There’s nowhere better to live in Canada right now than right here in Alberta, and it’s not just me saying that. The numbers continue to bear out that people are coming from all over to live here, attracted by the strong economy and more affordable new home opportunities.

According to the Alberta government, housing starts in the province rose to 33,577 so far in 2025, a 35 per cent increase from last year. BILD Alberta also notes that housing starts are up 32 per cent (3,534 units) in Calgary and 29 per cent (2,420 units) in Edmonton compared to Q2 2024.. The editorial features we have in this issue bears this out.

Let’s start with the cover story on Creekstone, Apex’s dynamic, young community in the southwest. Launched just three years ago (we were there), it is now on its final phase – a remarkable sign of growth! IN this issue, we delve into what has made this community such a big hit.

We continue to chart Calgary’s growth with a story on the new communities that opened in the city just this year. We were invited to 14 new community launches so far this year, and we tell you all about them in our story inside. We have an accompanying piece as well on the new showhomes that launched this fall, and we picked some of our favourites.

We also get to explore Southeast Calgary and find out the numerous lifestyle advantages living here offers. The new communities of Heartwood, Seton Ridge, Nostalgia Townlet, and Logan Landing keep the sector as the golden triangle of growth in the city.

As the year winds down, Calgary is in a good place to meet increasing demand for new homes. Let us be your guide to find out the latest and greatest new homes and communities. Follow us on Facebook and Instagram or subscribe to our newsletter (nexthome.ca/newsletter) to never miss out. See you at the showhomes.

CREEKSTONE:

A DREAM COMMUNITY FOR YOUR DREAM HOME

Every community tells a story. It can be an action-filled epic of urban excitement, or it can be a bedtime fable of ease and comfort pleasing to both kids and adults. In rare instances, it can be both. Such is Creekstone, the

dynamic, young community in the southwest that offers urban style with suburban accessibility.

But like any story, Creekstone is approaching its final chapters, so don’t miss your happily-ever-after and check out the great selection

of single-family homes from Excel Homes and Brookfield Residential still available.

Launched just three years ago, Creekstone, developed jointly by Apex and Quadra Developments, has lived up to its vision as a tightknit, family-friendly enclave in the southwest designed to build strong relations among neighbours with well-crafted shared spaces.

“We have 243 homes built and or under construction with only 80 left to go!” says Apex Development Coordinator, Michelle Wilken.

“We have made it easier than ever to plant your family roots, grow, and thrive in the city’s southwest. From park and playground spaces to future

amenities like schools, commercial areas, and everyday essentials close by – you’re perfectly situated in Creekstone,” she says.

GROWTH IN THE HORIZON

Creekstone lies in a booming part of the southwest, west of Macleod Trail and just off 210 Ave. It is at the crossroads of nature, accessibility and convenience featuring mountain vistas, a connection with nature, and more conveniences coming down the road. A new recreation facility is under construction near the community that is expected to open in 2027.

Creekstone offers the fertile ground where families can set down their roots with its line of front-drive garage and duplex homes.

“Everyone loves the close-knit community, the park is always a huge hit, and families are always in the park area playing on the playground, kicking the soccer ball

around and even having picnics,” Wilken adds.

Reconnecting with nature has been an ardent lifestyle wish for many new homebuyers, and Creekstone – with its lush, ecologically-connected location within the greater Pine Creek community – offers this in spades. But it doesn’t stop there, as it puts residents in a prime location to enjoy a modern, urban lifestyle.

The bustling Township and Walden Gate commercial centres are five minutes away across Macleod Trail, the South Health Campus hospital is within easy reach, and a day out in the Rockies is easier than ever with its proximity to the Stoney Trail ring road.

Creekstone is special because it is an enclave set apart from the hurly burly of urban life yet located close to all the amenities and major thoroughfares that make living a breeze.

“The southwest is such a desirable quadrant in Calgary and the enclave gives it that close community feel. Residents in the community absolutely love the playground and park space in Creekstone at anytime you can find all the families in Creekstone enjoying these spaces and pathways,” Wilken says

A COMMUNITY TO GROW IN

Whether a first-time homebuyer, a move-up buyer, or even a downsizer, Creekstone has the home that can suit all their various wants and needs.

