Dear Readers,

Fifty years ago on Friday, Oct. 10, Robert G. “Bob” Hoig’s dream of creating a weekly business newspaper in Omaha came to fruition. I was 9 years old, watching my father take a leap that would define not just his career, but the fabric of our business community.

What if my dad didn’t take the risk of walking down this path of unknowns?

What if, after sharing this dream, the naysayers who said, “You’re insane, Bob! There aren’t enough business stories. No one is going to advertise. Don’t quit your day job!” — which happened to be as a journalist for the Omaha World-Herald — What if he let their opinions dictate his future?

What if the innovators, entrepreneurs and visionaries who came before and after this brilliant creation did the same? Our community, state, region, nation and world would not have evolved.

On Oct. 10, 1975, Midlands Business Journal hit the mailboxes of businesses, and the business community was forever changed. When you look at the start of any business, most entrepreneurs aren’t thinking 50 years into the future — they’re thinking one year out, possibly one week, and sometimes just one day ahead.

My father was thinking about tomorrow. About getting that first issue printed. About proving the doubters wrong. About serving a business community that deserved its own voice.

What he couldn’t have known then — what none of us could have imagined — was that five decades later, MBJ would still be here. Still telling the stories that matter. Still championing the businesses that drive our economy. Still celebrating the entrepreneurs who, like him, dare to say, “What if?” and then have the courage to find out.

These 50 years represent more than just newspapers printed and stories told. They represent 2,610 consecutive weeks of unwavering commitment — connections made, businesses spotlighted, leaders profiled and economic milestones documented. They represent my father’s unwavering belief that business news matters — that the decisions made in boardrooms and startups alike shape the lives of everyone in our community.

As I reflect on this golden anniversary, I think about all the “what ifs” that led us here. I’m grateful my father didn’t listen to the doubters. I’m grateful he took that risk. And I’m honored to continue his legacy, ensuring that MBJ remains the essential resource he envisioned all those years ago. Here’s to 50 years of telling your stories. Here’s to the dreamers who built this community. And here’s to my father, Bob Hoig, who proved that sometimes the craziest ideas are the ones most worth pursuing.

Thank you for being part of this remarkable journey. Here’s to the next 50 years of celebrating business excellence across our region. Here’s to the next 50 years of building our community, one development at a time.

HOW THIS PUBLICATION HELPED JOHN HOICH’S SUCCESS

John Hoich built a multimillion-dollar business empire from a single lawn mower after his mother’s death when he was 16. The founder of Hoich Enterprises Inc. and U.S. Grounds Maintenance Inc. credited Midlands Business Journal, and its founder Bob Hoig, with helping establish his credibility and grow his company. Hoich later sold his corporate lawn care business and military grounds maintenance company and built a property portfolio that includes multifamily residential complexes, shopping centers and a nine-hole golf course.

MBJ: Over the decades, MBJ has told the stories of Omaha’s business community, including yours. How has being featured in Midlands Business Journal helped establish your credibility?

JH: My heart has always gone out to Bob Hoig for what he has done recognizing startup businesses and how he continued the journey of businesses in Omaha, Lincoln and Council Bluffs. When my mother died when I was 16, I left my family with one lawn mower, building my business. When Bob heard the story, he wrote it several times over the years.

The reputation of MBJ is so strong (with) integrity that Bob Hoig did not write about something that was not the truth. How it helped me was it established my integrity, and it helped me build my relationships, and it built my career from September 1974 to January 2021.

Back then there wasn’t social media, and I didn’t have marketing money, and I started from nothing. The articles let the cities of Omaha, Lincoln and Council Bluffs know that I’m in business. What’s neat is he helped startups, and in my case, he took me through the whole journey. Sometimes things weren’t so great, but I never gave up.

As my business went from residential to commercial, he was the one who took me there. Not a lot of people who have houses read MBJ, but those (businesspeople) all have houses as well, so I ended up doing their houses.

MBJ: How important has it been to have a local publication that focuses on entrepreneurial success?

