The Collingwood, the Newbrook, and the Fleetwood are among Excel Homes’ Hall of Fame front-drive garage homes as the most requested models by their buyers. They will soon be joined by the Bennett, the award-winning builder’s 35th Anniversary model that just opened its first showhome in Silver Spruce in the southwest.

“The Bennett show home is a 35th year anniversary model, and the first of its kind,” says Kristina Plank, Excel Homes Marketing Manager. “It was designed to optimize every square

The new showhome opened in November 2023, and it is already earning praise. “It has garnered a lot of interest from prospective buyers in the neighbouring community of Silverado who are looking to upsize from their rentals or multi-family homes,” Plank says. “The feedback has been amazing, and the show home has been well received with many agreeing that it is one of their favourite Excel show homes.
“Walking into the home, you’ll notice a sophisticated home office with a great use of contrasting colours and a stunning waterfall island in the kitchen,” Plank says. “The home is unique and different from any of our other show homes, with
equestrian inspired décor with a nod to Spruce Meadows.”
The great room is warm and cozy with an optional half-height fireplace, with half-height paint grade mantle. The expansive central island with quartz countertops features a waterfall design that adds a cool, aesthetic flair in the kitchen. A coffee station in the walk-through pantry is a smart convenience for busy families, the mud room with shelves and a sitting area is a practical touch.
The vaulted ceiling in the bonus room upstairs brings an aura of spaciousness to the home, and the second-floor laundry is what every growing family needs. The bonus room is strategically located right at the top of the stairs and acts as a buffer between the primary bedroom

Plank says that Excel’s experienced design team also added the option for a desk in the flex space/hallway on the second floor. “This makes it at once a fun spot for fun-filled family nights, and a quiet spot for the kids to do their schoolwork in.”
The Bennett showhome is located in Silver Spruce, a boutique enclave of single-family homes within the well-established community of Silverado in Calgary’s southwest. It is next door to the Spruce Meadows multi-purpose sports facility that is famed for its international equestrian show-jumping competitions, and the inspiration for the Bennett’s décor.
Beyond its looks, however, Plank says this home was designed for a family or young professional
couple to grow into. “We considered thoughtful design options like a mudroom that leads to the pantry, which makes bringing your weekly groceries into the house so much easier.”
The 2,045 square-foot Bennett showhome has three bedrooms and two-and-a-half baths with an attached double front garage. Like all homes in Silver Spruce, the Bennett sits on a Zero Lot Line which helps preserve its affordability by cutting the cost of land.
The Bennett was just one of the showhomes Excel Homes opened during its 35th Anniversary celebrations in 2023. Their new showhomes can

There are two schools (elementary to junior high) as well as playschools in Silverado, kindergarten/elementary schools nearby. Silverado also has a fitness and yoga studio, a veterinary hospital and the requisite shopping centre with groceries, banks, pharmacy, restaurants, and so much more already ready for Silver Spruce’s new residents to enjoy.
Zero Lot lines keeps homes in Silver Spruce attainable, even as Calgary remains to be one of the most affordable cities to build a new home, Plank says, and 2024 might just be a great time to get in one.
“Buying a new home now gives you the ability to lock in your interest rate with a rate hold, which gives you some protection from future rate increases,” she explains. “In addition, the cost of land, labour and supplies is expected to increase – buying now locks in the best price for you.”

Making the most of available space has always been the point of home designs and balancing the needs of practicality and style have always been key. With multifunctional homes becoming the norm in 2024, the ability to maximize living space is key, but energy efficiency is also going high on the wish list of buyers.
Homebuilders are now offering models with developed basements, third floor lofts, main floor bedrooms with ensuite, the list goes on. But homes with increased energy efficiency are also in demand.
The developers of the popular ZEN townhome series have laid out some amazing new floorplans for 2022, but a key component of their designs remains to be increasing energy
efficiency. Avalon is continuing to apply Net Zero and Net Zero Ready methods in their building designs and construction process, says Chris Williams, President, Avalon Master Builder.
Avalon is taking this a step further in 2024 with ZEN Livingston, their first Net Zero Community in Calgary. Sales began in last November and they are seeing strong demand.
“Every home will be built as an energy-efficient home with a superior airtight building envelope, extra insulation and triple pane windows which eliminates drafts and reduces energy consumption. The homes are more comfortable, healthier, quieter, and more durable,” Williams says.

for more than two decades. The result of this effort is we can, today, build a market affordable townhome that saves, in energy cost, the same amount as the cost to finance the Net Zero features. On average for the year, the increase in your mortgage is the same as the decrease in energy cost. As energy costs increase, the savings also increase.”

