Railroad companies considering merger
Union Pacific Corp. and Norfolk Southern Corp. announced an agreement July 29 to create a transcontinental railroad. In a release, the companies said the venture will connect over 50,000 route miles across 43 states from the East Coast to the West Coast, linking approximately 100 ports and nearly every corner of North America. This effort is expected to strengthen the U.S. supply chain, provide opportunities for American manufacturing, and create new sources of economic growth and workforce opportunities to preserve union jobs.
Valmont Industries Inc. reports 2Q results
Valmont Industries Inc. reported financial results for the second quarter ended June 28. Some of the highlights included:
• Net sales increase of 1.0%
• Operating income of $29.3 million or 2.8% of net sales
• Operating cash flows increased 28.1% to $167.6 million
• Expected benefit from lower SG&A costs of $8.0 million in the second half of 2025 and $22.0 million on an annualized basis in 2026
• Returned $113.6 million to shareholders through $100.0 million in share repurchases and $13.6 million in dividends
• Invested $32.0 million in capital expenditures to support strategic growth initiatives
• Increased backlog by $139.2 million, or 9.7% since year-end 2024, driven primarily by continued strength in Infrastructure demand
“We delivered a solid quarter operationally, with continued strength in utility, telecommunications and international agriculture,” President and Chief Executive Officer Avner M. Applbaum said in a release. “Our teams executed well, driving volume growth in key markets while advancing our long-term strategy.
“We remain focused on our key value drivers: capturing infrastructure demand by expanding utility capacity and throughput, positioning our agriculture segment for longterm growth through international expansion and technology solutions and maintaining disciplined capital and resource allocation.”
LinkedIn ranks Omaha top 10
In its inaugural, “Cities on the Rise 2025: The 25 Fastest-Growing U.S. Metros for Jobs and New Talent” report, LinkedIn ranked Omaha No. 10. The listing analyzed labor market data to identify 25 emerging metro areas where hiring is accelerating, job postings are surging and talent migration is reshaping local economies.
The top three cities were Grand Rapids, Mich.; Boise, Idaho; and Harrisburg, Penn., respectively. In addition to Omaha, other regional metro areas included Kansas City at No. 11 and Colorado Springs at No. 15.
New nonstop flights announced
Frontier Airlines has announced plans to launch nonstop flights from Eppley Airfield to Hartsfield-Jackson Atlanta International Airport starting in October. The nonstop service will operate twice per week, adding to the five Omaha-to-Atlanta nonstop flights per day already offered by Delta Airlines. Additionally, Breeze Airways is adding a nonstop flight from Lincoln Airport to Orlando, starting in December.
Call for award nominations
Technology Association of Iowa is accepting nominations for its Prometheus Awards. The award honors people and companies in Iowa’s technology industry and encompasses 15 categories from AI to UX to data to manufacturing and more. Nominations are accepted through Aug. 7 online. Finalists will be announced mid-September, with the winners revealed Nov. 6.

Greater Omaha Chamber of Commerce Board of Directors nominations open
The Greater Omaha Chamber is seeking nominations for its board of directors now through Aug. 15. The chamber is looking for people actively involved in both business and civic engagement. Nominations can be made on the chamber’s website.
State highway system investment
Gov. Jim Pillen joined the Nebraska Department of Transportation (NDOT) in announcing plans to invest in and improve over 560 miles of the state highway system through 92 individual projects.
“Our state depends on safe, well-built roads and highways,” Pillen said. “These projects are critical to every family, producer and trucker in this great state. We’re keeping our promises and delivering for Nebraskans by staying focused on the road ahead.”
The announcement included the expedited completion of the US-275 Expressway, a critical transportation and resource corridor between greater northeast Nebraska, Norfolk and Omaha. In November, Governor Pillen directed NDOT to condense the timeline to complete the expressway from Norfolk to West Point.The July rollout is another step forward in the delivery of much-needed transportation projects across Nebraska.
Data centers require resources
Data centers are expanding across the U.S. to meet growing demand for artificial intelligence and with it comes the growing demand for energy and other resources.
According to a report from Harvest Public Media, data centers are among the most energy-intensive buildings, consuming 10 to 50 times the energy of a commercial office building. A 2024 federal report by the U.S. Department of Energy found data centers consumed about 4.4% of the nation’s electricity in 2023, a power load that could nearly triple to 12% by 2028.
Such structures also have great-than-average water needs. Google’s U.S. data centers, for example, consumed 12.7 billion liters of fresh water for cooling in 2021, according to the University of California Riverside. Three years later, the company consumed more than 30 billion liters. UC Riverside estimates running 20 to 50 ChatGPT queries uses roughly half a liter of fresh water.
Buildings in Papillion to be converted
The old Papillion Public Works building is being converted into four new apartments while retaining its original stone structure. In addition, project developer Urban Waters plans to build 40 new units in the lot behind the building, which is located in the city’s downtown.
Rural Mainstreet Economy expands again
According to a report on trends from Creighton University’s Economic Outlook, Rural Mainstreet Economy has expanded. The report highlights two consecutive months of above-growth neutral readings since July and August 2023; farmland prices below growth neutral for the 14th time in 15th months; bank loans are at a record high; and farm equipment sales below growth neutral for the 23rd straight month.
Paypal launches global payment system
PayPal, which has a significant presence in Omaha with approximately 2,500 employees across the metro, has launched PayPal World. Per a press release, the company announced a series of partnerships that will connect digital wallets outside the United States to its platform and enable interoperability with PayPal and Venmo wallets at the point of sale. PayPal World, which will go live this fall, will enable users to pay international businesses using their domestic payment system or wallet and local currency. Users will also be able to initiate cross-border money transfers.

Omaha made history on May 13 when its citizens elected John W. Ewing Jr. as its mayor. It was the first time since 2009 a Democrat took the seat and while Fred Conley served as acting mayor of Omaha for several days in 1988 following the death of interim mayor Bernie Simon, Ewing is the first Black person to be elected to the city’s top executive post.
Prior to this landmark achievement, Ewing served as Douglas County Treasurer for nearly 18 years and as a member of the Omaha Police Department for almost 25 years. MBJ sat down with the mayor for an in-depth and personal interview.
MBJ: You are committed to your family and to children’s causes. What do you like the best about being a mentor?
Mayor John W. Ewing Jr.: What I like best is exposing young people to possibilities and seeing them reach their fullest potential. An example I gave this morning is about a young man by the name of Denzell Dial I mentored through the 100 Black Men of Omaha. He got the opportunity to see pilots in action one day, when he was probably 13 or 14 years old and then he made his life goal to be a pilot. He recently graduated from the UNO School of Aviation. I say, “Young people are our now.”

