fund the Rent Assistance programs of various local agencies including:

OHIO'S CONGRESSIONAL REDISTRICTING

The Congressional redistricting fight that is happening across the United States is about to land in Ohio, with potential consequences for the Cincinnati area.
Each decade after the census, the amount of people apportioned to each United State House of Representatives district is determined. States must then redraw districts to meet the requirements. In most states, nothing keeps them from redrawing Congressional districts more frequently.
In Ohio, by law, the state must redraw its fifteen US House districts this year. That is because Ohio’s constitution only allows for decade-long maps if the vote on them in the Statehouse is bipartisan. Ohio Democrats did not vote for the current maps in 2021, therefore legislators are required to pass new maps in 2025.
WHAT WILL THIS MEAN FOR OHIO AND CINCINNATI?
Republicans hold supermajorities in both the Ohio House and Ohio Senate, and a 5-2 edge on the state’s Redistricting Commission. With a tight Republican majority in the United States
House, GOP leaders are likely to change the map to add at least two more Republican seats. This would most likely impact the 9th Ohio District in Toledo and northwest Ohio where Democrat Marcy Kaptur has served for four decades, but narrowly escaped defeat last fall. New maps will also likely impact the 13th Ohio District in Akron/Canton where Democrat Emilia Sykes survived a challenge last year. If both districts flip, Ohio’s delegation in Congress would be twelve Republicans and three Democrats.
One of those three Democrats is Greg Landsman of Cincinnati’s First District. Republicans will have a harder time drawing a district that favors them there because the rules require the City of Cincinnati to remain whole. But, the district could be altered to make it more competitive, leaving the GOP with a chance to win with an exceptional candidate and a strong campaign.
Congressmen Warren Davidson and Dave Taylor, both from surrounding counties will remain in safe Republican districts.

To encourage networking and balanced team participation, each bowling team must consist of no more than two associate (vendor) members, with the remaining three team members being primary members (from a property owner or management company). This structure ensures a fun and collaborative environment while helping foster stronger connections between supplier partners and property management professionals. Teams that do not meet this composition may be asked to adjust prior to the event.

HIDDEN KPIS TO SOLVE MARKETING, OPERATIONAL GAPS

The key to solving marketing and operational performance issues lies in the data, especially the overlooked kind.
That is according to the Apartmentalize 2025 session “Hidden KPIs to Solve Operational and Marketing Mysteries,” which challenged traditional metrics and offered new frameworks for analyzing performance.
“We all love our standard KPIs — leads, leases, cost per lease,” said Shelly Steitz, Senior Consultant at Cadence Marketing Solutions. “But sometimes those numbers don’t tell the whole story. You have to look deeper to solve the real mystery.”
Steitz was joined by Anne Baum, Vice President of Marketing at Towne Properties, and Lauren Dewey, Founder and Principal at Lauren Dewey Consulting. Baum urged marketers to shift their focus from individual marketing sources to the broader lead funnel.
“We’re often too focused on top-of-funnel lead gen,” she explained. “Instead, we should be asking: Are we even generating enough awareness to begin with? Are people actually engaging with our listings and websites?”
Baum introduced a full-funnel approach that includes metrics such as impression-to-view rate, view-to-lead and lead-to-tour ratios. “If people are seeing your property but not clicking through, your property isn’t standing out,” Baum said.
Dewey warned that relying too heavily on vendor-reported data can skew insights. “The definition of a ‘lead’ can vary wildly,” she added. “We’ve seen vendor logs count 11-second phone calls as a lead. That’s not meaningful engagement.”
Baum shared a case in which a popular Internet listing service reported 4,700 leads for a property. The company’s CRM showed just 1,900. “That’s more than a 100% discrepancy,” she said. “This is why it’s critical to have a single source of truth — for us, that’s our CRM.”
Steitz encouraged attendees to dig into website referral data to uncover where qualified traffic is really coming from.
“The website is not the source; it’s the destination,” she said. “Breaking down traffic sources...can reveal which channels bring the most engaged users, even if traffic volume is low.”
Dewey added that setting up proper tracking and event-based conversions is essential. “If you’re not using analytics to measure performance at every step, you’re missing half the picture,” she said.
The panel emphasized the importance of segmenting data. “Don’t just look at averages because they can hide the truth,” Dewey said. “Sort by agent, floor plan, source, whatever you can. That’s when patterns emerge.”
She also introduced new metrics to monitor lead management: lead aging curve, tour drop-off rate and pipeline skim rate. “These help you identify where you’re losing prospects and whether it’s a marketing or leasing issue,” she said.
Baum walked the audience through a full marketing funnel with benchmark metrics and revealed a surprising contradiction: a high lease renewal rate at a property with a 2.2-star rating and a net promoter score of -100.
“That’s a red flag,” she explained. “They’re staying, but they’re not happy. Maybe we’re not raising rents or offering an easy renewal path. But it’s not because they love us.”
Steitz wrapped up the session with a simple formula to determine how many leads, tours and leases a property needs based on availability and historical conversion rates. “Use math to inform your marketing spend,” she said.
Dewey urged attendees to document their findings in case studies. “Think of it like your case file,” she said. “You’ve solved the mystery. Now tell the story, track the outcome and be ready to do it again.”

