Flurries are flying a bit thick in the morning as I write this, and temperatures are cooler than normal, but I saw my first robin of spring while walking the dog yesterday, so the real spring looks to be just around the corner. The unpredictability of spring weather in Calgary isn’t the only thing predictable in the season, as the advent of new showhomes is as sure as clockwork and we have the latest in this issue.

We start off with Morrison Homes in our cover story and its strong start to the year, with several new and innovative showhomes in a couple of new communities are leading the way. The winningest builder in Calgary is off and running with fresh laned home and front-drive garage models as they continue their winning ways in communities like Legacy and Sirocco at Pine Creek. See what else they have on offer inside.

This issue exemplifies the vast potential of the Calgary new home market – we have stories on new communities that’s sprouting up all over the region (Upper Greenwich, Southbow Landing, Vantage Rise, to name a few) – and even one that’s winding down (Walden). What it tells us is there are plenty of new areas where an opportunity of finding a new home is ready and available.

We have a feature that focuses solely on Calgary’s latest townhomes –a multi-family home that has suddenly become the hottest commodity in the market. Jayman BUILT, StreetSide Developments and Trico Homes have new developments that capture the imagination with their innovative approach to design and features.

Finally, we have the winners of this year’s BILD Calgary Region Awards, and, wow, the gala night that celebrated the best of the best in Calgary’s new home industry was one to remember – we were there! Find out if your favourites won inside.

Can’t wait to see what next month brings. See you then. Happy house hunting!

MORRISON HOMES RISES ABOVE IN CALGARY’S COMPETITIVE MARKET

Calgary’s new home market remains hotter than ever, even bucking the national trend as strong migration to this dynamic southern Alberta city continues to raise demand. And in this heated market environment, it always helps to have a proven winner at your side.

Morrison Homes is Calgary’s most awarded homebuilder with a record 16 Builder of the Year awards under its belt. It is a trusted name in the industry, and they continue to improve its record with its innovative approach to home design, commitment to affordability, and a sharp focus on customer care that they continue to hone.

“Calgary is being revealed to a wider population as a city to be seen in, whether it’s topping lists of best Canadian cities or your friends and families recommending it, people

are seeing Calgary for the rare gem it is,” says Morrison Homes Marketing Manager, Max Conrad.

“While prices have been climbing in Calgary, it’s still comparably affordable against other major Canadian cities. Along with this, there is a historically low amount of resale homes listed in Calgary, this is allowing buyers the opportunity to discover the new home options that are available to them.”

It is in this competitive milieu that Morrison Homes stands out. For over six decades Morrison Homes has been making homeowning dreams of Albertans come true, and in Calgary that happily ever after is closer and more attainable than you might think.

MAKING ITS MARK

Morrison Homes already has an indelible print on the local market

with its stellar lineup of single-family homes available in every sector of the city, and they continue to provide well-built, well-designed homes with affordability in mind.

Morrison Homes offers a wide and diverse range of home types and designs, there is something to fit everyone’s budget and lifestyle in any of the several new communities across Calgary where they build.

Morrison Homes can be currently found in nine communities in all sectors of Calgary and region. Recently unveiled are their latest offering of laned homes in the booming southwest community of Sirocco at Pine Creek, and new front-drive garage homes in the established community of Legacy in the southeast.

“Over the next year we will also be introducing some exciting new

front garage Villa and Duplex models to Sirocco that are sure to be a hit” Conrad says.

Morrison Homes offerings span the entire range of single-family homes from duplex and laned homes for first-time buyers, front-drive garage for growing families, and even estate homes for those looking for the finer things in life.

COMMITMENT TO QUALITY

Morrison Homes continues to win hearts and minds in Calgary, and this year received 7 finalist nominations at the BILD Calgary Region Awards.

But as Conrad, points out, they are not in the game to collect accolades.

“As always, we’re not in it for awards, we’re in it for our customers. We’re always honored to receive finalist nominations and award wins, but they are a byproduct of our dedication to our customers. This is a testament to the trust our homebuyers provide us,” he says.

