Pitch Black finalist to open brick-and-mortar
Gimme the Scoop, a locally owned Italian-ice food truck, will host a grand opening on July 26 at its new location inside Huskerland Popcorn at 2305 N. 90th St. As reported by Midlands Business Journal in the July 11 edition, the Blackowned company was one of the finalists in the 2025 Pitch Black contest. The shop offers handcrafted, dairy-free treats without artificial additives.
Updated, new buildings on tap for Little Bohemia
Clarity Development President Tom Mcleay was given the green light on two tax increment financing applications for new construction and updating buildings in the Little Bohemia district, located around 13th and William streets. One application involves a $6.2 million renovation and rehabilitation of four existing commercial buildings, including the former locations of Donut Stop and the Zlata Husa (“Golden Goose”) restaurant.
A second TIF application involves new construction totaling $34 million, which includes a five-story, podium-style apartment building; a separate three-story apartment building; several townhouse apartments and a two-story, mixed-used building.
Kearney wins Good Life District designation
The City of Kearney has won designation as a Nebraska Good Life District, a program designed to spur economic development through local tax benefits. Kearney is the fifth and final project to receive Good Life status from the Nebraska Department of Economic Development. Good Life Districts support unique projects that attract new industries and grow and strengthen retail, entertainment and tourism in the state.
New coworking spaces
The Commonwealth Omaha and The Root Coworking–Builders have opened their doors for entrepreneurs and remote workers in need of flexible office space and business services. Silicon Prairie News reported the two spaces offer essential business services and an array of flexible workspaces for small teams or individuals.
Business Hall of Fame honorees announced
The Greater Omaha Chamber has announced its 2025 Business Hall of Fame honorees. This year’s recipients are Roger A. Dixon, Todd and Mary Heistand, Chris J. Murphy, Bruce Simon (posthumous) and Todd Simon. The winners will be celebrated at an event Aug. 20 at Holland Performing Arts Center.
PPP loan scam
The Nebraska Bankers Association, Nebraska Chamber of Commerce, Greater Omaha Chamber, Lincoln Chamber of Commerce and NFIB Nebraska are warning businesses about scams targeting recipients of Paycheck Protection Program loans. Several Nebraska banks have reported that fraudsters are calling recipients and impersonating bank employees or local law enforcement in an effort to gain personal or confidential information.
Nebraska Unicameral Session Reviews
The Nebraska Unicameral released its Session Reviews on July 11, a comprehensive update on measures passed or still under review from the latest session. A sample of measures passed or under review included several bills related to food safety, wages and benefits, paid sick leave, banking, commerce and insurance. Gambling winnings are now classified as earnings under the Employment Security Act, and ride-share and delivery drivers as independent contractors in state law. Eaton Corp. announces layoffs
One of Kearney’s largest employers, Eaton Corp., has announced it will end engine valve production as a cost-cutting measure. Area media reported the move would cost about 200 jobs. Eaton currently employs more than 300 people there.

Last April, Kassie Inness was named Habitat for Humanity of Omaha’s Power Woman of the Year 2025 for her role in the organization’s collaboration with Apogee Professional Services on the $43 million Capriana project in Elkhorn, an innovative mixed-income neighborhood of 149 luxury apartments and 11 Habitat homes.
As president of real estate investment and development firm Metonic, Inness oversees the company’s construction arm, Apogee, and large-scale new development projects like Capriana.
“I’m a developer, not only a developer of multifamily real estate, but of people and leadership,” she said. “It has taken me a really long time to get comfortable with that title.”
A Norfolk native, Inness earned a bachelor’s degree in construction science and management from Kansas State University and built a career over two decades in project management, high-end residential construction, multifamily development and property management. She said she’s taken working in a male-dominated field in stride.
“Interestingly, in my graduating college class, there were approximately 250 men and six women, so I am very familiar with male energy,” she said. “I embrace it, and I feel like I don’t have to be them, I don’t have to act like them. I can be very individualized but I can relate to them, because I’ve spent so much time in that environment ever since I was in college. I also go with the ‘killing with kindness’ attitude; that has taken me really far in my career.”
A solid foundation
Inness’ work ethic and team spirit were cultivated early by parents who were both teachers and entrepreneurs.
“We had a Christmas tree farm, so I worked there every summer and then in November and December (for) the Christmas holiday,” she said. “We also owned an ice cream store, so every summer I was working at the ice cream store. We sold ice cream, popcorn, fudge and then we had a funnel cake trailer that we would take to county fairs. I probably started working at the age of 12 or so.
“We were raised on hard work and a lot of grit, and so that’s where I feel like I really learned how to be great at customer service … I definitely think that I was bred into this lifestyle of wanting to build things bigger than myself.”
Inness said she landed at her current role in a roundabout way.
“After college I went to Colorado and I started building custom homes for high-net-worth and ultra-high-net-worth individuals in Aspen,” she said. “I did that for five years and then I moved to southern California and I spent three years in the San Diego area, also building monuments of personal success for ultra-high-net-worth individuals.
“After about eight years of that, I knew my mission was bigger than creating one house every two years, and I wanted to create housing on a more prolific scale … I knew I wanted to be in the Midwest, I knew I wanted to be close to family. I got a job with two incredible developers — Debra and Christian Christensen at Bluestone development in downtown Omaha — and that’s where I really cut my teeth on multifamily development.”
After that successful experience, Inness joined Metonic in 2018.
“I feel like so much of my success, while the foundation is hard work, is a lot of luck and a lot of timing, right?” she said. “It was the right time to do a lot of development, when interest rates were low and construction pricing was competitive. I came on with the right company and the right leadership, and I was given a lot of autonomy. I was able to shine.
“I’m very, very fortunate to have been put in a situation and hired on with a company that really believed in my skill set.”

