Cox Communications announces grant funds

Cox Communications announced last week that it would be awarding more than $72,000 through Cox Charities to nonprofits in Nebraska and Iowa. Cox Charities Community Investment Grants, an employee-funded giving program, will award grants of up to $7,500 to nonprofit organizations with programs that benefit the Nebraska/Iowa Cox Communications service areas.

Funds are targeted toward nonprofit programs that focus on education, technology, social issues and the arts. Grant applications are being accepted through May 1; organizations are urged to learn more at coxcharitiescentral.org.

“This call for nonprofits to submit a grant proposal always fills me with great pride as a Cox employee,” said Kim Rowell, Cox market vice president. “We look forward to reviewing the many worthy submissions from our local organizations.”

Since 2006, Cox Charities for the Central Cox Region has supported educators and nonprofit organizations throughout these employee-funded grants totaling more than $10 million.

Magazine: Omaha housing market hottest in the nation

U.S. News & World Report ranks Omaha the No. 1 hottest housing market in the nation.

The city jumped two spots from No. 3 last year, ranking No. 1 for financing — a rating category that combines construction costs, affordability, builder expectations and housing supply — and No. 6 for both housing demand and resiliency.

The report also cited home prices; since hitting a record of $325,000 last summer, median home prices in Omaha fell to $304,000 which is still nearly a 5% increase year over year, about 0.8% higher than the national average. Median monthly rent in Omaha has jumped 4.3% year over year, to about $1,350.

Rounding out the top five markets on the list are Austin, Texas; Houston; Charleston, S.C. and Denver.

AG takes fight against Synthetic Delta 8 to central Nebraska

Nebraska Attorney General Mike Hilgers has issued cease and desist letters to retail locations in Grand Island and Kearney, widening his office’s battle against the sale of illegal or unlawful THC-containing products. The letters come two weeks after the AG sent similar letters to Omaha-area stores, and after the office sued all affected stores in Norfolk.

Investigators with the Grand Island Police Department, Kearney Police Department and Nebraska Attorney General’s Office made purchases of products from multiple stores in Grand Island and Kearney, 95% of which were labeled incorrectly, misrepresenting the

concentrations and types of THC contained. Lack of proper labeling constitutes deceptive, unfair and unsafe trade practices, and likely illegal conduct, per the release.

The AG is demanding the immediate cessation of all sales of unlawful THC-containing products and for each store to return a signed document assuring compliance. Failure to do so will “initiate litigation and will seek penalties and fees to the fullest extent allowed by law,” which may or may not include risking stores’ tobacco and other licenses the release stated.

Report: State’s unemployment claims improve

Nebraska showed well on the most recent survey by WalletHub on the number of people seeking unemployment claims. The report, issued April 3, ranked the Cornhusker State third overall, including the nation’s top week-over-week decrease in filings at 34%.

Nebraska’s claims were also down about 3.5% same week year over year, ranking 19th nationally, but year to date claims were up 14.25% compared to the same period in 2024, placing the state 42nd. The state also had the fifth-lowest number of people per capita filing for unemployment at 51 per 100,000 people in the labor force behind South Dakota, New Hampshire, Delaware and Florida, respectively.

New Hampshire ranked first in the overall index and Maryland placed second. Oklahoma and Alabama rounded out the top five.

Manufacturing conditions rosy says Creighton index

The Creighton University Mid-America Business Conditions Index, a leading economic indicator for the nine-state region stretching from Minnesota to Arkansas, moved above a growth neutral score of 50.0 for a third straight month.

In March the overall score was 56.7, the highest since July 2022 and up from February’s 52.0. The March employment index also soared to 67.6, its highest level since July 2022 and up from 51.2 in February. Approximately 30% of supply managers reported more job applicants than openings while 20% indicated more openings than applicants.

Despite this, confidence among respondents was down sharply. Economic optimism over what’s to come in the next six months plummeted to 37.5, its lowest level since September 2024 and down from February’s 45.7, largely over concerns of tariffs.