So, when all eyes of the nation are on Alberta and the continued affordability of its homes, it helps to know who the most trusted players

are in the local new home industry. Especially one that has the ability to make dream homes come true.

DEDICATED TO EXCELLENCE

Awards are a great validation of the work, but customer satisfaction is what Morrison Homes ultimately aims for.

The emphasis they put on customer care cannot be overstated, as well. “At Morrison Homes, our team (area sales managers, selection studio designers, site supervisors, warranty technicians, and dedicated warranty coordinators) is by your side through every stage of the building process,” Conrad says.

“Our commitment is to guarantee that each customer’s investment results in a new home that exceeds their expectations. With Morrison Homes, the Customer’s always come first. With this guiding principle, we take pride in being the Homebuyer’s Best Friend.”

VARIETY AND INNOVATION

In 2024, Morrison Homes is about to level up with new showhomes that are sure winners in every sense.

Opening on April 27 are two front-drive garage showhomes in the southeast community of Legacy. The Cliffton II and the Wexford are tried and true floorplans at Morrison Homes, but the new showhomes brings an even sharper stylish edge to their already considerable charm.

“This is the first time we will be offering front-drive garage homes on zero lot lines in Legacy,” says Area Sales Manager, Ryan Heggedal. “Both have the requisite functionality and practicality every family needs, but there’s a stylish panache, as well, that is quite pleasing.”

The 2,317-square-foot Cliffton II and the 1,919-square-foot Wexford both come with open-to-below features that lend a sense of drama to the home. “These are some of the most popular homes we have in our lineup, but the design of these new showhomes have been revitalized and updated,” he adds.

Having them available on zero lot lines in an established, dynamic community like Legacy helps maintain their affordability, he adds. Morrison Homes will also have zero lot lines along the ridge that offer some of the

best views of the surrounding natural reserve.

Morrison Homes is also launching new laned homes in Sirocco at Pine Creek, to add to their front-drive garage homes already available in this bustling southwest community.

The recently-introduced Ledger laned home is already becoming one of their most popular models and the showhome they are opening in Sirocco underlines its appeal as the perfect entry point for first-time homebuyers.

“Laned homes, which are perfect for the first-time homebuyer, remain one of our most popular options. Not only do these home types offer

a considerable amount of space, but they also often allow for basement suite developments with side entries,” Conrad says, which opens up the possibility of renting out the extra living space to help with mortgage payments.

The Ledger laned home model was recently opened in Cornerstone and is available to walk through. Customers in the northeast have quickly gravitated towards this home and it has proven to be a popular choice among buyers.

For more on their upcoming release and what else they have available in the city, go to morrisonhomes.ca.

IS A TOWNHOME THE RIGHT FIT FOR YOU?

THREE IMPORTANT CONSIDERATIONS.

CODY BATTERSHILL

Townhomes are a great type of property for potential homebuyers for many reasons, one of which is that they are typically more affordable than comparably sized single-family homes. With affordability at the top of mind for many buyers in today’s residential market, the townhouse market has seen demand skyrocket over the past few years, along with benchmark prices.

If you’re thinking about buying a townhome in Calgary’s residential market, here are a handful of considerations you’ll want to make before signing on the dotted line.

1. CONDO FEES

While townhouses are typically more affordable than their single-family counterparts, remember that you will likely have to pay condo fees –unless you find a development that isn’t managed by a condo association (there are some in Calgary).

Condo fees can vary depending on the project, but expect to pay anywhere from $200 to $400 monthly. Over a full year, this adds up to anywhere from $2,400 to $4,800; therefore, make sure to find out how much the condo fees are for a prospective townhome before signing on the dotted line.

Condo fees typically cover common property maintenance like snow removal and landscaping, insurance premiums, and other expenses associated with your particular development. Therefore,

you’ll need to consider if you want to pay condo fees every month and are okay with the trade-off it brings (less maintenance).

2. CONDO RULES & BYLAWS

Researching the condo’s bylaws and rules is another important part of determining whether a particular townhouse project is right for you.

For example, some condo associations may only let pets of a certain type/size/weight live in the units. Others may have strict rules on renovations, and will require approval by the condo association for any modifications done inside the townhouse.