MBJ: A lot of people say, “Young people are our future.” What’s causing the change for you?
Ewing: Well, this has been my philosophy for a number of years but I think when we start talking about our young people, our future, we’re talking about them and we’re not talking to them. We’re not realizing that we need to be talking to them to help them navigate their right now so they can be prepared for their future. But also just the idea that if we talk about the future, we can put off the things we need to do instead of recognizing we need to be doing them right now.
I’ll give you an example of what that means: A lot of young people, in my experience, drop out of society at the age of 13, 14, 15, because they’re not having success academically, they’re having mental health challenges, they just don’t know where they fit in the world, they are just confused. That’s a confusing age. So, if we wait until they’re 17 or 18 to expose them to careers or to expose them to educational opportunities, we’ve lost a large number of our young people in that 13, 14, 15 age range. We cannot afford to lose our young people.
MBJ: What is one thing that you think will serve you well as mayor?
Ewing: What I have committed to is being a lifelong learner, whether that’s formal education and training or teaching where you can learn as well. Or just learning from experience by reflecting. So I try to reflect and say, “OK, what did I learn from that?” I believe that will serve me well as mayor because I’ve continued to grow since I started on the police department at the age of 20. I don’t have a political philosophy; I will be a person who looks at the facts and then tries to make the best decisions I can, getting the most input that I can get. I don’t care where it comes from, if it’s good input that’s what I’m going to use.
MBJ: What honor or award has meant the most to you personally and why?
EWING: It’s the Face on the Barroom Floor, for me. Back in late May of 1982, they took us over to the (Omaha) Press Club as we were about to graduate from the police academy to meet the media. I walked in and I saw all these faces on the wall. I had just turned 21 years old, so I didn’t know who any of the people were on that wall, but I understood the significance and I said to myself that day, “I hope I have a career worthy of having my Face on the Barroom Floor.”
MBJ: What professional accomplishment to this point, outside of achieving mayor, are you most proud of?
EWING: I think people miss a little bit the significance of when I got elected as Douglas County Treasurer. In that election I became the first African American person in the history of Nebraska to win a county-wide election. I had never really thought about politics (before then). I had great friends in elected office: Jim Suttle, Mike Fahey, Franklin Thompson, Ben Gray, among others and so I had the exposure. It wasn’t a big jump to say, “OK, I’m going to run for elected office.”
MBJ: You have chosen to retain the previous administration’s staff, even though you could, potentially, start fresh. What was the logic there?
EWING: When I went to the Douglas County Treasurer’s office, I inherited a staff. Of those people I inherited, all of them are still there but one person who retired. I have that experience where I believe I can make it happen. It let me hit the ground running. Tom Warren, who I’ve known forever and is as competent and honest and dedicated a public servant as we’ve had in this city, I asked him to be the chief of staff and stay. A day or two later he indicated to me that a number of the people wanted to stay. Now, imagine if I had not had Tom Warren, if I had not had Jennifer Rodriguez, if I had not had Todd Schmaderer on my first day when we had the (ICE) raid, what would we have done as a city? We were able to manage extremely well.
MBJ: At your inauguration, the singer Dreon performed an original song he wrote after meeting you. What did you think about that song and what did you think about having a song written about you?
EWING: I loved it. I actually wanted him to sing the song at the inauguration, so my wife was able to work with him to get him to come back. It really is amazing because one of the things I try to do everywhere I go is I try to invest in people, especially young people. I had a conversation with him and a few other young people one day while I was at Northwest High School. As I was talking to them, I took them down the hallway and I showed them my picture from the Hall of Fame at Northwest. I said, “Here’s my question for you all: Are you going to live a life worthy of being in the Hall of Fame?” He said yes and that’s what he’s been doing.
MBJ: What Omaha event are you looking forward to this summer and why?
EWING: There’s a number of things that I’m looking forward to. One has already passed and that was Juneteenth and that’s because of the significance of my election for a lot of people and what Juneteenth means. The second one (was) the Omaha Memorial Park Concert. It’s just very cool to be able to be the mayor on stage announcing it and being part of that big thing.
The third one is one we have every other year, Native Omaha Days. That will be really cool because there are people from Nebraska all over the country and maybe even the world and a number of African Americans who come back for Native Omaha Days. They will be so excited for this city, it will be a celebration because of the significance of the election.
MBJ: What would you like somebody to ask you that nobody has asked yet?
EWING: Ask me how much I care about the people of this community. Here’s my reality: I could have rode off into the sunset as the Douglas County Treasurer and I would have been OK. I had accomplished the one award with the Press Club and all the awards from UNO. I’ve got like five or six of them from the university that I attended. I’ve got my name read into the congressional record. I’ve had a great family life. But, it’s not about me. It’s about how much I care about the people of this community and this city and seeing an opportunity to have an impact on people’s lives.

As publisher of Metro Magazine and our annual Giving Guide, both shining a light on nonprofits, I witnessed how publications can amplify causes that deserve attention and hold power accountable.
Now, as publisher/CEO of Midlands Business Journal for nearly five years, I’ve balanced serving our business community while maintaining editorial independence on economic development and corporate accountability. The toughest decisions have taught me the most: when to challenge sponsored content versus editorial content, how pay to play conflicts with community interests, how to build essential business relationships while preserving credibility.
My ethical will would center on these hard-won insights about editorial courage and sustainable publishing. Future publishers need to understand that our role extends beyond delivering content: we’re stewards of public conversation and champions for our communities.
For those inheriting these publications, I want to pass on more than operational guidelines. I hope to leave an understanding of how to balance competing interests without compromising core values, and how to build publications that thrive financially while enriching the communities they serve.

It’s a personal document to share your values, life lessons and hopes for future generations. It might take the form of a letter, video, or even a book, touching on everything from gratitude and wisdom to family stories and advice. My grandparents, Mickey and Mary Landen, wrote a book for their children and grandchildren that recounted their lives and experiences. It helped us see them in a new light as they recounted their young lives, how they met, and fun times and challenges they shared in their own words. Not only can we now share this with our children, but it helps us today make decisions. For instance, I continue to support several organizations that were important to them because of things that happened when they were young. And with that book, we can share their stories with our own children. The fact that they took the time to do this was an incredible gift to us all.”
“Leaving an ethical will means passing on the values, wisdom and life lessons that have shaped who I am. Unlike a legal will, which distributes material possessions, an ethical will allows me to share my beliefs, hopes and guidance with loved ones. It is a way to ensure that my voice, character and intentions live on beyond my lifetime. For me, it’s about expressing gratitude, sharing the principles I’ve tried to live by and offering support for future generations as they face their own challenges.
An ethical will gives me the opportunity to reflect on what truly matters — integrity, compassion, resilience and love — and to communicate these ideals to my family. It also allows me to acknowledge my mistakes, celebrate my growth and express forgiveness and acceptance. Ultimately, leaving an ethical will is a deeply personal act of legacy; it’s about being remembered not just for what I had, but for who I was, what I stood for and how I hoped to inspire others to live with purpose and kindness.”
Former CEO of Bridges Trust leaves legacy EDSON

