THE GREAT outdoors

As I write this note, we are currently deep into a six-week stay-at-home order, with many more restrictions in place for our safety. We are spending more time at home than ever before, and shopping online for everything from groceries to fire pits has become commonplace. According to a recent study conducted by Bidmii International Inc., 67 per cent of homeowners in Ontario are eager to renovate this year. Many are looking to make their spaces more functional and inspiring to live in. Are you one of them? With summer just around the corner, I’m sure we are collectively looking forward to bringing that same inspiration to our outdoor spaces. Summer in Canada is our time to regenerate and connect with the great outdoors – and I can hardly wait, even if activities are modified.

The Outdoors Fresh ideas

Beyond the threshold of your home is a world of good times, be it on your front porch or backyard. This is the place of safer social gatherings, barbecues, bug bites and sunburns. Below, I break down the most inspiring trends for the warm season ahead.

The front porch

Since we’ve been shut in and unable to welcome people over for indoor gatherings of any kind, the front porch has made a roaring comeback to the exterior of homes. With a roof cover and a pair of comfortable chairs, we can all safely engage with our neighbours, watch the kids play hoops or street hockey, and breathe in some muchneeded fresh air.

The standard

Fences and decks are our typical go-to when setting our outdoor scene. This has not waned by the recent pressure-treated lumber shortage. If this is your plan, think creatively to arrange materials that differentiate from the norm – perhaps even step away from wood entirely for greater longevity. Stone patios, heat-treated decking and composite materials can create a unique finish that provides longer-term durability against the elements – and your wine spilling, food dropping guests.

The feature

While we can’t all afford a pool, and even if you could afford one during the last 12 months, the limited supply of available equipment means you might still be out of luck. A patch of grass is nice, but it doesn’t move and excite the same way water does. Features such as lush and tall planted gardens or fire pits (gas, propane, biofuel or natural wood-burning) can provide a similar feature to focus on and congregate around. These elements give a break from the indoor environment’s static state, and can even provide you the feeling that you have travelled somewhere – something many of us are longing for.

The season extending essentials

The sun can’t shine every day, and occasionally, when it does, we polar bears can’t handle the heat. Pergolas that provide the option of shade, sun, wind and rain protection are this summer’s hottest trend. Made from powder-coated aluminium, they are extremely durable and can ensure comfort and protection from any element that might be pushing you back indoors. Landscape designer Samantha Kleinknecht shares how she created a beautiful, botanicalinspired backyard living space

After selling their cottage, my city client’s desire to have an outdoor getaway at home, where they could relax and enjoy being outside, inspired the renovation of their backyard. Before the redesign, the backyard fell short and did little to encourage their outdoor living aspirations. With my landscape design ideas and the interior design help of Erin Feasby and Cindy Bleeks of Feasby & Bleeks Design, the family

can now dine, cook, lounge, entertain and swim in their newly renovated backyard.

The homeowners didn’t want to see a wooden fence surrounding the perimeter of the yard. They wanted lots of green to fill in the space and make it feel like a cottage in the city. We went with a planting palette of greens, whites, yellows and purples and kept a good-sized patch of sod for the family dog. We used various plants and flowers from boxwoods to black-eyed Susans and even lined the property

with green cedars and pyramidal European hornbeams to give that green backdrop they were looking for. We also included a couple of eastern white pines – a nostalgic reminder to the homeowner’s cottage. We placed potted plants around the pool to add extra greenery to the expansive patio. We planted topicals, perennials and annuals. Some of the plants will die in the winter, but the homeowner may choose to put seasonal cuttings in the planters for winter interest when the snow flies.

New fencing, some made from pressure-treated stained pine and some in black aluminium, keeps it open and airier. The wood fence was stained a dark colour, which helps the fence recede into the background. The backyard is paved with Permacon, an engineered material, in a light grey colour. Due to the freeze-thaw cycle of Toronto, the pavers were dry-laid in an aggregate base.