JH: The most beneficial articles that were ever written, by far, were the ones in the Midlands Business Journal. I can sum up MBJ in three main words: Service Above Self.

Bob took such interest in how it’s going and where it’s going. Never once did he talk about himself. He 100% cared about the people. It was never about the good, the bad and the ugly. It was about how good it’s going now and how to continue to improve.

He would always tell the truth, but he wouldn’t look from the glass half empty. It was about the glass half full. That way, the customer who is reading the story would know who the person was that gave them a comfort level to do business with them.

Bob did his research to know what he was writing about was true. When you write about a business, you want to do business with them afterwards. In a way, he was an asset to the Better Business Bureau by his articles, and he gave consumers a better feel for who they are hiring so that they get what they pay for.

MBJ: What business insights or strategies have you picked up

by reading about other local entrepreneurs in MBJ?

JH: I read all the stories, and it helped me learn about new businesses that were starting up that had real estate of some sort, so I could call them up and bid my services. Because it told the whole story, I felt like I knew the people, and I felt comfortable. I built probably 20% of my company by being able to use that tool throughout my career.

The legals were another great vehicle for my success, where they list all the businesses that are starting. Every week I went through those, and I often found opportunities.

MBJ: Why was it important to share your story in MBJ?

JH: I had a life of adversity, and I never gave up, never. My goal was to touch the hearts of people who have a business and they want to grow to excel. They might be struggling. I wanted to tell my story to tell people to never give up, never.

We all need a pat on the back once in a while. When I did get awards like the hall of fame or the real estate hall of fame, it was just neat when the MBJ would let people know. Bob Hoig would let the world know about people’s successes, their hard work and accomplishments through the Midlands Business Journal.

In my darkest days, my self-esteem was low. But whenever Bob or MBJ did articles about my company, he always told it in such a positive way. It helped me believe in myself more, to make me want to go out and give it my all. My business would then grow bigger and bigger. The MBJ only pointed out the positives.

MBJ: How are you giving back now?

JH: Now a big part of my life is to give a hand up, not a handout. I spend a majority of my time on charities and managing my investments. A lot of times I read about small businesses in MBJ, and I’ve reached out to them and said, “If you ever need a sounding board, I’m here to help you.” I’ve been on the advisory board of the business college at the University of Nebraska Omaha for 25 years. Many of those entrepreneurs and students end up in the MBJ with their success.

Now that I’ve been on charity boards for 30 years, it’s interesting how the Hoigs have covered both areas. Bob Hoig helped businesses become successful, and Andee Hoig pointed out how those businesses gave back. The pictures of the small business owners were in MBJ, and when they became successful, their pictures were in Metro (Magazine) at charity events and galas, giving back. There is definitely a pattern there.

I know that for the last 50 years, Omaha has been fortunate to have Midlands Business Journal and still be going, and that Andee has taken the legacy and is continuing to move it forward.

LINCOLN’S KAWASAKI PLANT CHARGES INTO SECOND HALF-CENTURY

In its inaugural edition dated Oct. 10, 1975, a fledgling business publication swung for the fences, printing an extended profile of a stillshiny manufacturing facility in Lincoln accentuating the youth and energy of its workforce.

“The attitude and productivity of the young Nebraskans have helped to make (management’s) decision to open a U.S. manufacturing plant a winner,” wrote Dennis Burrow, who penned the piece.

Despite the glowing nature of the front-page feature, neither the media outlet, Midlands Business Journal, nor the manufacturer, Kawasaki Motors Manufacturing, could have envisioned coming full circle five decades later, to the day. Yet both have done that and done it well over time, even if the modern versions bear only a passing resemblance to the originals.

When Kawasaki opened in Lincoln in 1974, per media reports the first auto manufacturer to locate in the U.S., it employed just 230 people and occupied one-tenth of the space it occupies today. Lincoln topped 80 other potential sites in landing the plant thanks to its central location, low crime

rate and low cost of living. The same year the article appeared, the plant’s first motorcycle rolled off the line.