These are just a few examples of what could be a long list of rules you’ll need to abide by.

The best way to determine if a townhouse’s rules are right for you is to ask for a copy of the bylaws and review them page by page. Additionally, getting a professional document review will highlight any red flags in the condo association’s history that you may want to be aware of before choosing to buy, or not.

3. FUTURE GROWTH & DEVELOPMENT PROSPECTS

Another important consideration when buying a townhome in Calgary is future development prospects and community growth. For example, if you buy a property and suddenly find out about a large condominium going up near you that will be a cause of concern for any number of reasons (traffic, privacy, parking, etc), you may develop a small case of buyer’s regret.

But this also works the other way. Perhaps there are plans to build a future school or recreation centre

nearby; this would add to the appeal of the townhome, and if you were planning on starting a family, it may make the particular development more enticing to buy in.

Do your due diligence and fully inform yourself about what future developments are planned for the area. Go to the City of Calgary’s development permits website and look up all permits underway. Also, ask your real estate agent of choice if they also can investigate on your behalf.

ASK YOUR REALTOR®

Overall, townhomes are a great buy for buyers looking for a more affordable property with less maintenance. However, they may not be the right fit for everyone.

Never hesitate to ask your professional Realtor® of choice if a townhome in Calgary is right for you. They should have your best interests at heart and guide you every step of the way, while advising you on what projects may or may not be a good fit based on your wants and needs.

Wishing you the best of luck with your next real estate transaction! Happy townhouse hunting!

COMPLETING THE VISION FOR

WALDEN

A potential fulfilled is a very rewarding accomplishment, even more so when that success holds true to the original vision. That is just how Genstar Development Company feels as it approaches buildout for one of its most unique developments – Walden.

What started as windswept prairie land in southeast some 15 years ago is now one of the most dynamic and vibrant communities in Calgary that continues to attract new residents with its wide-spanning range of homes for all lifestyles and budgets.

That amazing range of single- and multi-family homes it offers is just one reason for Walden’s continued popularity, as residents have also fallen in love with its abundance of amenities that keeps life in the community humming, and even improved accessibility with the completion of the ring road.

“Walden was launched in 2008 with the vision to provide urban living with a small-town feel,” says Travis Putnam, Development Manager at Genstar. “This was accomplished with a fusion of traditional and modern architectural styles while creating an exciting and compatible environment.”

Today only two phases are left in the over 50-phase community, and the opportunities to own a new home in this one-of-a-kind community is fast running out.

“With only two phases remaining, Walden is largely complete,” Putnam says. “Purchasing a new home in Walden means not being surrounded by construction for years. Residents can take advantage of the three large commercial areas, along with pathways, ponds, playgrounds and more. Multiand single-family options are still available.”

That its development largely held true to its vision is a testament to the expertise of Genstar Development Company, which has been developing residential communities in Calgary for over 70 years.

Walden was designed in two phases, the first focusing on walkability to services, groceries, cafes, and restaurants, while the second emphasized urban living in a natural environment with pathways, ponds, and standing groves of trees. “You can say that Walden is urban by nature,” Putnam says. With over 50 phases, Walden will have approximately 3500 homes. New showhomes for front-drive garage homes and townhomes are opening in June from Homes by Avi, Truman Homes and Daytona Homes, and there will be a grand celebration to mark this milestone. There are still a few opportunities to buy amenity lots backing onto pathways, ponds and greenspace, as well as the popular walkout lots. Find out more at genstar.com.

THE ENDURING APPEAL OF THE TOWNHOME

Townhomes can be considered the Goldilocks home of the multifamily set – they’re not too small, not too big, nor all that expensive either. They’re just right for the right-sizers, and they are among the hottest sellers in the Calgary market right now.

The versatility of the townhome is what makes it the top pick for many of today’s new home buyers. Whether upsizing or downsizing, for many, the townhome is about right-sizing.

Townhome buyers love the fact that they can get a two- or threebedroom (increasingly, even four bedrooms) home for a lower price than is typical for a duplex or laned home, with the extra advantage of a low-maintenance lifestyle. Some also come with attached garages, which is a big bonus.