There are so many great seating areas around the backyard. One is an area with a natural gas firepit beside the pool – a nice spot to relax in the evenings and well into the fall season. The furniture was repurposed from the family cottage and updated with new outdoor fabrics.

For a bit of formality, we added a boxwood hedge around the

dining patio along with planters that include fresh herbs. The homeowner loved the large maple tree trunks on her neighbour’s property, so we used aluminum fencing so as not to hide the trunks. To connect this patio to the one around the pool, we used four large pavers pushed together to create lovely, large stepping-stones. Sod in between the stepping-stones adds a hit of green between the two patios.

The back corner of the yard is a lounge sitting area, complete with a sectional sofa, coffee table and lots of great shade cast by the cantilevered umbrella. This corner is a cosy nook that acts as the backyard’s living room. Overall, this backyard is a green oasis, a great escape from the hustle and bustle of city life.

Backyardrefresh

Backyard spaces are front and centre this season, as we are faced with new pandemic restrictions. With the recent price increases in lumber, furniture and all things outdoors, I want to give homeowners some tips on utilizing what they have by adding a few new things to change the look of the outdoor space, while keeping things budget-friendly.

When it came to my clients on this project, they really didn’t like their original space; it was cluttered, there were no defined zones, and it lacked inspiration.

Although the deck needed to be replaced, like many others, these clients were not ready to pay double the lumber price, so a fresh coat of paint modernized this dated deck. Paint goes a long way to freshen things

up. The conversation set is more than 15 years old, but the shape and cushion colour were still perfect. With a bit of elbow grease and a can of matte black spray paint, they were able to freshen it up to look sleek and modern.

I wanted this outdoor space to work from day to night, so lighting was essential to take afternoon drinks into the twilight hour. I grabbed these Edison LED string lights and Hurricane

Lanterns from Rona and Lowe’s (their curbside pick-up is simple and makes me feel safe when shopping). They give off a warm, inviting light that can take you from dusk to evening.

To take it a step further in the outdoor experience, I added a gorgeous outdoor wooden bar creating another zone and focal point. Now, if it only came with a bartender!

Growing your own food is becoming a trend among many, whether you have a yard or a small patio. What’s a backyard space without a barbecue? While gas or propane grills

are the norm, my client really wanted to try his hand at a charcoal grill. This gorgeous 22-in. black charcoal Kettle Grill by Weber is a sleek design and easy to move around – perfect for this space.

I brought in textured pieces to really finish off the space and add that cosy feeling. I added some two-toned throw cushions in stunning burnt orange and black and white from Lowe’s. I defined the fireplace area and upper deck sitting space with rugs from Lowe’s, as well, to truly define the zones for a comfortable feature.

From lounging in the conversation area under the pergola, to toasting marshmallows at the fire pit, to grilling burgers and grabbing a drink at the bar, this backyard space is sure to get lots of use this summer and be a little home away from home.

This year, it’s an even bigger consideration, as Canadians find themselves spending more time in the comfort and safety of their home. If a backyard makeover is on your to-do list, follow these tips.

Get in the zone uuu

Start the transformation by planning the space. How would you like to use your backyard? For dining or entertaining? Reading and relaxing? Sports and games? As a designer, I approach al fresco spaces like I do their indoor counterparts – striving for an equal balance of comfort, function and style. With this in mind, delineate zones that accommodate the activities you like to engage in, and consider the amount of space you’ll need for each.

From the ground up uuu

When you step outside, the backyard should feel like an extension of the indoors. However, look inside for cues. Is your home contemporary, classic or something in between? Echo your interior aesthetic outside to create a sense of continuity. Then, furnish your various zones from the ground up, starting with flooring. A floor is a transformational element that instantly takes your backyard from lawn to living area. Excellent options include wood, stone or tile that will act as a foundation for any outdoor room. There’s also a fabulous selection of outdoor rugs that are durable enough to weather storms, sun and wear and tear. Durability is an essential factor to consider when shopping for patio furniture, as well. Choose pieces specifically made for outdoor use that can withstand a downpour and the sun’s bleaching effects. Also, ensure your furniture is comfortable.

