As we step into the season of gratitude, I want to take a moment to reflect on all that we accomplished together in October and to thank each of you for your continued engagement and support of the Greater Cincinnati Northern Kentucky Apartment Association (GCNKAA).
October was a busy and exciting month for our association! We held our Associate Council elections and General Membership Meeting (GMM) at Cooper Creek Event Center, marking our first time at this beautiful venue. We hope everyone enjoyed the atmosphere and networking opportunities. Congratulations to all of our newly-elected Associate Council members, and a heartfelt thank you to those who have served and continue to serve our organization.
A special congratulations to Justin Seger with Hills Properties and Heather Barrow with A&H Properties, who were elected to continue their service on the Board of Directors. Your leadership and dedication are invaluable to our mission and our members.
We also celebrated our 3rd Annual Maintenance Appreciation Night at Fowling Warehouse, and it was a great success! It’s always a highlight to recognize and celebrate the hardworking maintenance professionals who keep our communities running smoothly. Thank you to everyone who attended and helped make it such a fun and memorable evening.

Childhood Food Solutions: Once a month, our members volunteer to bag food for the children in Roll Hill. These bags of food are distributed 185 days of the year that the children are not in schoolweekends and holidays. OHIO LEGISLATIVE UPDATE

Ohio’s legislative leaders have set November 19 as the date they intend to adjourn for the rest of year. That means a flurry of activity in the next two and half weeks. Property tax reform continues to be priority number one with legislators faced with the threat of a statewide ballot initiative to repeal property taxes next fall.
The House has passed a few bills in recent days aimed at lowering the property tax burden. House Bills 186 and 335 claim to save taxpayers $2.4 billion while HB 186 establishes a new Inflation Cap Credit that prevents increases in school district taxes from exceeding the rate of inflation. This is intended to protect homeowners from surprise hikes in their property tax bills when they live in a district that is on the 20-mill floor. HB 335 similarly caps increases inside millage collections to the rate of inflation. The bill requires county budget commissions to adjust the rate of each inside millage levy so that it does not grow by more than the sum of the three previous years of inflation. This happens during the county’s sexennial reappraisal or triennial update. Both bills move to the Senate.
Earlier in October, the House sent the Senate two additional bills addressing property tax spikes. HB 129 would require emergency and substitute tax levies, incremental growth levies, conversion levies, and the property tax portion of combined income tax and property tax levies to be included in the 20-mill floor calculation for school funding purposes. Roughly 200 Ohio school districts have used emergency and substitute levies to gather large windfalls from property value increases thanks to being on the 20-mill floor, plus additional annual guaranteed revenue the districts receive from these levies, which are not included in the 20-mill floor calculation

today. If passed, emergency and substitute levy rates will count towards the 20-mill floor when a school district undergoes its sexennial reappraisal or triennial update, reducing or preventing unvoted tax spikes for the residents of those districts.
HB 309 reduces unnecessary property tax collections by expanding the County Budget Commission’s authority to modify levies and reduce a taxing unit’s millage if the Commission deems a local government would receive unnecessary or excessive property tax collections. It would also increase transparency by clarifying the authority budget commissions currently have and increase transparency when addressing unvoted windfalls of revenue. Both HB 129 and HB 309 are modified recommendations from the Governor’s Ohio Property Tax Working Group.
Local Elections: Tuesday, November 4 is Election Day. Polls open at 6:30 am and close at 7:30 am. Mayors, city and village council members, township trustees, and school board members are all on the ballot this fall. These elections are vitally important to the housing industry. This is our opportunity to elect pro-growth leaders who is support a market-based approach to housing.
The likely election of Zohran Mamdani as Mayor of New York City is a red flag for housing providers everywhere. His platform calls for rent freezes, no evictions, and government owned and operated housing. These have all been failures throughout history. If able to implement his agenda, Mamdani’s policies will give inspiration to anti-capitalist elected officials across the country, potentially even in Cincinnati. Get out and vote on Tuesday, November 4!

The Assembly of Delegates (AOD) is composed of up to two hundred and fifty (250) delegates from the NAA’s ten regions. AOD is NAA’s largest business meeting of the year, where all NAA and NAAEI Boards, Committees and Task Forces meet, and the new incoming volunteer leadership is installed.
The 2025 Assembly of Delegates meeting will take place in-person at the Loews Hotel in Atlanta, Georgia.