Fifty years, 10 U.S. presidents and multiple expansions later, Kawasaki has solidified itself as one of Nebraska’s largest and most stable manufacturers, adjusting as it has along the way to changing product lines, new technology and societal shifts that have provided ample challenges, met and overcome.

“I think our flexibility has been huge for our staying power,” said Mike Boyle, president. “What I mean by flexibility is that we adapt; we adapt relatively quickly to changes in the marketplace and in what we’re making. Our employees have also been very flexible about changing with us and being open to doing things differently and not just sticking with the old tried-and-true. They’re open to looking at new ways to be more effective.

“There’s only so much that management can do to lead and steer the ship. Eventually everyone’s got to get on board and help paddle in the same direction. Our people have always done that.”

Retaining an employee who was on the line on the plant’s opening five decades later is as rare for Kawasaki as a 50-year employee in any company but Boyle, with 41 years of service, comes mighty close and he isn’t alone. A good percentage of the staff here have made a career out of it and this stability, as well as the aforementioned progressive attitude toward change, is another underlying element of the plant’s longevity and success.

“I think that loyalty comes from the fact that we have provided really stable jobs in a comfortable working environment. The work is hard, but it’s done in a safe, clean, well-lit area that is a positive place to work,” Boyle said. “As a result, we’ve been, over our 50 years, in a good growth mode.”

Kawasaki traces its roots to 1878 in the shipbuilding industry in Japan. Business units dallying in aircraft, automobiles and other manufacturing would follow including its first complete motorcycle, the Meguro Z97, in 1937. After World War II, the company expanded its motorcycle lineup to include the Junior (1950), Junior S (1953) and the Stamina Z7 (1956), as well as steady innovation to its various engines. New and improved models continued throughout the 1960s to meet consumer demand such as higher traffic speeds, per company information.

In 1973, the first Jet Ski watercraft began production at the company’s Akashi plant and the 1980s saw a rapid broadening of the product line. This included the introduction of its first all-terrain threewheeled vehicle in 1981; its first four-wheeled model in 1985; the modern version of the Jet Ski in 1986 and the inaugural Mule utility vehicle in 1988.

The new products made expansion the watchword; in addition to the Lincoln facility, in 1974 the company launched Kawasaki Motors (UK), Canadian Kawasaki Motors and Kawasaki Motors Corporate in the Philippines with similar subsidiaries to appear in Germany, Australia and Thailand by 1976.

The Lincoln plant has had its hand in most of the above product lines and more over its history. Boyle said the plant has shifted its focus several times through the years as the company sought to achieve the best balance of logistics, supply chain, demand and proximity to key markets. Initially building motorcycles, the Lincoln plant has during its lifetime built the majority of Kawasaki personal watercraft until a shift in consumer demand moved that out recently to make room for expanded production of four-wheeled products.

substantial, building what is quickly becoming the factory’s trademark product: In 2023, Nebraskans voted the railcars as the “Coolest Thing Made in Nebraska,” and last June, the plant finished its 3,000th railcar for the New York City subway system.

Finally, in 2016 the plant started making cargo doors for use in Boeing aircraft. All in a day’s work, Boyle said, noting the plant has routinely been reconfigured to meet production needs.

“You know, things are added as we go along and things are changed as we go along,” he said casually. “We like to say that the only consistent thing in

our operations is that things always change. We are constantly re-laying out our manufacturing plant to be as efficient as we can, based on the products that we’re building.

“If we can use what’s there to some degree, we’ll do that to try to save investment costs, but if we need to rip out an entire area to make sure that it’s going to be effective, then we’ll do that. Our plant is always in some kind of change.”

Boyle suggested one of the reasons why the staff has such an open mind to what’s next might have something to do with the level of diversity that has always

existed at the facility. In all, 17 languages are spoken among the plant’s 3,000 workers and the cultural shadings go even deeper than that, back to when the plant first opened. Then, attitudes about manufacturing and processes among nations were rigid and cut along cultural lines. Once Lincoln came online, Japanese and American strategies had to learn to complement each other, which they have done.