Nebraska specifically enjoyed its ninth month out of the last 10 where the overall index was above neutral. The state’s March Business Conditions Index stood at 53.8 from February’s 44.5. Components of the index from the monthly survey of supply managers for March included new orders at 55.5; production or sales at 53.7; delivery lead time at 54.7; inventories at 44.1; and employment at 61.0. The index reported Nebraska’s economy began the year with $498.4 million in manufacturing exports, roughly flat over the same time period year over year.

It has been 55 years since the first Earth Day and the drive to save the planet is as strong as it has ever been. Slated this year for April 22, the annual event reminds citizens of Earth of the fragility of the natural world and the existential threat posed to it by elements of modern society.

Nebraska has a special emphasis in April due to the environmental holiday being paired with April 25’s Arbor Day, a national holiday and international movement emphasizing tree planting that has its roots, literally and figuratively, in Nebraska.

This month’s hubbub aside, the work of beautifying neighborhoods from one end of the Midlands to the other is something that continues the rest of the year said Stephanie Rittershaus, strategic communications lead, Central Region for HDR and vice chairperson of the board for Keep Omaha Beautiful.

“Arbor Day happens in April, Earth Day happens in April but for Keep Omaha Beautiful,

that’s every day of every year,” she said. “We maintain a focus on yearround programs that is really our mission and vision and purpose.”

The stakes of both Earth Day and Arbor Day are universally high, but the purpose of the two holidays in particular emphasize the impact of even small changes in behavior and how modest investments of time and resources can make a big difference in the aggregate. She also said such activities pay dividends to nonprofit groups, schools and even companies while benefiting the planet.

“Obviously there is the environmental stewardship piece of it but I think it’s also about the volunteer opportunities that Keep Omaha Beautiful has. It’s a way to get employees together outside of the work environment,” Rittershaus said. “That is beneficial in itself while also doing a good thing and giving back to where we work and live.”

Time is precious, whether you’re devoting that time to your work or your family.

Earth Day got its start thanks to the advocacy of U.S. Sen. Gaylord Nelson of Wisconsin, who was increasingly bothered by environmental incidents including a massive oil spill in 1969 off the coast of California. Joined by Rep. Pete McCloskey of California, the duo crafted an idea for a one-day program that taught environmental issues on college campuses. The idea quickly outgrew the confines of classrooms and in 1970, 20 million Americans took part in the first Earth Day event, a massive coordinated protest to bring attention to pollution and other environmental threats.

The touchstone event would inspire landmark U.S. environmental legislation over the next several decades and continued its international expansion as well. In 1990, the one-day observation mobilized 200 million individuals in 141 countries, and by its 40th anniversary in 2010, the number of people around the world taking environmental action topped 1 billion.

Arbor Day was the brainchild of Nebraska newspaperman J. Sterling Morton of Nebraska City who had a lifelong passion for trees. When he became secretary of the Nebraska Territory in 1872, he proposed a tree planting holiday to help increase the plains state’s tree stand. Held in April of that year, the first Arbor Day saw as many as 1 million new trees planted statewide, in addition to the seedlings of a movement. By 1885, Arbor Day was an official state holiday and by 1920, 45 states and territories had followed suit. All 50 states recognize it today.

Today, myriad events are scheduled to help mark the holidays and to inspire new generations of conservationists and nature lovers. Maddy Wahl of Keep Omaha Beautiful said the level of activity keeps growing, making springtime the group’s busy season.

“April and Earth Week, specifically, are our busiest time,” she said. “We work with thousands of volunteers every year for that specific week and our supplies are often booked out long in advance. But then we also have outdoor opportunities, as weather permits, anywhere from March through the end of October. We welcome people to check out our opportunities and get involved.”

This month, the group will partner with other events to help spread the word about protecting the environment and beautifying communities.

“Keep Omaha Beautiful will have booths at key events: The first is April 19, at [Omaha nursery] Mulhall’s Earth Day celebration. We’ll be there from 11 a.m. to 2 p.m., along with other community organizations promoting different sustainability and environmentally friendly information.

