Finding a home that fits your lifestyle needs is important, but finding one that fits the budget is just as critical, if not more so. That’s what “right-sizing” is all about.
The “right-sizer” was never just a buzzword in Calgary, as whether downsizing or upsizing a home, finding the right-size home is what everyone needs. After all, no one wants to be house-poor, meaning having a home that you can’t afford.
“Finding the ‘right-size’ home means creating living spaces that are intentionally designed to match the lifestyle, needs, and stage of life of each homeowner, says Cantiro Homes’ General Manager, Gary Hoeft.

The Canada Mortgage and Housing Corporation (CMHC) offers a couple of guidelines to finding a home that you can comfortably afford. First, your housing costs shouldn’t be more than 32 per cent of your gross income. Housing costs include mortgage principal and interest, taxes, heating expenses and half of your condo fees. Second, your total debt (for housing, cars, and credit cards) shouldn’t be
more than 40 per cent of your gross income.

Housing affordability has ever been the biggest concern among homebuyers, especially now when prices are surging. Many buyers have turned to homes designed with additional living spaces that can be rented out to help pay down the mortgage. Essentially, making the home work for the owner.
Many of Calgary’s builders are now jumping on the trend and are offering more models with secondary suite options that not only help pay for the home but gives the homeowners more flexibility in living their lifestyle.
A secondary suite is usually defined as a separate dwelling located within a single-detached, semi-detached, backyard house or row house with its own living room, kitchen, bedroom and bathroom. It has its own separate entrance from the principal dwelling, either from a common
indoor landing or directly from outside the building. In Calgary, most of the secondary suites offered by new home builders are the basement development type. Some over-the-garage nanny suites are also available primarily on the city’s secondary market.
“Secondary suites are increasingly important today due to their versatility and financial benefits,” says Cedarglen Homes Content Marketing Specialist, Janelle Jalali. “They offer homeowners the opportunity to generate rental income, which can help offset mortgage payments, making homeownership more affordable. Additionally, they provide an ideal solution for multi-generational living, allowing family members to live together while maintaining their independence.”
She adds that even if not used for rental or family purposes, secondary suites add value by serving as flexible spaces for home offices, guest quarters, or recreational areas, making them a wise investment for the future.
Marvin Coronia, Senior Marketing Manager at Hopewell Residential, agrees. “In today’s world, versatility is everything – and that’s exactly what a secondary suite brings to your home.”
First advantage, he says, is affordability. “A well-designed suite offers the potential for rental income, helping you manage mortgage payments and build financial flexibility.”
He also notes that it does provide a handy solution to the housing supply crunch. “With housing demand on the rise, secondary suites are a smart way to contribute to the community
by creating more living options for others.”
Otherwise, it also works as a home office, guest space, or short-term rental space. “A secondary suite gives you options that evolve with your lifestyle.
Bottom line? A secondary suite is a practical, future-friendly investment that adds value not just to your home, but to your everyday life.
According to Jalali, the average cost to develop a secondary suite for new builds varies depending on the product type. “Typically, prices start at under $80,000 for a front-drive garage home, however Cedarglen Homes currently offers several promotions to help homebuyers offset these costs.”

A set of swings, and seesaws, and maybe a slide. That used to be the extent of playgrounds in Calgary’s communities. Not anymore, as

community developers have turned the once-underused spot into a key amenity that will attract new families.
Today’s playgrounds aren’t just a place where parents can bring their kids to expend pent up energy, but where they can themselves socialize while letting their kids explore and expand their imaginations in increasingly elaborate playground set-ups. Monkey bars that kids don’t only swing from but can twist and turn around in, imaginative jungle gyms of all sorts of shape and colour that challenge creativity, rubberized mats instead of gravel and sand that reduce the risk of scraped knees and elbows. The common refrain from grown-ups: “where were all these when we were growing up?”
Apex Land, the developer of such hit communities as Carrington South, Creekstone, and Silver Spruce, has always made playground design a priority.