“I think when Kawasaki first came to Nebraska, they came with a Japanese-centric idea of how things should be, and after coming here they adapted quickly to what they saw or what they ran into working with Midwestern workers,” Boyle said. “We’re a unique culture in Lincoln as a result. We believe we have the best cultural blend of characteristics of Japanese discipline, tenacity and attention to detail with American creativity, optimism and flexibility. It’s not intuitive that they go together but we’ve actually done a really good job of blending those traits.

“Using myself as an example, I graduated from the university as an engineer, and I was fairly disciplined in how I did things and how I got through school. When I came to work here, working under the Japanese methods, I became much more disciplined and methodical in how I went about doing things, without losing creativity.”

Of course, no company enjoys an uninterrupted upward trendline, especially over 50 years. Early on the plant struggled, to the point that by 1981 the head office decided to shut it down over the course of two years. As KETV reported in a piece on the company’s 50th anniversary celebration last year, corporate sent former KMM President Takehiko Saeki to oversee the closing.

“Suddenly, a telefax was delivered (to Japan) from then-President Ronald Reagan,” Saeki said in a video presentation. “The telefax stated that Kawasaki was a model company.”

even as it landed Saeki in hot water — “I was reprimanded by Kawasaki head office,” he said — but with a heavy winter ahead boosting demand for snowmobiles and Reagan-era restrictions on foreign-made autos making domestic products attractive, the plant pulled out of its slump and has never looked back.

Today, 90% of the Lincoln faciity’s products are destined for customers in the United States while the other 10% is exported, except for the railcars and aircraft cargo doors, 100% of which are built to fill domestic orders. In partnership with smaller subsidiary plants in Missouri, the operation is a recognized leader among the Japanese company’s worldwide cadre of factories.

“Over the years, we’ve come up with a whole lot of different ways of building and assembling a wheel,” Boyle said. “All the manufacturing plants are somewhat autonomous; we can develop our own technologies and our own processes for building product as long as they conform to the standards that we expect of the final product. We also share information among our global plants.

“At the same time, there’s kind of a healthy competition among sites around the world as to who can do what. We have a continuous improvement program that we run every year where employees are expected to find those little improvements to do things better. We capture those and then we present in each of our different factories around the world and reward people for the best improvements that were implemented.”

For everything that has changed in the Lincoln facility one of the primary challenges for future success is the same as it ever was: the continuous push to attract, retain and develop the right people.

“Workforce is always at the top of the list,” Boyle said. “There have been other challenges, such as parts availability and supply chain, that could be the number one challenge over a certain period of time, but we keep going back to having a skilled, dedicated workforce as being our main challenge and our main thrust of running our business effectively. Even though labor costs are not a high percent of the overall product cost the end result of the product, the quality and the delivery, is all dependent upon labor getting the job done.”

Given that, the Kawasaki operation invests considerable time and money in the development of its people, Boyle said. The process seeks to identify employees’ career goals, assess strengths, opportunities and skill sets and address accordingly “We have an established human capital management system that we use in our plants,” he said. “Every person has a career path set up in front of them that they can follow or deviate from, depending upon where they’re going and what they’re interested in. A plant our size, with the variety of things that we manufacture and process internally, there’s a lot of different options for people to choose. They then receive mentorship and feedback as they start their career journey.”

Boyle said the same process is applied to management, both existing and aspiring, driven by the corporate emphasis on promoting from within whenever possible. Boyle said technical knowledge, experience and intangibles are also noted and individuals are given suitable challenges by which to develop. The system has worked so well that Boyle said the people in all current leadership positions “grew up” in the Lincoln Kawasaki plant. “We’re always looking for the people that really stand out, the ones who are rising above the crowd, and making sure we try to focus on getting them growth opportunities,” he said. “Everybody, in their career path, has growth opportunities but some people have things that really make them stand out. We like to seek those people out for trial projects to get them more experience and see what they’re capable of.”