“We will also be at the Earth Day Omaha event at Elmwood Park put on by the Green Omaha Coalition. They typically have dozens of vendors that are giving away swag and goodies and have games and prizes related to recycling and urban habitat. That’s from 11 a.m. to 4 p.m. on Saturday, April 26, at Elmwood Park.”

Keep Nebraska Beautiful runs five main statewide programs, from used oil collection and school chemical clean-out and materials exchange to household hazardous waste and food waste.

Think locally

Local events are key to the mission of Keep Omaha Beautiful, a chapter of Keep Nebraska Beautiful which in turn is part of Keep American Beautiful. Omaha’s chapter is one of 20 statewide which are empowered to take the lead in their own backyards, said Bob Verkuilen, president and CEO, while the state chapter takes a more global view of programming.

“Keep Nebraska Beautiful runs five main statewide programs, from used oil collection and school chemical clean-out and materials exchange to household hazardous waste and food waste,” he said. “We offer these services across the state such as working with a school to help them get rid of years upon years of chemicals that have been thrown in their chemistry closets. We also have 67 oil tanks across the state that residents can use to dispose of their used oil.”

Verkuilen said the state group does support the local chapter activities through publicizing local events. It is also active in helping new chapters get established of which there are currently four. In Iowa, the situation is just the reverse, where Keep Iowa Beautiful administers activities directly from the state chapter given it has no local chapters.

to get wider participation from the business community in supporting the groups’ work both monetarily and through expanded volunteerism.

“All the stuff we’re doing costs money and so we’re expanding our efforts now into the corporate world,” said Andy Frantz, executive director for Keep Iowa Beautiful. “Our board makeup has changed to where we’ve got a number of companies we’re talking to primarily for a partnership to promote us but also to work on local projects that are important to everybody.

“We’ve also had a lot of businesses that have organized groups to go out and pick up Iowa or have helped the local community efforts, whether it’s through Keep Iowa Beautiful or whether it’s through other kinds of promotion. We’re working hard to establish those corporate relationships to build our funds so that we can expand to more and more communities.”

Experts say companies also receive reputational benefits for their participation, as well as maintaining good relations with their own workforce. According to statistics from Engage for Good, 74% of employees say their job feels more fulfilling when they’re given opportunities to make a positive impact.

Rittershaus, who is in her second term on the board of Keep Omaha Beautiful, embodies this trend.

“Time is precious, whether you’re devoting that time to your work or your family,” she said. “If you’re going to be involved in something outside of your work or your family, you really want it to be something that has a meaningful impact. I think that motivates a lot of us. This [organization] allows me help shape where we’re going in the future, setting things up for the next generation.”

Focus on debt

Millions of people across America are in debt whether with credit cards, student loans, personal loans or something else. Reducing that financial obligation is very important to being financially stable. Ehlers recommends creating a debt repayment plan.

“There are different methods like the snowball, paying off the smallest debts first, or avalanche, paying highest interest debts first, to systematically pay down debt,” she said. “If someone can cut some expenses they should use those funds toward a goal rather than let them stay in the cash flow to possibly be spent.”

Brittany Planos, financial literacy program manager at Union Bank and Trust, suggests prioritizing debts as either high or low priority.

“I recommend prioritizing debts whose non-payment harms you or your family or produces an immediate consequence,” she said. “These include rent or home mortgage delinquencies, auto loans or leases, past-due utility bills, taxes owed to the IRS and child support owed.

“Lower-priority debts include medical debt, credit card debt and charge accounts owed to merchants. You can list your debts according to priority, the interest rate or size of the balance. When choosing a debt to repay, try to make at least the minimum payment on all other debts when possible.”

Make saving a priority

Ehlers said that setting up automated withdrawals to savings accounts can help create consistency.

“Set up automatic transfers to savings, high yield savings and investment accounts,” she said. “This helps ensure consistency without the temptation to spend. Create an emergency fund for the unexpected. Work toward three

Saving can truly help make financial hopes and dreams into a reality, but people must start with a plan first.

When it comes to saving more money, set realistic expectations, too. Gilbert said that by doing this, people can avoid burnout and disappointment.