“There have been a real mix of buyers, first time home buyers starting a family, families looking to move up to more space and some new out of province residents looking for that close family friendly community with easy access to all the wonderful amenities the SW has to offer,” Wilken says.

Reflecting this vision of easy-living is the builder group the developers assembled for Creekstone, that includes Brookfield Residential, and Excel Homes. “We are proud to collaborate with these top awardwinning builders in the design and construction of Creekstone. Each of our builders brings years of experience, trust and reliability to our community,” she adds.

Excel Homes has two duplex models from 1,529 to 1,736 square-feet. “There are limited duplex lots available in the phase, exclusive to Excel,” Wilken says.

Front-drive garage homes from Brookfield Residential comes in three to six bedrooms from 1,884 to 2,485 square-feet. While Excel Homes offers three- and four-bedroom front-drive garage homes from 1,775 to 2,432 square-feet. Prices start from the low $600,000s.

EASY-LIVING LIFESTYLE

Creekstone will have a timeless look that blends well with its rich, natural surroundings.

“Creekstone will be home to some of the city’s best Carriage House, Prairie Modern, Craftsman, and Urban Modern style homes, all

with a creative take on timeless looks. Traditional and modern elements have been incorporated into this impressive lineup of home offerings to ensure the community’s value and style never fades,” Wilken says.

“We have some fantastic lots backing right on to the park, as well as a couple duplex lots fronting on the greenspace which will be built Excel. There are still a handful of those rare Calgary lots left with front drive garage and alley access which allows for more room to park your RV, boats or other toys,” she adds.

FALL SHOWHOMES EMPHASIZE STYLE, INNOVATION

Fall in Calgary is a time to take out the cameras for that classic Instagram shot. The turning colours at Fish Creek Park, the cool, crisp sweater weather makes for a picture guaranteed to get the Insta double tap. But you know what else is worthy of a social media hit? The season’s new batch of showhomes, and this year builders are leaning on the aspirational qualities of the showhome to attract not just the likes but the buys.

Front front-drive garage, to laned homes, to duplex, townhomes and condos, there’s a showhome there to fit your lifestyle. Here are a few of recently opened showhomes that captured our fancy.

CRYSTAL CREEK HOMES

The bungalow villa is hotter than ever and Crystal Creek Homes latest showhome south of Calgary shows just how hot it has become. Pine Creek in Heritage Pointe bungalow villa showhomes only opened last month and it has seen strong interest and demand.

“Each of our bungalow villas is crafted like a work of art, blending modern design with rustic, elegant charm,” says Crystal Creek Marketing Manager, Karla Takasaki. “Inside you’ll find expansive, lightfilled interiors and thoughtfully designed floorplans with striking kitchens at the heart of the home.”

Pine Creek Villas will feature a total of 28 charming modernfarmhouse style villas with

attached garages. Buyers can choose between two thoughtfully designed plans – The Magnolia at 2,551 sq. ft. and The Willow at 2,795 sq. ft. – each with a range of plan options to ensure your home suits your lifestyle. These villas combine charm, elegance, and practicality in one-level living. The showhome is now open at 510 Pine Creek Ridge in DeWinton, go to crystalcreekhomes.ca for more.

EXCEL HOMES

Rangeview Springs had one of the most well-attended showhome launches this fall and Excel Homes’s Oxford showhome was one of the biggest stars. “We opened three new showhomes here and the Oxford is the largest

Trico Homes

of the three,” says Excel Homes Marketing Manager Kristina Plank.

The Oxford’s appeal is not just in its size but in the fantastic flexibility of its design. The front-attached garage home stands at 2,510 square-feet with four bedrooms and three-and-a-half baths and is perfect home for the growing family that needs pace to live, work and play, Plank says.

The Oxford’s main floor features a versatile flex room, ideal for a home office, hobby space, or formal sitting area. At the heart of the home is a gourmet kitchen complete with built-in appliances and a generous walk-through pantry that connects directly to the mudroom and garage, perfect for effortless grocery drop-offs.