Landscaping, lighting and accessories uuu

Much like your indoor living areas, your outdoor spaces need some accent pieces to complete the look. Keep in mind the overall atmosphere of your backyard, and enhance it with lighting, accessories and, of course, plants. Lighting plays a crucial role in highlighting the various functional zones, while adding ambience and safety. Since you’re outdoors, the sun acts as your ambient lighting. Be sure to incorporate task lighting where required, such as areas for cooking/barbecue, dining, sitting and bar seating. Illuminate features such as walkways, steps, the entranceway and any other elements that need to remain visible after the sunsets. Then, add accent lighting to bring depth to your design. Focus on trees and plants and any special features, such as a pond, garden gazebo or trellis.

Putting the principles into practice uuu

I transformed this small but sweet urban backyard into a place to rest, relax and indulge! Full disclosure: I own the property and wanted a place to enjoy fine food and wine, gather with family and friends at the custom outdoor dining table, and warm up around a fire pit on late summer and fall evenings. I started by removing the existing deck and planned and prepped for the fire pit – a gas model that would become a focal point of the space. A gas line from the house fed the fire pit, so we dug a trench leading to our spot of choice, and levelled the ground to prepare it for the floor. We chose 24-in., two-cm porcelain pavers in Gray Flow and Ivory Flow, from Euro Tile & Stone. This classic diamond-checkerboard motif is equally functional and aesthetically pleasing, and perfectly suited to the New Mediterranean style I was going for. I love this durable outdoor flooring, which is resistant to salt, pool chemicals, winter frost and the sun’s UV rays. It’s also slip-resistant.

Furnish your space uuu

The furniture I selected has a New Mediterranean, relaxed style – muted earth tones and organic materials. I incorporated a comfortable armless sofa from the West of Main Shoppe custom upholstery line. It’s quickdrying and durable, able to withstand all elements while bringing inspiration from far-off travels right into our own backyard. I also added seating around the fire pit with West of Main’s signature Tulum outdoor chairs, which feature an ergonomic shape, a wood frame and grey netting that adds visual interest, and different texture and contrast against the white sofa. The custom dining table is the star of the show, inspired by a vineyard visit in San Francisco. The unique centre-trough design is a host’s dream, perfect for presenting and serving up a collection of local fine wines.

As a final touch, I accessorized the space with a couple of side tables, some gorgeous textural pillows and throws, and some large potted plants for a relaxed, interior-inspired outdoor living area. The result is a warm, welcoming space that I can really sink into!

Incorporate texture

If not executed thoughtfully, a neutral or monochromatic space runs the risk of falling flat. Add personality to your interiors by playing with texture and a variety of different materials. Think outside the box and look to furniture and light fixtures as textural targets. Consider wood, wicker and straw. Play with different metals, and juxtapose finishes such as glossy and matte surfaces to bring lots of visual interest and depth to your design, while maintaining your monochromatic colour palette.

Light it up

While lighting seems like a fairly obvious addition to every room, you’d be shocked at how many people disregard its importance and the potential impact it can have on the overall ambience. A poorly lit room can appear small and uninviting – not ideal by any means. Layer in different light sources throughout the home, incorporating ceiling fixtures, sconces and lamps in corners, tabletops and sitting areas. This will brighten up dark

Of course, with the days getting longer and the sun on our side, natural light should be top of mind at this time of year. Draw the curtains open, or better yet, remove them entirely if privacy isn’t a concern. While you’re focused on your windows, go ahead and give them a good cleaning, inside and out. You’ll be amazed at how much more natural light floods your home when you remove the window grime of winter.

A smart layout and well-chosen decor highlight the stunning views in this luxe cottage update

Living a luxury cottage lifestyle doesn’t mean you need to give up all of the functionality and durability you need while in the wild woods. My latest cottage project is the perfect example of this. Come along to see how you, too, can create luxury living at your home away from home. Cottages are notorious for having furniture that is not to scale. This

often results from a collection of hand-me-downs or pieces that no longer work at the main residence. Before you bring all of your old furniture into your cottage, plan out the rooms. Ask yourself, how are we going to move through the areas? How are we going to use this space overall? How many people are going to be in this area at any given time? Use the answers to these questions to

dictate where you are going to start placing of the furniture.

