HERE COMES the sun
That may not be my favourite Beatles song, but at this time of the year after a ‘long, cold lonely winter’, it’s a tune I like to play as I dig in the garden and refresh my living space.
In this issue of RENO+DECOR, we’ve gone the extra mile to bring a ray of sunlight into your indoor and outdoor spaces with a deliciously eclectic array of design and decor tips. From simple yet trending accessories to elevate your outdoor entertaining style to cool new items for your home and a dazzling backyard makeover, there’s something for every taste and budget.
MARLENE EISNER EDITOR, NATIONAL
Aside from decor ideas, we also stretch our editorial wings to include trends in the housing and renovation market. Perhaps you are wondering if now is a good time to rip up that kitchen for the one you’ve been dreaming of. Our reno maven, Brendan Charters, interviewed three industry experts who have their thumbs on the pulse of the housing industry. We think you’ll find their prognostications for what’s ahead interesting — and revealing.
Pro tip? Go outside on a sunny day, find a shady spot, pull up a chair and your favourite drink, and slowly flip through the pages of this issue. Feel wowed, feel inspired — feel the changes waiting to happen. And then, if you haven’t done so yet today, take a peek outside your window and sing, here comes the sun.
Garden WIZARD
Some say I’m all thumbs — too bad none of them are green. I am what might be called a faux gardener, because all the potted greenery in my home are faux plants. If it weren’t for them, my living room might resemble Death Valley, with dead and dying plants everywhere. But after talking to gardener extraordinaire, Patricia Johnson, I might just be persuaded to take up the trowel again.
In our gardening feature, Johnson talks about how potted plants are the way to enjoy all-season gardening, especially in Alberta, where we can sometimes get all four seasons in a week. Container gardening can inject colour and life into your home, whether it’s a small apartment condo or a luxurious estate home, and you can even container garden outside. She says it’s more of an art form of blazing colour contained only by our imaginations. Johnson offers a few tips you can try that even I might attempt. See if it works for you, too.
Over in Salina’s Corner, we get a glimpse at Barbieland, at least Salina’s version of it.
PEPPER RODRIGUEZ EDITOR, ALBERTA
She gets her inspiration this month from the upcoming release of the new Barbie live-action movie starring Margot Robbie and Ryan Gosling, which she says has unleashed the “Barbicore” trend just in time for summer. It’s the perfect inspiration to update the decor of your deck and backyard by introducing some bold colours and patterns in the mix. As they say: “Be bold, be Barbie!”
We hope you all get to enjoy the summer. It’s a fun time to renovate and invigorate your home. Look to us for more tips on how.

QUENCH YOUR THIRST
You have meticulously picked out the perfect kitchen look for your renovation. While many homeowners obsess over getting their cooking space looking just right, many forget that the function of a kitchen is also to support our daily necessities, namely nourishing our bodies with food and water. If we are willing to spend so much time and effort on the look of a space, shouldn’t we also ensure that the water we cook and drink with is the best quality possible?
Did you know that tap water can contain elevated levels of lead, fluoride, pharmaceuticals and chlorine, among other chemicals? Popular pitcher-style water filter systems use tiny carbon filters to remove only a minimal amount of chemicals, and while RO filtration (reverse osmosis) strips the water of chemicals, it also removes essential minerals – resulting in acidic water, which is unhealthy to drink.
THE SORSO STANDARD
Sorso Wellness Water is an innovative water purification company that
specializes in an elevated Reverse Osmosis process. What does that entail? The Sorso system removes 99 per cent of the contaminants in tap water. It then adds back natural minerals like potassium, magnesium and calcium to maintain an optimal pH water level that is alkalized, not acidic. The system’s natural ionization breaks up water molecules into smaller clusters, so the water is easier to absorb, leading to quicker hydration. At the same time, the hydrogen-rich water creates powerful antioxidant and detoxification properties. All of this combines to create healthier, tastier and cleaner water. According to a study conducted by Sorso, nine out of 10 clients said the water tastes better.
BEAUTIFUL TASTE AND LOOK
The Sorso team appreciates that everyone’s style and esthetic are unique. That’s why Sorso drinking systems come in a streamlined faucet design available in four different finishes. Choose from brushed gold, brushed nickel, chrome and matte black. These are smart faucets that
indicate when it’s time to change filters (usually once a year). The filtration system also fits seamlessly under your sink, keeping your kitchen space looking neat and tidy.
Sorso offers free installations, a 100 per cent risk-free 90-day trial and a lifetime warranty. Sorso also offers premium whole filters and softeners.
A Sorso Drinking System is an ecofriendly option for your kitchen, saving an average of 20 kilograms of plastic waste per family each year.

CEPPO DI GRÉ
This slab by Euro Tile & Stone reproduces the sober and elegant charm of Ceppo di Gré, the sedimentary stone extracted from the shores of Lake Iseo; it is characterized by a texture of pebbles linked together by limestone cementifications.
NATURAL ORGANIC LOOK AND FEEL
Ceppo di Gré FullBody slab features a grey, mottled surface with small, irregularly shaped inclusions of darker stone that makes it a popular choice for creating a natural, earthy look in interior spaces, especially in contemporary or industrial-style designs. Besides, being a porcelain slab it’s not porous and is stain, scratch, and heat resistant.
FULLBODY TECHNOLOGY
The slab is created with FullBody technology, ensuring continuity between the slab body and surface, and Euro Tile & Stone brought this innovation to the Canadian market. FullBody technology, also known as through-body technology, is a manufacturing process used to produce porcelain tiles. In this process, the colour and pattern of the tile run through the entire thickness of the tile, rather than just being applied to the surface layer. The FullBody technology is a new breakthrough for porcelain slabs that allows for the creation of durable and long-lasting porcelain slabs with consistent colour and pattern throughout the entire tile. This makes them particularly well-suited for high-traffic areas or outdoor use, where they are exposed to heavy wear and tear.

