CHANDA CHACÓN REFLECTS ON FIRST YEAR IN OMAHA

Chanda Chacón, who joined Children’s Hospital & Medical Center as president and CEO in September 2020, has a unique understanding of children’s health care that predates her education and professional experience. “When I was a preteen, 11, I was in a car wreck,” she said, recalling lingering chronic back pain and the inability to comfortably stand or sit longer than 30 minutes at a time, necessitating the use of a wheelchair. “I had really smart parents who were trying to be good advocates in a complicated system. [But] I was shuttled around the health care system for about two years … My parents kept taking me to different physicians trying to figure out what was wrong.” Surprisingly, although the family lived in the Houston area, they never connected with the local children’s hospital, which Chacón said is a reflection of health care standards for children and the complexities of the health care system in the 1980s and 1990s. “It was more than 30 years ago and there wasn’t a lot of information out there at the time on what makes children’s hospitals different, and why we would have gotten different care there that wasn’t just right-sized for a child,” she said. “We would have been with people who were trained like people at the children’s

hospitals I have worked with, that are trained specially to take care of kids and their families.” The experience was “fractured and traumatic,” Chacón said, but it ultimately inspired her future career. “We finally landed with a physician who, from my perspective, changed my life. He was the first physician who came in the room and talked to me as the patient,” she said. “I remember that moment and it sort of pivoted for me what I wanted to do for my career, to focus on helping make the system of health care more accessible.”

Impacting the system After spinal fusion surgery at 13, Chacón was able to fully enjoy her high school years, even becoming a drum major in marching band and playing the saxophone. She considered studying music performance in college, but instead earned undergraduate degrees in biology and Spanish from Vanderbilt University and a master’s degree in public health management from Yale University.

I will tell people that the right thing isn’t always the easiest thing to do, but it’s still right. - CHANDA CHACÓN, PRESIDENT AND CEO, CHILDREN’S HOSPITAL & MEDICAL CENTER

“I really focused on my education so that could propel me,” she said. “I was really lucky to have parents who were really supportive of higher education. It was not really a choice, it was, ‘Where are you going?’ not ‘If.’” She’s been in the child health sector her entire career, Chacón said, adding, “I’ve been very precise with my career … I didn’t want to be a clinician, because [although] I would be able to impact the patients I saw, I really wanted to impact the system.” Before coming to Omaha, Chacón served as executive vice president and system chief operating officer for Arkansas Children’s Hospital (Little Rock), overseeing the system operations of two hospital campuses, clinical services, human resources and support services for four years. Prior to that, she served in progressive leadership roles over 14 years with Texas Children’s Hospital West Campus in Houston. “Every children’s hospital that I’ve worked for is freestanding and independent. That’s really unique because there are less than 35 freestanding, independent children’s hospitals in the United States,” she said.

Getting the right thing done Her career path has included responsibilities eschewed by others, Chacón said, because they were not particularly rewarding or didn’t offer clear-cut solutions. But she turned them into opportunities. “I took roles to build a toolkit, to build a set of skills so I would be prepared to be best leader I could,” she said. “I am extremely persistent, so I will stay at something until we get the right thing done. And I will tell people that the right thing isn’t always the easiest thing to do, but it’s still right. I think my persistence has helped me in a challenging field … I sort of look at it as, ‘If not me, then who will do this?” Chacón described leading Children’s Hospital & Medical Center, which served patients and families in 45 states last year, as “no two days that are the same.” “The biggest part of what I do is about people, and about helping make sure we have the right infrastructure, the right organization, the right leaders, the right people here to do the really hard work,” she explained. “I think leadership determines outcomes every time, and that’s leaders’ jobs: to help teams be

A LOOK AT HEALTH CARE FACILITIES AND PROFESSIONS BY BROOKE STRICKLAND

The pandemic has reshaped many things in our country. But one thing is certain, it has transformed the world of health care.

The Need

Every position in health care is important right now. Whether it is facility groundskeepers, administrative personnel,

nurses, doctors, or food and nutrition employees, there is great demand for people to serve in the health care system. The nationwide and local demand for health care workers is a challenge. “COVID-19 has caused many to rethink their ‘why’ for coming to work or even entering the health care industry,” said Paula

Pittman, vice president of human resources for Methodist Health System. “This has never really been the case prior. We have seen some in our industry temporarily opt out of their workplace. Some have opted to stay home with their children. We believe COVID forced some people to adapt to a new lifestyle of less income or single income lifestyle. This has hurt

the applicant pool and is certainly one of many factors contributing to the state’s record low unemployment of 2.2%.” Frank Venuto, chief human capital officer for Nebraska Medicine explained, “The labor market for health care jobs continues to rise and rapidly … Considering that health care was already in a labor shortage, the demand for health care jobs continues to skyrocket.”

Healthcare No matter the level of complexity—from small clinics to sophisticated research medical centers, the mission of any healthcare facility is to provide high-quality care—in all aspects of its operation. Page 10 • October 22, 2021