Upstairs, the impressive primary suite is a true private retreat, boasting a spa-inspired five-piece ensuite and a spacious walkin closet with built-in shelving. Thoughtfully separated from the three additional bedrooms, the layout offers privacy and comfort for the entire family.

The Oxford in Rangeview Springs starts from the high $700’s. “In general, our laned homes here start from the low $600’s and our front drive homes start from the low $700’s,” Plank says. Find the Oxford at 175 Mallard Heath SE or go to excelhomes.com for more.

LOGEL HOMES

If you really want to get the full length and breadth of what a condo lifestyle will look like, a Logel Homes development will surely give you more than an idea. “We usually have six or more show suites in any of our developments that range in style from studios, to one- and two-bedrooms, to the more luxurious three-bedroom corner units,” says Logel Homes Director of Sales and Marketing, Reilly LePage.

“In some cases, it’s the equivalent of over 8,000 square feet to explore and get inspired and our show suites are really

ours; our suppliers, trades, and partners showroom.”

Take for example the recently opened show suites at their Waterside at Mahogany, the designs stem from everything from quiet, cool one=-bedroom models, to elaborate and elegant penthouse suites. It is the first condo development in this popular lakeside community in the southeast in ages. This hybrid duplex showhome in Partners’ new northeast community of Keystone Creek consists of The Arthur (1,565 square-feet), which features a front-drive attached garage, and its twin, The Sophie (1,490 square-feet) is a laned model with rear parking. “It creates a unique streetscape that mimics the look and feel of a single-family home. It’s a design choice that enhances the overall aesthetic of the community and offers buyers two distinct living styles in one innovative build,” Hall says.

Both sides of this duplex are legal suite compatible, giving homeowners the option to add a secondary suite for rental income, multi-generational living, or extra space. It’s a smart investment opportunity that adds long-term value and flexibility. Both the Arthur and Sophie showhomes have developed basements to show their full potential.

Prices start from the mid $500s. Visit the showhome at 298 Keystone Creek Place NE or go to keystonecreek.ca.

The Canadian economy has experienced turbulence over the past several months, affecting the residential market in Calgary. But regardless of the drop in sales activity and benchmark prices, the market for highend homes remains alive and well. Several new luxury developments offer exciting opportunities for the most discerning buyers.

GOLDWYN (BALZAC)

Goldwyn is a new luxury estate community situated just across Highway 2 from CrossIron Mills. Developed by Melcor, the community places residents between Calgary to the south, Airdrie to the north, and Balzac to the east. It will also have an industrial area on its north side, offering residents excellent access to all the amenities they could hope for.

Find a wide selection of highly luxurious custom-built homes from some of Calgary’s most trusted builders, including Aspen Creek, Brilliance, Castellano, McKee, and Sterling, to name a few. NEW COMMUNITIES SHOW CALGARY’S GROWTH IN 2025

Calgary continues to grow at an astounding rate, as the southern Alberta city remains attractive to homebuyers looking for affordability. This growth can be easily charted in the several new residential communities that opened in 2025 where New Home + Condo Guide attended no less than 14 new community launches. These new communities are found in all quadrants of the city, many developing in areas adjacent to the Stoney Trail ring road making them easily accessible. These new communities are a direct manifestation of Calgary’s growth. Over the last 20 years, the city’s population has grown at a yearly average of 2.46 per cent, and some say that if that pace continues, Calgary - with a population today of around 1.6 million – could hit the two-million mark by 2034.

The following is a rundown of some of Calgary’s newest communities that launched this

year and help new homebuyers find their place in the city’s growth.

NORTHWEST

The northwest saw some of the most exciting growth this year as the vital corridor of 144th Avenue is completed from Sarcee Trail SW to 1st Street NE. In fact, many of 2025’s newest communities in the northwest are found along this route.

Where Evanston, Sage Hill and Nolan Hill left off, there are now the new northwest communities of Ambleridge, Esker Park, and Starling, all in a straight line on 144 Avenue. They add to the bustling new home scene that already includes the young communities of Livingston (Brookfield Residential), Glacier Ridge (developed by Anthem), and Ambleton (by Qualico Communities).