“Payten and I spent so many days and afternoons and summers at the Children’s Museum, and so being able to be a part of that organization has been very fulfilling,” she said. “These are all really meaningful things to me, and they obviously have some sort of tie to the work that I do. I absolutely love being a part of all this and I’m always so grateful when they ask me.”
Aside from work, Inness describes herself as a “selfproclaimed health nut.”
“I am an absolute maniac for consuming knowledge and information about how to live a healthier lifestyle, how to biohack my life, how to be optimized in my health and fitness,” she said, adding that she’s also an avid reader and family woman.
“I like to read fiction, escapism, because I’m so like in the data and in the weeds and in the minutiae of
economics every single day,” she said. “Fiction kind of gets me out of my head and I’m able to think more creatively. Innovation is one of our core values here at Metonic, and I need that escapism to be able to be innovative and to create.
“I also love to do anything with my family, whether that be travel, going to the pool, going for walks, breakfast, dinners; anything with family time.”
Inness has had a great career so far, she said, and she’s quick to share credit for that with professional teammates.
“I did not do any of this by myself … I am so, so lucky that I’m surrounded by an incredible team,” she said. “I’ve had incredible mentors throughout all of my profession, and I continue to learn new things each and every day.
“I try not to live too far in the future because, really, all I have is today. I think that I want to continue to build quality, safe, attainable housing for people whether that be on the market-rate luxury scale or the affordable pricing scale, whoever that demographic is.”

OMAHA’S CRE SUMMIT SHOWCASES A CITY ON THE RISE

Each August, hundreds of professionals in commercial real estate gather in Omaha not just to listen, but to learn, connect and often close deals at the Commercial Real Estate (CRE) Summit. The 2025 edition, returning for its 36th year on Aug. 22 at the CHI Health Center, continues to prove that this isn’t just another industry conference. It’s a crucial touchpoint for a sector navigating big shifts in development, investment and strategy.
“Think about it this way,” said Jerry Slusky, CRE Summit founder and chairman. “If you make a living in commercial real estate, this one-day seminar boosts your understanding of the business and most likely your revenue. That’s the real purpose.”
Slusky noted the summit consistently draws about 80% of professionals working in the CRE space in Omaha and Lincoln. That includes developers, brokers, attorneys, lenders, architects and engineers. For one day, they come together to not only hear from national experts but also to learn from each other.
Indeed, the connections are tangible. Organizer Chris Mensinger said while few deals are formally closed in the space of a day — commercial transactions typically take years — the summit is often the launch point.
“We ask, ‘Who here has started a deal at the summit?’ and nearly everyone raises their hands,” Mensinger said. “Whether it’s meeting a banker, finding land or solving title issues, this is where it starts.”
Adapting post-COVID
The pandemic shifted much of the CRE world to videoconferencing and remote transactions which has made the steady resumption of in-person interactions ever since all the more valuable.
“We say the summit is 50% learning, 50% networking,” Slusky said. “Since COVID, that networking piece has only grown in importance.”
This renewed emphasis on face-to-face networking is especially important in an industry where relationships are as critical as capital. Deals don’t happen in a vacuum; they happen because someone knows someone who knows the right person to get a project off the ground. Bringing together a wide range of professionals from across the spectrum of commercial real estate, the summit offers attendees the chance to meet collaborators, mentors and future partners all in one place.
“You might meet a developer who introduces you to a landowner who connects you to a municipal official who refers you to a capital partner,” Mensinger said. “That’s the chain of connections that moves real estate forward.”
For newer professionals, the summit can be an entry point into Omaha’s tightly knit CRE ecosystem. For seasoned veterans, it’s a chance to reconnect and share insights from a rapidly evolving market.
“Commercial real estate is still a handshake business,” said Deborah Kline, planning committee member, “and the CRE Summit is where those handshakes happen.” COVID-19 wasn’t just a shift in communication, it changed the real estate landscape entirely. Interest rates, building costs and technology remain the major themes the
summit will tackle this year.
The CRE industry also continues to face ripple effects from global supply chain challenges, a situation made more complicated by new tariffs.
“In 2020, it was COVID; now it’s tariffs,” said Mensinger. “Construction costs, steel, glass: all of it is impacted. Projects are harder to pencil out. Developers are hesitant because quotes are only good for days, not months.”
The summit’s sessions offer attendees tangible strategies to meet these and other challenges in a dynamic industry. “Learned strategies to navigate uncertainty” isn’t just a tagline, it’s the event’s core deliverable. Mensinger said attendees can expect three big takeaways: reassurance that deals are still happening; the reinforcement of the importance of community and networking; and new knowledge or mentorship that moves careers forward.
Expertise-laden agenda
This year’s program offers what organizers call “bookends,” an opening keynote by the president of the Federal Reserve Bank and a closing panel led by the Greater Omaha Chamber on the city’s path to 1 million residents.
In between are breakout sessions on topics including municipal incentives, insurance impacts, how to evaluate a deal and data analytics. One session focuses entirely on office space trends, a particularly relevant topic as both government and private sectors push for a return to in-person work.
“Companies are trying to figure out what they need now that not everyone’s in the office five days a week,” said Kline. “Landlords are fighting for deals, offering big concessions. Omaha’s vacancy rates are still low because we haven’t overbuilt, but everyone’s figuring it out as leases come due.”
One major industry growth area is young professionals, another focus of this year’s event. Summit University 101 sessions target newcomers to CRE, offering a base-level education on financing, regulations and development while roundtable mentors include top-level leaders from major regional firms.
“These are people in their 20s, 30s, even some career-changers in their 40s, and they’re not just here for networking” said Kline. “They want to make Omaha better. CRE is their way of doing that.”
At the same time, even the younger attendees are showing up specifically to network — further evidence that personal connections still matter.
“Our industry is about who you know,” she said. “They understand that.”
Analytics and data tools such as CoStar are another focus area. One breakout will showcase how platforms help CRE pros analyze financing, identify tenants and assess historical comps. Experts stressed while data isn’t replacing the human element, it is complementing it.
“No deal gets done without data,” Slusky said. “It’s critical; especially when asking a bank for $50 million. They want to see the demographics, the need and the viability.”
The CRE Summit also doesn’t overlook the legal side of the industry. Slusky, a retired attorney, noted that commercial real estate has become so complex that legal expertise is woven into every layer.
“From land purchase to utilities, from zoning to financing, it all requires legal knowledge,” he said. “It’s why I encouraged Creighton University to add more CRE content to its law and MBA programs.”
In fact, nearly every component of CRE — from design to development to deal-closing — requires legal fluency. As regulations grow more complex and development deals cross jurisdictional lines, having access to experienced legal minds has become essential. The summit incorporates panels to address these challenges, providing timely advice to help practitioners avoid costly mistakes.
Two directions, one city
As Omaha expands toward one million residents, the city is stretching in two different directions: outward to the west and inward to reinvigorate the urban core.
“There are different product types,” Mensinger said. “Some companies want a high-rise downtown. Others want newer space out on 204th. It’s not either-or, it’s both. Our summit addresses them equally.”
Slusky agreed, and said the unique market dynamic creates creative tension while also opening up room for innovation. Developers are building smarter, cities are incentivizing investment, and companies are paying closer attention to where they plant roots.
“From Elkhorn to Bellevue to Blackstone, all are viable, all are part of the opportunity,” he said. “Developers have different expertise, and there’s room for it all.”
As far as current challenges, Slusky shared his personal concern that too many investors are focusing only on stocks and bonds while missing out on real estate.
“There’s a whole sector of profitable investing here,” he said. “People don’t know what they don’t know. The risk is overestimated. The summit is a great place to start learning.”
As the event prepares to bring all of the players into the same room to shape what’s next, organizers are excited about what the 2025 edition has to offer.
“It’s a fresh program every year,” Slusky said. “The Nebraska Real Estate Commission saw that early on and gave us maximum CE (continuing education) credit. They’ve never questioned it again.”
“There’s a real camaraderie in the room,” Kline said. “You’re sitting next to someone you’ve been working a deal with for six months. You finalize that deal, you meet your next client. That happens here.”