At 2.3 million square feet and equipped with next-level manufacturing technology around every corner, virtually nothing about the Kawasaki plant would likely be recognizable to the employees who clocked in that first day in 1974. Yet when asked what in his long tenure he took the most pride, Boyle referenced the things that have remained resolutely unchanged over the decades.

“Our culture has evolved over the years, slightly, adapting to changes in the environment and in society,” he said, “but the key things, such as how we achieve a safe environment or how we build a quality product or the base expectation of what we expect our people to do has not changed. Those things remain the same.

“Within that, we’ve developed a lot of internal training and education processes for people to increase their skills and by doing that, they can increase their wages and their livelihood for their families. We’ve really affected a lot of people in that way. I’m most proud of providing opportunities for people to grow and for families to rise up. For me, those things are the best.”

A well-known Latin proverb, audentes Fortuna iuvat — “Fortune favors the bold” — appears throughout history to point to the value of acting fearlessly and striding with confidence amid times of peril and doubt.

It is the perfect idiom to describe Robert Gregg “Bob” Hoig (1932-2019), the intrepid dreamer and bold entrepreneur behind Midlands Business Journal.

Hoig launched the paper after journalism stints with the Miami Herald, Lincoln (Neb.) Journal, United Press International Omaha Bureau and the Omaha World-Herald. His work as a reporter put him in the orbit of various achievers of all walks of life in the community, including in Omaha where he rubbed elbows with people who, like him, were just getting their start.

“I got out of law school in 1971 and was hired by the Douglas County Attorney’s Office,” said Jerry Slusky, attorney at Smith Pauley, real estate developer and founder of the CRE Summit. “Bob was handling the courthouse for the World-Herald. We just got to know each other and struck out on a conversation and in a relationship, and that’s how it all started.”

Unlike some reporters of the time who could come off pushy or curmudgeonous, the gregarious Hoig’s gift was his ability to connect with many different people, something noticed early on by longtime pal Willy Theisen, restaurateur and founder of the Godfather’s Pizza chain.

“I met Bob Hoig a long time ago when he used to frequent a restaurant called Wheatfield’s at One Pacific Place, where people would just drop in and he would ‘hold court,’” he said. “Bob was a dedicated, smart, friendly, cheerful, detail-oriented gentleman with a nose for news. He was such an interesting guy.”

In addition to his reporting jobs, Hoig spent time as editor of the Omaha Sun and Douglas County Gazette. By the mid-1970s he had interviews of three former presidents to his credit along with a 1971 Pulitzer Prize nomination for his work at the World-Herald. He also, in his words, “just became tired of working for other people,” which pushed him to hang his shingle. The first edition of Midlands Business Journal hit the streets Oct. 10, 1975.

Launching an entirely new venture, especially one that rose and fell on the faith of others in the form of advertising, was then as now a terrifying proposition to think on. In 2017,

Hoig recalled to metroQUARTERLY — which he also originated, selling it to his daughter and current publisher Andee Hoig in 1996 — he had no shortage of detractors.

“‘No chance.’ ‘It’s foolish,’” he cited as two memorable predictions from colleagues, as was, “‘Within a week you’ll be begging for your job back at the (World-) Herald.’ My response was, ‘Just find a way to help me get some advertising and I won’t be back begging for a job from anybody; I’ll be on my own and successful.

“I did have the good wishes of a guy who billed himself as a ‘futurist.’ He saw one of the papers we’d set around the lobby of different hotels … he said, ‘I saw your paper, and to me, that’s the thing of the future.’ It caught the eye of someone who stood out in his area and that further spurred me on.”

Theisen, who’d grow a single pizza parlor into a nationwide chain, was one who saw the markings of a good businessman in Hoig, calling him “smart, organized, and he made up his mind.”

“Bob shared his vision (for the paper) with me a little bit and honestly, I felt like this was something that Omaha and the region really needed,” Slusky said. “It just wasn’t being covered, all the business stories, all the people, all the movements, all the things that MBJ has become. It was a need, and Bob recognized that need.”