Hello summer
The thought of the warm sun on my face and long summer evenings spent entertaining outside, instantly puts my soul at ease. I have always been a sun worshipper, and with my love of colourful decor, the summer season is a mix of my most happy emotional state and joyful decorating experiences.
It’s a pleasant surprise to see how outdoor living has evolved in all parts of Canada. Our need for the great outdoors has fueled our desire to have as much beauty in our living spaces outside as we do inside. From sprawling country properties to quaint city flats, there is something bright and cheery this summer season for everyone to enjoy in home decor and entertaining.
I can say with certainty that when it comes to outdoor colour palettes to decorate your space, blue and green are generally fan favourites. Truthfully,
it’s a winning combo that instantly puts me into that fresh summer relaxation mode that we all crave. If you consider yourself braver on the colour front, florals are the queen of wallpaper this year. Incorporating a bold paper into any room is sure to give the space a warm welcoming environment year-round.
Summer entertaining is a specialty in my family, so I know we all appreciate the effortless style of durable materials and cheery colour palettes that allow us to easily throw together a gorgeous outdoor barbecue. This year, we will be hosting a large backyard soirée in celebration of our son’s engagement, and I plan to party in style with some of my favourite outdoor entertaining essentials.
Take a look at a few of my go-to seasonally inspired decor must-haves. From east coast to west coast, there are many colourful pieces that work for indoor or outdoor summer living.

Air quality
Are you renovating your home this summer? Roberta Mantenuto, CEO of Aria Vent, will have you reimagining how you incorporate air vents into the look of your home. Aria Vent invented the first modular air vent that can be used anywhere with any material. The bonus? It is made in Canada. But, of course, when it comes to a renovation, it’s all about the small details, and Mantenuto couldn’t agree more. “Aria began from the desire to challenge the status quo and make every detail beautiful. Today, this is the ethos of all our products,” she says.
The company was founded in 2016 after Mantenuto’s father (who worked in construction) saw a gap in the market for sleek and modern-style air vents; now, they work together as a father/daughter duo! With more than one million vents sold, they are on a mission to banish ugly vents for good. “Air vents always end up in the most visible places: Hallways, foyers, bathrooms and in front of big, beautiful windows. Ugly air vents are disruptive to the flow of design and the space. Elevating this little detail is the extra mile that ties the entire space together and completes your design.”

Kerr+Field Interiors takes the concept of a porch to the next level by transforming it into a versatile, enclosed mudroom. This innovative approach not only adds functionality, but also gives off a fun, relaxed vibe before you enter the home. “This porch-toenclosed-mudroom conversion was driven by a desire to minimize clutter, but also created a welcoming feeling as you entered the house,” says designer Tamara Robbins Griffith of Kerr +Field Interiors.
STORAGE
Shallow-depth locker-style closets with hooks and cubbies were incorporated in the mudroom design to meet the clients’ storage needs and keep the hallway and living room clutter-free. These closets, made from big-box-store kitchen cabinetry, were elevated with locally made brass hardware for a touch of luxury. Additionally, a storage space was created underneath the mudroom, accessible from the driveway, perfect for keeping seasonal decorations, camping gear, and sports equipment.
FLOORING
The ceramic hex tile became the focal point of the design, inspiring the selection of fabrics, hardware, and the overall colour palette. To further enhance the design, a custom-made ceiling fixture was crafted that echoed the tile’s colours, with a navy-blue exterior and a rose-gold interior.
SEATING
When it came time to design a bench for the mudroom, it had to be practical and pretty.
“The bench is functional with a push-latch door underneath, which offers ample shoe storage while keeping the space organized,” says Robbins Griffith. The beautiful bench cushions add a touch of comfort and a pop of colour while serving as a cosy spot to sit and take off shoes or wait for an Uber. This thoughtful combination of style and functionality ensures the mudroom not only looks fabulous, but also performs flawlessly in meeting the everyday needs of the homeowners.