The 28th Annual Holiday Cheers Benefit is a fundraiser benefiting the Apartment Association Outreach Inc., a 501(c)3 charitable organization dedicated to assisting residents with rent payments during times of personal emergencies or crisis. Monies raised during the Benefit will help fund the Rent Assistance programs of various local agencies including:
• Free Store Foodbank
• Citizens Active In Northside (CAIN)
• Jewish Family Service and
• Santa Maria Community Services
Each year, the Apartment Association Outreach, Inc. supports these programs with annual payments of more than $148,000 per year. With the current economy, these funds are more important than ever to support our local community and the efforts of our fellow organizations.
Again this year, this fundraiser will be a hybrid event with portions held online and other portions happening live at the Holiday Cheers Party at the Savannah Center in West Chester. All members and the general public will have more than a full week of bidding opportunities for silent auction items beginning on November 26 and will culminate on December 4 with the Heads or Tails Raffle, Mystery Bag Bourbon and Wine, Deck the Walls Raffles, and raffle ticket items.

BOOTH RESERVATIONS AND PAYMENTS

• We will hold all booths for 14 days without signed contract or payment.
• You may pay for your booth with check or credit card or call the office for an invoice.
• We cannot hold a booth longer than 14 days without contract or payment. After those 14 days, if we do not receive a contract or full payment, GCNKAA will contact you for payment or contract. If no response, GCNKAA may release the booth you selected.

Exhibitor understands that this application becomes a contract and is binding on both parties on the date last written below when accepted and signed by the Greater Cincinnati Northern Kentucky Apartment Association (GCNKAA). All space is selected by the exhibitor on a first-come, first-served basis, and with GCNKAA’s space confirmation. All pre-planning correspondence from GCNKAA will be sent to the person listed above unless noted below. This document contains the entire Agreement between the parties and supersedes any prior agreements. The terms of this document may not be changed except in writing and signed by the parties.