The flexibility they offer is unmatched and affordability is a key reason why townhomes are hot right now. There is a wealth of new townhome developments in many of the newest communities in and around Calgary, so location is not a problem.

We spoke to some of Calgary’s top townhome developers to get their insights on why buyers looking for a new home should consider this multifamily option.

TYPES OF TOWNHOMES

Townhomes can come with condo fees, but there are also those with nocondo fees, and there are some that fall in between, it is worth noting the differences.

In a non-condo townhome, or fee simple townhome, owners take

on the work from shoveling snow and cutting the grass, to any exterior repairs or maintenance that is required much like you would a single family or duplex home. There is no monthly fee with these townhomes, and this is the most similar ownership format to single family.

In a traditional maintenancefree townhome, the owner is not responsible for all exterior maintenance that may come up. They usually have condo boards that take care of those details, hence there are condo fees.

There are also bare land condo townhomes, which is a mix of those two options above.

The following are some of the latest townhome developments in Calgary, with both maintenance-free and no-condo-fee options.

Les Jardins by Jayman BUILT

WEST 83

Trico Homes is coming on strong in the townhome market with two new developments: West 83 and Colours of Seton. The former is a luxurious maintenance-free model in a much-sought-after area of southwest Calgary, and the latter brings modern design sensibility to a rapidly developing community in the southeast.

West 83 is Trico Homes’ newest luxury townhome community, and one of the things that make it stand out is the range of floorplans available.

“We offer two- and threebedroom townhomes ranging from 1,300-1,800 square-feet,” says Area Manager, Adam Zymirski. “Our floorplans offer double tandem, as well as double wide car garages.”

Located just off Old Banff Coach Road in West Springs, West 83 is close to all the rich cultural, commercial, and entertainment amenities of

this high-in-demand corner of southwest Calgary. Then there’s the well-designed, luxuriously appointed townhomes themselves, designed by Calgary’s own interior design star, Aly Velji. “The showhomes are a knockout, everyone loves the rich, classy look of the units,” Zymirski adds.

West 83 is as timeless as they come, and condo fees help preserve the value of the property. Among other things, Zymirski says this allows homeowners to have peace of mind knowing their investment will hold. Find out more at west83townhomes.com.

COLOURS OF SETON

Set in the vibrant, rapidly growing community of Seton in the southeast, Colours of Seton brings stylishly sensible design with affordability in mind.

Colours of Seton Townhomes will be one of the last chances for townhome buyers to become homeowners in the growing community. There will be 95 townhomes released over 15 blocks, with 2- and 3-bedroom options. Single or double tandem garage models are available, as well as entry level flex room options.

“Colours of Seton appeals to modern buyers for their affordability, low maintenance, community living, convenient locations, space efficiency, and investment potential,” says Trico Homes Area Sales Manager, Jimmy Luong. Called the “Downtown of the South;” Seton has a wealth of amenities already available –including the world’s largest YMCA

and the South Health Campus hospital – with more on the way.

Available are 2-bed, 2.5-bath townhome with a patio, balcony, and deck spanning 1,185 square-feet; and a 3-bed, 2.5-bath townhome with similar amenities available in either 1,373 or 1,376 square-feet.

Luong says Trico is very transparent in addressing all townhome concerns. “Buyers often have concerns about living in a townhome, such as noise transfer and condo fees. Trico addresses these concerns by implementing soundproofing measures between units to minimize noise transfer, and offering transparent communication about condo fees, which cover essential services like landscaping, maintenance, and reserve funds,” he adds.

Additionally, Trico prioritizes quality construction and community management to ensure a comfortable and worry-free living experience for residents. For more, go to coloursofseton.com.

AMBLETON MEWS

StreetSide Developments has been one of Calgary’s most trusted townhome builders– in fact, they have specialized in building townhomes in and around the city for over 30 years. “We are focused on being an affordable townhome builder,” says Kimberley Orr, Senior Marketing Specialist at StreetSide.

StreetSide is attuned to homebuyers’ needs and has altered their product offerings as demand is now pointing to townhomes as an affordable home option with plenty of space for families.