A certified renovator can help make the transition easy LIVING TO
ADAPT YOUR space
ADDRESS YOUR CHANGING LIFESTYLE
by DWAYNE BUTLER
Many homeowners are looking for renovation solutions to adapt their homes to changing lifestyles as they grow older. Others wish to help their parents or other family members make adjustments in their existing space for an improved quality of life. A fully licensed and insured renovator who is a member of a program such as RenoMark and is certified in adaptive living renovations, can provide functional and creative solutions to update your home to suit your needs.
It’s important to consider the difficulties you may be currently experiencing with the layout of your home, as well as anticipating issues you may face in the future. An experienced renovator can suggest solutions to most problems, which will vary depending on the unique needs of you and your family. Remain open minded throughout this process, as your renovator may suggest changes you hadn’t considered, while also keeping within your budget.
There are many innovative updates that can be made to all areas of your home to adapt to a changing lifestyle. Safety grab-bars in the bathroom, hallways and staircases are a simple and common solution. Other updates to a staircase can include installing longer treads or shorter risers or adding a stair lift. Elevator shafts or tubes can even be installed in houses that have the infrastructure to support them.
Cabinetry that folds up and down can ease access in bathrooms and kitchens. Doorknobs can be replaced with lever handles and doorways widened to accommodate wheelchairs. Transitions between rooms and the flooring in different areas of the house can be adjusted to help reduce
the risk of tripping. Even changes in lighting and paint colours can make a significant difference with visibility and the overall comfort of a living space.
Finally, there is no reason to sacrifice esthetics in the name of functionality when adapting your space. By working with a designer who has specialized certification such as the CHBA Adaptiv Home Renovation Course, the space can look beautiful, while having the necessary functional updates. For example, a bathroom can be redesigned into a three-piece, open suite that doesn’t look as if it’s been reconfigured for the purpose of accessibility.
Renovating your space to adapt to your changing needs can be an exciting opportunity to inject a refreshed and updated look to your home. While the process may seem daunting, a certified professional renovator experienced in adaptive living solutions can help you to consider all your needs and provide solutions so you can remain comfortable in your home for years to come.
Dwayne Butler is the owner and founder of Master Edge Homes, a fully licensed, registered and insured home renovation design and build company located in Markham and servicing the York region, Toronto and Muskoka with a certification in adaptive living solutions. Insulating
your attic
with
AttiCat
Expanding Blown-in Insulation system, can help you save money* and boost your comfort
Are you looking to help keep your home comfortable all year round? Then adding insulation your attic is a must. By insulating this often-overlooked space, you’ll enjoy a host of benefits,
such as lower heating and cooling costs (by as much as 20 per cent*) and a consistent indoor temperature. Sounds good, right? You’re probably thinking this is a costly endeavour requiring much time and money. You may be surprised that you can top up your attic insulation by renting a simple machine from your local
hardware store. The AttiCat Expanding Blown-in Insulation system, crafted by Owens Corning, is a highly efficient, cutting-edge machine designed to distribute insulation material with minimal clean up afterwards. It was created for quick and easy DIY projects with results in as little as two hours†
It takes only five minutes to blow in one bag of insulation!
HOW IT WORKS
The AttiCat insulation machine is placed in the garage or driveway, while the hose supplied with the machine runs from it up into the attic. Once in the attic, the remote control at the end of the hose enables you to blow the required amount of insulation precisely where needed. Then, to keep the machine running smoothly, a second person feeds it with half a bag of insulation at a time until all the bags have been used. After completing the project, the machine and hose can be returned to the store, making the process quick and hassle-free.
PLAN AHEAD
HOW TO CALCULATE THE AMOUNT OF INSULATION
To determine the amount of AttiCat insulation required, you measure the current depth of insulation and the surface area of the attic. Then, you use the AttiCat coverage chart by scanning the QR code found on the AttiCat brochure: Owens Corning recommends R-80 coverage. This simple process will help determine the number of bags of AttiCat insulation needed for the project.
A condo renovation in the heart of Toronto blends a beautiful modern esthetic with heirloom touches
What do you get when you take a condo with sweeping views of the Toronto skyline and clients who want a modern look that honours their Chinese heritage?
“A unique space that is as timeless as it is functional,” says Luca Campacci, designer and co-founder of Level Studio. Campacci and his team were inspired by their client’s antique Chinese furniture pieces passed down from their family. “They were great
jumping-off points to pull colour from,” explains Campacci.
To start, Campacci used a light neutral palette in the main living area and primary bedroom for a calming feel that emphasized the view. From there, pops of pink and purple were drawn from the Chinese furniture pieces and incorporated throughout the home. “We pulled the deep merlot colour from the antique chairs and put it on the walls in the second bedroom and added a sofa bed for guests to maximize functionality,” says Campacci.
The third bedroom was turned into a home office with custom bookshelves to feature the client’s love of reading. A dark grey was used on the walls and shelves to make this room feel very cosy in the day and let the city sparkle at night. “Our client has a deep love of family and ancestry, so we curated a collection of family photos going back generations in the office opposite the marble base desk, making the perfect backdrop for video calls,” says Campacci.
When it came to the kitchen design, things got tricky. Campacci explains that his client requested an island as a must-have for more counter space, but it left little room for a dining table with a comfortable amount of circulation space. So, he and his team worked their design magic to build a new kitchen island to match the upgraded Italian kitchen with a countertop waterfall on three sides.
“We then designed a custom-made dining table in a unique shard-like shape extending on a diagonal to
emphasize the room’s shape and butting upright against the island. The design allows everyone at the dining table the luxury of enjoying an amazing view of Toronto while also having ample circulation space around the kitchen and sliding balcony doors,” he says.
Through teamwork and collaboration with his clients, Campacci transformed the space into a contemporary home that reflects the needs and values of the homeowner, with family at the heart of it all.

