LUSARDI and COVID-19: What a surreal combination!

I have to admit, when asked to provide my contribution for our updated newsletter with a focus on issues that our Company is currently addressing, I was nervous that I would end up with “writers block” and not be able to pick a topic. Well, Mr. Coronavirus took care of that concern…

There is no issue in the world right now that is more front and center in all of our minds. It doesn’t matter when this issue hits the presses, any information we communicate will be stale and “yesterday’s news”. In such light, I want to address what we have learned (to date) from this experience, and what we can do with that knowledge when COVID-19 is just a bad memory.

First, recertification that Lusardi is truly an employee-centric organization. Every fiber of our being was focused on ensuring the well-being of each member of our team, including but not limited to: • Taking steps to provide a safe work environment by providing PPE’s (gloves, masks, barriers), providing increased sanitation processes (cleaning carts and physical cleaning of high-touch surfaces, additional hand washing/sanitation stations, establishing barriers to control visitor/ vendor access to our facilities, providing work-from-home solutions, and reinforcing published social-distancing policies.

• Focusing on constantly changing shelter-in-place orders from the perspective of how they may impact our team, and actively taking steps to work with our Construction Industry Member Groups (ABC and AGC) to voice the need to make sure Construction is considered an “essential activity.” We want to keep our projects going!

• Developing employment strategies that will work in concert with the various relief Acts that flow from Washington D.C. We want to make sure everyone has access to assistance that is being provided to ease the financial burden the virus has caused.

Second, recognizing what our Company’s resources can do to help our society. Within hours of California enacting its shelter-in-place order, Lusardi had reached out to various health-care providers to offer our services to provide temporary capacity-boosting improvements as soon as they are needed. In addition, Lusardi was able to provide the scarce N-95 particulate masks to Scripps Encinitas and Vista Community Center as they were in dire need. We continue to address needs as they become known.

Finally, understanding that all of us are individuals and deal with adversity differently - there is never a “one-size-fits-all” solution. For me this is the most important dynamic and extends beyond work to families. Being the best at the first and second items above requires that we be the best at this one.

Just when we think we have the perfect solution, response, or action, someone will ask the question, “what about this person?” At that point, we go back to the drawing board and come up with a better plan. We have to. If we all aren’t the best we can be, we can’t be the best we can be for others in need in our lives.

I have a tendency to state how proud we are to be a part of this company and blessed to work with such GREAT people. This time, I think I mean it a bit more…

The Plunge Pool at FIT Athletic Club

pened in 1925 as a saltwater swimming pool, The Plunge had deteriorated to the point that the building was beyond repair and had to be razed. Replacing it was a gleaming glass and aluminum structure with a retractable glass roof. FIT Athletic Club was brought in to design and operate a fitness center that is part of the overall pool structure. FIT includes two levels of mezzanines overlooking the pool and includes yoga space overlooking the ocean. The mosaic tiles within the pool are replicas of the tile that was used in 1925 and the arches on the north, east and west sides are replicas of the original precast arches.

FDA Alameda

Award Winning The goal of the Food and Drug Administration is to protect the public health by making sure the quality, safety and security of human and veterinary drugs, biological products and medical devices are safe. Testing of the nation’s food supply, cosmetics and products are a top priority of the staff that work for the FDA. California is especially stringent with regulations and rules with products that emit radiation. As a science-based and science-led organization the new state of the art laboratory facility will quickly be able to analyze samples and report results immediately.

Lusardi Construction Company and HKS Architects were contracted under a design-build agreement to perform design and construction services for Easterly Government Properties Owner of the project. The former FDA Facility was located not far from the proposed site in Alameda, CA. The strategy was to successfully move all employees from the existing facility to the new facility. The new site included an older building and was selected for shell and core renovations. The project is less than 1/4 mile from the Oakland International airport.

The FDA Laboratory project combined the renovation of an existing building with modern architecture to blend the facility within the surrounding business park. In order to accommodate the FDA laboratory equipment, extensive structural improvements had to be made to the existing facility.

Bidding Work The Preconstruction Department has been busy bidding out and putting together numbers on numerous jobs every week.

We are actively pursuing projects with private developers and public entities as well.

New Technology Technology is evolving quickly in construction and we are staying ahead of the curve. The Matterport Camera helps photo document our larger jobs at the start of construction to aid in the preconstruction phases. We use the camera in tandem with construction activities to document milestone achievements. With a single scan, you can automatically create 3D walk-throughs.

Marketing Over the past 6 months we’ve submitted 20+ RFP/RFQ’s for various projects ranging from $1 million to over $100 million. We are excited to expand our portfolio of projects in unique market sectors in government, education, senior living, manufacturing, education and healthcare. With the recent addition of our new Marketing Manager, Marcella Garofalo, we are additionally encouraged by her wealth of knowledge and experience helping teams build relationships and win work. Her creative abilities in Content Marketing have helped build our brand presence. Stay tuned for a revamp to our website to happen later this year.

COVID-19 Update While the COVID-19 Pandemic shifted the department to working from home, the team is using this time to expand and update all databases, follow-up on and release Bid Results, and obtain Ratings. Additionally, our subs are keeping Preconstruction updated on their relocations and precautions to prevent COVID -19 spread.