We are a region on the rise, and with this growth comes the chance to shape a more dynamic, competitive and innovation-driven economy.
That is the backdrop for our panel at the Commercial Real Estate Summit: The Future of Greater Omaha’s Economy. As moderator, I’m honored to help guide a conversation that sits at the intersection of growth, technology and opportunity. Rising stars in CRE
YOUNG PROS RESHAPE OMAHA’S REAL ESTATE SCENE

It takes time. People want to work with people they know and trust. You can’t rush that.
A new generation is stepping up in Omaha’s commercial real estate world and they’re not waiting their turn to lead. Fueled by vision, hustle and a sharp sense of where the city is headed, young professionals like Mandi Backhaus and Spencer Goldenberg are already leaving their mark.
Backhaus, associate broker at The Lerner Company, built her career from the ground up, turning a college internship into a foothold in the male-dominated world of industrial brokerage. She’s earned the trust of institutional clients and colleagues alike, not by being the loudest voice in the room but often the most prepared.
Goldenberg, meanwhile, co-founded Oak Investment Real Estate before turning 30, and now helms one of the city’s most ambitious urban redevelopment efforts: transforming a stretch of old grain silos into a trail-side neighborhood hub.
They’re part of a rising cohort redefining what leadership looks like in CRE — and what Omaha could look like, too.
Brokering deals with passion
For Backhaus, commercial real estate is more than a career — it’s a craft built on community, creativity and consistency. A rising professional in Omaha’s retail real estate scene, she has been making waves in an industry traditionally dominated by older generations and male professionals. Her secret? A strong belief in people-first business dealings and a commitment to bridging generational divides through both technology and timeless interpersonal skills.
“We handle primarily retail,” Backhaus said. “One of the most exciting things I’ve seen is how much the retail footprint has evolved — especially post-COVID. Some retailers are shrinking their space needs, which actually opens doors to get into centers they couldn’t access before.”
This flexibility has created new momentum, especially in car-centric Midwest markets where drive-thru concepts are booming. Backhaus said she is paying attention to more than just square footage and site access — she’s tracking generational transitions, both in the workforce and in consumer behavior.
“In the next five to seven years, we’re expecting 75 million baby boomers to retire, while Gen Z will make up 35 to 40 percent of the workforce,” she said. “That’s a major shift in how people work, shop and interact with physical spaces.”
As a Gen Z broker herself, Backhaus sees both challenges and opportunities in navigating a multigenerational industry. She thrives on cross-generational team dynamics at The Lerner Company, often collaborating with brokers 40 years her senior.
“We bring different strengths,” she said. “I bring technology, energy and marketing creativity. They bring history, experience and long-standing relationships. Those deals that get across the finish line are often because of a relationship that was built over time.”
Relationship-building is central to Backhaus’s approach, and she encourages other young professionals to embrace the long game.
“It takes time,” she said. “People want to work with people they know and trust. You can’t rush that. You have to keep showing up for events, for your clients, for your colleagues.”

She credits mentorship and community involvement as key tools for building a network. Organizations such as Commercial Real Estate Women (CREW) and events, including the annual CRE Summit, have helped her stay visible and connected.
“This year will be my sixth time attending the CRE Summit,” she said. “It’s invaluable — seeing faces, making connections, staying informed on all property types.”
While her professional passion is retail, Backhaus also sees potential in underutilized office-flex spaces and older single-tenant buildings that offer opportunities for redevelopment, especially for younger investors or brokers with creative vision.
Technology plays a big role in her day-to-day duties, with tools like Placer.ai helping map foot traffic and drones enhancing property storytelling. Still, she cautions against overreliance on digital tools.
“You have to remember the way things used to be,” she said. “Deals got done without all this tech. It still comes down to phone calls, showing up in person, building real relationships.”
Backhaus is building her personal brand around that philosophy, blending data with creativity, and energy with empathy.
“Finding your niche is important,” she said. “I’m passionate about retail, fashion and consumer trends. That naturally carries over into the work. People can feel when you’re genuinely interested.”
For young professionals entering the CRE world, her advice is clear: stay curious, stay consistent and don’t underestimate the power of a handshake.
“You are the average of the five people you spend the most time with,” she said, quoting her mentor. “So choose wisely and keep learning.”

Unique vision for big eyesore
Spencer Goldenberg wasn’t looking for inspiration when he stopped along the Field Club Trail near Interstate 80. But staring up at a cluster of towering, abandoned grain silos, he saw something few others did — potential.
“These are monsters,” he recalled thinking. “But what if they were gone? What could this be instead?”
Goldenberg, a commercial real estate broker and co-founder of Oak Investment Real Estate, was already well-versed in urban core redevelopment. But this site felt different: five acres of underutilized industrial land in a part of Omaha most had forgotten about. What began as a moment of curiosity turned into a multi-year effort to reimagine the property as a walkable, vibrant destination with homes, public space and direct trail access.
The project, dubbed The Silos, is being led by Goldenberg’s development company, Light Development, which he founded with the long-term goal of tackling transformative projects in Omaha’s urban fabric. He and two partners — a construction professional and a civil engineer — bought the site from a local plumber who had long since abandoned plans to turn it into storage units.
“The idea was to create a village on the trail,” Goldenberg said. “Activate it, make it positive and fun. Right now, it’s just dead space.”
That vision came with serious hurdles. The site was zoned industrial and sat outside any designated redevelopment or incentive district. Goldenberg negotiated an extended due diligence timeline with the seller and began assembling the groundwork to bring the idea to life.