Notice of Video/Audio and Photography : By registering for and/or attending the event, I acknowledge and agree that video, photographs, and or other recording of the event may be taken by the Greater Cincinnati Northern Kentucky Apartment Association (GCNKAA) or Partners acting on behalf of GCNKAA, and these photographs, videos or other recordings of my image, likeness and/or voice may be used by GCNKAA in any media now or later invented for any purpose related to the GCNKAA mission including educational, promotional, and awareness related use without compensation. By registering for and/or attending the event I give to GCNKAA unlimited permission to use my name, likeness, image, statements and other information I may give to GCNKAA, whether through registration, at the event, or otherwise, that may be necessary for GCNKAA to make use of its rights in the photographs, video, and other recordings. This authorization is continuous and may only be withdrawn by specific rescission of this authorization.
Most event facilities hold a liquor license that does not allow for outside alcohol to be brought into the facility or onto the grounds of the event venue. Outside alcohol brought in by members, guests, and event attendees is a direct violation of State liquor law and is cause for immediate expulsion from the event with no refund and could jeopardize your association membership as it would be a violation of the ethics clause.
1. AGREEMENT
GREATER CINCINNATI NORTHERN KENTUCKY APARTMENT ASSOCIATION
EXHIBIT RULES & REGULATIONS
By signing the Exhibit Space Application and Contract, the Exhibitor agrees to abide by these Rules and Regulations and all amendments thereto and the decisions of Show Management. For purposes of this Agreement, the terms “GCNKAA” shall mean the Greater Cincinnati Northern Kentucky Apartment Association, “exhibit hall” shall mean the Sharonville Convention Center, and “Exhibitor” shall mean any company, firm or person who has applied for or been allocated any space at the Exhibit Hall.
2. UNDESIRABLE ACTIVITIES
The Exhibitor agrees that his exhibit shall be admitted into the Show and shall remain solely on strict compliance with all the rules herein described. GCNKAA reserves the right to reject, eject or prohibit any exhibit in whole or in part, or any Exhibitor with or without giving cause. GCNKAA’s liability for rejection without giving cause shall be limited to a refund to the Exhibitor of the amount of rental unearned at the time of ejection. However, if an exhibit or Exhibitor is ejected for violation of these rules or any other stated reason (with cause), no return of rental shall be made. Exhibitor shall not exhibit any merchandise other than that specified in the application.
3.
BOOTH ASSIGNMENTS
Booth selection by Exhibitor is available on a first-come, first serve basis and there is no first right of refusal. GCNKAA’s confirmation of requested booth space is final and shall constitute an acceptance of the Exhibitor’s offer to occupy space. Confirmation will be made only after receipt of the Exhibitor Agreement and the appropriate booth fees. After confirmation, space location may not be changed, transferred, or canceled except upon written request and with the subsequent written approval of GCNKAA. Not withstanding the above, GCNKAA reserves the right to change location assignments at any time, as it may, in its sole discretion, deem necessary.
4. SPACE RENTAL
Exhibitor fee includes a 8’x 10’ exhibit space, materials to define exhibit space (pipe & drape), a two-line sign showing Exhibitor’s company name and booth number, one 6’ table with skirting, two chairs and wifi access. No signs or advertising devices shall be displayed outside the exhibit space other than those furnished by GCNKAA. Booth displays not to exceed nine (9) feet in height across the back. No backdrops or booths higher than five (5) feet in height are permitted along the sides of the booth. Booth displays cannot block neighboring booths. Electric, carpet, additional table and chairs, and landlines are available at Exhibitor cost through separate contracted vendor.
5.
USE OF DISPLAY SPACE
A. Restrictions on Space Rental: Exhibitor may not sub-let, sub-divide or assign his space nor any part thereof, nor purchase multiple booths for the purpose of subletting or assigning to third parties, nor permit in his booth non-exhibiting companies’ representatives without the express written permission of GCNKAA. Only companies or individuals that have contracted directly with GCNKAA shall be allowed on the show floor as an Exhibitor. Failure to comply with this provision shall be sufficient cause for GCNKAA to require the immediate removal of the exhibit and/or the offending Exhibitor at the expense of the Exhibitor. Failure to comply may also result in forfeiture of all further rights to exhibit at future shows sponsored by GCNKAA together with all fees paid. GCNKAA may lease any space so forfeited to another Exhibitor and retain all revenues collected.
B. Exhibitor shall design and maintain the general theme and tenor of show.
6. INSTALLATION AND REMOVAL
GCNKAA reserves the right to fix the time for the installation of the booth prior to the show opening and for its removal after the conclusion of the show. Installation of all exhibits must be fully completed at least 30 minutes prior to the opening of the Show. Failure to adhere to this requirement could restrict Exhibitor’s entry into any future shows produced by GCNKAA. Any space not claimed by 3:30 p.m. on Wednesday, March 18, 2026, may be resold or reassigned without refund. All exhibits and booth materials must be removed by 9 p.m. on Wednesday, March 18, 2026.
7. EARLY REMOVAL OF EXHIBITS NOT ALLOWED
No exhibit shall be packed, removed or dismantled prior to the closing of the Show without written permission from GCNKAA. If the Exhibitor acts in breach of this provision, it shall pay as compensation for the distraction to the Exhibition’s appearance, an amount equal to one-half of the total space charge for the Exhibitor’s allocated area, in addition to all sums otherwise due under this Agreement.
8. EXHIBITOR APPOINTED CONTRACTORS (EAC)
Any exhibitor using an EAC agrees to notify GCNKAA of such appointment and agrees to indemnify and hold harmless GCNKAA, the exhibit facility, and their respective officers, directors, staffs, employees, and agents and all official contractors from any and all liability or losses for any act, complaint, damage, or loss to any other Exhibitor, the exhibit hall, the property of any contractor or any consequential damages arising out of any such act of loss from the time the independent EAC first arrives at the hall until the final move-out is complete. The Exhibitor further agrees that GCNKAA may prohibit the EAC from working in the hall if the EAC does not fully comply with all rules and regulations set forth for them at this event. Any Exhibitor using an EAC agrees to advise its EAC of all rules and regulations.