No one wants to worry about sticky little fingers or wet bathing suits during the dog days of summer. Now, we know what you’re thinking... there’s an awful lot of light fabrics in this project. Yes, they aren’t just your average fabrics; they are a high-performance variety that are highly durable and stain-resistant. Most furniture retailers

offer their upholstered pieces in high-performance fabric. You can go with something a little lighter and brighter to create that lifted, luxury look this way.

Most of the time at the cottage, you want a clear view of the scenery. If you want to bring in a touch of luxury, you can frame your windows with floor-to-ceiling drapes. This does a few things for your space. If placed correctly, they will give the illusion of a larger window and soften the room for a more finished look. If you have a smaller window, think about using a nice and simple flat roman blind; they look pretty while drawn up or let down, and provide excellent privacy. The goal is not to take away from the everchanging seasonal views, but to provide a pretty frame for the outside views.

I incorporated natural materials in this cottage, but in a sophisticated way. A two-storey granite fireplace is the centrepiece of this luxe space. This natural stone plays off of the natural rocky landscape this cottage is built on. Wood, stone, concrete and natural textiles all work together in creating

The best way to create a comfy, cosy and high-end feel in your home away from home is with the scale of furnishings. Choosing furniture, rugs, art and decor that goes with each room’s size is one of the reasons this family cottage project turned out so cohesive and stunning. I didn’t want this cottage to scream, “I’m a cottage.” Instead, I went for a subtle classic, rustic, modern and contemporary approach to the final styling. I mixed in several metals, textures and materials to allow this gem to come together.

Cottage living has always been the “Canadian dream,” but the trend has been amplified over the last year by our newfound ability to work remotely and live anywhere we choose. No longer bound by a gruelling work commute,

many are now opting to ditch the big city, favouring shimmering lake views and a more peaceful pace. These were the goals for this picturesque lakefront cottage located in Orillia, Ont., with interiors designed by yours truly. Keep reading for a behind-thescenes tour.

Having enough storage space is essential to creating and maintaining peace and order in your home. The beautiful and functional custom kitchen cabinets in this space handle a surprising amount of stuff, artfully concealed yet easily on hand. Beyond cabinets, shelves and the like, consider purchasing dual-purpose furnishings that serve double duty as storage areas. Ottomans, coffee tables and even beds with built-in storage really help to reduce the amount of visual clutter in a room, while offering a place to keep everything you want and need for your comfort and enjoyment of the cottage.

This cottage was a brand-new build. I was involved throughout the construction process, which allowed me to seamlessly integrate thoughtful designer details into every nook and cranny. I was familiar with these clients, having worked with them to design their primary residence 20 years earlier. This gave me a solid understanding of their personalities, lifestyle and aesthetic preferences for their cottage. The couple and their two teenagers were in store for a casual, warm and socially inviting space where they could kick back, relax and hang out. And, of course, the space had to yield to the outdoor views.

As a designer, my focus for this interior was the open-concept main floor, which includes a kitchen, and living, dining and sitting areas, as well as a fireplace. A common challenge with open floorplans is the vastness of it all. How do you furnish a big, open space? Where do you begin? I always start with the focal point – in this case, the view. A beautiful, two-storey wall of windows frames the ever-changing seasonal vistas while flooding the home with warm, natural light.

Aside from being a natural focal point, the view also served as our inspiration for the interior.

The surrounding environment influenced my choice to use warm, natural wood as the predominant material in the window frames, floors, ceiling and wall panels, staircase, wood beams and the fireplace mantel. This consistent use of wood created a sense of unity and cohesion, while enhancing the sense of serenity within the space. The textiles and upholstery I selected also have an earthy appeal both in their

organic textures and muted colour palette. The furnishings are intended for physical and visual comfort arranged in arguably the cottage’s most cosy spot – in front of the stone fireplace. Casual chairs and an L-shaped sofa invite sitting, lounging, reading and, of course, taking in the ever-changing seasonal views.