Edson L. Bridges II, former CEO of Bridges Trust, died July 15, 2025. He was 93.
Bridges was born in Lincoln on March 11, 1932 and raised in Newton, Massachusetts. He graduated from Deerfield Academy in Deerfield, Massachusetts; summa cum laude from the University of Nebraska and Harvard Business School.
After holding a job in corporate planning at Western Pacific Railroad in San Francisco, he joined his father, Marvin Bridges Sr., at Bridges Investment Counsel and eventually became the second generation to lead Bridges Investment Counsel where he was responsible for driving significant business growth over five decades.
Per an obituary in the Omaha World-Herald, Bridges started the first SEC-registered mutual fund based in Nebraska, Bridges Investment Fund, in 1963. Under his leadership, the firm grew from several million dollars in assets under management to $2 billion by 2017. Bridges was recognized for his service to the business community with induction to the Greater Omaha Chamber Business Hall of Fame in 2017.
Bridges was also involved in many philanthropic and community service organizations. He served on numerous boards, including those of Methodist Hospital, The Omaha Zoological Society, the University of Nebraska Foundation and First Covenant Church. In 1994, he was recognized with the Perry W. Branch Award for Distinguished Volunteer Service presented by the University of Nebraska Foundation.
He was preceded in death by his father, Marvin W. Bridges, Sr.; mother, Esther S. Bridges; brother, Marvin W. Bridges Jr.; and grandson, Stewart Bridges. Bridges’ wife of almost 70 years, Sally (Sveska), passed away on Saturday, July 19, four days after his death.
The couple is survived by their children: Edson L. Bridges III (Tracy), grandchildren: Edson L. Bridges IV (Max), Taylor K. Bridges and Mary E. Bridges; Jennifer S. Bridges, grandchildren: Katie Hicks andrew Hicks and Sophie Lupardus; Robert W. Bridges (Elizabeth), grandchildren: Hannah Bridges, Ben Bridges, Solopino Bridges and Libby Bridges; great-grandchildren, Callum Lupardus and Shelton Bridges.
A dual funeral was held July 22 at Dundee Presbyterian Church.

POPULATION SPIKE UNDERSCORES ECONOMIC STRENGTH
Basically everybody’s working and we have very few people who are not working.
According to 2024 U.S. Census Bureau estimates, Greater Omaha has surpassed 1 million residents, achieving a total population of 1,001,010 to mark the area’s largest single-year population growth in this century.
Like a hot new restaurant or in-vogue vacation destination, if people are going someplace, there must be reasons. A look past the population numbers reveals the city is thriving across most economic sectors and within the growth are reasons why people are moving to and staying in, Omaha.
“I think it’s a culmination of two factors,” said Richard Baier, president of the Nebraska Bankers Association. “One, Omaha offers a great quality of life at a reasonable price and we also have world-class jobs in a variety of industry sectors.”
Forbes rated Omaha the No. 1 best city to move to in 2024, the No. 2 best city for renters and the No. 3 best city for work/life balance. Smartasset.com ranked Omaha the No. 4 city for young professionals and realestate.usnews.com ranked it the No. 9 best place to live for families.
Some of the population spike is due to younger workers who might have once wanted to live and work in bigger cities, Baier said, but are now entering

the phase of life when growing a family and owning a home begin to take on importance.
“We’re really seeing now in huge numbers the boomerang kids who are coming back,” Baier said.
The affordability, job opportunities and quality of life extend also to lower income areas, Baier said. New industrial sites, higher-end housing opportunities and initiatives by the Omaha Inland Port Authority are helping to make things attractive for blue-collar workers who perhaps didn’t pursue the higher education track and want to improve their situations and play a role in Omaha’s success.
“I think all that bodes well for the future as well,” Baier said.
Building blocks
The Colliers Omaha Economic Index, which tracks changes across 25 sectors, reported that in the first quarter of 2025, the index rose from 188.9 to 190.2, overall rose 1.3 points quarter over quarter and grew by 13.1 points compared to the same time in 2024.
The index shows healthy growth and momentum and the numbers are fueled
not only by population gains, but housing demand, consumer activity and commercial interest.
“Omaha’s economy continues to be highly diversified and is hitting on all cylinders,” said Ed Fleming, executive vice president and principal at Colliers Omaha.
Omaha’s bigger economic drivers are government, education and health care while management and office; business, legal and sales; installation, production and transportation; health care and education; and community and the arts are the biggest contributors to the workforce.
“We kind of look at it from several different factors and one of them is related to what we’re seeing from the numbers,” Baier said. “We’re seeing strong GDP growth in the region (growing) faster than most parts of the country. The unemployment rate stays relatively low and we think that’s a good sign.”
The U.S. Bureau of Labor Statistics shows Nebraska with the fifth-lowest unemployment rate, 3.0%, as of February 2025, another sign of economic health, while housing proved to be one of the key drivers of activity in the last quarter.
Ranked No. 1 on U.S. News and World Report’s list of hottest housing markets, Omaha saw single-family permits rise 36% from last year while multifamily permits rose 22.3% year over year. As of March, Omaha also boasted nationalbest rent growth, reaching 3.6% year over year.
Existing home sales were 1,864 units — down 18.7% quarter-over-quarter but 3.1% higher year over year — while new construction home sales grew 1.9% quarter over quarter and 9.2% year over year.
Commercial real estate figures remain healthy and the sector got a boost from Meta’s $465.8 million data center project in Sarpy County, but that’s far from the only project fueling Omaha’s boom. Fleming pointed out the Mutual of Omaha tower under construction in the city while the Metropolitan Entertainment and Convention Authority is moving forward with the CHI Health Center expansion.
Business and medicine, lenders and tourists
Fleming noted that, along with the College World Series providing big tourism dollars, Omaha’s institutions of higher learning, including Creighton University and the University of Nebraska, have undergone “transformative changes” the past 10 years.
The University of Nebraska Medical Center, a worldwide research leader of infectious diseases, brought in more than $200 million in grant money last year. UNMC estimates show that every $1 million in research funding brings in 30 jobs.
Construction and facility expansion also mean jobs and money flowing into the economy, which saw retail sales rise 0.5% year over year, to $4.70 billion.
“The business community’s commitment to downtown Omaha is incredible and unique,” Fleming said. “Having jobs downtown is key to a vibrant city.”
A strong banking community is one of the pillars of Omaha’s growth, Fleming said.
“Many people don’t appreciate how strong our locally-owned banking system is with First National Bank and Pinnacle Bank leading the way, but also American
National Bank and many others,” Fleming said.
“On the insurance side, National Indemnity along with Mutual of Omaha are the key drivers and don’t forget about Peter Kiewit Sons and Union Pacific.”
On the workforce development front, Baier said Omaha is seeing job opportunities in internet technology, advanced manufacturing and — as Nebraska remains traditionally an agricultural state — startups tied to agriculture and agricultural tech.
Baier also underscored the contributions of the arts and tourism, noting attractions like the Henry Doorly Zoo, Joslyn Art Museum, the Kiewit Luminarium — the hands-on science museum which opened in 2023 — and, of course, the College World Series, which celebrated its 75th anniversary this year and is estimated to bring in $120 million a year.
“It’s sort of always kind of in our face, as we go through the College World Series, the impact that (event) has on travel and tourism in our state,” Baier said. “We’re always blessed to have great teams and great programs showing up.”
What to watch
Fleming doesn’t believe Omaha is facing any significant economic challenges in the near future and said the city is “really well positioned” to continue on its current course.
Baier’s concerns include the impact of low unemployment on the job market, the availability of construction-ready supersites on which companies can build, the struggles of farmers dealing with crop prices and the threat of artificial intelligence to job growth and creation, especially in the financial and insurance sectors.
“How many [jobs] will be with us in the future, when some of these basic functions of business are automated?” Baier said, while conceding such problems are being faced by all cities, not just Omaha. As long as the city continues to provide jobs and the amenities, he said, people will continue to bring the hard work, the know-how and the innovation.
“The strength of the workforce in Nebraska is to be decision makers and work on their own and be intuitive and be real problem solvers,” Baier said.