9. PROHIBITED ACTIVITIES
A. All demonstrations, sales activities, and distribution of circulars and promotional material must be confined to limits of the Exhibitor’s booth.
B. Exchange of money or consummating the sales of goods or services on the exhibit floor is prohibited. Orders may be taken for future delivery only
C. Exhibits which include the operation of musical instruments, radios, sound motion picture equipment, public address systems, or any noise-making machines must be operated so that the noise resulting from there will not annoy or disturb adjacent Exhibitors or their patrons. Exhibitor represents and warrants
that no musical work protected by copyright will be staged, produced or, otherwise, performed via either “live” or “mechanical” means, or by or on behalf of Exhibitor, unless Exhibitor has previously obtained written permission from the copyright owner’s designee (e.g., ASCAP, BMI, or SESAC) for such use.
D. Exhibitors are prohibited from displaying any devises or objects in the booth that exceed the height of the back wall (9 ft.) without prior written approval from GCNKAA and the exhibit hall. No backdrops or booths higher than five (5) feet in height are permitted along the sides of the booth. Booth displays cannot block neighboring booths.
E. The use of inflatables (or ‘bounce houses’) is restricted without approval from GCNKAA, Sharonville Convention Center, and/or neighboring exhibitors.
F. Exhibitors are not allowed to conduct any activities that could be considered an illegal lottery under Ohio law.
G. Electrical equipment that is not UL approved may not be used in the exhibit hall. No wiring, installation or spotlights or other electrical work shall be done except by the electrical contractor authorized by GCNKAA or exhibit hall.
H. Approval for distribution of food items must be obtained by the Sharonville Convention Center prior to the event.
I. Sharonville Convention Center prohibits the use of glitter, confetti guns, fireworks and helium balloons inside their facility.
J. Live animals (except service animals) and firearms are prohibited inside SCC.
10. CANCELLATION BY EXHIBITOR
The Exhibitor specifically recognizes and acknowledges that GCNKAA will sustain losses if the Exhibitor cancels its exhibit space after it has been assigned and confirmed by the GCNKAA. Due to the difficulty of determining said losses, the Exhibitor agrees to pay the following amounts as liquidated damages, and not as a penalty, all cancellations must be received in writing. Booth cancellations received after October 1, 2025, and prior to February 18, 2026, will be issued a refund minus a $100 administrative fee. Booth cancellations after February 18, 2026, will forfeit all booth fees and will be responsible for full booth payment. Upon cancellation by the Exhibitor, GCNKAA has the right to resell the space and retain all revenue collected.
11. CANCELLATION OR POSTPONEMENT OF SHOW
In the event that any unforeseen occurrence shall render the fulfillment of this Agreement impossible by GCNKAA, the parties shall mutually amend or terminate the agreement at GCNKAA’s option. The Exhibitor hereby waives any claim against GCNKAA for damages or compensation. GCNKAA may return a portion of the amount paid for space after deduction of any amounts necessary to cover expenses incurred in connection with the show. Such expenses include, but are not limited to all expenses incurred by GCNKAA as a result of contracts with third parties for services or products incidental to the show, and all overhead expenses attributable to the production of the show. No monies will be returned should the dates or location of the show be changed by GCNKAA, but Exhibitor will be assigned space that the Exhibitor agrees to use under these same rules and regulations. GCNKAA shall not be liable in the event the show is interrupted, canceled, moved or dates changed except as provided herein.
12. ERRORS AND OMISSIONS
GCNKAA assumes no responsibility or liability for any of the services performed or materials delivered by official show contractors or other suppliers to the show, their personnel, or their agents.
13.
LIABILITY AND INSURANCE
A. All property of the Exhibitor remains under its custody and control in transit to and from exhibit facility, during installation and removal, and while it is within the confines of the exhibit facility. Neither GCNKAA, the service contractors, the management of the Sharonville Convention Center nor any of the officers, staff members, or directors of any of the same are responsible for the safety of the property of Exhibitors from theft, damage by fire, accident, vandalism or other causes. The Exhibitor expressly waives and releases any claim or demand he may have against any of them by reason of any damage to or loss of any property of the Exhibitor.
B. Exhibitor understands that neither GCNKAA nor any sponsor carries business interruption and property damage insurance coverage for loss or damage of Exhibitor’s property. The Exhibitor agrees to obtain adequate insurance during the dates of the trade show, including move-in and move-out days, and shall be prepared to furnish a certificate of insurance to GCNKAA.
15. ENFORCEMENT OF
REGULATIONS
GCNKAA has full power to interpret and enforce all regulations of the show and the power to make amendments and/or further regulations, orally or in writing, that are considered necessary for the proper conduct of the show. Such decisions shall be binding on Exhibitors. All Exhibitors agree to be bound by terms of GCNKAA’s agreement with the facility in which the show is held.
16. CONFLICTING MEETING AND SOCIAL EVENTS
In the interest of the entire Show, the Exhibitor agrees not to extend invitations, call meetings, or otherwise encourage absence of members, Exhibitors, or invited guests from the educational sessions or exhibit hall during the official hours of the sessions or show. Hospitality suites may not be reserved without prior approval of Show Management.
17. WAIVER
Waiver by either party of any term or condition or breach shall not constitute a waiver of any other term or condition or breach of this agreement. The rights of GCNKAA shall not be deemed waived as specifically stated in writing and signed by an authorized representative of GCNKAA.
18. SEVERABILITY
In the event any provision of this Agreement is held invalid or unenforceable then neither the remaining provisions of this Agreement nor other applications of the provisions involved shall be affected thereby.

