Flurries are flying a bit thick in the morning as I write this, and temperatures are cooler than normal, but I saw my first robin of spring while walking the dog yesterday, so the real spring looks to be just around the corner. The unpredictability of spring weather in Calgary isn’t the only thing predictable in the season, as the advent of new showhomes is as sure as clockwork and we have the latest in this issue.

Townhomes are a great type of property for potential homebuyers for many reasons, one of which is that they are typically more affordable than comparably sized single-family homes. With affordability at the top of mind for many buyers in today’s residential market, the townhouse market has seen demand skyrocket over the past few years, along with benchmark prices.
If you’re thinking about buying a townhome in Calgary’s residential market, here are a handful of considerations you’ll want to make before signing on the dotted line.
1. CONDO FEES
While townhouses are typically more affordable than their single-family counterparts, remember that you will likely have to pay condo fees –unless you find a development that isn’t managed by a condo association (there are some in Calgary).
Condo fees can vary depending on the project, but expect to pay anywhere from $200 to $400 monthly. Over a full year, this adds up to anywhere from $2,400 to $4,800; therefore, make sure to find out how much the condo fees are for a prospective townhome before signing on the dotted line.
Condo fees typically cover common property maintenance like snow removal and landscaping, insurance premiums, and other expenses associated with your particular development. Therefore,
you’ll need to consider if you want to pay condo fees every month and are okay with the trade-off it brings (less maintenance).
2. CONDO RULES & BYLAWS
Researching the condo’s bylaws and rules is another important part of determining whether a particular townhouse project is right for you.
For example, some condo associations may only let pets of a certain type/size/weight live in the units. Others may have strict rules on renovations, and will require approval by the condo association for any modifications done inside the townhouse.
These are just a few examples of what could be a long list of rules you’ll need to abide by.
The best way to determine if a townhouse’s rules are right for you is to ask for a copy of the bylaws and review them page by page. Additionally, getting a professional document review will highlight any red flags in the condo association’s history that you may want to be aware of before choosing to buy, or not.
3. FUTURE GROWTH & DEVELOPMENT PROSPECTS
Another important consideration when buying a townhome in Calgary is future development prospects and community growth. For example, if you buy a property and suddenly find out about a large condominium going up near you that will be a cause of concern for any number of reasons (traffic, privacy, parking, etc), you may develop a small case of buyer’s regret.
But this also works the other way. Perhaps there are plans to build a future school or recreation centre
nearby; this would add to the appeal of the townhome, and if you were planning on starting a family, it may make the particular development more enticing to buy in.
Do your due diligence and fully inform yourself about what future developments are planned for the area. Go to the City of Calgary’s development permits website and look up all permits underway. Also, ask your real estate agent of choice if they also can investigate on your behalf.

THE ENDURING APPEAL OF THE TOWNHOME
Townhomes can be considered the Goldilocks home of the multifamily set – they’re not too small, not too big, nor all that expensive either. They’re just right for the right-sizers, and they are among the hottest sellers in the Calgary market right now.
The versatility of the townhome is what makes it the top pick for many of today’s new home buyers. Whether upsizing or downsizing, for many, the townhome is about right-sizing.
Townhome buyers love the fact that they can get a two- or threebedroom (increasingly, even four bedrooms) home for a lower price than is typical for a duplex or laned home, with the extra advantage of a low-maintenance lifestyle. Some also come with attached garages, which is a big bonus.

The flexibility they offer is unmatched and affordability is a key reason why townhomes are hot right now. There is a wealth of new townhome developments in many of the newest communities in and around Calgary, so location is not a problem.
We spoke to some of Calgary’s top townhome developers to get their insights on why buyers looking for a new home should consider this multifamily option.
TYPES OF TOWNHOMES
Townhomes can come with condo fees, but there are also those with nocondo fees, and there are some that fall in between, it is worth noting the differences.
In a non-condo townhome, or fee simple townhome, owners take
on the work from shoveling snow and cutting the grass, to any exterior repairs or maintenance that is required much like you would a single family or duplex home. There is no monthly fee with these townhomes, and this is the most similar ownership format to single family.
In a traditional maintenancefree townhome, the owner is not responsible for all exterior maintenance that may come up. They usually have condo boards that take care of those details, hence there are condo fees.
There are also bare land condo townhomes, which is a mix of those two options above.
The following are some of the latest townhome developments in Calgary, with both maintenance-free and no-condo-fee options.
Les Jardins by Jayman BUILT
WEST 83
Trico Homes is coming on strong in the townhome market with two new developments: West 83 and Colours of Seton. The former is a luxurious maintenance-free model in a much-sought-after area of southwest Calgary, and the latter brings modern design sensibility to a rapidly developing community in the southeast.