PURPOSEFULPLANNING
There’s truly no problem that good design can’t solve
by SARAH ST. AMAND
Our emotional connection to our home is a powerful and personal one. So, why isn’t this a hotter topic of discussion at the design table? And furthermore, how does form, function and esthetics fit into the conversation?
When taking on a new project, the first thing I do as the designer is to get to know my clients to discover their emotional connection to the home. That includes whether that connection already exists or is something they aspire to achieve through good design.
While one might argue that good design is subjective, there are some basic principles that contribute to a
successful space. Ultimately, good design is about solving problems. Every home has its unique idiosyncrasies. I’m referring to those imperfections – big or small – that contribute to a home’s character but can also create some challenges when it comes to lifestyle, efficiency and esthetics.
Older homes
Structurally speaking, most older homes have issues such as warped walls, or slanted floors and ceilings. These issues are impossible to ignore, from the peculiar shadows appearing on the walls, to objects rolling across the table. It’s not a ghost – unless you’re haunted by poor craftsmanship. This can all be concealed, if not corrected, through thoughtful interior
design. Structural changes are always possible by way of a renovation, but if the building is safe, lighting is costefficient and surprisingly effective at camouflaging these issues.
Intentionally unique
On the other hand, some of these idiosyncrasies are intentional. Consider the architectural details of a Victorian- or Art Deco-era home, or a new build inspired by it. Unusual trim work, window and door casings, wall panels, built-ins, or a fabulous fireplace or staircase are highlighted through good design. As with the problem side of homes, lighting is a great way to help highlight these fabulous features that make a home truly unique.
Function and flow
Beyond structural issues, one thing that adds to a successful home design is its flow. I’m referring to how you move through a space – down
hallways, through rooms and around furnishings. Good flow is critical to a home’s function and its style, which happen to be two key focal points of why you benefit from working with an interior designer.
Function is another factor in every well-designed space. How a person or family live in their home is critical to a design that not only works, but works for them. A home’s layout and the flow of traffic through the space and around furniture can be a make-it-or-break-it moment. Great flow should lead you through areas without obvious barriers or breaks. Your experience should be natural and instinctual. This is achieved through continuous elements, including materials, colour palettes and details.
Beyond looks, a home should also flow from a functional perspective. Again, the design focus here is on eliminating obstacles with the proper usage of space and a furniture layout that enhances the homeowners’
lifestyle. For example, what activities do they do at home, where do they like doing them, how often and with whom? Once that is established, a floorplan can be designed as a true experience, rather than random arrangements that do little for the home or its residents. The process begins here, whether one is building from the ground up, doing a full renovation or redecorating. Good design truly does come from within.
Home sweet home
A great house can solve your problems – it’ll warm you up when the world gives you the cold shoulder; it’ll make your life and work more efficient; it’ll bring family and friends closer together; it’ll provide a place to retreat and turn inward, when you need to. There’s truly no problem that good design can’t solve.
If you follow and play by these rules, you will for sure create a great stylish place to call home.

Ching Tan, principal designer at Tan Interiors Design Studio, uses a striking combination of light and dark colours, contemporary design and traditional touches to create a perfect balance for her latest renovation project
Opposites attract
In the world of interior design, designers often face the challenge of clients who have design preferences that clash. It requires delicate handling to create a cohesive, harmonious space that satisfies everyone’s vision. According to Ching Tan, principal designer at
by SARA DUCK • photos JANELLE GOKULE
Tan Interiors Design Studio, the key is to balance encouraging clients to step out of their comfort zone while incorporating familiar elements that resonate with them. “It’s all about finding that sweet spot where clients feel comfortable yet inspired,” says Tan. We break down a whole home renovation that celebrated the differences between Tan’s clients.
Colour palette
Tan embraced a neutral colour palette of earthy tones, warm whites and touches of darker hues to add contrast. In addition, the meticulous selection of wallpapers and lighting fixtures was critical in accentuating the beauty of each room. For instance, the bold wallpaper in the dining room is complemented by the brass gold
finish on the lighting fixture, creating a lasting impression on all who enter.
Kitchen
Using a timeless and modern esthetic, Tan created a stunning kitchen design. Warm-toned white cabinetry in Swiss Coffee from Benjamin Moore contrasts with an olive-green island in the shade, Sage. Metal finishes in brass gold were carefully selected to complement the cabinetry tones. In addition, smart design elements were incorporated, such as a garbage bin in the island cabinet, cutlery drawers, a spice pull next to the Wolf range, a pull-out for utensils and a mini pantry to provide ample storage. Thoughtful
attention to these details ensure the kitchen is beautiful and functional for daily living.
Family room
The family room integrates seamlessly with the kitchen for an open-concept look. Tan believes in giving each room its own unique feature to serve as the focal point. The large island with traditional pendant light and custom hood fan stands out in the kitchen. In the family room, the combination of walnut wood finish and Super White Quartzite in the fireplace adds a touch of elegance to that space. Bold abstract art, geometric wallpaper, and
sconces highlight the artwork, while an oversized chandelier and neutral patterned rug provide consistency and balance. Comfort and cosiness were prioritized, including details such as drapery type and colour. The aim was to create a relaxing environment for quality time with loved ones.
Office
Tan brought to life her client's vision of an open home office space to accommodate two people. Custom T-shaped desks with white oak tops and open shelves were designed for functionality. Careful consideration was given to the colour palette, with wallpapers in Nakita Bone from the Orbital of Khrôma collection on three walls and Orbit Flax on the fourth to create a warm, cosy, and tranquil ambience.
White cabinetry, textured wallpapers, brass lighting fixtures, and black and gold interior door hardware added depth to the space.
Primary bedroom
In the primary bedroom suite, natural materials and neutral tones were used to create a peaceful atmosphere. The king-sized bed has premium bedding and plush pillows, surrounded by tasteful furnishings and artwork to complement the space. The centrepiece is a stunning 19th century Rococo iron and crystal chandelier above the bed, adding a touch of glamour. Mirrors above the nightstands enhance the room's elegance, and pendant lights provide consistency in luxury. Carefully chosen wallpaper envelops the entire bedroom, creating a relaxed and cohesive vibe.
Powder room
Tan aimed to create a powder room design to emulate the bold elegance of a boutique
hotel. She focused on luxury and functionality, redesigning the layout to accommodate a larger, classic modern floating vanity with a natural stone countertop and elongated Gerber toilet. Careful consideration was given to every design aspect, including stunning natural stone and wallpaper options for the walls and ceiling, brass gold hardware, mirrors, and faucet that complemented the overall esthetic. The classic yet modern vanity includes a lower open shelf for extra storage. Attention to detail is evident in the Victorian-style mirror and the addition of a crystal lighting fixture to enhance the luxurious atmosphere.