More than three decades ago, the communities of Rundle, Pineridge, and Falconridge were among the top new home options in Calgary’s northeast. In the 2000s, Saddleridge and Taradale took their place. Then, in the 2010s, it was the Skyview Ranch and Redstone as the city expanded further north.

“The Northeast offers a quadrant of the city that is highly connected through major roadways and infrastructure to important amenities for day-to-day life. The airport is minutes away and you can travel to downtown Calgary in less than 20
minutes,” says Ali Tahir, Trico Homes area manager for Homestead.
Marvin Gonzalez, Trico Homes area manager in Cornerbrook, agrees, adding that beyond its central location, the northeast also brings a sense of community.
“The culture in the area has a strong sense of community with events, activities, and local initiatives that contribute to a positive living experience,” Gonzalez says. “The northeast has also proven to have great historical resale value, which can be significant factor for families.
The signs of growth are everywhere in northeast Calgary. Someone who hasn’t visited the area over the last 10 years might even find it unrecognizable with all the new commercial and residential developments, and more are underway.
What was once a lonely stretch of prairie country road, Country Hills Boulevard – one of the main thoroughfares in the area – has become emblematic of the explosive growth of what has been termed Calgary’s “New North.”
Homestead offers a large variety of home types and budgets, as Trico Homes offers detached laned homes, double front attached garage homes, and triple front attached homes here. “We have options to suit a variety of budgets and families. Our homes range in size from 1,460 square-feet all the way up to 3,249 square feet,” Tahir says.
“The draw for most homeowners in Homestead is that they don’t have to sacrifice convenient access to their favourite amenities they’ve come to know and love, while getting a brandnew home in an area that isn’t as busy as where they currently live. Residents can also enjoy walks in our beautiful greenspaces that give panoramic views of the Rocky Mountains, Downtown Calgary, and the Prairies,” he adds.
Gonzalez says Cornerbrook has a more “low-density, boutique community” feel. “It is defined by having 30 per cent greenspace with 180 acres of environmental reserves, all connected with regional pathways, playgrounds, and ponds.”
There is also an upcoming LRT extension to Saddletown LRT with Park and Ride access, he adds.
“Cornerbrook is a community where you settle in to enjoy life after leaving the hustle and bustle of the inner city.”
Homestead has seen a lot of action since it held its grand opening in the summer of 2021, and 2023 saw it busier than ever.
“The second half of 2023 was a very busy month of construction in the community, and there’s no signs of that slowing down heading into 2024,” says Cale Marklund, Marketing Manager for Partners Development Group, the developers of Homestead.
“We are nearly sold out of available homes in Phase 5 of the community, and we’re excited to welcome more duplex homes, front garage and laned homes early next year as we launch phases 6 & 7.
He is also excited for the opening of Homestead’s first commercial centre. “Coming to the community next year is Homestead Landing; the community’s very own commercial shopping plaza that will feature everything from grocery shopping and dining to health and childcare right in the community and easily accessible for all community residents.”
Accessibility will also be much improved with the completion of the new 80th Avenue overpass from Taradale/Saddleridge, which will be open to bicycles, emergency vehicles and transit only. “This is the first step to getting transit access to the community, making it easier for community residents to get to innercity locations for work,” Marklund says.
Gonzalez says that the northeast has such a rich diversity in culture that it serves a veritable smorgasbord of ethnic foods.
“With the northeast being such a diverse, culturally rich quadrant of the city, you can come here to enjoy some of the best cultural foods that the city has to offer - from Vietnamese, Malaysian, South Asian, Lebanese, Nigerian, Jamaican - the list goes on.”
Tahir agrees, but a new favourite is Karahi Boys. “It is a newer restaurant to the McKnight shopping Centre and a great addition to what the Northeast has to offer for dining. This restaurant chain offers amazing Pakistani/South Asian cuisine and delicious family sized naan. Definitely a place to check out if you’re looking for something a little spicy.”
As far as shopping amenities go, there is the venerable Pacific Place on 36 St. NE that houses the iconic T&T supermarket and other international stores and gets crowded every Chinese New Year; Basha International Foods along Barlow Tr. is the go-to spot for fresh ingredients for South Asian dishes; and, the most recent addition, Seafood City just off
Sunridge Blvd. draws Filipino shoppers from as far away as Saskatchewan.
“The East Hills Shopping Centre, just south of Homestead down Stoney Trail provides residents with some great shopping like Costco, Sport Chek and other box retailers, as well as multiple restaurants, and family entertainment with things like Cineplex theatre,” Marklund adds.
Then there is the magical Genesis Centre, a 225,000 square foot
multi-purpose complex dedicated to enriching the health, wellness, and unity of northeast Calgary. It has two indoor filed houses, a community gymnasium. The Saddletowne YMCA and the Calgary Public Library are at its wings.
With all those amenities – not to mention the plentiful schools and places of worship– it is no wonder that the northeast is known as a very welcoming place.