“Pay yourself first,” he said. “A good way to put this into practice is by allocating more money to savings every time you get a raise. Since you aren’t used to that new amount of money, you won’t notice the difference when it goes into savings and you will thank yourself later. If that isn’t in the books for you, we suggest starting small and creating realistic goals that help build habits.”

“Keeping track of your spending for a month can be a helpful starting point for turning over a new leaf,” Planos said. “A spending tracker will help you understand how you use your money, then you can build a monthly budget to help put your planned changes into action.

“While creating a budget won’t help you to create more cash flow, it will help your available money to function at its best each month by putting you in control of where your spending goes. Change can be hard; it takes commitment and often means telling yourself ‘no’. Remember your why.”

Hunt said that while it can be tempting to make broad resolutions at the beginning of the year to dramatically change your financial situation, starting small is often the most effective.

“I have observed that when people aim for sweeping changes, it often results in abandoned goals and missed opportunities,” he said. “Instead, I recommend focusing on simple, sustainable adjustments. For example, I often advise our clients to increase their employer-sponsored retirement plan contributions by 1% at the start of the year. For many, this small change goes unnoticed, especially if it coincides with a pay raise, but consistently doing this each year can lead to significant growth in their savings rate.”

Nominations Open for Second Annual Coolest Thing Made in Iowa Competition

DES MOINES, April 7, 2025 – The Iowa Association of Business and Industry and MidWestOne are partnering once again to host the 2025 Coolest Thing Made in Iowa competition. This initiative highlights Iowa’s robust manufacturing industry which contributes over $43 billion in total economic output to the state each year.

“Iowa is home to nearly 222,000 individuals who are employed by thousands of Iowa manufacturers,” said Nicole Crain, ABI president. “This contest highlights not only the cool products made here in our state, but also the creativity and entrepreneurship behind the people that craft them.”

Any product manufactured in Iowa qualifies for the contest. Nominations submitted by employees, consumers and any other interested parties are accepted until April 18 at coolestthingia.com.

Following the nomination period, a popular vote will determine the Top 16 products. Products will compete against one another in head-to-head matchups, and the

To say that Sandy Spady came naturally to her career of elevating people and their performance is a massive understatement. For as long as she can remember, Spady has had the ability to figure out what makes people tick and leverage that in ways that educate, inspire and motivate.

“ I grew up in the little town of O’Neill, Nebraska, where my parents had a restaurant,” she said. “My sisters were waitresses, and my older brothers worked in the kitchen with my father. I started working there in second grade, busing tables, and I fell in love with my community. I found my voice in that restaurant, talking to customers, finding out more about them. I also found out about entrepreneurship. I learned about hard work and showing up.”

The restaurant business also brought out her love of hospitality, something else that has followed her from her O’Neill days straight through to the

present. Everywhere she’s lived she’s been active in the local chamber of commerce where she revels in welcoming new members, ribbon-cuttings and promoting the business community, especially when it’s a new restaurant.

“Particularly during the pandemic, the hospitality industry was hurting,” she said. “I really started lending my voice to helping the industry and showcasing them.”

Today, Spady does the same thing for other clients through Power Up by which she assists individuals in developing the qualities to excel in the workplace, thrive in corporate environments or gaining the self-confidence to step into the dream of entrepreneurship and confidently launch, promote and grow their own business. She said she is most gratified to help women recognize, and demand, their worth.

I believe in the power of bold dreams and bold moves, and I tell people all the time to dream big and share their journey with others and bring them along.

“I feel like women sometimes get overlooked in their accomplishments and their successes because I think we’re more prone to stand back,” she said. “I always tell women they have a voice, but often they are not using it. I think over the years, women have found more confidence — they’re business owners, they’re entrepreneurs — and they’re finally finding that voice within them to share their greatness and share their purpose and their passion.”