If there is any season to consider brightening up your space, summer is definitely it! No matter what size property you have, there are ample opportunities to incorporate some of the season’s hottest trends into your decor, both inside and out.

Extend your living space
The line between indoor and outdoor furniture is becoming increasingly blurred. So much so, that it is now almost impossible to see any difference between the two. This allows you to create a clear direction with your indoor and outdoor design and extend your living space into your backyard. Laid-back, effortless luxury is on top of my clients’ outdoor wish-lists, so when it comes to dressing your exterior, think of quality pieces that conjure up a vacation feel, right in your own outdoor space.
Bold expression
Bold patterns have always been at the top of my design wish-list. This summer’s interior design trends favour prints that emphasize colour contrasts. If you opt for a print, bolder is better. Over-sized prints as well as geometric and strong contrasts are a sure bet when it comes to feeling more refreshed and inspired inside –or outside – your home.

Transform your backyard into a functional and stylish space
The great outdoorsREDEFINE
Making the most of outdoor spaces is a focus for many homeowners, particularly here in Canada, where the outdoor season isn’t quite as long as we’d like it to be. It makes sense then that we try to squeeze every drop out of those sweet but short-lived spring and summer months.
After a long winter, outdoor living is coming back into focus for many of my clients who want to elevate their backyards, patios and balconies into functional and stylish spaces that redefine the great outdoors.
by KATE DAVIDSON • photos MIKE CHAJECKI
Laying the groundwork
You may be “blue skying” your outdoor space at the moment or perhaps you have a clear vision for your alfresco wants and needs. Either way, working with a professional designer and landscape architect, among other experts, can help you make the most of your space and your budget.
Plans for a pool or water feature, built structures and even certain landscaping require proper prep to ensure the base is suitable for whatever will sit on top of it. Consider your local climate, topography, soil
type, orientation, trees, sunny versus shady areas, access, and who will be using the space – including pets.
There’s lots to consider, but thankfully, there are plenty of professional resources to determine what you need.
Get in the zone
Let’s get to the good part – your wish-list. Similar to interior design, exterior design should be guided by your lifestyle. Do you entertain often, what kind of parties do you host, and who’s on the guest list? The size of the gathering will define the parameters of
each entertaining area. Depending on the size of your outdoor space, typical zones may include a sitting area, a dining area, a cooking/barbecue area, a bar, a pool-side lounging area and gardens.
Creating separation is important, while maintaining overall continuity. In the backyard space pictured here, each zone was defined with a unique intended purpose and function, with
dedicated furniture, accessories and lighting to fulfill that purpose and a distinct vibe that differentiates it from the other areas.
Some ways to divide and conquer include strategic lighting and landscaping; built structures, such as a cabana; and complementary toned and varying flooring, such as tile, concrete and wood.
With that said, a cohesive esthetic is the key to creating harmonious areas that flow.
Styles for miles
Let’s continue with the concept of continuity. Outdoor living areas have evolved and are revealing themselves as extensions of our interiors. Not only are decks and patios elevated in terms of their own style, but the boundary between indoors and out is also becoming more blurred.
A kitchen or living room ushers residents and guests into an outdoor version of itself through a set of sliding glass doors, complete with an area rug underfoot, a chandelier overhead, a fireplace, luxurious seating, and comfort and style that will give its indoor counterparts a run for its money. So, take a cue from the indoors, and choose a palette of outdoor materials, colours and textiles that carry a similar vibe. Then, use
them to create layers to add softness and depth and create a mood.
Natural gas, propane, electricity or wood?
Good question! When it comes to heat sources for your cooking and entertaining areas, it’s worth doing some research to ensure you’re making the right investment for your outdoor application. Consider all the pros and cons – the plug-andgo convenience, safety and ease of electricity versus the efficiency and output of natural gas, versus the flexibility of propane. Of course, the smell and crackle of a wood-burning fireplace is hard to replicate.
Just as you would indoors, use furniture, accessories, landscaping and lighting to highlight your outdoor focal points. I often begin with laying out the functional zones planned, then introduce focal points, ensuring added elements such as seating and lighting, complement those focal points from a visual perspective.
Great outdoor setting
This outdoor season is shaping up to be an exciting one, with lots of innovative new materials and products hitting the market and promising to make your great outdoors the best yet.