Hoig operated MBJ with the same zeal with which he went after a story. Unapologetically pro-business and pro-capitalism, he reveled in being a journalistic horse of a different color in the marketplace.

“It’s one of the hallmarks of my definition of an entrepreneur (to be) willing to try things that hold promise,” he told MetroQUARTERLY.

He took the exact same approach with his staff, many of whom were in or right out of school when he brought them aboard. While unafraid to be brutally honest in his editing, Hoig always backed up his criticism with a little cheerleading.

Former reporter Kim Davis remembered Hoig’s real-world approach to MBJ content, after getting an article back covered in red editor’s ink.

“I made the changes and after looking at what I had written and what the suggestions had been, it was a way better article when he made the changes to it, “she told metroQUARTERLY. “He sat me down and said he didn’t want me to be disappointed …

he said, ‘Here’s the thing, Kim. A lot of folks who read the magazine, they know what the word “ameliorate” means, but they don’t want to have to think that hard.’ I’m like, ‘OK, I get it. You’re spending a lot of time making it pretty and that’s not what anyone wants.’”

Other staffers remember Hoig as a down-to-earth boss with an indefatigable spirit and tireless work ethic. Writers were expected to produce 10 stories per week and in many cases shoot their own photographs. Weekend work was a given from the owner on down. In return, Hoig launched many a journalism and communications career from the ranks of his writers and was genuinely proud of them when they got their next opportunity.

“I think I just wandered in there one day,” Howard Marcus, a freelancer who held a 31-year career with the Omaha World-Herald said in an Omaha Magazine online remembrance article. “I truly don’t think he even interviewed me … He hired me right out of school at a time when I needed a job, and he knew it was going to be a temporary thing for me. He called it a ‘port in a storm.’ When I got the job at the Omaha WorldHerald, he was actually happy for me.”

More than a source of revenue, Hoig derived joy from MBJ for the chance it gave him to work alongside family and celebrate the community he called home.

“There was no greater fan of Omaha than Bob,” Linda Persigehl told Omaha Magazine, having worked for MBJ between 1996 and 2005. “He loved being able to promote the business community here and felt that we had as much to offer as any big city. He loved to tout the success of the mom-and-pop businesses as much as he did the Ameritrades and Conagras.

“He was a proud family man and spent most days working alongside his wife, Martha, his son, Noel, and his sister, Cindy, at MBJ,”

The MBJ family went beyond mere blood relatives. Nancy Jacobs is the middle of three generations of her family who worked for Hoig.

“My late mother, Martha Line, was working for him as a writer and ad salesperson,” she said. “I started by selling subscriptions to the Omaha Mirror (a magazine Hoig founded in 1978), then photographing social events Mom was writing about. I learned to develop my film and print my photos. Soon I was also writing articles and by my senior year in high school I could be a one-woman press crew.

“That fall, I worked on the first few issues until I was offered a section editor job at the Fremont Tribune when I was still only 18. By 1980, I was working again for MBJ and both of us were more established. For the next 30-plus years, the connection remained as I was always ready to freelance for my mentor and friend. My daughter, Jordan Jacobs, also loved her college years at MBJ; I told her ‘Work for Bob; you’ll learn everything about Omaha, how to work with people and handle every situation.’”

In time, the paper would enjoy its share of accolades and firsts including launching The Lincoln Business Journal in 1996 and MBJ’s 40 Under 40, recognizing young achievers, in 2002 and receiving the Media Advocate Award by the U.S. Small Business

Two particularly meaningful accolades came in 2012: induction into the Omaha Business Hall of Fame by the Greater Omaha Chamber and Face on the Barroom Floor by Omaha Press Club in tandem with Andee Hoig, making the Hoigs the award’s first fatherdaughter duo recipients.

“He was known in the community as founder and publisher of the Midlands Business Journal and for his many professional and civic accomplishments,” Andee told nowexecutive editor Daisy Hutzell-Rodman when she memorialized Bob for Omaha Magazine.