This space’s main goal was to transform into a relaxing and welcoming retreat from hectic city

life. I achieved that through the use of natural materials and a simple decorating approach that enhances the sense of space, light and air. However, even city dwellers can jump on the cottage bandwagon by incorporating some thoughtful elements into their home. Look for organic materials and finishes, an earthy colour palette, and comfortable cottage-chic decor. You’ll find that your great escape is closer than you think.

Designer Dvira Ovadia creates a distinctly Canadian cottage

This family cottage was designed and built from the ground up in remote cottage country. When returning clients approached me regarding this project, they needed serious help. They had just purchased this gorgeous piece of land, with a dilapidated cottage on it. The existing property was small, mouldy and beyond repair. My clients were seeking a place that had an open-concept, family feel with a few critical items on their wishlist, including laundry, storage and a screened-in porch. Both the architectural and interior requirements ensured that the cottage felt rustic, relaxed and not fussy. They did not want it to look like a fancy home away from home, but rather a casual cottage

that would be fun, practical and exude the feeling of comfort.

The main floor is an openconcept space, with the living room on one end and the kitchen on the other, while the dining room anchors in between. The kitchen design is informal and functional, with a sizeable island perfect for congregating and sitting for a casual meal. The contrast of the walnut island and walnut detail on the hood breaks away from the timeless, white shaker kitchen by warming up the space and giving it a custom feel. The kitchen backsplash is a natural, chiselled stone that feels organic and rustic. It ties the entire look together, bringing a little of the exterior natural rock indoors.

The oversized dining room has a large farmhouse style table with bentwood and wicker chairs,

reminiscent of the industrial era. Similarly, the linear light fixture comprising of black metal and glass

also mimics that factory feel – giving this space a casual dining appeal for a large group of friends and family.

The adjacent living room, with its L-shaped sectional sofa, is a great place to relax and enjoy the wood-burning fire. The furnishings for this family room are comfy and paired down; the rug has a worn-in distressed quality to it, and the pillows

also tie in the look with casual cotton, linen and wool fabrics. The look has a bit of that Canadiana feel, with its red and white colour palette.

The screened-in porch is a secondary gathering area for those warm summer nights, with all the dining and living area functions. It allows the summer breeze to penetrate through the space, while protecting from mosquitoes. The look in the screened-in porch has a shabby-chic feel. A few beautifully

styled rattan furniture pieces are paired with some high-quality chairs, miss-matched furniture finds, and unique pieces sourced from a few local antique stores.

The design of the entire home was made to feel casual, easy and provide a calming atmosphere. From the architecture, to the interiors, as well as the final touches, every discipline meshes in a harmonious manner to create a dream cottage that’s worth escaping to.

HOW TO DESIGN THE PERFECT RUSTIC ‘Muskoka room’

Arguably, the most important room in any Canadian cottage is the “Muskoka room”

– a screened-in, three-season space that’s perfect for enjoying nature during the not so perfect days of the year. Here are seven tips for making this room functional and fabulous.

The breeze should flow with ease

Any well-rounded “Muskoka room” should first and foremost have excellent ventilation. Ensure you position the room to capitalize on the local cool summer breeze –you may need to ask your neighbours for tips! To maximize

the breeze, have at least two sides of your room lined with screened drop-down windows. If your cottage doesn’t have the perfect set-up for your Muskoka room, don’t fret. Plant tall hedges and form natural funnels. These will guide the wind to where you want it.

Make it big enough to fit your food prep and eating area

Unlike having guests in the city, where you prepare and set up ahead of time, at the cottage, you’re most likely to do it all with everybody around or helping. The size of your screened porch needs to accommodate eating and cooking in that same space. If your room is rectangular, a good number to aim for is roughly 34 ft. long by 18 ft. wide. This will give you two tables that seat eight each, an island that can also seat eight and a great food prep area with a barbecue.