ELEVATE YOUR SPREADSHEET: TRANSITIONING UNDERWRITING TO ACHIEVABLE NOI

Underwriting is more than a mere spreadsheet exercise. It’s a collaborative, dynamic process that requires input from across the organization to ensure projections become achievable NOI. By integrating operational insight, market intelligence and strategic planning, underwriting can evolve from a static analysis into a true blueprint for success.
Those were some of the major takeaways of the “Elevate Your Spreadsheet: Transitioning Underwriting to Achievable NOI” session at Apartmentalize 2025, in which panelists outlined a range of ways for apartment firms to optimize the underwriting process to set the stage for success.
UNDERSTANDING UNDERWRITING
Underwriting begins with five essential steps: Gathering information, analyzing risk, making decisions, setting terms and involving the appropriate people, according to the panelists. While many investors focus on the first four, the fifth is often overlooked but probably the most critical. From onsite managers to corporate leadership, involving the right people ensures that the process is grounded in reality.
The panel made it clear that underwriting must incorporate operational data, community context and hands-on experience to produce results that are both accurate and executable.
“Look at your risk assessment: It’s not just the risk of buying an asset or losing money,” said Ivana Christman, Owner and President at Quest Management Group. “Examine the market and see what other risks are out there, including vendors or competitors that are in or leaving the area, and what buildings are coming in. The risk these days is much different than it might have been just even a few years ago. The greater context matters.”
A strong underwriting model must reflect local conditions. The panel urged investors not to generalize about “good” cap rates without first understanding the style and location of the community being evaluated. They also stressed that any sound model must include a clearly defined exit strategy from day one. Whether refinancing, holding long-term or selling in a few years, the business plan must guide both underwriting and operational strategy.
Stress-testing models with both best- and worst-case scenarios was another recommendation for building resilience in a shifting market environment.
OWNERSHIP VS. MANAGEMENT PERSPECTIVES
One of the most impactful insights from the session was the importance of examining underwriting from both the ownership and management perspectives.
From an owner’s view, underwriting includes evaluating the community’s current and future value, location, property condition and the impact of debt structures on long-term plans. Owners must also ask whether their pro forma accounts for worst-case scenarios and whether it realistically aligns with investment goals.
From the management perspective, underwriting is about execution. Managers need to understand investors’ financial expectations and cost structures. It’s crucial that management’s capabilities and resources align with NOI goals and that operational strategies match the needs of the market and residents. Without
that alignment, ownership projections are just theoretical, the panelists said.
“It’s important to start with historical financials but deeper involvement is necessary,” said Kubie Davis, Regional Director of Property Management at Quest Management Group. “Teams need to ask how income and expenses behave in the real world and factor in local market quirks that only the asset and site teams might recognize. These insights aren’t captured by software. They come from experience and cross-collaboration.”
THE PEOPLE CONNECTION
Ultimately, the panelists drove home the importance of people in the underwriting process. Numbers alone don’t guarantee success. Involving the full team of onsite, regional, asset management and human resource professionals adds essential context to what the spreadsheet is calculating.
Cross-functional training, open communication and continuous feedback help ensure that what’s forecasted on paper becomes reality in practice.
“It’s crucial to get that buy-in across the entire organization to ensure you’re considering and doing the right things,” said Allison Moledo, Vice President of Learning and Development at Grand Peaks. “Getting a versatile team in place from the beginning of the process sets you up for better risk management and more reliable financial predictions.”
Underwriting isn’t just a financial exercise—it’s a team sport. By bringing every voice to the table, organizations can build smarter, more resilient and more profitable investment strategies.