Spady has a lot of things in her own professional background that have coalesced to make her effective in reaching a wide range of locally owned business owners, corporate executives and entrepreneurs seeking to expand their vision and increase the bottom line. She’s held a variety of positions in retail, the corporate world and TV/print media sales and countless time spent volunteering with nonprofits on events, boards and fundraising. Through each experience, she’s honed her ability to communicate effectively and bring about meaningful action.

She’d eventually turn her attention to entrepreneurship including consulting, keynote speaking, the Power Up talk show, Take the Stage public speaking workshops and Women with Voices, an Omaha-based empowerment and networking group that gives women a platform to share stories of overcoming their toughest challenges and achieving their greatest successes all to empower others.

“What I find with each of my Women of Voices groups and even my Power Up Masterminds group that I just launched, is that we have young, amazing women and seasoned women side by side,” she said. “What I find with the younger women is that they just do it; they fearlessly start their business, start their LLC, and that helps the seasoned women say, ‘I don’t have to have everything in place, I can just do something and go for it.”

She’s also the founder of Powerup Mastermind, which brings together an all-star circle of Omaha community leaders and top professionals who share real talk, valuable insights and hands-on mentorship. She said one of the things she finds most rewarding in her ventures is not only seeing her clients grow individually but in the case of her workshops, seeing them help each other grow collectively.

Spady said while each individual client is a unique study unto themselves, there are certain common elements of every success story that people can tap into and put to work for them.

“I believe in the power of bold dreams and bold moves, and I tell people all the time to dream big and share their journey with others and bring them along,” she said. “You know, you’re going to have bad days sometimes, but today is today; focus on it and always look at where you want to be tomorrow.

“It’s really about finding that passion within you that is the light for others to see. When you love what you do and you have something to share and you want to help others, good things happen.”

Recessions Don’t MAGA

For capital markets, it’s hard to have a positive take on President Trump’s recent tariff announcement, at least in the short term. The actions announced on “Liberation Day” proved to be more severe than the worstcase scenarios estimated by pundits. To be clear, we don’t believe that placing universal 10% tariffs is what shocked investors. Rather, it was the “reciprocal” tariffs, including the level, who they were placed against and especially how they were calculated. As of now, the U.S. intends to place a 20% duty on goods imported from the EU, 24% on Japan, and raising China’s to 54% on April 9. In short, President Trump is demanding that manufacturing return to the U.S. and/or countries drop their trade restrictions against the U.S. If left in place, we believe that a global recession would materialize.

In many ways, it’s so crazy that we have a hard time believing that it will come to pass. Admittedly, we’ve been in the camp that much of President Trump’s threat of tariffs has been a negotiating tactic. Unfortunately, it seems like our trading partners have felt the same. Had he been taken more seriously, we question whether the radical measures taken on “Liberation Day” would have been necessary. Perhaps this is the reason that the level and method for calculating “reciprocal” tariffs seem so radical. It’s economic “shock and awe,” or at least the threat of it.

As a property manager for more than 15 years, Tammy Walter oversees the day-to-day operations for a portfolio of 1.4 million square feet of office, retail and residential properties. She joined NAI FMA Realty in 2003 as an administrative assistant in the sales and leasing department, moving into property management in 2006. In her spare time, she volunteers as a Nebraska DEVO mountain bike instructor teaching kids ages 5 to 17 how to ride mountain bikes, and is a past participant in the LifeCycle AIDS Ride.

What led you into the CRE field in general and to NAI FMA in particular?

There is a funny saying among my fellow property managers of “People do not wake up one day and choose to be a property manager. People fall into this career through happenstance.” This is a very true statement for me. I started out in an entry-level position at NAI FMA and quickly became interested in the property management side. NAI FMA allowed me the opportunity to expand into the field through direct firsthand experience and continuing education courses

As someone responsible for 1 million square feet of CRE space, what is your best hack or advice for staying on top of things, prioritizing work and getting stuff done?

Multitasking is a must in this position as well as being able to pivot at any moment for whatever comes your way during the day. The hack that works for me is creating a priority list with deadlines written next to them. This allows me to focus on what needs to be done now as opposed to what can wait until later in the week. Property management is basically putting out one fire after another and no system is perfect; things slip through the cracks and do not get completed, so my advice to others is to give yourself some space to allow this to happen, because it will.

