IT PAYS TO SHOP AROUND
Many of us have no problem shopping around when we purchase a car or look for a deal on a vacation. But it’s a different story when it comes to the moment homeowners must renew their mortgage.
When you purchased your home, your choices may have been limited — after all, budget, home size and location are often non-negotiable — but you were still able to shop around. What will you do when it’s time to renew your mortgage? In a recent survey commissioned by BNN Bloomberg, 51 per cent of Canadians polled said they did not plan to change lenders to get a better mortgage rate when renewing, and another nine per cent said they did not even know it was an option. These days, renewing a mortgage and terms to suit your needs is more important than ever. With all the interest rate increases we’ve seen over the last year, it’s likely that when you renew, you won’t be able to get the same mortgage – or terms – that you did a few years ago. That means if you don’t search around for the best deal, you may end up paying more every month.
On page 12 of this issue, writer Alisa Aragon-Lloyd explains how and why you should shop around when it comes time to renew your mortgage.

Last month, the new Bettie Allard YMCA opened its doors. It’s a partnership between Concert Properties and the City of Coquitlam. David Podmore, CEO of Concert Properties, says, “The YMCA fills a long-sought need, and combined with the additional housing we are building, this new community will help support

SHOP AROUND AND SAVE MONEY
While most Canadians spend a lot of time and effort shopping around for their initial mortgage, it’s not generally the case when it’s time to renew.
Instead, many people are complacent and are happy just to renew, even if it’s not the best deal that they can get.
In a recent survey from BNN Bloomberg, 51 per cent of Canadians polled said they did not plan to change lenders to get a better mortgage rate when renewing, and another nine per cent said they did not even know it was an option.
As well, 52 per cent of respondents said they have a plan in place to deal with higher mortgage payments, with 38 per cent of those indicating they will cut back on their spending, nine per cent saying they will use their savings, and two per cent planning to take on additional debt.
Finally, two per cent of respondents said they would need to sell their house due to higher mortgage rates.
IT PAYS TO SHOP AROUND
Most borrowers simply sign and send back the renewal that is first offered by their existing lender, without shopping around for more favourable terms and rates. Lenders know this, and for this reason, they offer a decent rate. But if you complain or show them better offers, they will get more competitive. For that reason, trusting your lender to offer a favourable rate up front is the worst thing you can do at renewal.
Instead, you can engage the services of a mortgage broker at renewal time who will ensure you receive the best mortgage options and rate catered to your specific needs. Just because your lender had the best available product or rate for you one, three, or five years ago when you obtained a mortgage, it does not mean the same holds true in today’s market.
With products and rates changing on an on-going basis, it’s difficult to know what the best offering is for your unique situation without doing some investigating. A mortgage broker makes the process easier. They look at every rate and product

change from each lender, including banks, credit unions, and monolenders (lenders that only work with mortgage experts) to find the best deal for you. The services of a mortgage broker are free because they are paid by the lender based on the mortgage amount rather than the interest rate.
It’s important to remember that the interest rate is not the only factor you should consider. Finding the best mortgage with favourable terms also matters. A portability option, pre-payment privileges, including lump-sum payments, the option to increase your mortgage payments between 15 per cent and 20 per cent without penalties, and how penalties are calculated if you break the term of the mortgage, should all be considered.
Below is an example of how an interest rate comparison can help you save thousands of dollars.
By shopping around at renewal time, the savings were $8,760 (over five years) in mortgage payments by increasing monthly cash flow, plus an additional $12,256 (in interest costs and by having a lower balance at maturity after the five years).

With its unique blend of nature and culture, Vancouver Island draws new residents to its coastlines because of its magnificent beaches, hip arts scene, award-winning restaurants and outdoor activities. Along with some of the warmest weather and lushest scenery in Canada, Vancouver Island’s lifestyle is quite desirable.
Victoria’s status as a supremely liveable city is well known, as is its unhurried pace and joie de vivre. In a point2homes’ Top Millennial Hot Spots in 2021 survey that ranked 85 Canadian cities, Victoria, with its picturesque waterfront and heritage buildings, ranked eighth overall and
number one for climate. So, is it any surprise that this walkable harbour city is appealing to so many?
“At the end of the day, Victoria offers all of the urban amenities of a large metropolis, yet it is so easy to get away and wind down in nature,” says Michael Sikich, president of The Agency Real Estate Marketing. “The island exudes a laid-back vibe … it moves at a more relaxed pace than the mainland.”