Great furniture layout makes for perfect flow

A great way to lay out a simple rectangular room is to place two long farm-style tables and the kitchen island parallel to each other. You can set up age-based eating areas, or let everyone mingle and converse however they choose, by selecting where they sit.

Finishes should be mindful of changing seasons

Screened porches and three-season rooms offer a unique opportunity to combine materials that are indoor-outdoor in a fun and exciting way. I often like to use exterior cladding such as stained wood boards, or go all out and bring natural granite or stone walls as feature walls inside. Some of the best materials for flooring are rough slates and various outdoor pavers. If you keep the general colours dark, the room’s overall mood is pleasant, and transitions seamlessly into nature.

The ceiling

The ceiling in a screened-in porch room is extremely important. You cannot do a drywall ceiling because of the temperature variations. Stylistically, it’s best to play the ceiling up (no pun intended). Beams and tongue and groove boards add barn-style charm and make the room feel special.

Lighting

Cottage living is laid back by definition, and is therefore often associated with rougher materials. Metal fixtures and accessories can easily give you a rustic look. Some of my favourites are the farmhouse style pendant lights that are bell-shaped. These can be fantastic wall sconces. In a tall space, you should place lights at different heights. This simple trick gets you a dynamic room filled with shadows, movement and visual interest.

Access to outdoors

A cottage is not a cottage without proper access to the outdoors. A great screened porch needs equally great and comfortable access to the outside. Unlike the city, the traversing in and out of the cottage is constant. Make sure you invest in good quality doors and hardware and size them appropriately for heavy traffic. And most of all, happy summer!

Going DIY and reusing materials kept our budget in check

t wasn’t until we started planning our renovation wish list that we realized how quickly home projects snowball. The back door was in the top five things we wanted to tackle because it wasn’t very secure (for elements and potential thieves). The problem was the door needed more than a simple swap and forced us to assess some issues with our deck.

The biggest issue? The platform of our deck was level with the bottom of the door frame, which is a big no-no (unless your deck is covered) because when snow begins to pile up around the door and eventually melts, the water will seep in around the door, causing all kinds of damage. The correct way is to have a step down onto your deck – at least four inches is recommended. Add in the fact that our door

had to be lowered an inch due to us removing the weird tile platform in the kitchen; there was no way around it. We had to significantly lower our deck.

The good news was our deck is multi-levelled, so we had to lower only the first platform. Less work and lower cost (yes and yes!). To keep our budget in check, my husband picked up a couple of books from the library and learned how to do it himself, with a mishmash of online research.

As we have discovered with many other things in this house, we found out the deck wasn’t built very well. The deck was attached to the house, but it wasn’t done correctly. Because it was easier than trying to reattach it properly, we turned it into a free-standing deck, which involved adding more supports, including four-deck blocks and a new support beam. We also had to install a new rim joist and get all new joist hangers. One frightening discovery was the old joist hangers weren’t installed correctly. Only half the number of screws were used, and not even the right ones. Another cheap shortcut that could have resulted in a collapsed deck, was that whomever built the deck didn’t use any angled joist hangers which are used to hold the weight of the framing. Instead, they used only a few nails – which thankfully worked, but isn’t how a deck should be safely built.

We also were able to save money by using our existing boards. We just cut them to fit with the new sizing of the platform. We also cut down an old 16-ft. wood pole that had previously been used as a laundry line, using the

wood for posts that prop up the support beams. We did need to purchase lumber for the main support beam and get new joists and screws, but otherwise, we could reuse what we had.

While we were at it, we decided to tackle one more part of the deck that was a bit of a safety concern (especially after I fell off them): The stairs. The stairs coming off the lowest platform had a few rotting steps, so we decided to replace them ourselves. We had to dig up and level the earth, add gravel to prevent further shifting and then place down concrete patio stones. We had to buy only a little lumber and gravel for this project, since the patio stones were already there. It was a short and sweet task and took only a weekend.