Ambleridge is the third Qualico Communities development in the northwest following Evanston and

Ambleton. Pre-sales have started and builders include Jayman BUILT and Broadview Homes who are offering laned duplexes starting from the high $500s, and laned homes starting from the low $600s. Shane Homes, Sterling Homes, and Trico Homes are each bringing single front garage homes to the community, starting from the mid $700s.Douglas Homes rounds out the builder group with a selection of laned townhomes starting from the low $500s. Go to liveinambleridge.ca for more. Esker Park is exclusively developed by Shane Communities and built by Shane Homes, and represents an eagerly awaited chapter in Shane Homes’ 45+ year homebuilding legacy in Calgary. It is a boutique community with 350 lots. It offers opportunities to build or buy spacious front-drive and laned singlefamily homes, well-appointed duplexes, and stylish townhomes. Liveateskerpark.com for more.

Also new in the area is Starling by Brookfield Residential. “Starling has been designed with a clear vision – creating a community that feels grounded, connected, and built to last,” says Mary Aucoin, Senior Marketing Manager at Brookfield Residential.

At full build-out, Starling will include two school sites, multiuse trails, and natural features that support sustainability, including a Storm Park. Builders include Brookfield Residential, Homes by Avi, and Excel Homes, offering duplexes, rear-laned homes, and front garage homes. Visit experiencestarling.ca.

NORTHEAST

Calgary’s northeast has been an engine of growth for the last several years with the rise of communities like Cornerstone, Homestead and Belvedere (near the city’s east border), and Cornerbrook, Redstone, Skyview Ranch (on the north). There’s more to get excited about with the introduction this year of Huxley (by Genesis Land), Lewisburg (by Genstar), and

Keystone Creek (by Partners).

Lewisburg is a master planned community conveniently located off Stoney Trail with direct access to the Rotary Greenway. Lewisburg will offer a commercial shopping centre, a pond and pathway system, three multi-family sites, a future school sites and various parks and playgrounds throughout the community.

Lewisburg’s award-winning builder group includes Excel Homes, Cardel Homes, Homes by Avi, Prominent Homes and Truman Homes, with 14 showhomes now open. Find out more at genstar.com.

Huxley was just launched this fall giving new homebuyers an opportunity to own an affordable home close to the thriving East Hills commercial centre. It also has unbeatable accessibility as it is close to Stoney Trail, Deerfoot Trail, 17th Avenue, and Glenmore Trail.

Huxley is also located on the future 17th Avenue C-Train line, providing even more transit options to get around town. Huxley offers various homes and floorplans from Broadview Homes, Genesis Builders, and Trico Homes. Find out more at genesisland.com.

Lewisburg
Starling

Keystone Creek also just launched last month and is at the nexus point of 144th Avenue NE and is as accessible as they come. It is in an enclave set off from the busy thoroughfares providing ease and comfort with easy access to major employment hubs like the airport and the Balzac industrial hub.

Front-drive, laned, and duplex homes (including a new hybrid model from Partners Homes), builders include Partners Homes, Genesis Builders, and NuVista Homes. Go to keystonecreek.ca for more.

SOUTHWEST

The southwest has always been the most sought-after residential quadrant in Calgary. It is replete with family-friendly communities; a rich milieu of cultural, entertainment and recreational amenities; and a scenic, natural beauty with loads of parks to get lost in.

Much of the new communities were introduced last year, like Encore II in West Grove Estates (Bri-mor), and Wentworth Landing (Trico Homes). Others, like Alpine Park (Dream), Vermillion Hill (Qualico Communities) and Silver Spruce, are in the advanced stages of their development. As are the Anthem communities of Sirocco at Pine Creek, Belmont and Pine Creek in the West Macleod area.

This year saw the introduction of Creekview by WestCreek Developments, and Silverton by Cardel, both also in the West Macleod area. Joining the dance is Taza Park that’s within the Tsuut’ina Nation close to the natural wonders of Fish Creek Park and Weaselhead Beach.

Perfectly located at the edge of southwest Calgary, CreekView is just off 210th Avenue and Macleod Trail. CreekView’s natural geography creates a haven for young families with views of the Rockies right from the backyard.