The first year was spent securing CRA and Enhanced Blight Area status, a key move to unlock tools such as tax increment financing (TIF). Since then, Goldenberg and his team have navigated a gauntlet of environmental reviews, design planning and fundraising. Construction is slated to begin in 2026, but the project already serves as a case study in persistence.
“We’re not building a massive tower here, this is about quality of place.” he said. “We want to give people a reason to walk, bike, live and gather, all connected to the trail.”
If built as envisioned, the project will include more than 100 housing units, public amenities and a strong emphasis on walkability. Goldenberg believes it can become a catalyst for reinvestment along a stretch of the trail currently dominated by concrete and chain-link fencing.
“Five privately owned acres with trail frontage (is) almost impossible to find in an urban area,” he said. “It’s a rare canvas.”
Youthful energy infuses event
Goldenberg’s passion for urban problem-solving is also what landed him a seat on a panel at this year’s CRE Summit in Omaha. The session will explore new tools to revitalize aging commercial corridors, especially in neighborhoods that fall between trendy hotspots and high-growth areas.
The panel was sparked in part by a LinkedIn post Goldenberg shared, expressing frustration over the limited development incentives available in Omaha’s older suburban areas. While TIF remains the primary vehicle for supporting redevelopment, Goldenberg wants to see broader thinking.
“I’m not anti-TIF,” he said, “but it can’t be the only tool in the toolbox. Other cities have found creative ways to fill the gaps. Omaha needs to do the same.”
Joining Goldenberg on the panel are seasoned developer Jon Blumenthal and city planner Marco Floreani. Though Goldenberg says he doesn’t consider himself a “big developer,” he hopes his experiences with Light Development offer a useful perspective.

Goldenberg is optimistic Omaha’s future includes space for local, hands-on developers like him: professionals focused on long-term value over short-term scale.
“If you build something cool here people will show up,” he said, “but we have to be able to take risks and we need the tools to do it.”

Robert Dreessen joined Thompson, Dreessen & Dorner (TD2) in 1968 and became its president in 1974. In June 2010, he stepped down from that role and currently serves as chairman of the board. Though retired from day-to-day operations, Dreessen remains an active and influential figure at TD2. He makes frequent appearances at the office and continues to be an invaluable resource and a wealth of knowledge for the engineers and staff.
A pioneer in expanding the firm’s technical capabilities, Dreessen was instrumental in founding TD2’s in-house Soils Lab, a rare and innovative asset for civil engineering firms at the time. His expertise in geotechnical and site-specific challenges laid the groundwork for many transformative infrastructure projects throughout the region. Throughout his career, Dreessen played a central role in shaping the built environment of communities such as Papillion and La Vista. His leadership guided the development of residential neighborhoods including Monarch Place, as well as public recreational facilities including Tara Hills Golf Course and Papio Bay Aquatic Center. Bob Dreessen’s legacy is deeply embedded in TD2’s identity — through its people, its projects, and its enduring commitment to engineering excellence.

Doug Dreessen, P.E., is president of Thompson, Dreessen & Dorner (TD2), representing the second generation of leadership at the firm. He assumed the role in 2010, succeeding his father, Bob Dreessen, and has since led the company with a focus on strategic growth, technical excellence and client service.
Dreessen’s journey with TD2 began in 1975 when he was just 14 years old. He started in the field, gaining hands-on experience in land surveying, geotechnical engineering, materials testing and construction observation. This early immersion gave him a practical foundation that would shape his approach to engineering and project management. Over the years, he has overseen the design and construction of numerous residential and commercial subdivisions across the Omaha metro area and throughout eastern Nebraska.
Before becoming president, Dreessen led TD2’s civil engineering department for more than a decade. His professional experience spans drafting and designing grading, sanitary and storm sewer systems, paving and water infrastructure. He is also skilled in cost estimating, contract administration, proposal development and public presentations. Known for his collaborative leadership style, Dreessen works closely with governmental agencies, contractors, engineers, environmentalists, utility companies and public stakeholders to deliver complex, multi-phase projects.
Dreessen has been instrumental in expanding commercial development in Omaha and surrounding areas. Signature projects under his leadership include Hillsborough near 144th Street and West Maple Road — an integrated development blending residential, recreational and commercial elements — as well as Huntington Park and American Interstate Plaza near 156th Street and West Maple Road. In Sarpy County, he carried forward his father’s legacy with developments like Shadow Lake Towne Center and Midlands Place in Papillion, further advancing the region’s commercial and economic footprint.

David Maenner focuses on the industrial and commercial real estate markets. He has been involved in the commercial real estate industry since 1981 when he began his career in Dallas, as the vice president of Harry B. Lucas Company.
Over the past 30 years, he has been responsible for the sales and leasing of major industrial properties within a 150-mile radius of the Omaha area. Maenner has been awarded assignments ranging in size from hundreds of thousands of square feet to general purpose facility transactions as small as 10,000 square feet.

Michael Matejka joined the Omaha office of Woods Aitken in 2007 after practicing nearly 25 years with another local firm. He is one of Omaha’s most respected real estate lawyers, who complements his practice with additional specialties in business and taxation law. Matejka’s experience includes real estate development, leasing, like-kind exchanges, and tax planning for real estate transactions.