Electric Connections
Rates quoted for electrical connections cover only the bringing of service to the booth in the most convenient manner and do not include any special wiring. All wiring and electrical work on exhibitor’s display will be charged on a time and material basis. All equipment must be properly tagged and wired with complete information as to type of current, voltage, phase cycle, horsepower, etc. It is the exhibitor’s responsibility to avoid overloading circuits. Reserve your booth and submit your complete booth contract to the Greater Cincinnati Northern Kentucky Apartment Association. You can email directly to michele@gcnkaa.org. Upon receipt at the GCNKAA offices, a confirmation email will be sent to the trade show representative listed upon contract. Booth price of $850 includes one table, two chairs, pipe and drapes and booth sign ONLY. The Early Bird price of $800 per booth is applicable through October 1.

HOW DO YOU DO, GEN Z?

It seemed like a natural progression of life. Finish school, move out of the parents’ house to an apartment, then eventually purchase a dream home.
That isn’t necessarily the desired path for those of Generation Z...
“Gen Z on the Lease,” a recent Entrata report produced in collaboration with Qualtrics, offers a detailed look into the preferences and ambitions of Gen Z renters—and homeownership doesn’t appear to be a high priority. The report, based upon a survey of 2,000 renters, found that 72% of Gen Z renters view renting as a smarter choice and better financial approach than homeownership.
With that in mind, rental housing operators would be wise to cater efforts toward this subset, which largely views renting as more than a temporary option. Members of Gen Z (born from 1997 to 2012) are already firmly amidst the rental landscape, of course, but many more will be arriving in the next decade—along with their unique preferences.
“Attracting and retaining Gen Z renters requires an ecosys tem that combines technology-first convenience, authenticity and values-driven brand experiences,” said Whitney Kidd, Senior Vice President of Innovation and Technology at Preiss, a North Carolina-based multifamily and student housing operator. generation doesn’t just lease an apartment—they expect to lease a lifestyle.”
WHY GEN Z PREFERS TO RENT
To Kidd’s point, 63% of respondents indicated they prioritize a technology-first experience, including digital leasing and appbased communication, when choosing where to live. Additionally, 83% said they prioritize experiences over ownership, noting that leasing better enables them to save money for life experiences. More specifically, 45% indicated they prioritize travel and career growth over buying a home.
Another factor contributing to Gen Z’s rent-centric perspec tive is that homeownership is becoming less attainable—particu larly for younger generations. Today’s increased interest rates aren’t meteoric from a historical perspective but are exceedingly high when compared to the lower rates that arrived in the after math of the Great Recession in 2008. Pair that with a difficult housing market in which prices continue to climb due to a lack of new inventory in many key markets, and it’s easy to see why younger generations prefer the relative non-constraints of renting when compared to a 30-year mortgage.
Freedom from maintenance is another significant factor, as 37% of respondents said they prefer the convenience of on-call maintenance rather than handling home repairs themselves.
HOW OPERATORS SHOULD APPROACH GEN Z
Kidd and her Preiss colleagues have worked diligently to understand Gen Z’s expectations, which differ vastly from older renters with simpler expectations. As such, the company aims to create a mobile-first living experience.