An economist, a home builder and realtor prognosticate
Renowait?
As an existing homeowner, a move-up buyer, or first-time buyer looking to dip your toe into the Canadian realestate market, it can be daunting to decide if now is the right time to start a remodeling project in preparation to sell, or to make your existing home fit your style or needs. Moving up into a fixer-upper can cause other concerns. Interest rates, at historic lows for two decades, have risen at record rates and paused. Will it stop? Should you wait 12-18 months or longer to rip the kitchen apart?
We dig a little deeper to find out what current housing market indicators mean for someone thinking of renovating or expanding their home.
Here to offer expert advice are real estate broker and market analyst, Daniel Foch, who offers extensive knowledge of the GTA and Canadian housing markets; veteran economist with Bullpen Consulting, Ben Myers, who provides insight into the economic factors affecting the industry; and Jim Cunningham, founding partner at Eurodale Design + Build, who specializes in large addition and renovation projects in Toronto.
WHAT IS THE BIGGEST CHANGE YOU HAVE SEEN IN YOUR INDUSTRY SEGMENT/ BUSINESS OVER THE LAST 12 MONTHS WITH RESPECT TO HOUSING PRICES AND MARKET FORCES?
Ben Myers (BM): The biggest change over the last year is the increase in interest rates. This increases the monthly carrying costs for end-users, pushing them into lower-priced housing to be able to pay their desired monthly rate. Also, many investors purchase new housing
by BRENDAN CHARTERS
with the intention of renting the property, and higher rates eat into the little cash flow that existed at occupancy, and discourages purchasing. There remains demand for new condominiums that won’t be completed for four to five years, but at price levels that are equivalent to late-2021.
Jim Cunningham (JC): Much of what we do is for the homeowner directly. Less inbound leads and sale transactions are happening in the 416. House flipping has stopped, and infill developments have slowed, too. I have noticed a lot more trades looking for work. The last two years, it was almost impossible to get a trade to the site. Now, it’s the polar opposite. Supply chains are catching up as well, which is helping. Materials prices are still steep, but steady.
Daniel Foch (DF): Easily the biggest change is the monthly mortgage cost and the related payment required to buy or own a home in Canada. The lengths that people are willing to go in order to buy a house and get that payment – cosigning, mortgage fraud — is now a rampant issue.
DO YOU BELIEVE THE CURRENT HOUSING TREND IS SIMILAR TO 2008 AND 2017, WHEN THINGS BOUNCED BACK HERE IN CANADA WITHIN THE FOLLOWING 12 MONTHS?
BM: The data in Canada and the U.S. suggests inflation is slowly trending downward, and the Bank of Canada has
BEN MYERS
DANIEL FOCH
JIM CUNNINGHAM
stopped hiking rates. There appears to be some optimism in the re-sale housing market in the GTA due to the flat rates. My expectation is a relatively flat market for two to 2.5 years.
JC: There are a number of different things happening right now globally that puts us in a different place than in 2008 and 2017. One move left or right and we could be in this for a lot longer than anticipated. Let’s see what happens with the American dollar and its reserve currency status. We are in lockstep with the U.S.
DF: I think that we’re already seeing the corrective impacts of higher rates in the market based on current prices. Prices have dropped 20-30 per cent year-over-year in some parts of the GTA. Affordability is beginning to trend in a positive direction, and typically continues to do so until a recession comes and goes, which should be expected in Canada this year.
DO YOU BELIEVE WE MAY FIND OURSELVES ENTERING A MORE PROLONGED PULLBACK
SIMILAR TO THE LATE-1980s/1990s?
BM: I don’t expect a five- to 10-year housing slump. Toronto employment numbers remain very positive, immigration is at record levels, and Toronto is one of the most desirable cities in North America. With that said, I still expect interest rates to remain elevated (in comparison to the last 10 years), which should take some of the speculative pressure off the market, remove some of the volatility and the boom/bust cycles that occur.
JC: It’s hard to tell. Again, I point to the global geopolitical uncertainty risk to our economy, from war to the American dollar. The Conference Board of Canada suggests we have a 95 per cent risk of slipping into a recession in the next 12 months. Those odds do not seem too good or suggest we will be pulling out of this soon.
DF: I do think we are facing a prolonged pullback. I believe the setup is very similar to 1989 for the following reasons:
• Record population growth (1.81 per cent in 1989 – record was broken for the first time this year)
• 3x increase in capital costs
• Severe unaffordability
• Steep drop in house prices
• Looming recession
I think Canada is facing some serious headwinds, a potential recession, declining GDP per capita, high household debt – these could all become problems over the next 12 months.
THE LAST WORD:
As we wrap up this article, we’d like to acknowledge the valuable insights and predictions provided by our expert panellists. However, no one can truly predict the future. While the past can inform us and trends can guide us, there are always unforeseen events and variables impacting the housing market in unpredictable ways.
Ask your local realtor what renovations carry the best long-term return on investment, just in case you need to wait before you can recoup the financial investment. Open concept by design
Location and lifestyle influence the outcome
by TRISH KNIGHT • photos JANIS NICOLAY
There’s a debate raging in the interior design world – walls or no walls?
Indeed, open-concept interiors surpassed the traditional, divided floorplan of the past, first rising to fame in the 1970s and dominating designs ever since.
So, what’ll it be – open-concept or traditional? The simple answer is, there is no simple answer. When we design a home for a client, there are a variety of factors that help influence the outcome. In the case of this modern-minimalist city home, we focused on its location and the client’s lifestyle.
The location
An open concept won the favour of these homeowners, a couple with two young-adult children and a brand-
new home in the works being built in a West Vancouver neighbourhood. The new home was perched atop a hill, boasting a different but equally breathtaking view of the ocean, mountains and city. The home’s location became a driving factor behind some key design decisions.
The architect maximized the views and the home’s exposure with window placement: North-facing windows are positioned higher up in order to frame the mountain peaks. The principal bath catches the morning sun in its eastfacing windows, while the southwestfacing main living area enjoys great light flooding into the soaring 14-ft. space all day, lending the home a modern, loft-like feel.
The lifestyle
This was another critical component addressed in the design. When we
first met these clients, they were living in a traditional-style home and were open to an open concept, and wanted a space that would evolve with the family’s changing needs in the future.
Because the homeowners’ penchant for hosting large family gatherings centred around cooking and enjoying meals together, the kitchen was a design priority. The prep area opens to the main living room, allowing the chef to enjoy unobstructed views and the company of guests, while cooking. In staying true to the design, we elected to have the pantry/back kitchen open as well, adding visual interest and charming custom details.
Messy items are carefully hidden around the corner, in a space that doubles as a coffee/breakfast bar.
Continuity
To achieve visual continuity between the kitchen and living area, we opted for a clean, minimal look in keeping with the modern, linear elements of the adjoining living area.
A large-format porcelain tile runs through the entire space, including the stairs, bedrooms and exterior patios, and a single paint colour was utilized for all walls, with two finishes for cabinetry and a feature wall in cement to tie in the exterior features. With minimal interior walls, sound will travel farther. Some subtle ways to help absorb excess sound is to integrate soft furnishings, area rugs and drapes into the space. Consider panel walls in wood specially designed to help absorb and reflect sound.