She brings a futurist mindset and is a catalyst who drives action, strategy and organizational change while building bridges between stakeholders to achieve corporate objectives. Pridal has extensive experience in P&L leadership, strategic and succession planning, human capital management, business development and board governance. She currently serves as chair of the board of directors at Lamp Rynearson, Inc., headquartered in Omaha, and is on the board of directors of Harris & Associates, headquartered in Concord, California.
Passionate about her community, Pridal is a member of the board of directors for Spark and Radius; the vice chair of advisory board for the University of Nebraska College of Engineering; and a member of the President’s Advisory Council at the University of Nebraska. Pridal has been honored as the Habitat for Humanity Omaha Power Women of the Year and as an ICAN Leadership Award recipient.
Pridal’s career in civil engineering began at the U.S. Army Corps of Engineers and continued at Lamp Rynearson for over 27 years, the last nearly eight years as CEO. During her tenure as CEO, she also served as a Lamp Rynearson ESOP Trustee. She received her Bachelor of Science in Civil Engineering from the University of Nebraska, received her Master of Leadership degree from the College of St. Mary, and is a registered civil engineer in Nebraska

Development of the Year recognizes a project that stands out in scope and its influence on further development. This year’s award goes to 37 West Farnam in Omaha’s historic Blackstone District. The 10-story building features retail space, 160 market-rate apartments and a 384-stall parking garage in the entertainment district. Developers are Clarity, GreenSlate and Park Omaha.
The Summit Award recognizes a project with outstanding regional impact. This year’s honoree is the Catalyst project on the University of Nebraska Medical Center campus, led by GreenSlate Development and Koelbel & Co. The project, a 170,000-square-foot coworking hub, serves health care and technology businesses.
Deal of the Year recognizes brokers for complex and impactful community transactions. The 2025 award goes to the team of Martin Patzner and Jason Fisher of Cushman & Wakefield/The Lund Co.; and Steve Sheppard, Nick Weideman and Bennett Ginsberg of CBRE Omaha. The professionals are being recognized for their work in the successful relocation of engineering firm Olsson to the Row at Heartwood Preserve in west Omaha.

Gunnar Christensen has spent plenty of nights sitting in a vehicle spying on people — it comes with the territory as a private eye. So, it makes sense that the idea of indoor gardening would pop into his head when he had time to kill.
Gunnar, now co-owner of Barn Girls Farms, started his adventures in growing plants when a broken arm kept him from his hobby of fishing. That, in turn, led to the urban farm, which has now been around for nearly two years.
“We couldn’t fish, so we bought a little microgreens growing kit online, like three little 10-inch trays,” he said. “We killed a bunch but (once we grew some) we were like, ‘That’s amazing. This tastes great.’”
He and wife, Stefanie, were quickly sold on microgreens. With a short growing period — most vegetables are ready for harvest in less than three weeks after planting — the Christensens believed others could benefit from the healthy aspects of microgreens as well.
The business raises about 18 varieties of vegetables inside a 2,000-square-foot facility in Ralston. Gunnar said the indoor varieties are 40 to 80 times healthier than their outdoor-grown counterparts.
Each microgreen offers a specific nutritional value, Stefanie said, noting that the taste is impressive.
“There’s so much flavor in them, as opposed to eating just a lettuce salad,” she said. “They taste exactly like vegetables. So broccoli tastes like broccoli, radish is spicy and there’s wasabi.”
Opening Barn Girls Farms
In 2023, the Christensens decided to create an urban farm and share their produce with others. They found a perfect spot for their farm in
Ralston. The facility they chose was once used to detail boats, so it had the necessary space, a drain and lighting, Gunnar said. Barn Girls Farms was able to open with a few modifications to the current space. The storefront includes a small dining area and a wine bar. The back room is used for raising crops.
“I think we’re totally unique in the sense that we grow food here and we sell food here, and we can support people who have those needs,” Gunnar said.
Since opening, Barn Girls Farms has become a popular gathering spot.
“We’re getting more groups coming in for a place to have a meeting or a networking event, book clubs. A bunch of gals even come in for Wine Wednesdays,” Stefanie said. “We’re just really creating a different space for people to have those types of gatherings.”

The couple hosts a farmers market on Saturday mornings during the summer in which about 20 vendors from around the area participate. The market features live music and food.
Barn Girls Farms’ influence extends beyond the store, as their fresh vegetables are served in about 20 Omaha restaurants, including Salted Edge, Prime, Committee Chophouse at Cottonwood Hotel and Sand Point. The couple believes planning and dedication are essential elements of their business success.
“Be committed to the process, knowing it’s going to be a lot of work,” Stephanie said. “Be resilient, because some things don’t work. Let’s reinvent that. We’re not going to continue growing something that doesn’t sell, for instance, or making something that’s not working.”

Placing an emphasis on quality in both food and customer service, Gyanendra and Simi Bhandari appreciate diners’ support in Jaipur consistently being recognized in various polls as the city’s best Indian restaurant.
For more than 20 years, the couple has allowed customers to experience dishes originating from north India. The Jaipur Restaurant and Brewing Company offers American diners a taste of traditional fare, as well as IndianAmerican fusion experiences.
Jaipur relies on a solid customer base, Gyanendra said.
“I don’t get tourists,” he said. “It’s always repeat customers, so I have to make sure we make the same quality food, if not better. The service, as well. That’s the most challenging here and that’s my main goal, to continue my food quality, consistency and service.”
Bhandari knows what it takes to ensure quality, from the second a diner walks in to the restaurant to finishing their meal with dessert or an adult beverage. The Nepalese native has worked almost every position at Jaipur, from bartender to becoming the executive chef while a student at Bellevue University.
Jaipur — Omaha’s first brewery and second in Nebraska — was founded by Steven Gordon in 1992. The Bhandaris took over as owners in 2004.
“I was looking to move on, but Steve said, ‘Offer me; if you want to buy me out, buy me out,’” he said. “So, because I was the chef running the kitchen, I chose to buy this place rather than going somewhere else.”
Family-owned
Bhandari believes attention to meal preparation sets Jaipur apart from other restaurants.
“We use all fresh ingredients here,” he said. “We don’t use any frozen vegetables or diced meat, so everything comes in the morning, including the seafood, never frozen. So that makes our quality separate from everybody else.”
Being a family-owned business also allows them to make quick
decisions, he said.
“If we have something come up, it’s easy to make a decision right away to make changes,” Bhandari said. “I don’t have to call an ownership meeting, blah, blah, blah, all the channels. On the spot, we can make a decision to make improvements as needed.”
It’s important for employees to know they’re respected, Bhandari said. Employees tend to be committed to the restaurant’s success, including chefs who have been with Jaipur for 15 to 22 years.
“It’s challenging on how to motivate them,” he said, “but I have experience myself, since I’ve been the waiter, server. I was an employee here, so I know the feelings owners have.
“I have experience on how my owner treated me. Wrong, right, whatever, I know what things used to make me happy, what I expected from my owner. I’m trying to implement the same thing with my employees. I want to make sure they are treated right. I’m not going to treat them as my employee, but as family.”
Know the business
The success of the flagship location in Rockbrook led to the Bhandaris opening a second location in Dundee in 2021.To ensure Jaipur’s menu remains consistent, Bhandari spends time at each location daily.
If he could share one of Jaipur’s dinners with his younger self, he’d recommend the youngster learn every aspect of a restaurant’s operation. It came in handy during the COVID-19 pandemic, when Jaipur was able to remain open by transitioning to takeout orders, thus keeping staff employed, Simi Bhandari said.
“I didn’t have to fire any of the employees,” Gyanendra said. “My wait staff, bartenders and cooks were busy packing up and delivering food. I’ve lived in California, New York and Colorado and I think I made the best decision to be in Omaha, because there are so many kind people living here.”