Attracting and retaining health care workers has been an upmost priority among local health care facilities. CHI Health aims to hire 350 Certified Nursing Assistants by the end of 2021. For those without CNA certification, CHI offers a program called CNA Advance, which will cover costs for individuals enrolled in the program to go to school. These individuals also shadow trained CNAs on the job. “The pandemic has helped shine the light on the great job opportunities in health care,” said Jeanette Wojtalewicz, interim CEO. “We are always looking for nurses, therapists and pharmacists but there are also support roles like environmental services and food and nutrition that need to be filled. “The nursing shortage was an issue long before COVID-19. To tackle this challenge head-on, CHI Health has had to get creative — investing time and resources to grow the

next generation of health care workers — the real future of medicine.” Medical organizations are getting more strategic in meeting the needs of potential workers. “Health care systems are paying greater attention to the workforce’s well-being and are proactively addressing mental well-being for a tired, yet resilient workforce,” Venuto said. Pittman noted that Methodist is taking the effort to fill positions seriously. “We are deploying as many strategies as we can to reach those seeking employment, but also trying to truly showcase why Methodist is a place they should work,” she said. “We recently held a virtual career fair, which was very successful. Something we will look to do again. We are working to be very diverse in our recruiting efforts – knowing not everyone is on social media or online. We have to try and seek job hunters where they are.” CHI has also taken an approach to reaching potential workers in a different way. By partnering with the Latino Center of the Midlands, the organization is offering Latino students in college and high school an opportunity to explore careers in the medical field. “So often people go into the medical field because they are exposed to medicine at home from a young age. We wanted to reach students who maybe haven’t had that

experience or who are curious about what a career in health care would look like. Our goal is to open doors for everyone and give a new generation opportunities to explore professions that are both fulfilling and paramount to public health. CHI Health also recognizes the importance of diversity in our workforce and that our health care workers represent the community members they serve.” A grant will pay for 24 students to become CNAs and 15 students will receive paid internships. Those interested in a career in health care will have additional education expenses covered and will be fast tracked into CHI Health’s CNA program.

Facilities Growth

While telehealth visits have helped people get care from where they are, the need for quality medical facilities continues to be a big necessity. Chanda Chacón, president and CEO of the Children’s Hospital & Medical Center noted that in August, the hospital opened the Hubbard Center for Children, a state-of-the-art facility that provides expanded services and programs for children. “We will continue to look at how unique facilities help us ensure our teams can continue to offer care in innovative and agile ways,” she said. “We believe

the need for acute intensive care space will continue, and that providing the space that supports that type of care will be an ongoing need. For routine and follow-up care, we see more of that happening remotely in the future.” Venuto noted that new medical facilities will always be required in order to provide the best patient care possible. “I do not see that health care will stop building new facilities,” he said. “The speed at which these new facilities will be planned, designed, and constructed will be a function of access to capital, philanthropy, and profitability. Health care systems will continue to have to replace outdated buildings, invest in technologies to push patient care out of the building to adjust to labor trends, and provide the right care at the right time in the right place.”

Looking Ahead

When it comes to the future of health care, the pandemic taught us many things. One key takeaway is learning how to adapt to whatever comes our way. “Whether in relation to COVID-19 and the curveballs it continues to throw us, or the rapid pace of health care innovation and technological advancement, we have to be agile and nimble in our response,” Chacón said. “We must be flexible and get creative to rise to the unique challenges of this time. If you’re standing still, you’re falling behind; we have to push ahead and keep on our toes. The children and families we serve are counting on us to be ready and prepared, no matter what circumstances we face.”

Nebraska Medicaid Provider Award ONEWORLD’S DR. KRIS MCVEA HONORED

LOCAL UPDATE: DR. JOHN TUBBS (NEBRASKA TOTAL CARE), DR. ERICA PETERSON (UNITEDHEALTHCARE COMMUNITY PLAN) AND DR. SAMI WEBB (MCNA DENTAL) WERE ALSO AWARDED THE NEBRASKA MEDICAID PROVIDER AWARD

On Monday, Oct. 4, Dr. Kris McVea and three other providers were honored with the 2021 Nebraska Medicaid Provider Award for Heritage Health Adult, Nebraska’s Medicaid program. Nebraska Governor Pete Ricketts, Dannette R. Smith, CEO of the Department of Health and Human Services, and Kevin Bagley, Director of the Division of Medicaid and Long-Term Care presented the awards. “These winners of the Nebraska Medicaid Provider Awards provided outstanding customer service, delivered with efficiency and excellence, and are transparent partners who carefully steward taxpayer dollars,” said Governor Ricketts. “They exemplify our mission which is to create opportunity through more effective, more efficient, and customer-focused state government.” The winners were nominated within each of their organizations and then selected from the Managed Care Organization’s (MCO) networks and the dental plan. The MCOs include UnitedHealthcare Community Plan of Nebraska, Nebraska Total Care, Healthy Blue of Nebraska and MCNA Dental. Those selected as winners demonstrated exceptional and measurable contributions during the pandemic to their clinical practice in the Medicaid population.

Healthy Blue of Nebraska nominated Dr. McVea: Kris McVea: Nominated with honor by Healthy Blue of Nebraska, Dr. McVea is passionate about the patients that both she and her team care for. This is not only at OneWorld in Omaha where she serves as Medical Director, but her suggestions and input help as she was an advocate for all Medicaid members in Nebraska. Dr. McVea has been an active member of our MCO quality improvement committee and also has led her team in pursuing quality metrics and goals for her clinics. Her dedicated approach combines her pediatrics and epidemiology/public health training. Data is a driver, but Dr. McVea’s dedication to the care and outcomes of her patients is where she thrives. She helped during COVID-19 to push drive-through immunization clinics onsite at OneWorld and nimbly helped her team move to telemedicine visits with short notice to meet the needs of our mutual members. Dr. McVea, who received her undergraduate degree from Stanford University, received her medical degree with distinction from UNMC. At the University of North Carolina, Dr. McVea received her M.P.H. in Epidemiology. She now serves as a Graduate Faculty Member at the University of Nebraska Graduate College in Omaha, and last year was awarded both the Public Citizen of the Year from the National Association of Social Worker, Nebraska Chapter, and the Nebraska Medical Association’s Distinguished Service to Medicine honor.