All in all, we ended up lowering the top platform off our back door down about 6.5 in. For aesthetics, we also installed a new casing on the exterior and added two new lights (previously, there was only one, and it was positioned way too high).

Truth be told, the entire deck isn’t totally there, if we wanted to make it 100 per cent secure. We’d need to replace a couple of rotting joists, add blocking to support the other deck boards and add railings (stairs and portions of the deck itself). There’s also the highly debatable question of staining, which we haven’t done, and may not.

For now, it’s a definite improvement and one we can happily live with all summer long.

In an ideal world, my husband Mike and I would have ripped up our deck and reconfigured and rebuilt the whole thing. But truthfully, after building a new fence, renovating a mudroom and gutting our main floor bathroom… it just wasn’t going to happen. We decided the best plan of action would be to make the best of it and fix it up so we could maximize our time outside with the kids.

First up, we power-washed the deck. If you don’t have a power-washer, we highly recommend you invest in one. Power-washing lifted off most of the

previous paint, and gave us a nice clean surface to stain and paint over. Ours isn’t the strongest unit out there, so it did take us a full day to do the two levels. But I would take it over sanding a deck, any day.

Once the surface was clean and dry (24 hours later), Mike removed the back railing. This side of our deck faces the neighbour’s backyard, and we figured adding some privacy would make the space feel more enjoyable. Once the section was sawed down, he cut out three four-by-four in. squares in the deck for the new posts to slide into. It’s important to have a strong

support in case of strong winds, and it also prevents warping.

Our privacy fence is about 16 ft. wide, so we did three posts across. Mike then split pressure treated fence boards into 2.25-in. strips. This gave us two pieces per fence board. For spacing in between, he used a 3/8-in. board, knowing that the wood would shrink and the spacing would inevitably be bigger than what it started out as. Every two feet (in addition to the fourby-fours) he added extra two-by-two strips to reinforce the boards. Using screws (not nails), he would screw the panels in the front into the posts and from the back of the fence into the two-by-twos. This part was more time consuming than we originally anticipated. Slicing the boards took a while, and making sure the panels were level all the way up required serious patience on Mike’s part. When all the panels were up, he cut the top off the middle post, so it was flush and left the two corner ones up for our lights. Next up, staining. Our Home Hardware store recommended we use stain, not paint, as it would be much more durable. The stain we went with was Beauti-Tone’s WoodShield acrylic deck and siding stain in solid white. The deck wasn’t completely stripped, but because the existing paint was a flat finish, we were able to get away with

not sanding it. The stain covered so well. I used a four-in. stain brush on a broomstick to apply it, and I had next to no streak marks. It took two full coats to do the whole deck, and we used about four gallons of stain. To give you an idea of the time-frame, this job took one full day!

For the railings, we used BeautiTone’s Signature Series exterior paint. Again, we used a pure white, and it covered very nicely. Because the railings get way less traffic than the deck, we went with a paint. They are in rough shape, so we wanted to seal

them as much as possible (hiding the imperfections). When the staining/ painting was finished, Mike put in the other two four-by-fours and strung up the lights. I was set on getting a couch with light cushions so that our decor could be interchangeable and versatile. Overall, I’m so happy with the transformation. It’s earthy and boho and feels like we live in Palm Springs or SoCal. I can’t believe it’s the same deck, and it just goes to show you that even if it’s not in the budget to do a complete overhaul, you can still love the space you are in, with the right planning.

TIPS FOR BUYING IN A CHALLENGING MARKET

The Canadian housing market has changed dramatically over the last year.

High-density urban homes have taken a backseat for the first time in more than a decade, and suburban and rural properties have come to the forefront in the wake of the pandemic. The work-fromhome trend has meant homebuying decisions were no longer defined by proximity to the downtown office. With the freedom to choose where people wanted to live and work, lifestyle became a priority. Thus began the mass migration from Toronto to the suburbs, rural locations and cottage country, where larger detached homes, spacious properties and lake views offered a reprieve from cramped urban living. The best part? It could all be had for a similar price as those tiny downtown dwellings.