An open-concept design demands visual continuity between adjoining areas such as the kitchen, living room and dining room, which are typically combined, but have their distinct functions. Colour and material palettes create that continuity through design elements such as continuous flooring, a uniform colour scheme, and repetition of shape and materials. Working with a neutral colour palette and creating interest with texture leads to a more balanced esthetic.
thoughtfully, ensure it has a purpose, and each item should relate to the rest.
In an open-concept space, rooms can be seen from all angles, and different “zones” are defined by the
details, including furniture placement, area rugs and lighting. Remember to leave some negative space between the various functional areas to give them some breathing room.

Contemporary reno with a touch of SCANDI INFLUENCE
Unfold Creative Studio, co-founded by interior designers Sinziana Iordache and Gennifer Buscemi, collaborated with builder Joe Castellano of Castellano Construction to execute a personalized home renovation in their newest project, Unionville Residence. The team worked closely with the clients to seamlessly fuse style and practicality, while updating the outdated flow into a contemporary multi-functional space. “The design is contemporary with a touch of Scandinavian influence,” says Iordache. “The project was essentially a transformation from the past to the present.”
HEART OF THE HOME
The outdated baby-blue kitchen with limited storage was transformed into a contemporary dream. The kitchen and breakfast area are located at the back of the main floor. The combination of black and light-grey cabinetry with natural oak wood details creates a cosy and inviting atmosphere. The porcelain countertop and backsplash create an eye-catching focal point that adds a touch of drama to the space. A cantilevered table was designed off the island, which offers a clever and stylish solution for casual dining, while eliminating the need for a separate breakfast table. On the way to the dining room is a hidden walk-
in pantry that offers ample storage space and allows for a streamlined and clutter-free kitchen. “The biggest challenge in this kitchen ended up being the best feature,” says Buscemi.
TRANSFORMED SPACE
During demolition, a beam between the kitchen and dining room was uncovered, resulting in the need to increase the budget to create the planned flat ceiling. The team brainstormed to make this beam intentional and not appear as an interruption to the cabinetry. “We took that as an opportunity to intentionally create a transom space between the kitchen and dining by cladding
the beam and integrating it into the cabinetry,” explains Buscemi.
The newly transformed dining room creates the perfect flow for effortless entertaining, seamlessly emerging from the kitchen as a separate, yet unified space. The natural oak reeded wall and custom black bench beautifully lead into the dining room, creating an extension to the kitchen with a cohesive and elegant look. A playful combination of natural textures
and colours brings this space to life, adding warmth and character.“A renovation always throws you curveballs, it’s just a matter of problem solving. Joe and his team were always up for the task to coming up with construction solutions that do not compromise the design and quality. A great team is what makes a successful project,” says Iordache.
THE HIDDEN GEM
The mudroom/laundry area may not have been anything special, but it was a highly used space that deserved a thoughtful redesign. The designers wanted to breathe new life into the room and inject a sense of fun and personality. The large-scale terrazzo porcelain flooring sets the stage and establishes the colour palette, while the reeded wood panelling ties in
elements from the rest of the house. A quartz countertop and backsplash were introduced to bring a natural stone texture to the laundry area. To add a touch of whimsy and pull together the colours in the space, the designers incorporated Muuto wall hooks. The resulting space is a stylish and functional area that’s perfect for keeping the family organized and on-the-go.
OFFICE OASIS
Despite limited space, storage was a crucial element in the home office that was addressed with a custombuilt bookshelf and bench with a little pop of colour in the seat cushion that matches the fun pink leopard print wallpaper on the adjacent wall. The result is a contemporary and functional space that makes working from home a pleasure.