OF HEALTH CARE

LOCAL UPDATE:

OMAHA - CHI Health and Latino Center of the Midlands are teaming up to give students access to a medical education and at the same time address the staffing shortage in healthcare. CHI Health applied for and received a grant totalling $597,406 from its national office to grow the next generation of healthcare workers. In partnership with Latino Center of the Midlands, Latino students in college and highschool will be given the opportunity to explore careers in the medical field. The grant pays for at least 24 students to become Certified Nursing Assistants. In addition, 15 students will be awarded paid internships to shadow different positions within the healthcare field. Those who want to continue with a career in healthcare will have their additional education expenses covered, and be fast tracked into CHI Health’s C.N.A program for employment. “This initiative will give a new generation opportunities to explore careers that are both fulfilling and paramount to public health,” Dr. Cary Ward, Chief Medical Officer, CHI Health said. “We are investing in the future of medicine in our community.” In addition to addressing the growing need for medical staff, CHI Health and Latino Center of the Midlands realize the importance of a diverse workforce. Latinos are the largest and fastest-growing ethnic group in Nebraska and are expected to account for a quarter of the state’s population in 2050.

“Right now, our health professionals and workforce do not reflect our diverse community. But we hope this program will start to change things,” Viridiana Almanza, Program Director of the Latino Center’s Family and Community Well-Being program, said. “As an agency and community, we are excited to focus on these types of internships that focus on addressing various community challenges.” The Latino Center also launched internship programs to expose students to careers in business, multimedia, urban agriculture, and construction. “With demand comes untapped potential, and the Latino Center will continue to develop workforce programming in the future that addresses issues in Omaha’s Latino community,” Almanza said. The program’s first five participants started their education this summer. Camila Delgado Garcia, Nayeli Mohasco, Tiffany Mejia, Flor Solano and Joerdy Flores-Garcia are all first-generation immigrants, bilingual, and aspire to work in public health or healthcare. “I joined the program to learn more about the medical field, but also to get to know the families I one day hope to serve,” Camila Delgado Garcia said. Garcia is currently a student at Omaha South High School and one day hopes to become a dentist or CNA.

BRYAN SLONE

PRESIDENT, NEBRASKA CHAMBER OF COMMERCE & INDUSTRY

Manufacturing in Nebraska has experienced record growth over the past two years, but the market is still struggling with supply chain and workforce problems. “Manufacturing in Nebraska is responsible for 1 out of 10 nonagricultural jobs, so the strength of manufacturing is really important for our state in terms of the economic resilience during the past couple of years and the economic growth of our state,” said Bryan Slone, president of the Nebraska Chamber of Commerce & Industry. Bouncing Back “When COVID hit in March [last year], retailers weren’t sure what it meant for them, so we had a large drop-off in sales,” said Tammy Carlson, vice president of human resources at Lozier. “We saw a sharp ‘V’ recovery that drove our business right back up very quickly. I think retailers just needed a minute or two to adjust to COVID and figure out what to do.”

Manufacturing is growing faster than most industries, both in Nebraska and nationally.

“I don’t know of any area of manufacturing that isn’t very busy right now,” Carlson said.

“From a market standpoint, manufacturing is doing really well,” Slone said. “Last year was a high growth year for manufacturing, and I would say that this year is about the same. We’ve had two really high growth years in a row.” Although manufacturers are busy, much of the workforce is either not familiar with manufacturing or doesn’t see it as a viable career path.

Manufacturing faces two serious issues: 1) the supply chain, the ability to produce the products and meet all of the demand for orders, and 2) a too-small workforce. But despite these challenges manufacturing is growing in Omaha and in Nebraska. There is a much greater demand for U.S. goods and services now that COVID-19 issues are winding down, and Nebraska certainly is seeing some of that demand.

“For Nebraska, a lot of our manufacturing is in the area of ag manufacturing or construction equipment, biotech, and pharmaceutical type stuff,” Slone said. “Those are all growing areas of the economy as well. I think our manufacturing base in Nebraska is particularly focused on a lot of highgrowth sectors.”

Supply Chain

All manufacturers across the state are still experiencing supply chain problems. It all started with steel. At the beginning of the pandemic it became increasingly difficult to get steel because foreign steel manufacturers were either shutting down or were unable to make shipments due to COVID-19 restrictions in their countries. “Supply chain problems vary day by day, hour by hour, and minute by minute — literally,” Carlson said. “One day it could be a particular input product like board, and another day it could be something that impacts the paint supply. Our venders are struggling with the

same thing, so they start limiting what they will provide to everyone.” Shipments to the Heartland remain challenging. “I would say that the current supply chain problems really relate to, No. 1, it’s very hard to get shipments from overseas through U.S. ports to Nebraska on time and secondly, the workforce shortage is really creating challenges for our transportation industry,” Slone said.

High Demand

The outlook over the next year is bright because of the high demand for product. Many manufacturers already have orders that will take them through 2022. “Demand is very strong, but the real challenge for manufacturers is finding a skilled workforce and navigating the supply chain,” Slone said. “I don’t think the international supply chain issues will totally resolve themselves in 2021. I think we’ll still be having some of those international supply chain issues in 2022.”