But some things haven’t changed. Buying a home is still expensive (even more so now, thanks to demand), and the market is uber-competitive. First-time homebuyers, in particular, will face some obstacles this year, with no equity to help with their purchase, low housing inventory and multiple offers to contend with. Here are some of my best strategies for tackling this challenging market.

Low inventory ●●●

favour of detached homes that offered the benefit of more privacy and space during the lockdowns. This created a glut of inventory in the condo market last fall, which could prove temporary, with sales already picking up due to the selection and lower prices.

Meanwhile, suburban and rural locations are experiencing the opposite – limited choice, multiple offers and rising prices. Working with a professional real estate agent can help mitigate the stress associated with these challenges, while keeping the purchase in perspective. To the buyer, a home is a very personal thing, and where one may be tempted to enter into a bidding war, a good agent can and should advise you on where to draw the line. Remember, a home is only worth what someone is willing to pay for it.

High prices ●●●

In its 2021 market outlook, the Toronto Regional Real Estate Board forecast the average residential price in the GTA will top $1 million this year. The GTA is a big place bordered by Oakville to the west, Oshawa to the east and Newmarket to the north. When you narrow it down to Toronto proper, the average residential price will be well into seven figures. But it’s the suburban and rural markets that have seen the most significant price gains – 30 per cent, in some cases.

Those who currently own a property and have some equity to work with will have an easier time affording property. On the other hand, first-time homebuyers are often stuck between a rock (not owning a property) and a

hard place (not being able to buy one). Thankfully, low interest rates are on their side, as the cost of borrowing has never been cheaper. Given a solid down payment, flexibility in housing type, neighbourhood and determination, homebuyers can still buy under these tough conditions at a price they can afford. Consult a real estate professional who can offer the best options available to you.

The current sellers’ market won’t be shifting any time soon. Demand for homes is expected to intensify as borders reopen, businesses resume and immigration gets back on track on an even grander scale over the next three years. And as a homebuyer and investor, rising prices bode well for your future.

The standout benefit to both elevated forms of gardening is accessibility – by building raised beds or installing a green wall, you are bringing the plants closer to you and everyone who benefits from your efforts. There is a reason why “enabling

gardens” – those used in horticultural therapy to improve mental, physical and emotional health – feature raised beds so prominently. Being closer to plants is good for us, and happens to make for easier upkeep.

celebrates 20 years of professional renovation services

This is a significant and exciting year for BILD. Not only are we celebrating our 100th anniversary as an association, but we are also marking the 20th anniversary of our renovator-specific RenoMark program.

Founded by BILD in 2001, RenoMark is designed to distinguish professionalism and integrity in the renovation industry. It aims to raise the bar and give consumers the ability

to identify professional renovators and contractors who have committed to the program’s requirements. In order to be able to use the RenoMark trademark, a contractor must agree to abide by a renovation-specific code of conduct and the code of ethics of the administering homebuilders’ association.

The program was founded by like-minded, ethical BILD renovator members that were well aware of the common fears of consumers

when looking for a renovator, such as unscrupulous contractors who took deposits and then never showed up again. The underground economy was thriving in the home repair and renovation business, with many “tailgate contractors” willing to work for cash. They carried out the work, but the homeowner had no warranty, protection or assurance of after-sales service to fall back on. Many of these “contractors” were not well-versed in the latest building codes, safety

standards and permitting systems, and did not carry the required insurance. This was a recipe for disaster for the homeowner – the Ministry of Consumer and Business Services received roughly 250 home repair and renovation complaints in 2001.

The RenoMark program was founded to address these challenges in the industry and provide consumers with confidence that their renovations would be undertaken in a professional and reliable manner. Since 2001, the program has grown to more than 1,000 RenoMark members in nine provinces, in more than 40 communities. There are more than 200 RenoMark renovators, trade contractors and custom home builders in the GTA alone.

Over the past 20 years, RenoMark has developed many consumerfacing initiatives, such as the Reno Guide, which provides homeowners with step-by-step information on how to approach a renovation or custom-building project. In 2020,