The Omaha metro area has a lot going for it heading into the second part of 2025. Public-private investments in quality of life and a focus on workforce development appear to be paying off with recent numbers showing both booming population and promising economic stability.
“The Omaha area has outperformed the state and a lot of the region,” said Ernie Goss, MacAllister Chair and professor of economics at Creighton University. “Omaha has been on a pretty solid growth path for quite some time.”
In fact, the Greater Omaha Chamber reports that the Omaha-Council Bluffs statistical area has exceeded one million in population. Heath Mello, president and CEO of the Greater Omaha Chamber, said this validates the area’s focus on “long-term planning” and boosts the ability to compete nationally.
“Crossing the one-million-resident milestone for the Omaha metro has been more than symbolic — it has opened doors to new business opportunities, federal funding and infrastructure investments,” Mello said.
The results are tangible with the regional GDP growing from 9.4% in 20212023 compared to the U.S. growth rate of 5.5% and the second half of the year looks promising. Growth in innovation-driven sectors and the opportunity to leverage the national spotlight from events such as the College World Series has positioned the area for a continued upward trajectory.
National uncertainty
With the national economic conversation centering on tariffs and taxes, officials said there will be a degree of uncertainty to come along with future economic activity.
“We are subject to national trends outside our control as well,” Mello said. “Federal tariff and trade policies have caused significant uncertainty that is making businesses wary and has affected stability of operations in numerous industries.”
Goss noted that as interest rates continue to rise, the rapidly growing housing market will likely begin to reflect negative growth. As student loans and other payments resume, there will be pressure placed on the consumption market.
For small businesses or franchisees, macroeconomic factors will guide big decisions. The impacts of inflation will cause a shift to a more service-based economy, which Blake Martin, a franchise specialist with FranNet, said is a more stable environment for a new business, such as auto repair.
Another national hot topic that comes into play is climate change. Martin noted that weather-related damage takes away from municipal rainy-day funds but advances the need for home improvement services, which is often an alternative to a home purchase.

The Urban Core Strategic Plan is one of the most transformative initiatives currently underway in the entire Midwest.
Construction remains busy
With steady growth comes construction demand in both the residential and commercial sectors, and Martin said residential construction typically leads the charge with commercial following. Right now, the timeline needed to secure a construction company is a lengthy one.
“Construction services are very busy in the commercial market,” Martin said. “That’s a very positive indicator as it pertains to what’s going on in the commercial economy.”
Martin added that the effects of the COVID-19 pandemic are still rippling, but this area “didn’t have quite as far to fall and didn’t suffer as long” leading to less necessary recovery time in the commercial market.
“Consumption is going to be weaker in the second half of 2025,” Goss said. “Although this doesn’t reflect residential construction, it does influence commercial construction strength in the months and years ahead.”
Business investment in the region has been somewhat slower the past couple of years. Mello said this doesn’t necessarily reflect demand but instead reflects timing and project alignment. He pointed to several industrial development projects that have been built on spec as indicators that investors see potential and marketability in the region by bringing a “quicker speed to market” option.
Job and workforce development
The job market continues to show demand across what Mello calls “core industries,” including defense, construction, transportation, health care, insurance and financial services. The Greater Omaha Chamber reports that the labor force participation rate is 70.1%, which is 10% above the national average, outperforming peer metro areas. The Omaha MSA has seen an increase of 2,300 net jobs compared to May 2024.
“Our growth numbers give potential employers thinking about moving to this area confidence that we have the labor force to supply their needs,” said Chris LaFerla, Council Bluffs Area Chamber of Commerce president and CEO.
Karen Gibler, president and CAO of the Sarpy County Chamber of Commerce, said the group has leveraged relationships with educators and business professionals to offer opportunities for students to learn trades and explore job opportunities. Community colleges and universities are also having “deep discussions with employers” to prepare adults and students for skills needed in the workplace.
“With employers connecting with all levels of education we are preparing before this becomes an issue in our community,” Gibler said.
Quality of life improves retention
The Mutual of Omaha building is on track for opening in fall of 2026, a 44-story symbol of a strong culture of investment in Omaha’s downtown. Omaha’s Urban Core Strategic Plan focuses on such revitalization in legacy neighborhoods to create a welcoming environment for entertainment, culture and quality of life.
One aspect of the plan is the renewed investment in the streetcar project, which aims to make the area more accessible. Mayor John Ewing recently shared updated engineering designs with a $421 million price tag, which remains below the city council-approved bond amount of $440 million.
“The Urban Core Strategic Plan is one of the most transformative initiatives currently underway in the entire Midwest,” Mello said. “So far, this plan has helped to unlock more than $3 billion in development potential in Midtown, downtown Omaha and Council Bluffs.”
LaFerla noted that Council Bluffs has made a number of investments and quality of life initiatives particularly in public art, recreation, trails, youth sports, arts and culture in both the urban core area and throughout the city.