FINDING THE RIGHT INDUSTRIAL SPACE FOR YOU Because of the high demand for industrial space and Omaha’s 3% to 4% vacancy rate, give yourself ample time to conduct a thorough search, NAI NP Dodge Vice President John Meyer said. “Contact a qualified industrial specialist who will know of different spaces for lease or sale prior to the general public,” he said. Kevin Stratman, industrial broker at Investors Realty, said relocation conversations should start at least a year or even two years in advance. “There is much more that goes into site selection than touring buildings and making offers,” he

said. “Where do employees live? Where is a site in relation to key vendors or customers? How convenient is it for truck traffic? Does it make sense to build new or buy existing?” Things to consider include how many drive-in doors you need, how much outside storage you need and if it needs to be paved, how high your ceilings must be, and whether you need to be close to the interstate. “Have a good real estate attorney who knows municipal codes and has relationships in the various city planning departments,” Stratman said. “Know what you can and can’t afford, and if you’re buying, consult your CPA to discuss ownership structure or tax implications.”

INDUSTRY PIONEER

OMAHA startup AUDITMINER CEO KELLY MANN AND CTO JASON BOGNER

A Tool for Success

AUDITMINER PROVIDES SOLUTION FOR CPA PROFESSIONALS Audits became a regulatory requirement for many companies starting in the mid-1930s, and while there have been improvements on auditing procedures over time, technology hasn’t caught up. Enter: AuditMiner.

The Concept The company’s initial prototype allows auditors to upload large raw data files received from 401(k) service providers. Then, the software extracts and organizes the data to produce audit working papers that are pre-populated with all necessary requirements and data needed to complete a successful audit. The process saves 10-20 hours on average, per 401(k) audit engagement. AuditMiner officially launched in spring of this year. Founded by CEO Kelly Mann and CTO Jason Bogner, the team started with six people. In the first four months, the team was able to provide service for customers in 25 states around the country.

Strategic Growth Mann noted that who they hire and how they build relationships is a big part of the company’s growth strategy. “AuditMiner is very customer-led in our growth,” she said. “This includes how we hire. The individuals hired for sales, product, etc. don’t have the typical software experience for that role. “For example, our sales individual is actually a retired paralegal. This is helpful because she is used to working with professionals (lawyers), who are very similar to CPAs. Our team member in product is an individual who has been auditing 401(k) plans for the past five years for a firm out of Chicago. She brings a unique perspective that you can only get from someone who has experience auditing these plans. So, when bringing on team members, we look for someone who can relate to our customers, who can think like them, who can build relationships with them.”

If we look back to how we are unique, one might say that we are upskilling the next generation tech worker. We are identifying great talent … and inserting them into our growing tech talent pool. - AUDITMINER CEO KELLY MANN

Bump in the Road As with any business, there are challenges that come. In April 2020, Mann was diagnosed with stage 3 breast cancer, when the company was only six months old. The company was set to receive its first investment from an outside party, but given the uncertainty of the diagnosis, they decided to forego the investment. Mann tackled her diagnosis, undergoing 17 months of chemotherapy and multiple surgeries. Despite it all, she and her team have navigated these challenging waters. “The company managed to continue forward, although at a slower pace, during treatment,” Mann said.

Bright Things Ahead When it comes to the future of AuditMiner, Mann sees opportunities on the horizon. Recently, AuditMiner took an investment from Proven Ventures. Through the partnership, they have implemented a national sales campaign, allowing them to identify and measure qualitative metrics and source local leads for the company. Currently, there are about 5,000 public accounting firms that have issued 401(k) audit reports. Mann noted that there has been a significant increase in mergers and

acquisitions among firms, which bodes well for her company. “This trend is due not only to an aging CPA population, but also because of the extensive number of regulatory changes and significant investment required by firms for technology infrastructure and risk management,” she said. “This translates into opportunity for AuditMiner. As the number of 401(k) audits within a practice grows, whether through consolidation or increased client demand, the need for standardization and streamlined processes increase, as it does with any organization that is needing to scale operations.” Another future goal is to integrate more service providers into the platform, which will directly increase the number of 401(k) audits that AuditMiner is able to streamline. The company is also working on moving the software to the cloud so it can scale faster. “If we look back to how we are unique, one might say that we are upskilling the next generation tech worker,” Mann said. “We are identifying great talent … and inserting them into our growing tech talent pool. I hope to showcase how to build a high-growth, scalable businesses without the volatility of traditional venture. Perhaps it is the CPA in me, but I think that you can still build a business with old school fundamentals like positive cash flow, customers and revenue.”

MBJ REPRESENTATION MATTERS

WOMEN WHO rock DR. SARAH KOTTICH, PROVOST, COLLEGE OF SAINT MARY

LEADING women

DR. SARAH KOTTICH: PUSHING REPRESENTATION IN HIGHER ED FORWARD Dr. Sarah Kottich has always enjoyed puzzles, putting the pieces together and solving challenging problems. And, like those puzzle pieces, her competing interests and passions in math, science, and serving and guiding others came together to create a meaningful career that has made a considerable difference in the lives of young women and their families. “I led the research, planning and implementation of a 33% reduction in the tuition rate at College of Saint Mary in 2017,” said Kottich, provost of the Omaha-based, Catholic women’s college. “This followed eliminating all fees for students in 2013. Our vision was to provide access to affordable, high-quality education for women.” Additionally, Kottich said she is proud of progress in reducing annual student loan borrowing by 38%, while increasing enrollment of underrepresented minorities by 6% to 31%. Kottich is now considered to be among the “handful” of experts in the country on tuition reduction in higher education. “My doctoral research was on this topic and yielded a discernment tool for

college [and] university boards to use when considering changes to their tuitionsetting approach,” she said. “I have since worked with several leadership teams, both at College of Saint Mary and other institutions, in considering the benefits, risks and possible outcomes of a change in pricing strategy.” So, now Kottich presents a “triple-threat:” a pioneer in finance/accounting, higher education leadership and the highly specialized world of tuition pricing strategies. How did she get here? “When I was starting college, I was not sure what I wanted to do or be,” the University of Nebraska at Omaha graduate recalled. “I changed majors from engineering to math to chemistry all in my first year.” After her father suggested she take business courses, Kottich realized she needed two accounting courses to secure a major in the field. While her first course was “not fun,” she described the second course taught by Melba Lucas as opening her world. “[Lucas] made accounting seem interesting, understandable, important and fun,” Kottich said. “She was a role model who I could look up to.”