Colours of Seton by Trico Homes

“Families with young children are now buying townhomes as they have been priced out of the single-family home market. This has led us to develop models with three bedrooms. Some of our models feature basement developments which also adds a fourth bedroom and more living space,” she says.

Ambleton Mews, their latest development, is a perfect example of the trend. Ambleton Mews features three- and four-bedroom townhomes with two designs options. One plan features 3 bedrooms, 2.5 bathrooms a main floor den, large open concept living area with a formal dining area, large kitchen, and a double car garage.

“We’re currently the only townhome builder in this northwest community of Ambleton, and it is the perfect family friendly community with easy access to local walking trails, ample green space, parks, and playgrounds as well as easy access to local amenities,” she says.

Ambleton Mews has been selling strong, with starting prices from the $400,000s (incl. gst), and is already at 50 per cent sold. Find out more at streetsidecalgary.com.

LES JARDINS

Jayman BUILT has built a reputation on classy, sustainable, and highly styled homes, and their townhomes are in a class all their own. They offer both traditional townhomes with condo fees and street town with no condo fees.

Jordan D’Haese, Jayman BUILT Multi Family Sales Manager, says maintenance-free, lock and leave lifestyle is the biggest attraction

for townhome buyers. “You enjoy amazing amenities from parks, greenspace, gardens without the hassle of maintaining them. This includes snow removal in the winter as well! Peace of mind and you can lock and leave while on vacation!”

New from Jayman BUILT are the Les Jardins and Park Place townhomes, as well as the Seton Street Town, no-condo fee townhomes.

Les Jardins Townhomes offer two- and three-bedroom models, from 1,468 to 1,645 square feet., with tandem, single, and double attached garages, fully fenced and landscaped yards. These townhomes start from $535’s + GST. “The community features a two- acre central garden, inspired by the grand gardens of Paris (Les Jardins actually means “The Gardens” in French). This central space includes a water feature, community garden plots, pergolas with seating areas and twinkle lights. We have move in ready homes

available now and more coming available this summer!”

PARK PLACE

Park Place of Lake Mahogany recently opened showhomes in this dynamic southeast community and is the latest addition to Jayman BUILT’s Resort Living collection. “These townhomes feature luxury interior finishings and maintenance-free living,” D’Haese says.

There are eight different models to choose from ranging from 1,380 – 1,742 square-feet featuring 2 and 3 bedrooms, with 5-piece ensuites. “Every home includes a heated, attached garage, fully fenced and landscaped outdoor living spaces and both north and south exposures.” These townhomes start from $500’s + GST. “You could move in before the end of the year,” he adds.

SETON STREET TOWNS

While the Seton Street Towns have no condo fee townhomes, they still come complete with landscaping. There is space to add a detached garage on the back, should the purchaser wish. The main difference is that these are entered from the street (instead of through the garage like our multifamily products). “We have 3 models to choose from – the Brady, Erica, and Tempo – in two- and three-bedroom configurations. Ranging from 1,250 –1,497 square-feet. D’Haese says. Go to jayman.com for more.

TURNING CALGARY’S DREAM COMMUNITIES TO REALITY

Imagine moving to a new city, trying to find a place to live; preferably near schools for the kids, accessible enough for work, with enough amenities around to allow you to live the way you want.

There are a lot of people doing just that kind of imagining these days, as Calgary continues to attract record migration numbers, many attracted by the comparative affordability of homes here. So, what should buyers – especially first-time buyers, or those new to Calgary – look for in a community to plant their family’s roots in?

One rule of thumb is that the further away a community is from the city centre, the more affordable the pricing. but it’s not always just about the price.

For the most part, the most successful communities combine the three A’s: accessibility, affordability, and amenities. All of Calgary’s land developers strive for this, even as they prioritize lifestyle essentials in

their communities. We spoke with a few of the city’s premier developers to get insight on what makes an ideal community.

FINDING THE IDEAL COMMUNITY

A dream community is a place that is safe, and you are free to live life at ease, and enjoy all the moments together with loved ones, according to Genstar Senior Development Manager, Kelly Westblom.