“Nationally we are all competing for the same finite work force,” LaFerla said. “When we lose young professionals we’re not just losing workers, we’re losing future generations of residents.”
Although tech-industry investments remain cautious due to uncertainty on the macroeconomic level, Martin said investment in AI-based opportunities is booming. The chamber’s recent partnership with Scott Data Center reflects that sentiment.
“Our ‘A Greater Omaha’ strategy places a strong emphasis on fostering tech innovation, public-private partnerships, business networks and access to capital,” Mello said. “We’re positioning greater Omaha as the Midwest’s most agile AI-ready region.”

Regional energy providers recognize the need to be one step ahead of developers and planners if the area is to continue growing, investing in critical energy infrastructure to support utilities. Today’s investments by Omaha Public Power District and MUD establishes a strong foundation for the future, say chamber of commerce and real estate development representatives.
Modernization sprint
Metropolitan Utilities District has embarked on a decade-long project of replacing its infrastructure, including gas and water mains. In 2024, MUD replaced 34 miles of castiron gas mains at a cost of more than $20 million. Add in another 21 miles of water main replacements — at more than $2 million per mile — and it’s evident that infrastructure investment is as expensive as it is necessary
Most of the next decade will be spent upgrading water and gas mains, as well as updating MUD’s three treatment facilities, said Kendall Minor, chief operating officer.
“We’re continually looking to make sure we have the right condition assessment for those and replacing those as needed, as well as moving inside gas meters to outside of homes and businesses in other areas,” he said. “A lot of work here, a lot of capital improvements that we’re looking forward to, is to just continually invest in our systems, as well as keeping up with the growth of the community.”
For OPPD, providing uninterrupted electricity to Omahans is key to its growth. The power company is investing in 2.5 gigawatts of new energy over the next decade, said Brook Aken, director of economic development and external relations. Transmission and distribution upgrades are also key, she said.
The power district’s $2.3 billion 2025 operating plan includes investments to boost reliability, resiliency and growth as well as technology and facility modernization, Aken said. She declined to discuss specific project costs due to their intricacies and sensitivities.
With natural gas balancing stations at Turtle Creek and Standing Bear Lake expected to be operational in 2025, the dual-fuel stations are expected to remain operational regardless of weather conditions, increasing power reliability, Aken said. Future expansions at Turtle Creek and at OPPD’s Cass County station are expected to be completed by 2025.
Economic development connection
With Mayor John Ewing signaling his support for the streetcar project, construction along Farnam Street from downtown to Midtown Crossing will continue. While that project impacts local traffic, along with the work being completed along Harney Street, Omaha’s infrastructure provides a strong foundation for the future, said Greater Omaha Chamber of Commerce President Heath Mello.
OPPD and MUD’s investments are pivotal in bolstering Omaha’s economy, he said, noting significant capital investments in generation resources and grid modernization are essential for meeting the region’s growing energy needs.
The utilities’ expansion projects for companies and new-to-market opportunities are also increasing utility requirements, especially power. The electrification of advanced manufacturing — a market segment that’s among the area’s largest measured both by GDP
and employment — increases power demands beyond what it has been in the past.
“The substantial investment in Omaha’s infrastructure is a testament to our city’s commitment to future growth and resilience.” Mello said. “These projects enhance our energy and utility systems, ensuring they can meet increasing demand and support economic development.”
Robust power reliability and supply is also critical for new development in the city. The Builders District, a collaborative effort with Creighton University, bridges the college to the downtown community and is one of the city’s newest mixed-use neighborhoods. Home to Kiewit Corporation’s headquarters, the area includes retail and office space as well as a residential community, restaurants and bars, and will soon be home to a hotel.
Reliable utilities play a key in the neighborhoods development and those like it, said Jay Noddle, president and chief executive officer of Noddle Companies.
“Whether it’s water or power or natural gas, whatever it might be, we’ve got to have certainty that the new development can be served by our utility providers,” he said. “The availability of service is hugely important and in many cases, depending on the use, we might need redundancy.
“If you have an operation that’s highly dependent on electric power, you might want to have a location that’s fed by two substations. If we have an event and one of the substations goes down, you still have continuous service.”
Nebraska’s public utility rates are among the lowest in the United States, a key advantage to cities like Omaha and a factor in its ranking among the best cities in the country for economic development, Noddle said. He credits the sector’s leadership in ensuring the area has abundant power at affordable prices.
“We want the rates to be as low as they possibly can be, because it helps Nebraska compete,” he said. “Affordable utilities, affordable power, consistent and reliable power, are all big deals.”
Playing an active role in Omaha’s economic development, energy companies contribute positively to the recruitment of new businesses, Mello said.
“(Utilites’ business) models prioritize customer service and reinvestment into the community and collectively position Omaha as an appealing location for businesses and residents alike,” he said. “We are in the top five most affordable across all load levels nationwide and top five in reliability. Nebraska is the only state that ranks in the top five for both reliability and affordability.”
Innovation partnership model
While most businesses and residential areas in the Omaha metropolitan area get their energy through OPPD and MUD, 80 downtown businesses — including Creighton, CHI Health Center Omaha, WoodmenLife Tower, Omaha Public Schools and Joslyn Art Museum — use thermal energy provided by Cordia Energy.
Cordia converts chilled water into thermal energy for customers, eliminating a business’ need for its own 24/7 maintenance operations, said Jason Hill, president of Cordia’s Midwest Region. He said using a variety of energy sources, including OPPD and MUD, Cordia seeks to combine a multitude of energy options.
“We’re very diversified and that’s intentional,” Hill said. “We’re diversified because we need to provide economic value to our customers through diversification of fuels. We can actually make chilled water with natural gas or electricity, depending on what’s more cost effective. We also are very proud of our reliability; reliability is really at the heart of everything we do.”
Not relying on one provider also guarantees Cordia being able to deliver uninterrupted thermal energy, Hill said.
“If it gets really cold and (power companies) start having trouble with well heads freezing up north on the grid, we can turn on our backup fuel and make sure that our customers never see any kind of glitch,” he said. “Same with electricity; we can generate our own electricity here which we do not pump into the grid. We only use it to power up our equipment.”

Challenges and payoffs
Obtaining grants or using bonds to fund projects are both key for future developments, said MUD’s Steve Dickas, vice president of accounting. The gas and water main projects are projected to cost several more millions of dollars and using bonds allows MUD to obtain low-cost financing which can be paid off over 20 to 30 years, rather than relying on customers to cover those expenses.
“We obviously don’t want to turn to rates to fund all these projects,” Dickas said. From Eppley Airfield’s nearly $1 billion expansion project to CHI Health Center Omaha’s addition to Omaha Children’s Museum move to the Riverfront, as well as the University of Nebraska Medical Center’s transformation, more than 24 major projects are driving Omaha’s future, each dependent on local utilities’ infrastructure investments. MUD and OPPD infrastructure investments set up Omaha for a strong future, Mello said.
“By prioritizing reliability, sustainability and community-focused initiatives, we’re not only meeting current needs but also laying the groundwork for a vibrant and resilient future,” he said.