I had been told by male accountants that, if I planned to be married and have children, I should not pursue working for a Certified Public Accounting (CPA) firm, but instead be a bookkeeper for a small business. - DR. SARAH KOTTICH, PROVOST, COLLEGE OF SAINT MARY

In fact, Kottich had been told by male accountants that: “’If I planned to be married and have children, I should not pursue working for a certified public accounting (CPA) firm, but instead be a bookkeeper for a small business.’” “Mrs. Lucas turned that opinion on its head,” she continued. “She told me that I certainly could be a CPA. She thought I would be good at it as well, with or without children.”

“In my 14 years at College of Saint Mary, I have been promoted from the vice president of finance to the executive vice president of operations and planning, and now serve as the provost,” Kottich said. “I feel privileged to serve this mission, alongside so many dedicated and talented colleagues.”

THE ROAD LESS TRAVELED

“Women have grown in their prominence in higher education leadership over the last 20 years,” Kottich summed up. She recalled attending the 2003 Nebraska Private College Business Officer meeting. “I was one of the only females and clearly the youngest of the group,” Kottich said. “In 2019, I presented to this same organization, and was pleased to see approximately half of the leaders were women.” Citing the American Council of Education, women’s representation as presidents of colleges and universities has grown by 9% to 30% between 2001 and 2016. “Which still seems proportionately low, considering that women now make up 60% of college students,” she said. According to American Institute of CPAs statistics, women only accounted for 19% of partners at CPA firms in 1993 and still only account for 23% of partners, despite 60% of the accounting and auditing workforce being female. Women like College of Saint Mary President Dr. Maryanne Stevens, are counted among Kottich’s most influential mentors (and encouraged her to earn an Educational Doctorate in Interdisciplinary Leadership from Creighton University). Whereas her parents, Jim and Mary Londay, created a “safe space” for Kottich to try new things, fail and learn from those experiences. “They taught me to be appreciative of my gifts and talents, and to use them to help others,” she said. “With this, I grew into a leader who uses her voice for positive change.”

Kottich would go on to start her career at Deloitte, as an auditor and CPA, which she said was “formational” in her approach as a businesswoman. “While serving my clients at Deloitte, I learned the importance of understanding the nuances of the industry, how to identify and ask critical questions, and the importance of culture on an institution’s performance,” she said. Sept. 11, 2001 was a self-described career “awakening” for Kottich. “My firstborn son, Zach, was merely 3 months old, and I had just returned to work from maternity leave,” she said. “I struggled with balancing work and motherhood. I kept asking myself if the work I was doing was purposeful enough to justify being away from my family.” Higher education was the answer. The journey came courtesy of Kottich’s mentee, Casey Meyer, who was applying for a controller position at Midland Lutheran College (now Midland University). “She went on to propose that I apply for the vice president (for finance) position, and we take on the adventure together,” she said. With some persuasion from Kottich’s sister, Bridget, one thing eventually led to another. “Within a month, I was hired on as the vice president of finance at Midland Lutheran College at the age of 28,” she said. “Four years later, I received an email from a peer at College of Saint Mary, sharing that they were searching for a new vice president of finance.” She remembered how the idea of serving for a Catholic institution, dedicated to educating women, was a “natural fit.”

JOEL MAKOVICKA, PRESIDENT, MAKOVICKA PHYSICAL THERAPY

SCORING big JOEL MAKOVICKA LEADS TEAM TO RAPID GROWTH As the most-decorated fullback in Cornhusker history, Joel Makovicka learned early to look for openings and hit them at full speed. These skills led him to contribute to the fortunes of the Big Red as part of three National Championship teams and also served the 2010 40 Under 40 honoree well in business. Makovicka Physical Therapy has more than quadrupled in size and locations over the past decade. And it’s all thanks to broad field vision that helps Makovicka and his team identify and maximize opportunities. “We’ve never just said, ‘Hey we’re going to focus on sports,’ or, ‘We’re going to focus on geriatrics,’” he said. “We see the continuum of care, whether that’s orthopedic pediatrics all the way up into geriatrics; we do sports injuries, rehabilitation, physical therapy. “That’s continued as we have grown, enabling us to offer things that we haven’t offered in the past. We do aquatic therapy. We do vestibular rehab. Balance and fall prevention, blood flow restriction, we do women’s health now. We’ve always

wanted to see a wide range of people coming through our doors.” The company now operates 19 locations in Lincoln and Omaha and has about 185 employees. Makovicka said prospecting the next expansion — and there are more to come — is nearly constant. “Ninety-five percent of our growth has been organic, clinics we started ourselves, which is not to say in the future that won’t change,” he said. “We’re always looking for opportunities, where something is the right fit for us. If some existing location contacts us or wants to talk about their succession plan, we will talk to them. But it has to fit our model and our vision of how this company moves forward.” Part of this “Makovicka Way” is investing in the growth and development of employees, which the company achieves through career mapping and a mentoring program.