vironment—from leasing to unlocking doors, managing guests and submitting work orders,” Kidd said. “We’ve leaned into this concept with mobile credentialing, Apple Wallet integration and self-guided tours, which directly align with their expectations for speed and convenience.”
Gen Z’s penchant for a tech-enabled experience goes beyond smart home automation, Kidd said. They crave an integrated experience, AI-enabled support and seamless automation. Gen Z individuals also prefer brands that communicate with transparency and empathy, she said.
“Purpose-driven engagement, such as sustainability, inclusivity and mental wellness, matter deeply to Gen Z,” she said. “Communities that align with these values are more likely to keep Gen Z engaged beyond the lease.”

Abernathy, Executive Vice President of Marketing for Asset Living. “In-unit laundry, smart access controls and strong bulk Wi-Fi are now considered standard, not luxuries.”
Community-wide amenities like co-working lounges, coffee bars and outdoor gathering spaces remain popular, Abernathy said, “but what really sets communities apart are curated experiences and services that feel thoughtful and elevated, offered in a way that reflects each community’s unique identity.”
Having a special event means more than a pizza party in the lobby or clubroom. “Gen Z values events that are intentional, inclusive and [worthy of sharing on social media],” Abernathy said. “Whether it’s a wellness-themed pool party, a sourced matcha bar or a custom hat station, the most successful events offer both community and shareable moments.” Such events should always be optional, according to Kidd.
“They crave connection, but on their terms,” she said. “Events, digital communities and shared experiences should be opt-in, not forced.”
Wellness-related spaces also are appealing to Gen Z renters. While fitness centers are an expectation at nearly any rental community, these renters desire accompanying wellnessoriented spaces, such as meditation rooms and yoga spaces.
CHALLENGES
Gen Z has grown up with smartphones and on-demand everything, so they expect technology to work seamlessly in all aspects of their lives, including where they live. Beyond convenience, technology also needs to feel personal and responsive, according to Jessica Mancuso, Vice President of Student New Development for Asset Living.
“One of the biggest challenges is living up to the highly curated digital experience Gen Z expects,” Mancuso said. “They’re accustomed to receiving instant responses, transparent information and polished branding online. If the post-lease experience doesn’t match that energy, satisfaction can quickly dip.”
For instance, if communication becomes inconsistent or service requests fall through the cracks, Mancuso said, it creates friction from a generation that isn’t afraid to call out any shortcomings—often publicly.
“This generation brings us back to the basics where ‘the cus-
tomer is always right,’” Mancuso said. “They want everything from lightning-fast Wi-Fi to sustainability commitments and inclusive community vibes—and they want it all to feel genuine. That means teams need to be proactive, responsive and constantly listening. The communities that succeed aren’t just reacting to issues. They’re creating feedback loops, building trust through consistency and evolving in real time.”
Another challenge cited by operators is balancing Gen Z’s high expectations with operational realities. If the leasing process promises digital ease but the move-in experience is manual or outdated, dissatisfaction sets in quickly. Additionally, they often have little patience for operational delays and inefficiency. Slow maintenance, unclear communication or clunky interfaces quickly impact perception, according to Kidd.
They can also become fatigued from overmarketing and experience burnout from overcommunication, she said.
“They’re adept at spotting inauthenticity,” Kidd said. “Leasing and marketing strategies must reflect genuine values, cultural awareness and real community engagement. And while communication is critical, irrelevant or too-frequent messages can backfire.”
BOTTOM LINE
Where Gen Z individuals want to live—and what they view as attainable—is remarkably different from preceding generations. And this digital-first demographic has more idiosyncrasies than perhaps any of its predecessors.
It puts the onus on rental housing operators to provide a techcentric, autonomous living experience, in addition to a brand that inspires trust and feels authentic to these renters. That’s especially true when considering that 59% of Gen Z respondents view renting as a way to enjoy the freedom to live life on their terms, while only 41% see it as a steppingstone to homeownership.
“When technology is thoughtfully integrated, it builds trust and shows that the property understands how Gen Z navigates the world,” Mancuso said. “Pair that with a strong brand identity, inclusive community engagement and a high standard of service, and you have a winning formula for attracting and retaining this generation.”