“Look for well-planned communities. A well-planned community will meet the needs of every family, young, old, new to Calgary and everyone in between,” she says, adding that proximity to parks, pathways, and a heightened focus on pedestrian safety are paramount, as these keep in mind the residents’ daily lives.

Cale Marklund, Marketing Manager at Partners Group, says while safety and sense of community are important, the lifestyle that a community can offer is also key.

Rangeview

“Sometimes people get so caught up in the topic of home pricing, and trying so hard to find the lowest price, that they lose sign of the importance of a community that matches their lifestyle,” Marklund says. He points out that if having an active lifestyle is important to you, maybe consider a community where there are ample recreational opportunities and easy access to the nearby Rockies. Or if you need to be downtown for work, maybe somewhere in the inner city will be better or at least where accessibility – with public transport and near major thoroughfares –would be more amenable. “Find what fits your life,” he says.

For Monica Bilyk, Manager, Marketing & Communications at Qualico Communities a great community is more than the sum of all its parts – it’s about the people that live there. And, of course, a community designed with shared spaces that develop strong community bonds.

“I believe people want to live in a community that fosters a sense of belonging, and a place where they can build strong connections and social networks. They’re looking to share a sense of pride for the area they live in with neighbours and hope to work together to keep the community as clean and safe as possible for everyone living in it,” she says.

COMMUNITY ESSENTIALS

A variety of factors goes into achieving the ideal community, from planning for home types and architectural guidelines to create a cohesive look and feel, to amenities for the family for year-round activities, spaces for gathering with friends and family, green space, active nodes, and accessibility.

But what makes one special? Having a developer with a sterling reputation is a good start.

Genstar has been around since the 1950s and is responsible for many of

Calgary’s best-known communities, and their new Rangeview community is off to a hot start.

Qualico Communities has been around just as long and has been equally vital to Calgary’s residential growth. They currently have 11 community developments on the go, with Vantage Rise in Airdrie, and Southbow Landing in Cochrane breaking ground in 2023, and Bridgeport in Chestermere set to start this year.

Partners Development Group is the youngest of the three but has proven itself just as capable with its hit development of Homestead in the northeast and is now just about ready to unveil its latest – Upper Greenwich in the northwest.

RANGEVIEW

Rangeview in southeast Calgary is Genstar’s latest endeavour and it is off to a fast start. Rangeview offers an experience centered around the concept of Vision Zero,

a proactive approach in community planning to prevent traffic-related incidents and promote safe mobility, Westblom says.

There is a focus on the outdoors with its nine bird-themed parks. “The community’s commitment to greenery is evident through the planting of approximately 4,500 trees over the course of the project, fostering a healthier ecosystem,” she adds.

“Infrastructure supporting ecofriendly transportation is a priority, with expansive bike lanes and tree-lined pathways enhancing connectivity and promoting walkability. Rangeview pioneers in sustainable housing, ensuring every home is equipped for easy installation of electric vehicle charging stations and solar panels. This forward-thinking approach empowers residents to embrace renewable energy, reducing carbon footprints while offsetting charging costs.”

Upper Greenwich
Vantage Rise Southbow Landing

It has a nice mix of architectural styles to accommodate the needs of many home buyers from its award-winning builder group, including Excel Homes, Homes by Avi, Cardel Homes, and Truman Homes. Product types include street towns, semi-detached, laned 25’, and 29’ front drive homes. “An exciting new amenity phase is also upcoming with sales beginning May 1st,” Westblom says. For more on Walden and Rangeview, visit genstar.com.

SOUTHBOW LANDING

Like many, Qualico Communities has fallen in love with Cochrane, and is introducing their second development in this historical Western Heritage town just west of Calgary - Southbow Landing.

After their success with Rivercrest, which Qualico Communities jointly develops with Slokker Homes, Southbow Landing is an even more ambitious development that will add some 3,000 homes to this bustling, Big Sky town.