We’ve never just said, ‘Hey we’re going to focus on sports,’ or, ‘We’re going to focus on geriatrics.’ We see the continuum of care. - JOEL MAKOVICKA, PRESIDENT, MAKOVICKA PHYSICAL THERAPY

“A priority for us is continuing to recruit the best professionals out there. We take pride in that,” he said. “It goes back to my roots of being an athlete and being on championship teams; you go out and you recruit the best and if you have the best professionals and the best team, you will continue to be a leader in your profession. “I think that’s a big part of how I see Joel leading, along with the partners,” said Kathy Byrnes, director of business development who’s worked at Makovicka Physical Therapy for five years. “He takes the potential that people have and really helps to develop that fully. That creates the opportunity for people to grow personally and professionally and become really good therapists. And they take great pride in that.” Team members are also invested in Makovicka Cares, a formal service and philanthropy program that keeps team members connected to the people they are there to serve by investing in the community. “One of the things we do unbelievably well is our community involvement,” he said. “Last year, I think we had almost 750 hours of community service where our employees went out and volunteered. We engage our employees by committing volunteer hours at different events and activities throughout the community. That’s something I’m really proud of, because that means you have the right people on your team who are willing to do that. It just makes for a great company.”

Makovicka’s own development as an entrepreneur, and as a boss, has at times been a struggle, particularly when it comes to delegation and work-life balance. “Very difficult,” he said, describing learning to delegate. “It’s very difficult for a lot of people who go into business and start it. I don’t think you can ever completely step away from that if you’re someone who enjoys what you’re doing. But that is the biggest learning curve.” “His life balance is certainly a project in the works, as it is for many people,” said Business Partner and Vice President of Finance Natalie Harms. “Being from a farm family, his work ethic is over the top and very focused. But at the same time, that’s what pulled me onto the bandwagon in the first place, is that relentless work ethic. That, and he’s very authentic. He believes in doing the right thing and it shows.” Makovicka said one of the things that pushes him so hard is his desire to serve the people of the state that has given him everything. “I will always continue to be involved in this organization and hands-on as much as I can because that is something I love to do,” he said. “Nebraska has been very special to me; I grew up here, went to college here and Nebraskans have been great to me. I want to give that back by building a great company that can help and touch the lives of a lot of Nebraskans.”

diversification IN INVESTING: HERE’S WHY IT’S SO IMPORTANT FOR YOUR MONEY DIVERSIFICATION OFFERS AN EASY WAY TO SMOOTHEN YOUR RETURNS WHILE POTENTIALLY INCREASING THEM AS WELL.

Diversification is the process of spreading out your money in different investments, so that you’re not too exposed to any one investment. Diversification can increase your overall return without requiring you to sacrifice something in exchange, offering what economists call a “free lunch.” In other words, diversification can actually reduce risk without costing your returns. Here’s how diversification works, why it’s so important and how to diversify your portfolio.

What is diversification?

Diversification means owning a variety of assets that perform differently over time, but not too much of any one investment or type. In terms of stock, a diversified portfolio would contain 20-30 (or more) different stocks across many industries. But a diversified portfolio could also contain other assets – bonds, funds, real estate, CDs and even savings accounts. Each type of asset performs differently as an economy grows and shrinks, and each offers varying potential for gain and loss: -Stocks offer the potential for the highest return over time, but can fluctuate wildly over shorter periods. -Bonds can offer steadier returns with a fixed payout, but can vary as interest rates rise and fall. -Funds tend to be diversified because they usually hold many investments, but a specific fund may hold only one kind, for example, consumer goods companies. So, a fund could be broadly diversified or narrowly, depending on how it’s managed. -Real estate can appreciate slowly over time and offer the potential for income, too. But physical real estate can be expensive to maintain, and commissions are high. -CDs and savings accounts will not fluctuate in value but will grow steadily based on the interest rate or other contractual terms. As some of these assets are rising rapidly, others will remain steady or fall. Over time, the frontrunners may turn into laggards, or vice versa. In other words, these assets are not highly correlated with one another, and that’s key to the appeal of diversification. And it’s easier and cheaper than ever to ensure that your portfolio has a broad array of investments, with zero commissions at major online brokerages.

How diversification benefits you

Diversification has several benefits for you as an investor, but one of the largest is that it can actually improve your potential returns and stabilize your results. By owning multiple assets that perform differently, you reduce the overall risk of your portfolio, so that no single

investment can hurt you. It’s this “free lunch” that makes diversification a truly attractive option for investors. Because assets perform differently in different economic times, diversification smoothens your returns. While stocks are zigging, bonds may be zagging, and CDs just keep steadily growing. In effect, by owning various amounts

Page 24 • October 22, 2021

of each asset, you end up with a weighted average of the returns of those assets. Although you won’t achieve the startlingly high returns from owning just one rocket-ship stock, you won’t suffer its ups-and-downs either. While diversification can reduce risk, it can’t eliminate all risk. Diversification reduces asset-specific risk – that is, the risk of owning too much of one stock (such as Amazon) or

stocks in general (relative to other investments). However, it doesn’t eliminate market risk, which is the risk of owning that type of asset at all. For example, diversification can limit how much your portfolio falls if some stocks decline, but it can’t protect you if investors decide they don’t like stocks and punish the whole asset class. For assets sensitive to interest rates, such as bonds, diversification helps protect you from a problem at a specific company, but it won’t protect from the threat of rising rates generally. Even cash, or investments such as CDs or a high-yield savings account, are threatened by inflation, although deposits are typically guaranteed from principal loss up to $250,000 per account type per bank. So diversification works well for assetspecific risk, but is powerless against marketspecific risk.