The heart of Dundee houses a business with an exterior featuring lush greenery and fabulous curb appeal. Inside, however, is where the outside sign “Exist Green” comes to life. A glance around the shop reveals waste-reducing items such as reusable silicone straws and bamboo toothbrushes along with bulk bins carrying dry goods.
Owner Leigh Neary isn’t just any eco-activist jumping on a trend. Neary has a wealth of knowledge and a passion for living green, having studied groundwater pollution at Colorado State University in Fort Collins and working as an environmental engineer for Chevron Corp. Owning an earth-friendly business was a dream, however, until she made it reality in 2019.
“I wanted to be a space where people could come and have a responsible consumption, because some people say an ethical form of consumption doesn’t exist,” she said. “But, everyone needs to buy food and soap, so I wanted to fill that gap of people being able to have a place to go for the consumables that they need to live in our society today.”
Sustaining an eco-friendly business in the heart of the city hasn’t been without its challenges. Despite the store’s small size, Neary is able to carry a wide selection of items, but people still don’t always recognize that she can give them such a diversity of food, from flour to fruit and everything for the home from non-plastic kitchen utensils to crayons. A recent announcement of a farmers market coming to the Dundee area is helping her to be proactive with her marketing.
Unique to Neary’s business is the model of reducing waste from packaging and containers by allowing customers to bring in their own. Other bulk stores have plastic containers to be filled onsite. In the beginning, Neary would sanitize all containers in the dishwasher before filling customers’ orders, which was found to be inefficient. These days,
the staff at Exist Green uses a funnel system to allow products to go into containers without touching people’s hands. Exist Green also has donated containers for those who forgot to bring one to use.
Beyond the ability to get reusable, sustainable products, people visiting Exist Green can be assured that every item they choose has been carefully curated to be the most environmentally friendly possible.
The store’s rice, for example, comes from California due to levels of arsenic in the ground in the South. Herbs are dried fresh and spices are ground in-house.
The company also offers composting, partnering with Hillside Solutions and allowing customers to come and take composted dirt out of bins for use in their own gardens. All of this contributes to the model that using fewer plastics is healthier for everyone.
“Reusable containers are always going to win, from the carbon footprint, the water footprint, energy footprint challenge and, depending on the business model, the cost,” Neary said. “A glass container only used once actually has a higher carbon footprint than a plastic container only used once and a higher cost, which is why the plastic world went crazy.
“If glass is reused three times, it pays off and then every further reuse is just a bigger benefit to the environment.”
Going from a corporate world to owning a small business means not having the type of vacation time she once had, but Neary is satisfied that she’s doing the right thing.
“I love my work, but you do have to give up things to be an entrepreneur,” she said. “This is one of my dreams; when I was 20 I bought existgreen.com but I think my younger self also had a vision of being the chief technical officer of an environmental engineering firm and of traveling the world and more.”

Creating Outdoor Dreams FROM MOWING YARDS TO 3D DESIGNS, JAY MOORE EMBRACES CHANGING TERRAIN
Landscaping has changed drastically from when Jay Moore started in the industry as a 10-year-old, rinsing mowers on the driveway, watering flowers and mowing yards for his parents’ lawn care company. Today, even though he still enjoys getting his hands dirty planting trees and flowers, he’s as likely to be creating 3-D computer models of landscape projects.
Love what you do
After working with his family’s business, Moore Landscaping founded in 1961, he ventured off on his own, creating Jay Moore Landscaping in 2005. His company remains a family business, with his two children working by his side. Because of this, whether he’s showing a customer a lawn design or planting flowers, Moore always feels at home.
“Like I tell my children, if you love what you do, you never work a day in your life,” he said. “During the season, I’m seven days a week and in the wintertime, I only work 40 hours a week. It’s fun. I mean, how bad can it get? We’re planting flowers.”
Just as he would rely on an interior designer for painting or carpet advice, Moore said his customers know they can trust his recommendations.
“They want to add value to their house, or they want an outdoor space,” he said. “They want to live outside a little bit more. So they want you to put in a fire feature, a water feature, a kitchen or a pergola.”
Recalling the days when he’d draw designs by pencil or cut out photos from magazines for presentations, Moore said he appreciates technology to create an accurate depiction for a customer of how a landscape project will look.
“I can take a screenshot and send it to them,” Moore said. “You draw it in 2D and the customer may ask what it’s going to look like. Press a key and it shows them in 3D.
“I like to be very interactive with people, because I want to get them what they want. I will always go back and correct anything that’s done incorrectly. That’s why I’m always screening trees and I place every plant on every landscape job.”
Moore said he enjoys sharing his love of landscaping with likeminded people.
“I like doing landscaping for people who like landscaping,” he said. “There are people who are solving a problem with a brand-new house. Any landscaping adds value to the home, makes it attractive, but it’s really fun to work with people who really like cool landscaping.”
Positive work environment
In addition to ensuring customer satisfaction, Moore also seeks to create a good work environment.
“I want to have happy employees,” he said. “If they don’t like coming to work, they’re not going to want to come to work.”
Striving to remain innovative in an everchanging environment, Moore said he does a lot of research, including new plants and flowers.
“I keep my ear to the ground,” he said. “There’s always new design techniques. There’s always new products. I just want to keep up on a lot of that new stuff, which is just an educational process.”
If he could travel back in time and talk to that 10-year-old in the driveway, his advice for starting his own business would be simple: Don’t worry about the small stuff.
“When you’re stressed about something, solve that issue first,” Moore said. “Sometimes, I get a little bit of anxiety. Everybody kind of does. When I’m stressed out, if it’s two o’clock on a Sunday and I got a plan due Tuesday and I’m halfway done, I should be relaxing, but why not go finish it? Then everything just goes away.”

A desire to explore new horizons while embracing flexibility motivated Machael Durham to found Durham Staffing Solutions in 2000.
“I was given the chance to pursue self-employment, explore new and exciting opportunities and most importantly, be present for every one of my daughters’ events as they were growing up,” she said.
Over the past 24 years, Durham Staffing Solutions has grown from a solo venture serving Omaha and the surrounding areas into a second-generation-supported business involved in global placements. Durham’s daughters, Naichel Durham and Kamber Carlson, joined the firm after graduating from college. Today, the three women make up 100% of the staff.