It has a diverse range of offerings from condos, duplexes, laned and front garage homes from Baywest Homes, Brad Remington Homes, Cedarglen Homes, Shane Homes and Trico Homes.

Silverton is Cardel Homes’ second community in Calgary, following the highly successful Shawnee Park. As in Shawnee Park, Cardel is exclusively building the single-family homes in Silverton. But in this latest community, they are also exclusively building the nine multi-family home sites, starting with their Metro One condo development, followed by the Edge Street Towns. Cardelhomes.com for more.

Taza Park is an exciting new 470-acre neighbourhood in Calgary, conveniently located between Glenmore Trail SW and the Stoney Trail/Tsuut’ina Trail Ring Road, about a seven-minute drive from the City Centre. The mixeduse community will incorporate retail, office, and residential

CreekView

spaces, as well as entertainment and recreational offerings, to nurture an all-inclusive living experience. SOUTHEAST

The most explosive growth may just be in the southeast where no less than four new communities opening in 2025. Heartwood by Rohit Communities, Logan Landing by Genesis Land, Nostalgia Townlet by Jayman Living, and Seton Ridge by Brookfield Residential all held grand openings this year.

They join an already extensive list of new communities like Rangeview from Section 23, Rangeview Springs from Genstar, Hotchkiss from Hopewell Residential, and Seton from Brookfield Residential. So many, in fact, that the southeast deserves its own stand-alone feature in this issue’s Explore SE Calgary on page 30.

ACADIA PARK:

NEW OPPORTUNITIES IN ESTABLISHED COMMUNITY

For more than 50 years, Cardel Homes has been building some of Calgary’s most outstanding homes and communities, but 2025 may mark one of their biggest years in the market yet.

With the introduction of the dynamic new community of Silverton, and the unveiling of the ambitious Metro One multi-family complex over the last couple of months, plus opening several new showhomes throughout the Calgary region, Cardel Homes was already headed for a remarkable year of accomplishments. Now they are capping 2025 off with Acadia Park, which promises to introduce a whole new way to enjoy life in a thriving, wellestablished neighbourhood.

Acadia Park is located right in the heart of the mature southeast neighbourhood of Acadia, and provides an easy, economical way to live in this highly desired residential area without having to buy resale or go through the trouble of building a custom home.

“It is an opportunity to own a new product in a popular, established neighbourhood,” says Cardel Homes Marketing Manager, Jessica Mix.

POCKET ENCLAVE APPEAL

Acadia Park is a unique small scale infill development (1.5 acres) within the established community of Acadia. It is located on the corner of Alderwood Close and 6th St SE, directly adjacent to

the existing Allandale Close Park and playground.

The project offers 19 of Cardel’s popular Midtown 1 and Midtown 2 models. There are 18 paired and one single-family option, ranging in size from 1,452 to 1,634 square-feet. All homes include a fully-developed, one-bedroom, basement secondary suite, a double detached garage, and fully landscaped yards including concrete patio and fencing.

Nine of the homes front onto Alderwood Close, providing ample street parking, and 10 homes front directly onto Allandale Close Park, providing a truly unique location experience for this product segment, Mix adds.

“All units are complete and can be toured through our open houses or booking an appointment with the sales team,” she says. “One unit will be partially staged to allow customers to envision what’s possible within.”

BEST-SELLERS

Acadia Park began sales in late summer this year and it has already proven to be a hit with 25 per cent of homes already sold.

Cardel’s Midtown 1 and 2 models are top selling homes in this segment because buyers love the functional floorplans and premium curb appeal, Mix says.

The homes include upgraded features like 9-foot ceilings on the main floor and basement, premium luxury vinyl plank (LVP) throughout the main floor, large kitchens with islands and pantry storage, quartz countertops, tiled bathroom floors, Samsung appliances, and extensive landscaping.

The architectural styling and overall curb appeal is exceptional, including integrated hardboard siding. The basement secondary suites have a private side yard door entrance with upgraded LVP stairwell.

Both suite designs include a bright and functional kitchen, large living area, and spacious bedroom with a walk-in closet. The suites range in size from 571 to 637 square feet.