Concern over relatives not following a healthy meal plan led Tim and Brittney Rexius to create Omaha Protein Popcorn Company.
“I’ve been in the nutrition industry for 20 years,” Tim Rexius said. “It’s one thing to be around athletes all the time who have this certain level of dedication, but we got a little more worried about the parts of our family that maybe fitness isn’t their main goal, but we still wanted them to be healthy. We found that those people won’t eat a protein bar.”
With popcorn the world’s top between-meals treat, the couple wondered if they could find a way to add protein to the otherwise healthy snack. They sought to find the perfect combination of protein powder and flavor in their popcorn. After 600 batches sampled over seven or eight months — and a broken tooth — they struck gold.
“I can honestly say I’ve bled for this company,” Rexius said.
The duo decided for market research, they would utilize their family as an unsuspecting focus group.
“We put it out at Christmas in a bowl and didn’t tell anybody,” Rexius said. “Everyone was like, ‘This is really good.’ (It was) healthy, but they didn’t know. Even our kids were eating it up. We’re like, ‘Yeah, we think we may have something here.’”
As they built the popcorn side of Rexius Nutrition, the couple also tested their product at bodybuilding competitions. As competitive bodybuilders themselves, they thought it an ideal market for their product, Rexius said, adding that a large bag of their popcorn has 30 to 40 grams of protein.
“We went to the Mr. Olympia convention, 100,000 people,” he said. “We went through 14,000 bags. Just got mauled. It was great.”
Finding their niche
After a few years of lackluster sales — nutrition stores liked their product, but it didn’t sell elsewhere — the couple’s luck changed when Rexius became president of the Ralston Chamber of Commerce. A representative of Hy-Vee’s 90th and West Center Road store approached him with the offer to sell the flavored popcorn at the location.
Rexius was initially a naysayer to the idea until Hy-Vee’s sales outdid the Rexius Nutrition store by a 50-1 margin, he said
“I’m thinking it’s just not going to work, but we’ll try it,” Rexius said. “The nutritionist at Hy-Vee understood the product and knew the dietician could get the elderly patients to actually eat it.”
With eight flavors, including plain white popcorn, cheddar cheese and caramel, Omaha Protein Popcorn became popular with grandparents and mothers, he said.
“Grandma and Mom are the ones who are going to decide what the family gets to snack on,” Rexius said.
Realizing they had a new market with on their hands, the Rexiuses went full-force, getting the popcorn in 7,000 outlets including convenience stores and gas stations.
International expansion
Omaha Protein Popcorn Company has expanded internationally, selling in 13 countries including Canada, the United Kingdom, China, Australia and New Zealand. Representing the Made in America Initiative during a trip to Dubai, Omaha Protein Popcorn Company was the most-requested business to meet with by international marketers, Rexius said.
“I spent half of every Zoom meeting when I met with 25 grocers in Dubai last year explaining what Omaha is,” he said. “I got to do my little piece of making Omaha famous.”
Looking back over the journey, Rexius has advice for his younger self: Start now.
“The time will never be right,” he said. “The perfect conditions will never exist. I speak on entrepreneurship and the biggest thing I speak about is if you’re going to wait until you’re financially ready, until all the ducks are aligned, it does not exist.
“Complacency is another (pitfall); greatness doesn’t come out of comfort zones. It’s never going to be comfortable.”

HOW JAMES MACKIEWICZ BUILT CRESTCOM NEBRASKA
Five years ago, James Mackiewicz was working what should have been his dream job at a promising startup. Within six months, the company had imploded as poor communication, fractured leadership, and a lack of vision drove out 75% of the original team. Mackiewicz was one of them.
“That experience showed me what can go wrong when leadership fails,” he said. “If we’d had what Crestcom offers, it could have been something great.”
New adventure
That realization set him on a new course. Drawing from years of leadership development work with financial advisers, Mackiewicz discovered Crestcom, a global leadership training franchise operating in over 60 countries. In early 2020, just days before the COVID-19 pandemic shut down international travel, he bought the Nebraska franchise.
“I did my due diligence trip to Crestcom HQ in Denver the same week President Trump shut down international travel,” Mackiewicz said. “We were still saying, ‘Two weeks to flatten the curve.’ I believed that; and I believed in Crestcom.”
Despite launching a business as much of the economy ground to a halt, Mackiewicz leaned in. Thanks to Crestcom’s longestablished virtual training infrastructure, he was able to deliver leadership development programs to companies around the area. His original idea was to help large companies with dozens of managers, but it wasn’t until he stopped looking for his proverbial Moby Dick that his business truly transformed.
“I realized a lot of companies might only have one or two people ready for leadership training at a time,” he said. “So we built a ‘melting pot’ model where participants from different industries learn together. That pivot changed everything.”
Success stories
One of Mackiewicz’s most impactful stories involved a bluecollar worker from a recycling plant. With no post-high school education, the man didn’t see himself as leadership material. After completing Crestcom’s 12-month program, he emerged as a mentor to others across all shifts.
Another success story was an attorney who didn’t manage anyone directly but worked across multiple relationships.
“We helped him shift his mindset,” Mackiewicz said. “Leadership isn’t about titles; it’s about getting people to do what you want them to do because they want to do it.”
That inclusive definition of leadership is central to Mackiewicz’s approach and it’s creating ripple effects throughout the community. Mackiewicz volunteers with Rotary, partners with the Greater Omaha Chamber for free quarterly workshops, and recently hosted a leadership retreat for the FBI.
“Even if someone’s not enrolled in our program, if they’re hungry for development I’ll find a way to help,” he said.
This commitment extends to his role as a connector in the Omaha business community. When a nonprofit needed computers, Mackiewicz quickly linked them with a local tech

