There’s nowhere in the country that’s happier and more ebullient than Edmonton these days, of course a lot of that has to do with the Edmonton Oilers playing again in the Stanley Cup finals, but there’s also much to celebrate in its new home market as well.
For one, the announcement by the Government of Canada that it is eliminating the Goods and Services Tax (GST) for first-time home buyers on new homes up to $1 million and reducing the GST for first-time home buyers on new homes between $1 million and $1.5 million is more than welcome news. And with new home starts in the Edmonton region increasing over 10 per cent, there are plenty of opportunities out there for the first-time new home buyer to get their dream home.

The right size at the right price. That’s what the “right-sizer” buyer is looking for, and these days that’s everyone. The “right-sizer” was never just a buzzword in Edmonton, as whether downsizing or upsizing a home, finding the right-size home is what everyone needs.
Finding a home that fits your lifestyle needs is important, but finding one that fits the budget is just as critical, if not more so. After all, no one wants to be housepoor, meaning having a home that you can’t afford.
“Right-sizing your home is all about finding a space that truly fits your current lifestyle—not too big, not too small, but just right,” says Brookfield Residential Marketing Manager, Jenna Rilling. “It’s different from simply ‘downsizing’

or ‘upsizing.’ Right-sizing means thinking about how you live day to day and choosing a home that supports those needs.”
The Canada Mortgage and Housing Corporation (CMHC) offers a couple of guidelines to finding a home that you can comfortably afford. First, your housing costs shouldn’t be more than 32 per cent of your gross income. Housing costs include mortgage principal and interest, taxes, heating expenses and half of your condo fees. Second, your total debt (for housing, cars, and credit cards) shouldn’t be more than 40 per cent of your gross income.
Fortunately, Edmonton’s new homebuilders work with their customers in offering all home types that can fit their various
financial and lifestyle needs. We spoke with a few homebuilders to find out how they can help the “right-sizer.”
The convenience, functionality, and larger size of the front-drive garage home (or FDG home) has made it today’s ideal family home. This type of home is as ubiquitous as the suburbs they are generally found in and are at the apex of the home-buying cycle. But with the rising interest rates, soaring material costs, and tight housing market, it may not be the most affordable option, but homebuilders have strategies in place to keep them as budgetfriendly as possible.

Group, Tara Van Horn says the front-drive garage home is the most common next step for growing families.
“Front-drive garage homes seem to appeal most to young families who are looking for a new home with more space to accommodate their growing families. Front-drive garage homes are typically larger than detached garage homes, duplexes or townhomes that these families may be moving out of,” she says.
Convenience is a major advantage to a front-drive garage home – especially in places like Edmonton, where the weather can be extreme, she adds. “Families with young children can conveniently load and unload their vehicles while not being exposed to the weather.”

A duplex is a single structure featuring two residences, each with its own private entrance and one shared wall (there is usually a gap between the walls of the two homes to lessen sound transfer). Each home is individually owned, and unlike townhomes, have no condo fees. It’s twice the nice at half the price.

The promise of finding a better life in the small-town environs of Leduc has always been a big part of the appeal of Edmonton’s sister city to the south, even as its rapid pace of growth has given rise to even more new opportunities for homebuyers to find the life they want here.
Growth is looming large on the horizon and the city is ready for it. City council had recently approved the Urban Centre Redevelopment Plan (UCRP), the first area redevelopment plan for the City of Leduc.
The plan encourages mixeduse development, walkability, and a cohesive neighbourhood design while maintaining flexibility for future growth in the City of Leduc’s Urban Centre.
It aims to make the Urban Centre an area that is accessible, safe, and inclusive with diverse housing, business opportunities, high-quality urban design, and transportation connection options.
“We’re excited to move forward with this plan, which represents years of collaboration, community
input, and thoughtful planning for the Urban Centre area,” says Bob Young, Mayor of City of Leduc. “The Urban Centre Redevelopment Plan will help unlock the area’s potential while honouring its character and history—a thriving downtown is a reflection of the culture and wellbeing of a city.”
Young, in fact, has seen this growth first-hand, living here since his family moved to Leduc in 1962. “It was very different then, but even back then Leduc already held the appeal as a place where families can find a fulfilling life,” he tells Edmonton New Home + Condo Guide. “It’s a community you want to stay in from cradle to grave, and we’re on the path for further growth.”
According to Alberta provincial government records, Leduc had a population of 38,543 in 2024, the 13th highest in the province. It added that the population of Leduc increased 3.75 per cent year-over-year and increased 15.7 per cent in the last five years.
“There are many reasons we grow every year,” Young says. “With a bustling arts and culture scene, ample natural spaces, and community groups run by dedicated volunteers, Leduc is as friendly as it is active,” he says.
The city is steadily growing and remains at the heart of the province’s economic engine, with the thriving Nisku and Telford industrial parks as key parts to this drive. But for residents, Leduc represents the opportunity of living a life of peace and prosperity.