ATTRACTIVE LOCATION AND PRICE

First-time homebuyers can usually only afford new-built homes in new suburbs further from the city centre, but Acadia Park gives everyone the opportunity to live in a new home closer to the downtown.

“The pricing is very attractive, starting at $739,900 including GST,” she adds. It attracts a wide

range of buyers. “First-time homebuyers can save on the GST if they qualify for the government program. We have also seen interest from downsizers and rental investors because of the great location and secondary suite benefit.” Mix says.

Acadia Park appeals to all buyers looking for a relatively affordable, brandnew opportunity, in a popular established SE neighborhood, with no condo fees, and the opportunity for market appreciation given the unique product offering,” she adds.

“The homes are included in Cardel’s Fall Sales event so interested parties are encouraged to inquire about year-end incentives that might be available.”

THE YEAR OF CARDEL

With a multitude of developments on the go, Cardel Homes is confident in Calgary’s continued growth.

“Calgary remains one of Canada’s most resilient housing markets,” Mix says. “Strong inmigration and job creation will sustain demand. Resale inventory - while increasing- remains tighter than historical levels, underpinning new home absorption.”

Meanwhile, she says the City and Province continue to invest in infrastructure that reinforce Calgary’s long term value proposition making the various developments of this awardwinning builder and developer even more attractive.

Demand is strong in the new Cardel southwest community of Silverton, where they offer frontdrive and laned homes. The adjacent Metro One condo development is likewise getting plenty of attention despite strong competition in the area. The flagship Shawnee Park community also in the southwest just released a new phase even as it approaches completion.

LOGEL HOMES INTRODUCES MERIDIAN

Logel Homes has always prided itself in the prime locations of all its multi-family developments, they all are at the heart of accessibility and comfortable walkability. But their latest development, Meridian, promises even more.

“All our developments are close to – even within walking distance – dynamic commercial areas with amazing accessibility, and elevated exteriors,” says Reilly LePage, Director of Sales & Marketing at Logel Homes. “Meridian has all of these and then some.”

Meridian, which began sales on October 25, will be right at the heart of the action in Calgary’s “Downtown South” community of Seton. This vibrant, master-planned community in the southeast blends urban style with suburban ease, enabling residents to work, play and enjoy a modern lifestyle close to home.

Meridian, Logel Homes’ third development in Seton, is going up at the very heart of this community but with a noticeable difference.

“We’ll be a 5-minute walk from

Market Street, which brings a distinct downtown vibe to the community,” LePage says.

Market Street is a pedestrianoriented development that brings a host of new and exciting retailers, diners and coffee shops to Seton. “Restaurants like Brooklyn Dumplings, Phil & Sebastians, Red’s Diner, among others that you don’t necessarily see in the suburbs, will be here, effectively bringing the flavours of downtown to Seton. And Meridian is only steps away from it.”

Meridian itself will be one of the biggest and most ambitious undertakings for Logel Homes.

“It’s an exciting development for us – 790 units across 10 buildings. We’re also building what we call Clocktower Green, a central gathering space where residents can enjoy outdoor barbecues and dining areas, bocce courts, and lounge areas,” LePage adds. Sales are presently conducted at their Seton West showhome nearby, and an on-site sales centre will be opening soon.

The proud tradition of unerring customer service at Logel Homes will also continue in Meridian, even as the multi-awarded developer won its 10th straight Customer Insight award.

“It’s a decade of excellence at Logel Homes,” LePage says. “This award shows our dedication and passion for exceeding our customers expectations.

The H.O.M.E. Awards is an annual competition that symbolizes excellence in the home ownership experience. This award is presented by Customer Insight and based solely on the voice of the customer. “Customers are surveyed after the first month and 13th month after possession, and Logel Homes has consistently ranked high in those surveys,” LePage says.

All scores and ratings are from real homeowners, and winners are calculated solely on the feedback from homeowner surveys.

SOUTHEAST CALGARY

IS BOOMING WITH NEW HOME OPPORTUNITIES

That boom you hear may just be the sound of Southeast Calgary’s explosive growth! In just over the last few months, no less than four new communities were launched in the southeast that opens up new possibilities to live a modern lifestyle in what was once an overlooked corner of the city.

