Congratulations to the winning team of our 39th Annual Golf Outing: John Gruen and Kelli Siereveld with Jetz Service Company and Brian Fullenkamp and Ross Kreutzjans with Legacy Management! With a fantastic turnout of 152 golfers and perfect weather all day, this year’s event was one for the books. The competition was fierce, but one team rose to the top and claimed victory—well played! Happy July, GCNKAA Members!
Summer is officially in full swing, and I hope you’re all enjoying the energy and opportunity this season brings - both personally and professionally. As we enter the second half of the year, it’s a great time to reflect, recharge, and realign our goals for continued success in the months ahead.
Many of our members can use a recharge, as we just returned from the National Apartment Association (NAA) Education Conference in Las Vegas. I can’t say enough about the value of this experience. From education sessions, the massive trade show, amazing keynote speakers, legislative discussions, new ideas and best practices to powerful networking opportunities, the conference reinforced the strength and innovation driving our industry forward. I’m incredibly proud of how Greater Cincinnati Northern Kentucky Apartment Association was represented on the national stage. Our presence and participation continue to elevate our association and spotlight our region as a leader in multifamily housing.

Article VII Government. Section 5. A couple of weeks ago I spent four days at the National Apartment Association (NAA) Apartmentalize Conference in Las Vegas. The annual education conference and trade show is a great opportunity for our industry to spend a few days in one place to celebrate each other, collaborate, network, and learn from the best and the brightest in the industry. One of my favorite annual traditions at Apartmentalize is to spend some time at the NAA Gives Wall.
This is a display in the host city convention center that highlights the philanthropic work of NAA members across the country. It should come as no surprise that the wall was full of photos and examples of charitable work from Greater Cincinnati Northern Kentucky Apartment Association

The AAO sent our rent assistance and food pantry partners more than $36,000 in the month of June. Year-to-date totals is almost $65,000 for rent and greater than $45,000 for our food pantry partners.
We had a great time serving lunch and playing Bingo with the residents of Flaherty & Collins’ Hopkins Commons. We played 3 rounds of very competitive Bingo and gave gift cards to the winners.

As a result of their generosity, 300 students in Boone County, Roll Hill, and Price Hill will be ready for the 202526 school year. Affordable, attainable housing in Northern Kentucky remains a hot topic as local governments move into their summer season of listening. The city of Taylor Mill - as well as the city of Florenceare looking and listening for input on the topic of rental licensing fees. We will be looking at having a seat at the table to provide resource and input to these cities and others as they look for solutions. In the Kentucky General Assembly in Frankfort, legislators convened the first meeting of the reappointed Housing Task Force co-chaired by Representative Susan Witten out of Louisville and Senator Robby Mills from Henderson, Kentucky.
The primary function for this task force is to find solutions to the housing problems in Kentucky. This committee will hear from interested parties throughout the Interim Session on barriers for affordable housing and how the Commonwealth can be a more friendly place for developers and others to provide a place for citizens to call “home.” Last year, as a result of the Task Force work, HB 160 passed the General Assembly to provide ready access for Qualified Manufactured Homes to exist without zoning discrimination as has been the case in the past. Kentucky Affordable Housing Conference (KAHC) will be held August 20 - 21, 2025 , at the Northern Kentucky Convention Center in Covington, Kentucky.
#KAHC25 is hosted by KHC and addresses the many facets for affordable housing in the Commonwealth — single-family development, multifamily development, homeownership, housing counseling, energy efficiency, and housing for special populations. This year, our breakout sessions will cover pertinent topics including compliance issues, the State of Hispanic Housing, disability accessibility in multifamily projects, insurance concerns for homeowners and developers, rural outreach to homeless communities, legislative updates, ways to accelerate housing, success stories from across the commonwealth, and innovative projects from neighboring states.
Last year was a dynamic conference full of great conversations that we want to continue in 2025! Join us as we discuss ways we can collectively begin accelerating housing production.

On Thursday, September 11, GCNKAA will host the Association’s 19th Annual Fall Golf Classic benefiting the GCNKAA Industry Defense Fund. This year’s Fall Golf Outing will once again be held at Elks Run Golf Course on the east side of the city. Registration will open at 8 am with the scramble teeing off at 9 am. All net proceeds of this outing will be used to meet our commitments to the National Apartment Association (NAA), the Apartment Association of Kentucky (AAK) and the Ohio Apartment Association (OAA) government funds as well as provide backing for the legislative committee’s political needs.
Foursome cost is $820 each and includes per person: round of golf at the golf course, breakfast, late lunch, 2 beverage tickets, snack bag, and automatic inclusion into Hole-In-One contests.
The Fall Golf Outing Benefiting the Industry Defense Fund offers several sponsorship opportunities for all our members. In an era where personalization reigns supreme, multifamily marketers are rethinking how they engage renters, shifting their focus to interests, lifestyles and intent.
One-size-fits-all messaging no longer works. Today’s most effective campaigns speak directly to highly specific, well-understood subgroups within prospective renter pools. Welcome to the age of micro-targeted multifamily marketing.
Rental living is deeply personal. For prospective renters, choosing a home isn’t just about square footage or granite countertops; it’s about lifestyle, community and convenience. Microtargeting allows marketers to craft tailored messaging that resonate with specific personas, whether they are remote-working young professionals, active empty-nesters or pet-loving Millennials.
Instead of shouting into the void with generic apartment ads, micro-targeting helps multifamily brands whisper directly into the ears of the most likely to sign a lease. And when done well, it delivers measurable results: Higher engagement, better conversion rates and stronger resident retention.

• For a student, you’d focus on affordability, distance to cam-