How to develop a diversification strategy

that owns companies in emerging markets or international companies more generally, because an S&P 500 fund doesn’t own those. Or you may opt for a fund comprised of small public companies, since that too is outside the S&P 500. For bonds, you might choose funds that have short-term bonds and medium-term bonds, to give you exposure to both and give you a higher return in the longer-dated bonds. For CDs, you can create a CD ladder that gives you exposure to interest rates across a period of time. Some financial advisors even suggest that clients consider adding commodities such as gold or silver to their portfolios to further diversify beyond traditional assets such as stocks and bonds. Finally, however you construct your portfolio, you’re looking for assets that respond differently in different economic climates. It doesn’t create diversification if you have different funds that

With the advent of low-cost mutual funds and ETFs, it’s actually simple to create a portfolio that’s well-diversified. Not only are these funds cheap, but major brokerages now allow you to trade many of them at no cost, too, so it’s tremendously easy to get in the game. A basic diversified portfolio could be as simple as holding a broadly diversified index fund such as one based on the Standard & Poor’s 500 index, which owns stakes in hundreds of companies. But you’ll want some exposure to bonds as well to help stabilize the portfolio, and guaranteed returns in the form of CDs help, too. Finally, cash in a savings account can also give you stability as well as a source of emergency funds if you need it. If you want to expand beyond this basic approach, you can diversify your stock and bond holdings. For example, you might add a fund

own all the same large stocks, because they’ll perform mostly the same over time. And if all this sounds like too much work, a fund or even a robo-advisor can do it for you. A target-date fund will move your assets from higher-return assets (stocks) to lower-risk (bonds) over time, as you approach some target year in the future, typically your retirement date. Similarly, a robo-advisor can structure a diversified portfolio to meet a specific goal or target date. In either case, you’re likely to pay more than if you did it yourself, however.

Bottom line Diversification offers an easy way to smoothen your returns while potentially increasing them as well. And you can have a variety of models for how diversified you want your portfolio to be, from a basic all-stock portfolio to one that holds assets across the spectrum of risk and reward.

SUPPLY CHAIN rescue: HOW ONE TOY STORE AVOIDED A NIGHTMARE BEFORE CHRISTMAS FROM LEFT, JACK NORRIS, 7, HIS SISTERS AVERY, 2, AND HARPER, 9, ALONG WITH THEIR FATHER LANCE, VISIT KIP’S TOYLAND, LOCATED INSIDE THE OLD FARMER’S MARKET, ON SEPT. 22, 2021 IN LOS ANGELES. BEHIND THE COUNTER IS STORE MANAGER JAY ORTIZ.

If everyone’s holiday gifts are stuck on a ship somewhere, then why isn’t toy store owner Don Kipper worried? Kipper and daughter Lily run Kip’s Toyland, billed as Los Angeles’ oldest toy store, and Kipper the elder contends he really isn’t fretting over massive global supply chain problems that have left both small merchants and big-box retailers frantic about whether they will receive all the merchandise they need for the vitally important holiday shopping season. The Kippers realized months ago that the classic toys carried by the family operation were becoming harder to get and taking longer to arrive. The buying department — that’s Lily — kicked into overdrive, well before the full magnitude of the supply chain mess became apparent, ordering much more than usual in case products were held up in transit. “It became clear to us that this was going to be an issue,” said Kipper, whose father Irvin opened the store in 1945 after he was released from a World War II prisoner of war camp and was looking for a fun line of work. “You have to do whatever it takes to get the merchandise to stay in business.”

Now it’s a waiting game to see if they stockpiled enough Lincoln Logs, Pick-Up Sticks, dolls, board games and the like. Pretty much everything in the old-fashioned store, located in the landmark Original Farmers Market since 1956, travels by cargo ship from Asia, Kipper said. Supply chain bottlenecks are delaying products, boosting prices, hurting businesses and slowing economic growth to such an extent that President Biden stepped in Wednesday with an announcement that the Port of Los Angeles would operate around the clock to ease the logistical pileup, similar to a pilot effort started recently by the neighboring Long Beach port. The toy industry is particularly susceptible to shipping delays because 85% of the 3 billion toys sold each year in the United States come from China, said Ed Desmond, executive vice president for external affairs at the Toy Industry Assn. “So you can see the dependence and reliance our industry has to get their products over here and onto the shelves and stores here,” Desmond said.

But it’s not just toys. A long list of items destined for factories, retail shelves and consumer doorsteps have been snagged, including lumber, cars, furniture, electronics, bicycles, clothing and shoes. The supply chain has been disrupted by many factors: the pandemic, booming consumer demand, raging storms, shortages of cargo ships and containers as well as a shortage of people willing to drive trucks or stock warehouse and store shelves for the wages offered. In China and other Asian countries, COVID19 outbreaks have periodically closed factories and seaport terminals. The worst traffic jam in Southern California sits offshore from the ports of Los Angeles and Long Beach, the nation’s two largest cargo container seaports, as dozens of ships await space at docks to unload. Once the ships are unloaded, cargo containers also have been languishing for an unprecedented amount of time waiting to be put on a truck or train, said Gene Seroka, executive director of the Port of Los Angeles. The ports’ congestion will benefit