company and helped develop a fundraising plan.
Accelerating growth
In 2024, Crestcom-Nebraska hit a milestone: its 12-month program now qualifies for up to six credits toward a master’s degree at Midland University in Fremont.
“Nobody else in the leadership space has that,” Mackiewicz said. “That academic validation means a lot.”
Looking ahead, the company’s next big goal is expansion: building a larger team of facilitators and salespeople to meet growing demand. Another highlight of this expansion is adding a bilingual component. The growth comes thanks to Mackiewicz’s agility and curiosity, although the one thing he wishes he could tell his younger self is to start his business earlier.
“Starting a business in your 40s is hard,” he said. “Rewarding, but hard. I wish I hadn’t waited.”
Above all, Mackiewicz believes in showing up for others: clients, colleagues and community.
“The question I wish more people asked is simple,” he said. “‘What can I do to help you?’ That’s how we make business, and the world, a little better.”

KRISTI ANDERSEN’S CAREER A MULTI-FACETED ONE
Growing up in a small farming community in South Dakota, population 600, Kristi Andersen dreamed of doing bigger things in a bigger world. By the time she got to the University of Nebraska-Lincoln to study journalism, she’d already pegged her destiny as becoming the next Diane Sawyer or Barbara Walters.
She was well on her way, too, having interviewed presidential candidates, covered major sporting events and natural disasters that cracked into larger media markets before leaving it all behind. It was then she faced the defining moment of her career: deciding what came next.
“When I left news, there was a bit of a struggle,” she said. “When I went to college and I did this for 15 years, I thought that was going to be all I ever did. I had goals and dreams as a young woman of continuing to rise in that career and I got to a top-30 market before kids and a family changed my course.
“There was a mourning of sorts when I left news because it was all I knew. This is all I ever wanted to do. What do I do now?”
Chapter two
The first rays of her new career day beckoned from politics. Andersen joined thenU.S. Sen. Mike Johanns’ administration, serving as his Nebraska press secretary, and later held communications roles for CHI Health Center Charles Schwab Field and the Metropolitan Entertainment & Convention Authority.
Trading the reporting side of the desk to the side controlling the message is a familiar career move to many in the journalism field and Andersen was no exception. She quickly became successful in these roles, well-known in the business community, and still retained some of the limelight that has been hers nightly on the news.
Which is why what came next — a shift to commercial real estate sales — landed with such a seismic impact.
“I loved the jobs I had (after TV),” she said. “The skills that I honed in news and the relationships that I honed and the ability to talk to anyone served me very well in those

positions. But there’s so many journalists that stay in that profession because they don’t know if they can do anything else or that’s just what their identities are wrapped up in.
“I always was interested in real estate and sales in general. When you take the aptitude tests in school and they tell you what you’d be good at, journalism always popped up on my screen but so did sales. Plus, I wanted the flexibility; my kids were in middle school, and I was missing their stuff. I had that pull as a mom of wanting to be there for my kids.”
Bold, not reckless
Andersen, 49, started with Colliers in 2017, entering a male-dominated field later in life with no previous real estate experience. These factors added to the befuddlement of her circle of family, friends and, occasionally, the voice in her head.
“Everybody thought I was absolutely nuts when I said I was getting into real estate,” she said. “Going from a pretty high-profile job to a position where it was 100% commission, eat-what-you-kill, my coworkers and my family members thought maybe I had had a nervous breakdown or something.
“It was intimidating at first because I was walking into a business I didn’t know. When you’re in that environment, it’s easy to go, “Wow, did I make the right decision? Is this the right place for me?’ But the type of person that I am said, ‘Well, you know what? I made the decision, so now I’ve got to figure out how I’m going to be successful at this.’”
Andersen’s saving grace was knowing the difference between bold and reckless. Understanding it takes some time to gather momentum in real estate, she simultaneously launched her own public relations firm, Kristi Andersen Communications, to keep some cash inflow while she honed her new craft. It wasn’t easy, but the bet on herself eventually paid off.
“I looked inward and I said, ‘Well, I might not check this box or that box, but you know what? I do have this skill set,’” she said. “I can communicate with people. I’m not afraid to pick up the phone and call people. I know people in this community. I told myself, I’m going to try this for a few years and if I fall flat on my face, I’ll go back and work in communications. Instead, here we are eight years later and everything’s actually going amazingly.”
In 2022, now a veteran of multiple national deals involving some of the state’s largest corporate clients, Andersen joined CBRE as vice president, a role that combines the various elements of her career into one satisfying position.
“It goes back to the skills that I already had that really help me in this place, too,” she said. “Communication skills really come into play. Just like in journalism, when you’re doing a story and you’ve never met somebody, you’ve got to earn trust quickly. There’s a lot of

“You know, a saying I live by is ‘You never fail until you stop trying.’ My dad would say that all the time and I say it to my kids constantly. Failure is just learning, right, and failing means you tried, and as long as you just keep going and you don’t give up, you never fail.”

Q&A:
Q: Tell us about the business model of your franchise.
A: Our crews stripe any and all parking lots we can get contracted, either through direct customer relationships or with property managers, asphalt contractors or general contractors. Our business model is much more formal than what is typical in the parking lot striping industry. Most of our competition shows up in a blank truck, with crew that try to use one to two machines to complete an entire job. With 1-800-STRIPER, you’ll see a branded truck, uniformed crew members and up to six striping machines that are clean, well maintained and never change paint color to avoid making a mess on our customer’s property. Our machines are all laser-guided as well. This provides us with the best chance of leaving the straightest lines in the industry on that parking lot. You may not think much of straight lines, but you’ll think about S-curving, crooked lines a lot!
Q: Why did you choose this industry and this particular franchise?
A: We saw an opportunity in the market for doing what we do. We chose this franchise specifically due to the amazing founders and their model for operational execution. As lifelong salesman, both my partner and I know how to excel at delivering the best customer experience. Q: What was the process of starting your franchise?
A: It was months in the making. We received in-person training with the franchise founders in Rochester, NY, along with our first Crew Lead. We came back to Omaha and set up a large training area to continue practicing and perfecting the processes we had been tought by 1-800-STRIPER. When the season started, we started servicing our first customers, but they were not receiving the first lines we had painted at all, just the first lines that counted. Since then, we have been going full speed, selling everything we could and striping everything we sell.
Q: What challenges have you faced?
A: Our biggest challenges have probably been logistically organizing and executing all of the jobs we’ve received and learning how long it actually takes to complete a project. We striped the entire Henry Doorly Zoo and thought it would take five or six visits to the property when, in reality, it took eight.
Q: What have been your biggest wins?