Now that we are working from home: • Our Precon Team has added Skype and ZOOM as a communication tool – as a group or individually.

• We are learning new skills and simplifying processes.

• We are thinking outside the box on old processes in order to get great results.

• Documenting our tasks – goals for the day and the week.

Challenges: Some subs are working from home and Internet speeds are different. Some are not able to download a full set of plans. Precon is assisting in breaking down the information and only sending what they need. Some subs cannot do take offs at home… they are providing their prices per SF.

Del Rey Crossing - Project Highlight

The Del Rey Crossing project consists of (3) concrete tilt-up two story buildings offering prospective tenants 150,000+ SF of flexible and open floor space that can be customized to meet tenant needs and is marketed as creative office space. The project is setup as a campus with the buildings and the 589 stall 5 level parking garage all on the perimeter creating a campus atmosphere and layout. The buildings feature high exposed clerestory ceilings as well as balconies and patios. The parking garage includes an amenities center with fitness equipment locker rooms and showers. The campus courtyard also features a large fireplace, yoga deck and barbecue area.

As in any new area or district it always seems to come with its own set of challenges. However I do not think any of us were prepared for what LA had to offer. We have had 60+ permits on this project that we have had to pull and close throughout the course of construction and are still wrestling with closing the remainder of these out for final completion. LA requires a separate permit for each building address then supplemental permits for each trade associated with that address. On top of that there are a dozen or so local agencies that all have jurisdiction that also require specific permits and their own inspection processes. The project has been a testament to Ron Davis’ abilities to track these items, deal with the constant surprises and maintain the project completion dates for all items that were not impacted by delays due to the various public agencies.

Hyatt Centric - Mountain View Lusardi recently completed the 55,265 SF Hyatt Centric Mountain View hotel.

The project was custom built with a variety of high-end finishes and artwork to compliment the guestrooms, meeting and dining spaces. Accent features include polished concrete floors and steel wrapped columns and beams. The project included building a full service commercial kitchen, restaurant and bar on the lobby floor. An interactive QR code motif and wall art decorate the lounge area. The grand entry includes a green roof over the porte cochère. Art and technology intertwine throughout the property to emulate the character of Silicon Valley.

The project team included Kurt Evans, Brad Fitzpatrick, Rob Gire, Chrystal Avila, Pat Timmins, Jeremy Harrell, Paul Ramsey, Steve Broyles, Ryan Collett and Felipe Frias-Sandoval.

La Mirada Academy

Did you know that Lusardi built the original Alvin Dunn School in 1960?

56 years later San Marcos Unified School District commissioned Lusardi once again to replace the aging school.

The newly constructed school, now formally recognized as La Mirada Academy was built on an active school site over a two year phased construction schedule. It required keeping students safely attending classes for (1) school year while Lusardi completed the classroom buildings and another (1) school year while the construction team completed the multipurpose building, playground, and playfield.

This was all accomplished without spending money on an interim campus while still keeping the old school open. The Lusardi team was able to seamlessly transfer students from the old campus to the new.

Recognized by the San Marcos business community and La Mirada Academy staff, Dave Olsen, Project Superintendent and Bill Leslie, Vice President - Preconstruction, received awards of excellence for their dedication to the project.

New & Noteworthy Veterans Affairs Clinic - San Diego, CA $60,000,000 The existing 100,000 SF building located at 8875 Aero Drive, which was formerly used as a Bank of America vault, will be augmented by about 35,000 square feet. Protea Properties is the developer. The property will be a hospital annex for Veterans Affairs used in conjunction with the main La Jolla campus.

The outpatient clinic will consolidate and expand its existing medical space in San Diego. It is expected that 600-800 patients will be treated daily at this facility, which will offer a wide range of services, from eye, ear and dental exams to mental health assessments.

FDA - Atlanta, GA $150,000,000 The project encompasses a major renovation of an existing 4 story building to include improvements for 162,000 SF of office and laboratory space. The state of the art facility will encompass four separate laboratories for nutritional analysis, chemistry, microbiology and tobacco. Easterly Government Properties, the building owner, is a fully integrated real estate investment firm focused on development and management of Class A commercial properties leased to the U.S. Government.

Safety Update “We have had zero Lusardi employees injured during the 2020 year. Let’s continue to plan our work and work our plan to reduce accidents. Have the proper personal protective equipment (PPE) needed to perform the task you are working on. If you don’t have the proper PPE, go get it. It isn’t a waste of time (15 minutes?) to get the right equipment. The time is an investment into you and your family’s future. Think about the time to go to an Urgent Care or Hospital.

Completing work safely will save you and the company your health, time and money.”

As Safety Manager of Lusardi Construction Company, Luke oversees the safety of operations in all field and office locations. Administration of the safety program includes the design, implementation, maintenance, auditing and evaluation of the written Accident Prevention Program, providing all levels of personnel with technical expertise in project safety planning, conducting project site safety inspections, investigations and management of the subcontractors safety performance while working on Lusardi projects. Luke provides training and instruction to all levels of personnel with regard to safe work practices in both conceptual and specific requirements of regulatory and in-house safety policies and procedures.