Durham said she never set out just to fill jobs, she also wanted to have a meaningful impact on people’s lives.
“Even though we have a corporate name, we take a personal approach. We’ve always operated with a servant’s heart,” she said.
Over the years, the company has helped clients navigate economic shifts from the great recession to COVID-19 and beyond.
“It’s humbling to have produced numerous success stories,” Durham said. “We’ve contributed to employer expansions and assisted companies during some really difficult times.”
Durham Staffing Solutions takes a holistic approach to its mission, providing a range of services to help clients and job-seekers alike achieve the perfect fit.
“We’ve created a free career portal for candidates,” she said. “It provides weekly webinars and other support around resumes and other aspects of seeking employment.”
Volunteerism is a big part of the company’s culture, Durham said. In addition to pitching in with organizations such as the Open Door Mission, she also volunteers in local schools, helping students prepare for future career opportunities by holding mock interviews and helping them create resumes.

Reflecting on her journey, Durham encouraged other entrepreneurs to hang tough when facing hurdles and roadblocks in business.
“When you feel like giving up, don’t,” she said. “The challenges you face will build your character and lead you to find your golden nuggets to success.”
Looking ahead, Durham envisions continued community involvement, further growth of the company through partnerships and possibly even a third generation of leadership.
“My grandson is still young,” she said, “but you never know.”

The Natural JULIE HOCKNEY MAKES SUCCESS LOOK EASY
Self-described serial entrepreneur Julie Hockney remembers being surrounded by self-starters growing up.
“I grew up in Omaha and I was constantly surrounded by entrepreneurs in my family,” she said. “I was heavily influenced by my father and my stepfather, who were both entrepreneurs. I look back and a lot of their friends who we would socialize with and hang out with were also entrepreneurs.
“I saw that from a young age, even though I didn’t even know what it was at the time. I just watched people create things and probably absorbed it more than I realized.”
Whether by nature or nurture, the seeds of becoming a founder were sown. Years before founding JH Interior Design Studio that would launch her onto the Omaha business landscape, Hockney proved a natural at free enterprise and all of the twists and turns that come with it.
“I remember when I was in Girl Scouts, selling the cookies, right?” she said. “I was in the

entryway at my house with my mom and I mean, these boxes of cookies are just stacked up to here. I was like, ‘I won, I did it. I sold the most of any kid.’
“She looked at me and goes, ‘Yeah and now you gotta deliver ‘em all,’ I was like, ‘Oh, shoot. Didn’t think that one quite through,’” she added with a melodious laugh. “So, I got my wagon and I did it.”
Even when she detoured from her love of interior design, gained while still in high school, Hockney still had a way of approaching whatever she was doing with the pragmatic mindset that underlies her success as an entrepreneur.
“I studied to be a music teacher and I taught music for a couple years,” she said. “I loved it because I got in and assessed the program, made a bunch of changes and then I just loved the impact it had on kids’ lives. That has really been a theme for me throughout my career and different ventures I’ve done, I would say, just helping other people find enjoyment.”

Among the many things that sets Hockney apart from other entrepreneurs is a leapbefore-you-look philosophy that she somehow manages to bring together from within. Many people dream of running away with the circus or going on the road with a rock band, but few can say they actually had the courage to do it. Hockney is one of them.
“My husband was a rock star and he’s like, ‘Hey, my band’s moving to Nashville.’ I was like, ‘I’ll go,’” she said. “I love spontaneity. I love change. I love trying new things. I love taking risks. It’s fun for me. I can remember just being like, before I even knew the details, ‘Yeah, I’ll go, when are we going?’”
True to form, Hockey was more than just along for the ride. During this chapter, she would quickly take over management duties and anything else that came along where there was a need for someone to do it.
“I would help book their tours and do the logistics. We didn’t have iPhones with special maps in those days. I had the Garmin and road maps, right, the paper ones,” she said. “I would do that and then they’d play shows and I’d be like, ‘You guys really need a sound person, because it doesn’t sound so great when you’re up there.’
“They’re just kind of looking around and I was like, ‘I’ll do it.’ So, I learned how to run the soundboard with like the million tiny little knobs. I loved it; it was all about seeing an opportunity and then jumping in and trying it out.”
In 2007 Hockney had found a new challenge, launching JH Interior Design Studio in her basement when her firstborn was eight weeks old. Since then she’s grown it into a 15-employee company with a branch office in Steamboat Springs, Colo. Highly in-demand, JH Interior Design Studio has completed multiple residential, commercial and hospitality projects all over the Midwest and as far away as Chicago, Florida and California.
On the heels of the design firm’s success, Hockney founded complimentary businesses including designer florist Bouquet and The Studio by JH, a 2,000-square-foot retail store of fine interiors carrying furniture, art and accessories.
Hockney is quick to point out she didn’t build her business empire by herself, but by seeking out wise counsel and other entrepreneurs she could lean on, notably through Entrepreneurs’ Organization.
“The reason I’m in this group is because I need someone who thinks like me to think through some of these tough decisions,” she said. “EO has given me a great sounding board for when I need to run things through that vetting process. They are there for me in those times of, ‘Shoot, I’m not sure this is the right move,’ or, “What have I missed here?’”
Having this advice, combined with her own considerable drive and work ethic, Hockney has become an unqualified success and a leader in her field. Along the way, she’s discovered something about the true nature of her companies as sources of her bliss and more than just a way to pay the bills.
“It took me a handful of years to realize my main motivation,” she said. “What gets me up

Q: Tell us about the business model of your franchise.
A: Set the Stage Omaha Metro is a nontraditional home staging company where we also sell our furniture. We can serve not only realtors and home sellers, but homeowners and anyone wanting a furniture refresh.
Q: Why did you choose this industry?
A: I have a design background and an overall love for design as well as a need for a logistical challenge every so often.
Q: Why did you choose this franchise?
A: Set The Stage has such an unheard of, unique value proposition.
Q: What was the process of starting your franchise? What challenges have you faced?
A: Getting myself established with a Set The Stage franchise took a lot of work but was fairly straightforward. It entailed signing documents, paying the franchise fee, securing a physical studio space, acquiring furniture, marketing and then, finally, launching.
As far as challenges, finding specific marketing tactics that work in my territory in this day and age was a real, constant challenge and still is. It’s something I can’t always lean on the home office or other franchise locations for help, because the issues are so unique to me and my market. Unanticipated startup costs have also been a real challenge — furniture is expensive!
Q: What have been your biggest wins?
A: There have been several exciting wins on this journey, including hitting six figures in my first year; selling three homes’ worth of furniture that our team staged; traveling to 10 different suburbs and areas outside of Omaha; and growing my amazing team.
Q: How have you grown through this process?
A: I’ve grown immensely through growing my team, allowing each of those individuals to grow and develop. I’ve also discovered being a business owner often involves growing through trial and error and learning by making mistakes, as well as learning to trust the process even when it takes longer than expected.
Q: What does the future hold?
A: We are on track to be a multi-million-dollar business in the next decade and we don’t plan on stopping there. I want to pleasantly disrupt the whole staging and furniture industry while continuing to evolve and innovate along the way.