Q: How have you grown?
A: We’ve grown remarkably fast. We are on track to complete far more work than we originally anticipated for our first season with a lot of positive relationships that could lead to indoor winter work in warehouses.

Turner Construction Company proudly led the American Foundation for Suicide Prevention Nebraska Chapter’s Construction Hike for Hope, walking in solidarity to raise awareness and support for mental health and suicide prevention. The event took place June 7 at Mahoney State Park.
Suicide remains a leading cause of death in the construction industry, where tough exteriors often hide silent struggles. By taking steps together, AFSP and companies like Turner are breaking the stigma, fostering open conversations and building a culture where every life matters.

Counterpoint to this “Expensive” Stock Market
HFS spends a lot of time discussing all the reasons why we think U.S. equity markets will continue to go higher. There will come a period that we will become more cautious but now is not one of those times. In fact, we think we’re still in the earlier phase of this bull market. We feel rather alone with this opinion, with so many others concerned about tariffs, inflation, the Fed, wars, politics and silly sentiment surveys. Having a rather out-of-consensus opinion further emboldens our thinking about the longevity of this bull run. In other words, there’s still a lot of cautious investors left to be converted that can power it higher.
Many of the risks listed above are now beginning to fade, which is pushing U.S. stock markets to all-time highs. There’s always something not to like about any market, so what’s the No. 1 reason we hear why investors are shying away from putting new money to work?
It’s expensive.
Out of all the things to worry about in this market, the market’s valuation relative to its historical average is the least of our concerns. First, valuation is not a timing tool. An elevated P/E (price-to-earnings) ratio is not a signal that a market downturn or correction is looming. Likewise, a depressed P/E doesn’t mean that it’s a great buying opportunity. In short, “spotting” high and low P/Es is not an investment strategy. Many investors have either lost a lot of money or missed opportunities confusing it for one.
Secondly, the P/E ratio is much longer-term than many realize. In fact, research suggests that 70% to 80% of it is driven by what a company will look like when it eventually reaches maturity, or when it “grows up.”* Generally speaking, younger companies are further away from maturity and should command higher valuations while older firms that are mature should carry lower ones. Today’s market consists of much younger firms than in the past. We’ve written before about how the top five holdings of the S&P 500 are just 37 years old, on average. This compares to 105 in 1990, 84 in 1980 and 73 in 1970. In other words, this vintage of S&P 500 holdings is much further away from maturity than historical ones, and should carry a higher valuation, possibly even higher than what it’s currently getting, in our opinion.
Lastly, stocks discount the future — not the past. While we can estimate this, it is unknown, so valuation is not “just math” as we’ve heard some proclaim. It’s based on estimates that can be proven too high or too low. According to FactSet, firms in the S&P 500 are expected to generate about $280 of EPS (earnings per share) over the next 12 months. At a level of 6,260, it is just over 22 times this estimate, which is above its 30-year average of around 17 times. We believe there is upside to this as future EPS estimates and, as corporate America unlocks cost savings from AI, perhaps substantially so.
Timing the market is incredibly difficult and arguably impossible, especially when using valuation tools. We believe it’s wishful thinking that the market’s valuation should fall back towards its long-term average when so much is different today. It’s hard to see the law of gravity when looking at a long-term chart of the S&P 500.

In 18 years with Omaha engineering firm Lamp Rynearson. Joe Flaxbeard has built as impressive of a community service record as he has a professional career.
An Omaha native, who serves as the firm’s private practice lead and who earned his degree in civil engineering from the University of Nebraska Omaha, has been recognized in his field with the ACEC Nebraska Young Professional of the Year Award in 2013, the ACEC National Young Professional of the Year Award in 2014, and as one of Midlands Business Journal’s 40 Under 40 in 2017. He is also an alumnus of Leadership Omaha Class 37. In addition, Flaxbeard has been active in professional and community service roles, including the ACEC Nebraska private client committee, Omaha by Design technical advisory committee and as a former board member with Omaha Street School, Omaha Catholic School Consortium and Skutt Catholic High School.
What led you to your career field?
In high school, I excelled at both math and science. Through various clubs, activities and the encouragement of my teachers, I discovered civil engineering. It was the perfect blend of my interests and strengths, setting me on a path toward a rewarding career.
What do you enjoy most about your work?
Being part of the work that shapes our community is very fulfilling to me. Knowing that my efforts contribute to the places where people live, work and play is gratifying.
How has a past work or life experience prepared you for the work you are doing now?
Growing up, I watched my dad and how he interacted with people we would run into throughout the community. From a young age, I admired how he had a genuine interest in everyone he knew and met. He made everyone feel like a friend and he genuinely cared about them. That has significantly shaped how I interact with my clients and colleagues.
What is something a mentor told you that has been essential to your career?
Throughout my career, I’ve been fortunate to have several mentors whose wisdom has shaped my approach to both work and life. One of my earliest mentors, an older and wiser engineer I met during training, gave me advice that has been essential to my career: Don’t dwell on project
issues or feel sorry for yourself — problem solve. This mindset has helped me tackle challenges head-on and focus on solutions rather than setbacks.
Another mentor taught me the importance of selfconfidence, advising me to set aside self-doubt and believe in myself. That encouragement has been invaluable, especially when facing new or difficult situations. A third mentor offered a perspective that has helped me manage the pressures of the job: Stress is a choice, he said. This advice has allowed me to maintain perspective and resilience even during the busiest times.
Why is community service important to you?
Community service and volunteering are deeply important to me. These values were instilled in me at a young age, and I’ve always believed in the importance of sharing my time, skills and strengths with others. Giving back to the