“He also led an amazing life as an award-winning journalist, successful entrepreneur, champion of small business, world traveler, multi-sport athlete, small aircraft pilot and beloved husband and father. It was a privilege and an honor to be his daughter.”

BOB HOIG Midlands Mentor RESPECTED

My time working for Bob Hoig started with a morning meeting in a downtown Lincoln restaurant. It was my first day as the inaugural bureau chief for the Lincoln Business Journal, a sister publication to the Midlands Business Journal, which Bob launched in 1996. He used the meeting to talk strategy and vision for the new weekly paper, a conversation of which — between my firstday jitters and his trademark mile-a-minute mannerism — I neither absorbed nor retained a word, save one phrase.

As he handed me a first-day gift of a briefcase, he imparted a piece of wisdom that has survived for three decades.

“Remember,” he said, “walk down the middle of the street shooting out the windows on both sides.”

I was not new to the newspaper game; my father owned the weekly paper in my hometown and I grew up with ink in my blood. I learned by doing, which wasn’t always advantageous — my liberal arts education didn’t include any formal journalism classes and the bravado of youth didn’t think I needed them anyway. I learned differently when searching for that first job, however; up against bettercredentialed graduates of UNL’s school of journalism, I literally could not get hired

by the local dailies to write obituaries (believe me, I tried).

Having taken a similar roundabout path to working in the press, Bob took my unique background as a positive, insisting those who learned by doing versus by the book were more resilient problem-solvers. Thus, for all of my technical deficiencies, of being rich in vocabulary but poor in the refinement that separates good writing from mere rambling, I was given my shot and spared the ax long enough to get the hang of things. Under almost anyone else, I’m confident I wouldn’t have been.

Bob was many things — a teacher, a razor wit, a free speech disciple, maestro of enviable bluntness and a down-to-the-bone conservative capitalist, among them — but I was too intimidated by him to learn the full extent of his life and times except in memoriam. Along with my father, he had the single greatest impact on me as a journalist and as an entrepreneur and today I have them to thank for having the grit to have lived solely on my writing for 16 years and counting.

I confess I am taken aback by being the longest-tenured staffer currently at MBJ, marking 30 years this month, 20-plus of them freelance. I entered his orbit young and hungry in my life and career and have lived long enough to feel those simmer into gratitude, his insights distilled into perspective. I’d like to think I understand him more now than ever.

When I left the staff in 2000 for the deeper pockets of corporate America, Bob threw a company sendoff dinner at which he presented me an engraved desk clock, perhaps to say life is short, get busy, perhaps to remind me journalists are always on deadline. Either way it’s an apt reminder of one of the best men I’ve ever known.

CRE Summit Draws Crowd

INDUSTRY LEADERS GATHER FOR 36TH ANNUAL CONFERENCE

Since its founding, Midlands Business Journal has been dedicated to reporting on commercial real estate and has served as a longtime partner with the CRE Summit, supporting the region’s premier gathering for industry professionals.

This year’s CRE Summit, the 36th annual, took place Aug. 22 at CHI Health Center in Omaha, bringing together hundreds of industry professionals for networking, education and deal-making.

Founded by Jerry Slusky, the one-day conference drew about 80% of commercial real estate professionals working in the Omaha and Lincoln markets, including developers, brokers, attorneys, lenders, architects and engineers.

Keynote speakers included Nate Kauffman, senior vice president of the Federal Reserve Bank of Kansas City, who discussed economic trends, and Heath Mello, CEO of Greater Omaha Chamber, who addressed the area’s economic and talent pipeline future. Panel discussions covered topics including municipal incentives and legislative updates.

Five industry leaders were inducted into the CRE Summit Hall of Fame: Bob and Doug Dreessen of TD2 engineering and surveying, David Maenner of CBRE Omaha, Michael Matejka of Woods Aitken Law and Nancy Pridal of Lamp Rynearson.