What is the most valuable thing a mentor or supervisor ever told or taught you?

“Always take the high road.” This is not easy for me by any means but it has been advice that has served me well during difficult interactions with others and situations.

How did you get into mountain bike instruction?

I first became a spin instructor for the Downtown YMCA as a way of paying tribute to a friend who passed from cancer. He inspired me to take [spinning] up and the love of teaching grew from there. I eventually met others who encouraged me to try biking outdoors and I was hooked from the first time my tires hit the dirt. I began teaching and encouraging other women to join the sport and was approached to join DEVO to teach kids.

There is something inspiring about being around young people and their enthusiasm for trying something new. It is infectious, and I love watching a kid who has struggled with a skill work so hard and then the look on their face when they finally get it. The pride they have in themselves is like no other feeling and I get to be a part of it!

Rate Omaha’s mountain biking community. Where is your favorite place to ride?

The biking community in Omaha is committed to the sport and growing its future. They have done a great job in engaging the younger generations through programs like DEVO and Girls Riding Together. Their continued stewardship of upkeep for the local trails through Trails Have our Respect allows for great venues to ride whether on a solo, mind-clearing ride or a large group getting together to ride and have a beer after.

I have had the great fortune of riding in some beautiful super-fun places and it would be hard for me to pick just one. It would be a toss up between Bentonville, Arkansas, and La Ventana, Mexico.

My favorite trail in Nebraska is Swanson Park MBT in Bellevue.

What is the Nebraska inheritance tax and what can I do to avoid it?

Nebraska imposes an inheritance tax on beneficiaries when an individual dies as a resident of the State of Nebraska. The Nebraska inheritance tax also applies upon the death of nonresidents who own real estate or tangible personal property located in Nebraska. The inheritance tax is assessed on the value of the decedent’s assets that are subject to tax as of the date of his or her death, regardless of the state of residence of the beneficiaries.

What is the Nebraska inheritance tax rate?

The inheritance tax does not apply to transfers to a spouse, charities or beneficiaries under the age of 22 years. For transfers to immediate relatives, such as children and grandchildren, the inheritance tax rate is 1% on the fair market value of the property that passes to each beneficiary over an exemption amount of $100,000 per beneficiary. For transfers to more distant relatives such as an uncle/aunt, niece/ nephew or cousin, the inheritance tax rate is 11% over an exemption amount of $40,000 per beneficiary. For transfers to all other individuals, the inheritance tax rate is 15% over a $25,000 exemption per beneficiary.

Are any assets exempt from Nebraska inheritance tax?

Yes, life insurance proceeds are exempt from inheritance tax unless paid to the decedent’s estate. Additionally, real estate and tangible personal property located outside of Nebraska are not subject to inheritance tax even if the decedent is a resident of Nebraska at the time of his or her death.

What can I do to avoid the Nebraska inheritance tax?

It is difficult for residents to avoid the Nebraska inheritance tax altogether but the following strategies can help reduce the inheritance tax:

• Ensure all life insurance policies have beneficiary designations to avoid payment to the decedent’s estate.

• Use valuation discounts for closely held businesses such as discounts for lack of marketability and control. A valuation discount refers to a reduction in the business’s value when

estimating its market price due to factors that limit its liquidity. With these discounts, the appraised value of a closely-held business may be determined, for inheritance tax purposes, to be lower than the market value of the entity’s net assets.

• Consider making gifts during life. The general rule is that gifts made within 3 years of death are subject to Nebraska inheritance tax. However, if such gifts are not required to be reported on a federal gift tax return (i.e., “annual exclusion” gifts), the Nebraska inheritance tax may not apply.

• Hold Nebraska real estate and tangible personal property in a separate entity. This strategy works for nonresidents with Nebraska real estate or tangible personal property. By transferring Nebraska real estate or tangible personal property to a separate entity, the entity owns such assets and the nonresident owns intangible property (e.g., LLC interests), which should not be subject to Nebraska inheritance tax.