“Southbow Landing is a beautiful new community in an area that truly allows you to benefit from its location. You’re only 10 minutes away from Cochrane’s Town Centre where you can grab groceries, visit a doctor, or grab a bite to eat, and only 35 minutes from Kananaskis where you can enjoy a beautiful summer day hiking,” Bilyk says.

Southbow Landingwill have three school sites, over 10 kms of pathways, an extensive environmental reserve, and 4 parks for residents to enjoy. It’s perfectly situated in the south side of Cochrane, so it’s easily accessible without having to deal with traffic in the Town’s centre. It’s also only a 15-minute drive to Calgary’s city limits and 30 minutes to downtown Calgary for those who commute to work in the city.

Home types will include single family Front Garage and Laned Homes, and Laned and Front Garage Duplexes in the first phase. Builders will include Broadview Homes, Daytona Homes, Douglas Homes, NuVista Homes, Sterling Homes, and Trico Homes. Multi-family housing will come in later phases.

Visit southbowlanding. com for more.

VANTAGE RISE

Vantage Rise aspires to be a connected, amenity-rich community where its commercial area becomes a focal point for the community and supports the needs of its residents, and its open spaces provide opportunities to be active and socialize with others.

Located on the west side of Airdrie, Vantage Rise will feature Vantage Commons, a 12.25-acre commercial site which will include a pedestrian oriented main street, a public plaza, storm pond, pathways, and seating areas. The community will also

house, another 15 acres of flexible outdoor space, a playground, picnic area, and sports courts in an area called Vantage Green.

Vantage Rise will have Front Garage Homes, Laned Homes, Townhomes, and multi-family housing. Find out more at vantagerise. qualicocommunitiescalgary.com.

BRIDGEPORT

Bridgeport, which is breaking ground in Chestermere this year, is perfect

Southbow Landing
Rangeview

for those who value connection, comfort, and quality of life. With its prime location, diverse housing options, and rich array of amenities, it’s a place residents will be able to call home for a lifetime, Bilyk says. Its initial phases span over 250 acres of land.

Bridgeport will have three major park spaces, a small retail shop, and a public-school site. “The community will also retain some of its natural beauty by integrating a large part

of the existing habitat into the community’s plan,” she says.

Bridgeport’s proximity to established neighbouring communities makes everyday living easy. Highway 1 and 17th Avenue provide residents access to East Hills Shopping Centre which includes a Costco, movie theatre, Walmart, and Starbucks, among many other in-demand amenities. A quick drive down Rainbow Road brings residents to No Frills, a grocery store located just south of the community.

Showhomes are scheduled to open in 2025. Register for updates at bridgeport. qualicocommunitiescalgary.com.

UPPER GREENWICH

Partners Development Group was so happy with the success of their initial community of Homestead, that it is quickly embarking on its second, Upper Greenwich, and they’re kicking things up by several notches.

“Upper Greenwich is so exciting. It’s really a community designed around bringing in the natural elements of the surrounding area such as access to the Bow River Valley, the big, beautiful Douglas Fir trees around it, easy access to the Rockies, and melding them with the incredible access to local amenities like the Calgary Farmer’s Market, downtown Calgary, Winsport Canada Olympic Park, the historic community of Bowness and so much more,” Marklund says.

The area used to be in a forgotten corner of the northwest that is currently undergoing rapid development and now includes the popular Calgary Farmers’ Market. Upper Greenwich will add substantial pizzazz and charm to this unfolding, vibrant scene.

This gorgeous, estate-style community will offer an elevated experience, and access to an amazing variety of amenities, Marklund says. It will have luxury paired homes from the $700s, front garage estate homes from $1.1-1.2M and stunning 4-storey canal-fronting townhomes from $1.2M.

A key feature is a central canal and amphitheatre area running through the middle of the community, which is a fun and unique element that binds the feel of the entire community together, he adds.

Currently, there are a couple different home types: Front Garage Estate Homes (from New West Homes, Homes by Fifty-Six, Luxuria Homes) and Luxury Paired Homes (from Partners Development Group).

“In the coming months we will be releasing some unique and beautiful four-storey canal fronting townhomes with stunning brick architecture built by Partners Development Group,” he says. More are coming down the road, he promises.