The pot life Keep it contained
by PATRICIA JOHNSON
SAn easy solution for inside or outside your home
ummers are fleeting in our Northern part of the world, gone in the blink of an eye, especially here in Alberta. So, we want to make the most of that time, relaxing, dining and entertaining in our outdoor spaces. And, we want to make these spaces attractive and inviting with comfortable furniture, interesting art and pots overflowing with plants. Container gardening has grown far beyond plastic pots filled with old standbys, such as spikes and petunias, and into the realm of the exotic – an art form in itself, an expression of creativity, painting with plants and sculpturing with foliage.
If you don’t have a yard, no problem – a balcony will do. Containers allow you to maximize the space you have by using hanging baskets, wall pots, window boxes or through vertical gardening using vines on trellises. Large area or small, creative containers can fill that empty space, add a punch of colour, provide a focal point and soften the look of walls or fences. They’re portable, too, (the smaller, lighter ones anyhow) and can be moved to the safety of indoors to avoid being pummelled by hail or wiped out by frost. No need for weeding or cultivating, just watering, fertilizing and removing dead blooms. And of course, days spent in your comfortable outdoor furniture,
beverage in hand, admiring your handiwork.
Potted pleasures
The style and selection of containers available today is mind-boggling but don’t be afraid to think outside of the (planter) box and use whatever strikes your fancy. If it holds soil, it can be planted. Drainage is important. If the pots you choose don’t have drainage holes in the bottom, then drill some to allow the excess water to flow through.
Choose container colours and styles that complement your house and garden, and group different sizes and shapes of your planter pots together using similar plants and
colour schemes in each to visually tie them together.
As for the soil, although you might be tempted to fill your containers with earth dug from your outdoor garden, don’t. It’s heavy, doesn’t drain well and can possibly contain insects or diseases. Instead, buy good quality potting soil. Don’t fill containers too full. Stop five to – 10 cm from the lip of the rim to the top to allow some room for watering.
The right spot
Now comes the fun part – planting. Consider where you are planning to locate the pots and plant accordingly, placing all of the sun-worshippers together, and saving the darker corners for the shade-lovers. Combine different sizes, colours and textures together in pleasing combinations.
Thrillers, fillers & spillers
The tried and true formula for successful container planting involves three main elements – the thriller, the filler and the spiller.
Thrillers are your tall focal-point plant located in the middle of a pot if viewed from all sides, and toward the back if viewed from one side. Fillers comprise various sizes and shapes of plants – foliage and flowering – to fill in around the focal point, while spillers are almost self-descriptive; these are trailing plants that cascade (or spill)
over the edge and soften the look of the pot.
Cram in lots of plants for a full, lush container. Contrast fine textures with coarse, use colours opposite each other on the colour wheel for a pleasant jolt. Although in the past gardeners tended to mainly use annuals, that has changed. Mix in perennials, then move them to a permanent home in your flower beds in the fall. Use tropicals to transform your outdoor space into an exotic getaway, with vibrant hibiscus and gently waving palms. These can be brought indoors in the winter, although they may have to adapt to the reduction in sunlight.
Pot-to-table
Container gardening can provide not only a feast for the eyes but a literal feast for the table by mixing in vegetables with flowers or devoting entire containers to vegetables.
Hang upside-down tomatoes, plant Swiss chard to complement some flowers, have cucumbers climbing up a balcony railing, or plant a small herb garden. Root crops such as carrots and potatoes can be planted in deep containers. Full sun is needed to grow
all vegetables, ideally six to eight hours a day.
Container care
Containers require more frequent watering and fertilizing than plants in the ground, and hanging baskets especially need to be watered daily or even twice daily in hot weather. Mix slow release fertilizer in with soil before you plant. Use a diluted solution of a balanced fertilizer such as 20-20-20, or if you choose the organic alternative, use compost tea or diluted seaweed or fish fertilizer.
Contain your creativity, and you can eat it too!

barbie SUMMER OF
by SALINA YARA HALABI
With the much-anticipated Barbie film set to premiere July 21, the “Barbicore” trend is hitting an all-time high. We are living in a very Barbie world, and the influence this dopamine-fueled look has on home trends is oh-so fantastic. While the upcoming Greta Gerwig-directed sensation isn’t the only contributor to the popularity of all things Barbie, it does give a closer look at what “life in plastic” means from a home decor and lifestyle perspective. The new film’s trailer showcases bright and kitschy themes that go beyond that statement pink shade, but we can’t talk Barbie without talking pink. The iconic hue that’s connected to Mattel’s it-girl has been gaining traction since early 2022, particularly with the Valentino runway show premiering the popular Valentino Pink PP shade – and demand for pink hasn’t lost steam since.
As warmer temperatures arrive and sunny days take over our calendars, it’s safe to say the summer of Barbie is officially here. When you think about Barbie style, there are a few things that define the overall esthetic – it’s bold, playful and has a touch of glamour. The look includes all the elements of what could be described as maximalism; however, it’s executed with a minimalist finish (think big impact pieces and less clutter). Basically, this is the perfect inspo to help update your backyard or patio for the sunshine season.
How do you get the look? Start by leaning into classic Barbie styles that are retro-influenced, such as black and white colour combos featuring striped and chevron patterns, paying homage to Barbie’s original 1959 black and white striped bathing suit, of course. Big, colourful statement pieces, such as a pink umbrella, bright throw pillows and fun tableware in pastel tones will add the right amount excitement to your space. And don’t forget about Malibu Barbie, who’s sure to approve of palm tree prints and the addition of some beachy blues. Summer celebrations will be calling with this outdoor space edit, so come on Barbie, let’s go party!