“You can still purchase a townhome on average for $750,000, while a starter home can be purchased beginning in the mid-$700,000,” says Blainey, a lifelong resident of Victoria.
Home to two highly regarded universities — University of Victoria and Royal Rhodes University – Vancouver Island has several good elementary and high schools, as well as top-ranking schools like Brentwood College, St. Michaels and Shawnigan Lake.
Vancouver Island is well served by a rich network of travel options, whether it’s by transit, ferry, or by air via seaplane. For the business traveller, there are five airports on the island, including the Victoria International Airport.
If there is one down side to living on Vancouver Island, Sikich and Blainey agree that being at the mercy of the ferry can be an issue.
“The ferry can be a nuisance but if you are in a hurry to get to the mainland, you can quickly catch a Heli jet or float plane,” says Sikich.

SENSIBO ELEMENTS
Being couped up indoors during the pandemic for many has really brought the subject of air quality to the forefront. And as the mercury plummets, we once again find ourselves spending a significant time in enclosed spaces, often wondering, “Am I actually breathing in clean air?”
Some of the things you experience, such as headaches, chest congestion, coughs and fatigue, amongst other symptoms, could be signs of bad air, which could potentially negatively impact your long-term health.
To “see” what’s floating in the air, climate-tech company Sensibo launched a new product – Sensibo Elements – a smart indoor air quality monitor. It’s a small and sleek gadget partnered with a companion app designed to monitor select harmful contaminants and alert you so you can take action.
MONITOR POLLUTANTS
It monitors pollutants such as carbon dioxide (CO2), total volatile organic compounds (TVOCs), a pool of various pollutants, PM2.5 – tiny particles that can get into our lungs – and ethanol. It can also track temperature and humidity, and then calculates a total overall
air-quality score in real-time using its own algorithms.
There are no instructions in the box, but it’s simple to set up. Download the iOS or Android app or use the web. Select add a new device. You will be guided to plug in the device with the included USB-C cable and charger. Scan the QR code on the back of the device, or key in the number, then follow the instructions. If you have multiple devices, you can use the same app to set up different locations.
Sensibo Elements is cleverly designed to sit vertically. It comes with a small removable lightweight plastic frame that doubles as a stand, so you can keep it on your desk or

remove it and mount it on a wall. The vertical orientation, along with a tilt adjustment, allows for the sensors to better sample the air for a more accurate reading. There’s a light at the front that will glow green, orange or red to indicate the air quality. This light can also be turned off.
KEEP INFORMED
A high-level alert will cause the app to send an notice to your phone and offer a tip. For example, a high TVOC reading will appear as a text message on your phone, with a suggestion to open a window to circulate some air. I guess that’s fine, as long as it’s not winter here in Canada.
You can keep tabs on your air quality through the app dashboard. It gives you individual readings for each element it’s monitoring and a total air quality score. You can also view detailed pollution graphs of each element by hour and by day to

Overall, Elements is a neat little device capable of sensing some of the more common pollutants and immediately alerting you to take action. The detection of ethanol (which I seem to have at home) is an added bonus, which I have yet to see on other air quality monitors.

Toxic air is a real thing in our homes and not just something we see coming out of smokestacks. We’re exposed to it on a regular basis –particularly from dust and pollen or building materials, cleaning products and even some of the air fresheners we spray and candles we burn. So, beyond the obvious when we can actually smell something, having a

While I can appreciate the need for an additional revenue stream, given the full retail cost of the unit and the fact that not everyone looks at their devices every single day, charging a premium for all data beyond a day is a bit of a stretch. Charging for beyond a month might be more in line.
Premium subscriptions are reasonable: $6.49 per month or $3.33 per month billed annually. As an added bonus, yearly subscribers also get a two-year extended warranty.
Sensibo Elements comes with a desktop stand and power adapter. It retails for $435. It’s currently offered directly from Sensibo at an introductory price of $235, which the company says is reduced for the foreseeable future.