In decades past, the southeast was mostly known as an industrial centre, a place of work with not

much residential options. The area east of the Bow River and on either side of the southern portion of Stoney Trail and Deerfoot Trail began to change in the early 2000s with the boom of new suburban communities along its outskirts.

Now, those communities – like Cranston, Copperfield, Auburn Bay, and New Brighton - have all been built out. And those that took their place – like Legacy, Seton and Mahogany – continue to expand. Walden is, in fact, down to its final phase.

Today, there is a new batch that’s up and ready to take their place, like the two Rangeviewsone developed by Section 23 and the other by Genstar. The latter has been renamed Rangeview Springs recently to avoid confusion. There’s Hotchkiss by Hopewell Residential, and Sora by Melcor right next door.

The four that were launched in succession include Seton Ridge by Brookfield Residential, Logan Landing by Genesis Builder Group, Nostalgia Townlet by Jayman Living, and Heartwood by Rohit. All sprouting along the southern border of Calgary, south of Seton and along the banks of the Bow River.

The location of that last one, Heartwood, was so highly prized as it’s so near the South Health Campus Hospital and all the already established amenities nearby that it became the subject of a very competitive bidding war that Rohit finally won. Heartwood just opened its first batch of showhomes at the beginning of fall.

What’s important to take from all this growth is that these new communities mean continued affordability, as the southeast remains one of the best residential sectors where new homes

Copperfield pond
Nostalgia Townlet

remain a lot more attainable. The established amenities available, the improving accessibility and closeness to nature and recreational opportunities make this one of the best places to live in Calgary that promises a true work-life balance.

SOUTHERN BEAUTY

Besides having a world-class hospital, and the world’s biggest YMCA (both located in Brookfield Residential’s award-winning community of Seton), the southeast has a serene, naturebound character to it too. The ridge pathway overlooking the Bow River along McKenzie Lake all the way to Cranston is a beautiful spot for dog-walkers, bird watchers, and nature lovers. Fish Creek Park – one of the largest urban parks in Canada – is a well-known destination for fall photography. As it was for the rest of the city, the completion of the Stoney Trail ring road is a gamechanger for accessibility in the southeast too.

No wonder the southeast ranks high in the most popular areas to raise a family in Calgary.

“Southeast Calgary is known for their family-friendly neighborhoods with great community spaces such as parks, playground, leisure centres, and schools,” says Rohit Communities Division Marketing Manager, Daisy Lieu.

“There are many modern amenities like shopping and dining

options in popular spots like Seton, while also having the world’s largest YMCA and proximity to the South Health Campus. As the community like Heartwood is located at the edge of the city, it provides easier access to the foothills and mountains, making quick trips to Kananaskis and Banff a breeze. SE Calgary has something for everyone providing a balance of suburban comfort and urban accessibility,” she adds.

“Brookfield Residential did such a good job in bringing this all together, Seton really lives up to the hype,” says Reilly LePage, Director of Sales & Marketing at Logel Homes. They just opened sales for Meridian, their third development in the community, after Seton West I and II.

Seton is adding to its appeal with the exciting, new Market Street retail area. It is a pedestrian-oriented development that brings a host of new and exciting retailers, diners and coffee shops to Seton. “It adds a distinct flavour of downtown to the suburbs,” LePage says. “Restaurants like Brooklyn Dumpling, Phil & Sebastians, Red’s Diner, among others that you don’t necessarily see in the suburbs. Meridian will be right across from it.”

NEW EXCITEMENT

Heartwood, Logan Landing, and Seton Ridge all have showhomes now open to the public. Nostalgia Townlet has also opened its sales centre, as sales for its Icona Townhome Collection from Jayman BUILT, starts.

Seton Ridge playground
Heartwood showhomes

Heartwood held its grand opening on September 13 that unveiled 11 showhomes from Bedrock Homes, Genesis Builders, Jayman BUILT, Rohit Homes and Trico Homes. Lieu says residents can also now enjoy a brand-new park, pond, and playground. Anyone can find a home here that will fit their lifestyle and budget, she adds, as it offers a diverse range home types including townhomes, duplexes, and single-family products.