When it came to the inspiration behind her bedroom makeover she’s sharing at the upcoming 2024 Calgary Renovation Show, Leigh-Ann Allaire Perrault found more than enough while on a Parisian getaway over a decade ago.
“The inspiration for the project was a happenstance trip that my family and I took to Paris, France,” says Allaire Perrault, resident design & DIY expert on Cityline. “I say happenstance because it was never a trip that we ever imagined taking. My husband won it in a silent charity auction not even knowing what he bid on.”
While staying at the luxury George V Hotel Four Seasons, Allaire Perrault
was taken by the attention to detail and care imbued in the massive suite she and her family found themselves in. “It wasn’t stuffy. It was such a welcoming, comfortable space that we truly enjoyed being in. Since that trip, I knew I wanted to transform our own bedroom to give that same feeling we had when we were in Paris. It was just so over-the-top gorgeous, but at the same time, relaxing and calming.”
From the curated collection of French antiques, the bright and light colour palette, and the old-world beauty of the courtyard garden at the George V, Allaire Perrault had a lofty project ahead of her to capture the lived-in luxury of one of the world’s most stunning properties.
Armed with a plethora of pictures from their once-in-a-lifetime trip, Allaire Perrault set out to reimagine their previously plain primary bedroom into a European-inspired oasis that wouldn’t break the bank. “I was not working with a Four Seasons budget to redecorate our room. My goal was to invoke the power of DIY and transform as much of the space as possible.”
To capture the collected beauty of their vacation suite, the DIY expert repurposed much of the existing furniture they already had. “We had an armoire that was really big and visually cumbersome in the space. I was inspired by Parisian antiques and I wanted the look of a hand-painted, toile-patterned armoire, but I did not want to spend thousands of dollars for an antique piece. I took the existing one, painted it with Chalked paint, and then did an inlay technique to transfer a toile pattern onto it.”
To pull in more of the hotel feel, Allaire Perrault assembled and installed IKEA cabinets, then added trim and DIY box mouldings on the doors to make them look like custom built-ins. The mouldings were repeated on the walls around the space to mimic the architectural details she so admired in her Parisian suite.
To recreate elements of the hotel’s stunning courtyard, the designer introduced a floral motif throughout the space, including the wall mural she hand-painted over the bed inspired by a hanging orchid installation at the

“It was the most stunning thing. I took a figurative approach and used the idea of orchids overhead as inspiration for my orchid mural above the bed. I sketched out an image on my computer, projected it onto the wall, traced it, and then filled it in with a harmonious palette of five Colour Spark paint hues .”
The end result of the space is nothing short of beautiful, but for the design guru, the biggest win was the ability to create something she loves using her skills and vision. “This bedroom project is an example of something I’ve coined my makeover takeover. I take over a space and use the power of paint and DIY to transform pretty much every surface from top to bottom on a budget.”