Awards recognized three notable projects: 37 West Farnam in the Blackstone District for development of the year, the Catalyst co-working hub for health care and technology businesses for the Summit award, and the Olsson engineering firm relocation to Heartwood Preserve for deal of the year.

The day included multiple breaks for networking, and ended with a happy hour at Let it Fly, which served as a chance to network even further as well as a celebration of Slusky’s 80th birthday.

Attendees earned up to six education credits toward the 18 credits required every two years for real estate licensure in Nebraska.

seen enough of these stories to understand the fear that drives consumers to his door.

“We get more inquiries in the service industries, and consumers looking for reliable, trustworthy contractors, than perhaps any of the other industries that we manage profiles on,” Hegarty said.

That demand has shaped his strategy over two decades. Through calculated consolidations — first absorbing the Kansas Plains BBB about a decade ago, then merging with the larger Kansas City operation — Hegarty has built what was once a local office into a nearly 50-person organization serving multiple states.

Aligning with a brand

Where smaller BBBs once struggled with skeleton crews and limited programming, the expanded operation now provides the kind of comprehensive vetting that contractors like Ryan DeBolt have come to rely on.

“One of the first things I did when I started the business was join the BBB,” said DeBolt, owner and CEO of CombOver LLC. “Being associated with an established brand is a huge asset, especially as a home improvement company — there’s a lot of scammers out there.”

It was a wise move for the contractor and construction-industry professional. Consumer research reveals a clear priority: when selecting a business, honesty and integrity outweigh all other factors, according to 2023 data from the International Association of Better Business Bureaus. This finding is particularly relevant for the construction industry, where clients make substantial financial commitments and enter long-term relationships with contractors.

DeBolt discovered the BBB’s value extends beyond credibility. When Atlas Shingles had defective products in 2013, the BBB’s investigation helped identify the manufacturing flaw behind widespread warranty claims. It’s the kind of deep dive that separates institutional vetting from online review platforms.

“Through investigating, they found out that the manufacturer had a flawed product,” DeBolt said.

Even accredited contractors sometimes face difficulties, Hegarty acknowledged, particularly given supply chain disruptions that have plagued the industry. BBB accreditation offers something invaluable: accountability when problems arise.

“When they enter into a contract with an accredited business, they’re entering into a contract with a company that’s made a commitment to be responsive to any issues that may emerge,” Hegarty said.

funds across five regions as ways of showcasing companies doing things the right way. At the same time, the organization maintains what Hegarty calls “a strong track record of revoking the accreditation of any business that does not adhere to the standards of trust they agreed to when they became accredited.”

Hegarty’s rating system evaluates companies on concrete factors such as time in business, complaint patterns, government actions and licensing status.

Crucially, high ratings don’t require payment.

“A company does not need to be accredited by us, they don’t need to pay us a dime, in order to have an A-plus rating with us,” Hegarty said, “but we do need to have information on the company.”

The BBB also protects businesses from unfair criticism. When a non-customer left DeBolt a negative review after a road rage incident, the organization removed it.

“They are one of the only platforms where you can only leave customer reviews,” DeBolt said.

The consolidations have allowed Hegarty to bring programs to underserved

markets. The BBB’s Rebuild with Trust Program serves as a disaster preparation and recovery resource, particularly valuable for Midwest construction companies that operate in regions prone to severe weather events.

“The ability to expand that into other markets is maybe one of the most gratifying parts of these consolidations,” Hegarty said.

As consumers increasingly turn to Google searches to research businesses, Hegarty positions the BBB as offering systematic vetting and ongoing accountability that other platforms lack. His advice is straightforward: “When you do a search on Google, just add the letters BBB after it.”

For contractors and consumers alike, BBB accreditation represents more than marketing — it is institutional support in an industry where trust determines everything. DeBolt appreciates that personal touch, even as the organization has grown.

“In recent years they have acquired a region, but that doesn’t make them less personable,” he said. “Also, they laugh at my jokes.”

The More Than Pink Walk, Susan G. Komen’s largest fundraising event series, takes place at Werner Park on Saturday.