Genesis Land Development’s Logan Landing is a masterplanned community with access to the Bow River, and over 140 acres of open space, breathtaking valley and mountain views, traversing pathways, and established amenities. The grand opening was such a spectacular event that opened showhomes from Cedargen Homes, Genesis Builders, Partners Homes, and Sterling Homes.

“Logan Landing really is a jewel,” says Peter Jensen, a senior development manager at Genesis Land. “We know this community will be a place that future residents are proud to show off to their friends and family.”

Seton Ridge by Brookfield Residential is the long-awaited sequel to Seton. The new community sits directly south of Seton.

“Seton Ridge marks an exciting new chapter for southeast Calgary,” says Mary Aucoin, Senior Marketing Manager at Brookfield Residential. “We’ve combined the

energy of Seton with the calm of the Bow River Valley to create a community full of possibility –where people can connect, grow, and truly feel at home.” Residents here also get to enjoy the new Seton Homeowners Association multi-purpose facility, The Block, which has multi-use rooms, a half gymnasium, splash park, hockey rink and more. “It’s a state-ofthe-art facility that sets our communties apart,” Aucoin adds.

Seton Ridge ibuilders include Brookfield Residential, Excel

Homes, and Morrison Homes, who now sell Duplex and Front Garage collections to cater to both first-time buyers and established homeowners.

Nostalgia Townlet is the first deliberately curated amenity-rich community by the banks of the Bow River in southeast Calgary. Not only will it provide a wide range of housing types, but it will create its own vibrant lifestyle centred on the Nostalgia Club, a 400,000-square-foot private social and athletic club unlike anything else in Calgary or across North America.

Designed and developed by Jayman Living, homes within the community will be constructed by 26-time Builder of the Year, Jayman BUILT.

“Nostalgia isn’t just a place to live – it’s a place to belong,” said Jay Westman, Chairman and CEO of Jayman BUILT. “We are creating a legacy community – one that redefines lifestyle, connection, and wellness for generations to come.”

BROADWAY ON 17TH:

GROUNDED IN LEGACY, ELEVATED BY DESIGN

Broadway on 17th is a threetower, master-planned community that blends modern design and unmatched amenities at one of the city’s most connected locations.

This corner has always held a special place in Calgary’s history.

In the city’s early days, 4th Street was known as “Broadway,” a vibrant main street lined with shops and social venues, brimming with cultural energy. Today, Broadway on 17th builds on that legacy, creating a new downtown destination where history and modern living meet.

“There is so much excitement already about Broadway on 17th, we have received thousands of registrants on the website ever since the project was announced a few months ago,” says A.J. van der Linden, Sales Manager – Alberta, for Vesta Properties.

Once complete, Broadway will stand as one of Calgary’s

tallest residential communities.

The first tower will rise 47 storeys, offering 398 one, two-, and three-bedroom homes—including penthouses. Each floor plan is thoughtfully designed to suit every lifestyle, enhanced by premium appliances, sophisticated finishes, and modern architectural details.

The second tower will introduce purpose-built rental residences, while the third residential tower will complete the vision for this landmark community.

Beyond the homes, Broadway is transforming the streetscape.

A southwest-facing public plaza, landscaped courtyards, and pedestrian-friendly laneways will connect cafés, restaurants, and shops with welcoming open spaces designed to maximize the afternoon sun. Inside, residents will enjoy access to luxury amenities including a fitness

centre, spa, co-working spaces, social lounges, and a sophisticated SkyLounge with panoramic city and mountain views.

“It’s more than a condo project. It’s a catalyst for the neighbourhood’s evolution,” van der Linden says. “Broadway on 17th brings the energy of the Red Mile closer to the Stampede grounds and the new Flames arena now under construction, adding another layer of vibrancy and excitement to the area.”

With more than 1,000 new homes, 70,000+ sq. ft. of retail, and a prime downtown location, Broadway on 17th is not just a place to live. It’s the new standard for city living.

Sales have started and the Broadway on 17th sales centre is now open at 399 17th Ave. SW. Go to broadwayon17.com for more information.