Qualico’s Meadowview and Jayman Living’s Southfork are two of the most popular new communities in Leduc and have attracted many of its newest residents.
Meadowview is flourishing, Stamper says. “Last year we reintroduced Front Garage Duplexes and Townhomes back into the community, which were
previously sold out. This provided a wider budget range and more choices for our home buyers in Leduc. The Townhomes have already sold out but expect to see more in future stages!”
Development of Meadowview is moving steadily along, and Qualico is currently constructing a new phase on the west side of the community. “We anticipate these lots to be ready for home construction in late 2025. The phase consists of Single-Family Front Attached Garage and Front Attached Garage Duplexes.” Single Family Rear Lane homes are also available.

Southfork is currently selling in phases 11, 12, 14 & 15. “The community is well established and built out, with many people

“Fox Burger is a great local Edmonton business that also has a location in Leduc,” Stamper says. “The garlic fries are a must if you visit! You can eat in the restaurant, or you can take your food to go and walk over to Leduc Brewing Company right across the parking lot for some great local craft beers. They also host lots of fun events like trivia, name that tune, karaoke, and live music.”
For a relaxing day outdoors, Atwal recommends walking the trails along Telford Lake. “It’s great for bird watching. Perfect for family walks any time of the year.”

Housing affordability has ever been the biggest concern among homebuyers, especially now when prices are surging. Many buyers have turned to homes designed with additional living spaces that can be rented out to help pay down the mortgage.
Many of Edmonton’s builders are now jumping on the trend and are offering more models with secondary suite options that
not only help pay for the home but gives the homeowners more flexibility in living their lifestyle.
The City of Edmonton defines a secondary suite as a separate dwelling located within a singledetached, semi-detached, backyard house or row house with its own living room, kitchen, bedroom and bathroom. It has its own separate entrance from the principal dwelling, either from a common indoor landing or directly from outside the building.
Sterling Homes is one of the many builders that now offer homes with secondary suites as demand for these types of homes climb.
“These days, we’re seeing a lot of buyers really interested in secondary suites,” says Justin Nolette, Sterling Homes’ Sales & Marketing Manager. “With today’s
mortgage options, having a secondary suite can actually help with your borrowing amount. Essentially, you can use the potential rental income to qualify for a larger mortgage.”
He adds that the demand for rentals in Edmonton is so strong that adding a secondary suite to the home makes sense.
“Edmonton’s rental market is huge, so it’s a great way to generate some steady income and offset your mortgage payments. Plus, with modern building practices and impressive design options, renters are really open to these properties, whether it’s basement or garden suite.”
By and large, a secondary suite must be self-confined, with its own
kitchen, bathroom, and bedroom(s) allowing for independent living. It has a separate, private entrance, either inside the main house or from outside.
A secondary suite can be a basement apartment, a developed living space beneath the main floor of the home; a garage suite, a selfcontained living space above or attached to a garage; or backyard suites, a self-contained living unit located in a backyard of a property.
Having secondary suites provides additional housing units within an existing neighborhood, can increase the value of your property, provides additional income for homeowners, as well as accommodate extended family members, such as parents, to allow for aging in place.
Nolette says Sterling Homes offers legal basement suite options and garden (or garage) suites where you have the suite above the garage.
“Depending on the model, we’ve got both 1 and 2-bedroom basement suites, as well as a 1-bedroom garden suite. We’re also currently working on some amazing new garden suite designs that we’re hoping to release later this year, including a garden suite with two dwellings.”
As far as costs go, Nolette says developing a legal basement
suite with Sterling Homes starts at around $80,000 in addition to the cost of the home. “Garden suites are a bit higher in price and depend on a few factors, but they’re definitely a larger investment when comparing to a basement suite.”
Most of Sterling Homes’ singlefamily homes nowadays can come with side entrances. “Side entrances are pretty common for our homes now. We find that most people really appreciate the flexibility in case they decide to add a basement suite in the future. People love having that option, so we try to always incorporate one in our planned spec homes, unless there are specific lot or subdivision restrictions,” he adds. Apartment condos have always been thought of as a perfect firsttime homebuyer opportunity, but they can also be a comfortable nest for seniors, retirees, and empty nesters. More families are getting into condos these days, as well.
Condos, are after all, are the most affordable new home option in any market. But there is more to their appeal across so many demographics than just affordability.
“For condo buyers, it all comes down to lifestyle choice. Many