Has private equity “jumped the shark”?
When something has “jumped the shark,” it means that its quality and originality has started to decline and there is a desperate attempt to maintain its popularity.
It’s a reference to a 1977 episode of “Happy Days” when The Fonz water-skis over a shark, which was viewed as a desperate and outlandish attempt to recapture viewers’ attention. “Happy Days” lasted another five seasons after the infamous episode, but it marked the time when the show’s ratings peaked and began its decline.
We’re beginning to wonder if the same is occurring with private equity.
This once-exclusive part of the investment world was reserved only for high-net-worth investors, pension funds and endowments. Now, President Trump is expected to sign an executive order allowing for the inclusion of private market investments in 401(k) plans. This crowded market is likely to get even more cramped. According to Carlyle, the U.S. private equity industry has grown from about $580 billion in 2000 to over $8 trillion today. That’s a lot of capital chasing a limited number of target companies, which probably explains why we see private equity taking over car washes, youth sport leagues and even vape shops.
Now it appears that the category’s investment returns are becoming passé. For the first time since 2000, the S&P 500 has outperformed a private equity index from State Street over a one-, three-, five- and 10-year basis as of the end of 2024. In fact, this composite of 4,000 private equity funds delivered a 7.08% return last year, compared to 25.02% for the S&P 500 — the largest performance gap on record.
This is problematic because in exchange for low liquidity, poor transparency and high fees, investors are led to expect exceptional returns. However, now that interest rates are no longer being suppressed by the Fed and debt isn’t cheap, perhaps the days of financial engineering for private equity has passed.
The Fonz was cool because he was young, rebellious and different. The same could have been said about private equity 25 years ago. However, as the late comedian Lenny Bruce once said, “There’s nothing sadder than an aging hipster.”

Bio:
Leslie Suhr, market sector leader-commercial for Leo A Daly, is approaching 20 years of project experience at the firm. There, she pulls together multidisciplinary teams to design all types and sizes of commercial builds and renovations including hospitality and mixeduse developments.
A Fitwel Ambassador, Suhr is also an active member of the American Institute of Architects and the 2026 president-elect of Commercial Real Estate Women Omaha. With 23 years of service in the Nebraska Army National Guard, she is proudly committed to sustained development across the city and state.
What led you to your particular field?
I am an avid problem-solver. Early on, it was through Lego sets and puzzles and I loved math where there was an objective, real answer to work toward. As I grew through my education in architecture and marketing, I discovered how much I enjoyed building consensus on even the most subjective or disputed topics. Working on integrated design teams has provided the balance I was looking for.
What do you enjoy most about your work?
Each client is an expert in their field. It is my privilege to learn their world, their processes and extract what they desire for new spaces. We gather all those dreams and wishes, then filter it through years of experience, knowledge of best practices and code requirements. There is never a dull moment as our team touches everything from door hardware and roof insulation to curated experiences in the built environment.
What inspired you to serve in the Nebraska National Guard and what has that experience taught you?
With opportunities for college tuition assistance and student loan repayment, I enlisted in the Nebraska Army National Guard at the age of 18. More than two decades later, I continue my service with the 43rd Army Band, playing saxophone and clarinet, among other duties. I strive to promote the cultural significance of tradition-rich ceremonial missions. The 43rd is a highly visible component of the Nebraska Army National Guard and as such, represents many soldiers who wear the same uniform.
While I’ve had the opportunity to work as a consulting architect to the National Guard across four states, it has ultimately been most rewarding to be a part of an organization where such diverse types of professionals can come together with a singular mission to support our state’s military mission,
the men and women who currently serve and those who paved the way before us.
What are the biggest challenges you face day in and day out?
Years after we all “went home,” we still don’t know exactly what a commercial workplace is supposed to look like. There is no right answer and no firm standard. Expectations for technology integration and amenity-rich spaces are high and it can be quite challenging to balance a diverse variety of viewpoints into a shared commercial setting.
What is something a mentor told you that has been essential to your career and why?

I am an avid supporter of CREW Omaha and stoked to be the 2026 president-elect having participated in their mentorship program since its inception in 2020.
How do you practice self-care to help deal with the stresses of work and life?
I am the proud owner of a highly detailed, color-coded Outlook calendar which makes my days feel intentional and focused. At the same time, there’s nothing more exciting than finding a moment of freedom to hang out on the couch with my kids. These un-RSVP’d moments of nothing refill my cup.

What are common questions facing homeowners’ associations?
Q: How do you get homeowners to pay delinquent assessments?
A: The best tool to force homeowners to pay assessments is to file a lien for delinquent assessments and foreclose that lien.
Q: In Nebraska, when does that lien expire?
A: Three years from the date the assessment becomes due.
Q: Must all directors of an HOA be homeowners?
A: There is no true HOA law in Nebraska, so you need to look at the bylaws of the HOA to answer this question. Often, the bylaws say all of the directors have to be homeowners. Absent that, none of the directors of an HOA have to be homeowners, but it is certainly best practice to have all directors be homeowners.
With a condo association, however, at least a majority of the directors must be unit owners.
Q: Can directors be removed?
A: With a condo association, two-thirds of the unit owners at an association meeting may remove a director. With a typical HOA, this doesn’t have to be at an association meeting.
Q: How can an HOA increase its annual budget?
A: For a typical HOA, the board has the discretion to increase the annual budget up to a specified amount, often 5% per year. Any increase above this amount requires approval by the homeowners.
With most condo associations, the yearly budget has to be put to a vote of the unit owners, however, it is difficult for unit owners to reject a condo budget. A majority of all unit owners must reject the budget proposed by the board, otherwise it is deemed approved.

Q: Some of our houses are leased to tenants rather than occupied by owners. These tenants are causing lots of disturbances. Can the HOA prohibit tenants?
A: Review your declaration and see if it prohibits leasing. If not, you will need to amend your declaration to ban leases. Even then, that will only restrict owners who have not yet become landlords. If that existing landlord sells the house after you passed this “no lease” amendment, this lease restriction will apply to the buyer, even if he or she wants to become a landlord. Make sure this amendment contains a fining mechanism that can be applied to owners to discourage them from becoming landlords.
Q: What can the HOA do if an owner violates the covenants?
A: The HOA can sue an owner to comply. This is often effective, but expensive. Another approach is to create a fining mechanism for violations — fine that owner, file a lien for that fine and foreclose.
Q: What if the HOA’s covenants are due to expire?
A: The first step is to be certain that your covenants are, in fact, going to expire. Often, the covenants have automatic renewals. If you have covenants that have an expiration date, you will need to record an amendment to the covenants to extend the term which usually requires notarized signatures of at least 75% of the homeowners.