Colours of Seton Townhomes will be one of the last chances for townhome buyers to become homeowners in the growing community. There will be 95 townhomes released over 15 blocks, with 2- and 3-bedroom options. Single or double tandem garage models are available, as well as entry level flex room options.
“Colours of Seton appeals to modern buyers for their affordability, low maintenance, community living, convenient locations, space efficiency, and investment potential,” says Trico Homes Area Sales Manager, Jimmy Luong. Imagine moving to a new city, trying to find a place to live; preferably near schools for the kids, accessible enough for work, with enough amenities around to allow you to live the way you want.
There are a lot of people doing just that kind of imagining these days, as Calgary continues to attract record migration numbers, many attracted by the comparative affordability of homes here. So, what should buyers – especially first-time buyers, or those new to Calgary – look for in a community to plant their family’s roots in?
One rule of thumb is that the further away a community is from the city centre, the more affordable the pricing. but it’s not always just about the price.
For the most part, the most successful communities combine the three A’s: accessibility, affordability, and amenities. All of Calgary’s land developers strive for this, even as they prioritize lifestyle essentials in
their communities. We spoke with a few of the city’s premier developers to get insight on what makes an ideal community.
FINDING THE IDEAL COMMUNITY
A dream community is a place that is safe, and you are free to live life at ease, and enjoy all the moments together with loved ones, according to Genstar Senior Development Manager, Kelly Westblom.
“Look for well-planned communities. A well-planned community will meet the needs of every family, young, old, new to Calgary and everyone in between,” she says, adding that proximity to parks, pathways, and a heightened focus on pedestrian safety are paramount, as these keep in mind the residents’ daily lives.
Cale Marklund, Marketing Manager at Partners Group, says while safety and sense of community are important, the lifestyle that a community can offer is also key.
Rangeview
“Sometimes people get so caught up in the topic of home pricing, and trying so hard to find the lowest price, that they lose sign of the importance of a community that matches their lifestyle,” Marklund says. He points out that if having an active lifestyle is important to you, maybe consider a community where there are ample recreational opportunities and easy access to the nearby Rockies. Or if you need to be downtown for work, maybe somewhere in the inner city will be better or at least where accessibility – with public transport and near major thoroughfares –would be more amenable. “Find what fits your life,” he says.
For Monica Bilyk, Manager, Marketing & Communications at Qualico Communities a great community is more than the sum of all its parts – it’s about the people that live there. And, of course, a community designed with shared spaces that develop strong community bonds.
“I believe people want to live in a community that fosters a sense of belonging, and a place where they can build strong connections and social networks. They’re looking to share a sense of pride for the area they live in with neighbours and hope to work together to keep the community as clean and safe as possible for everyone living in it,” she says.
COMMUNITY ESSENTIALS
A variety of factors goes into achieving the ideal community, from planning for home types and architectural guidelines to create a cohesive look and feel, to amenities for the family for year-round activities, spaces for gathering with friends and family, green space, active nodes, and accessibility.
But what makes one special? Having a developer with a sterling reputation is a good start.
Genstar has been around since the 1950s and is responsible for many of
Calgary’s best-known communities, and their new Rangeview community is off to a hot start.
Qualico Communities has been around just as long and has been equally vital to Calgary’s residential growth. They currently have 11 community developments on the go, with Vantage Rise in Airdrie, and Southbow Landing in Cochrane breaking ground in 2023, and Bridgeport in Chestermere set to start this year.

Like many, Qualico Communities has fallen in love with Cochrane, and is introducing their second development in this historical Western Heritage town just west of Calgary - Southbow Landing.

It’s really a community designed around bringing in the natural elements of the surrounding area such as access to the Bow River Valley, the big, beautiful Douglas Fir trees around it, easy access to the Rockies, and melding them with the incredible access to local amenities like the Calgary Farmer’s Market, downtown Calgary, Winsport Canada Olympic Park, the historic community of Bowness and so much more,” Marklund says.

Winners were announced at the annual fete held on April 20 at the Telus Convention Centre attended by over 1,300 members of the industry.