Page 26 • October 22, 2021

immensely from the 24-hour operations, but the new initiatives will take time to implement and the mountains of cargo boxes will take time to shrink, port officials have said. The logjam isn’t just a local problem. A backup at Britain’s busiest commercial port is raising concerns about shortages of popular item during the holidays there. Record numbers of ships also sit at anchor off the ports of New York-New Jersey and Savannah, Ga., which rank third and fourth among U.S. seaports by cargo container traffic. These are vessels that are sometimes longer than the height of Los Angeles’ tallest skyscraper, the 1,100-foot Wilshire Grand Center. Getting them to port requires delicate choreography involving harbor pilots and tugboats to inch the ships slowly through the water. The biggest can carry the equivalent of nearly 24,000 20-foot cargo containers. (Although the more common size for the steel boxes these days is 40 feet long, the industry still uses the historic measure). If a ship that size were to disgorge all its containers at a single port, they would fill a freight train 44

miles long, Monaco-based shipping company Costamare Inc. estimates. Some retailers and package carriers have urged consumers to buy and ship holiday gifts early, or they risk finding that a must-have gift is out of stock or won’t arrive in time. James Zahn, deputy editor of the Toy Book, a leading trade publication for the toy industry, advised that toy shoppers “should check out your local retailers. Don’t just be thinking of the mass retailers, you’ve got to be checking out some of these independent toy stores.” That is what the Kipper family is counting on. Kip’s Toyland location has always enjoyed substantial foot traffic from L.A. residents and tourists drawn to the Original Farmers Market and then to the Grove shopping center next door, Kipper said. Over the years, the store has weathered challenges such as nearby store openings by toy giants FAO Schwarz and Toys R Us, both gone now, and the rise of Amazon.com. Kips gave up its electronics business years ago

because it was unable to compete on price with big-box retailers like Best Buy, but it sold the change as a positive choice, saying it wouldn’t sell any toys that required an electrical outlet. “Retro,” “classic” and “vintage” are some of the words the Kippers use to describe their inventory of toys. It’s a compact storefront that offers a mix of old school and contemporary dolls, games, trains and other toys. The most expensive items are intricate Lego sets. Kipper has been willing to quickly drop what wasn’t working well — such as the store’s effort at online sales — and focus on the things that were. Since the pandemic started, the store provided sanity and entertainment for adults and children stuck at home with little to do and no place to go. “Puzzles. We could not get enough puzzles for the adults,” Kipper said, “and I think that was a common challenge for everyone. Parents love them. And there were people

that would come and buy a number of them at a time. Similarly, things for kids that were popular were board games and, again, things like Legos that they wouldn’t get bored with in five minutes.” The Kippers’ are confident that their early buying spree will keep them well stocked for the holidays. Lily Kipper, 33, said her 75-year-old dad told her, “’You don’t have a budget, buy whatever you can.’ Every day, I was waking

up to emails at 4 a.m. that said, ‘Sorry, this is on backorder,’ and, ‘Sorry, this is sold out,’ and, ‘You can’t get this.’” Ultimately, the store acquired so much merchandise that staff members were telling her, “I don’t know where we’re going to store all of this stuff.” She thinks the store is as ready as it can be. “When the holidays come around and everyone else is sold out, we want people asking, ‘How is it that you still have this in stock?’” Kipper said.

COUNCEL BLUFFS CHAMBER OF COMMERCE

Opportunities Abound

COUNCIL BLUFF LEADERS DRIVE GENERATIONAL CHANGE STRONG DEVELOPMENT While the past eighteen months have been some of the most unpredictable in most of our lifetimes, there continues to be positive developments, capital investment, and job creation in Council Bluffs. A strong pipeline of economic development projects continues to fuel growth of the local tax base, and placemaking and public improvement projects are making a positive impact throughout the community. Some key projects happening throughout Council Bluffs include: the First Avenue Corridor Project, improvements at River’s Edge, efforts to expand the service area of BLink, and the Early Learning Center. The First Avenue Corridor project is one that is especially unique and can be transformational on a multigenerational level. The project will transform a former railroad corridor stretching from Interstate-29 to Downtown Council Bluffs to the east. It presents an opportunity to connect Downtown Council Bluffs and Downtown Omaha in a manner that has never been done before. The River’s Edge project is occurring on the riverfront in unison with Omaha’s planned improvements. The project will include an observation tower, adventure course, outdoor rock-climbing wall, a roller glide, and an elevated treetop walk. All will be at least the height of the levy, which mitigate flood concerns. The final piece of the project will be a pier extending from the levee to the Missouri River. In total, the project will cost more than $45 million. It is funded entirely by private donations, with the Iowa West Foundation providing the lead gift of $15 million. Council Bluffs continues to expand BLink, which is a free and open Wi-Fi network that boosts connectivity in low-to-moderate income areas throughout Council Bluffs. It also serves all Council Bluffs Community School District buildings and outdoor communal spaces. The Council Bluffs Community School District is also working to construct an Early Learning Center, which will offer childcare services and be the first facility to offer universal pre-k in the state. The project received a $7 million pilot grant from the State of Iowa to assist in its development. This project is very important, as childcare is a major limiting factor as our

Optimize hiring and retention practices as a community DREW KAMP, PRESIDENT & CEO, COUNCIL BLUFFS AREA CHAMBER OF COMMERCE employers work to fill thousands of open positions. These projects play a key role in the Council Bluffs community’s ability to attract and retain a quality workforce. The Council Bluffs Area Chamber of Commerce is proud to provide workforce development services for the Council Bluffs and Pottawattamie County community. This makes our role in driving these projects and many others even more important. Workforce is the number one issue facing our members and we are finding creative ways to address it, with placemaking projects such as these being a primary means. Our ability to drive the community’s workforce development efforts is an increasingly difficult task, which has made collaboration and partnerships key. As David Brown noted, Chambers have a special role to play in community building, and we are certainly doing our part at the Council Bluffs Area Chamber of Commerce and plan to remain at the forefront in the times ahead.

The future is bright for our dynamic and collaborative community. For Lincoln’s young professionals, there has never been a better time to call our city ’home.‘ -DREW KAMP, PRESIDENT & CEO, COUNCIL BLUFFS AREA CHAMBER OF COMMERCE

The Council Bluffs Community School District is currently working to construct an Early Learning Center, which will offer childcare services and be one of first facilities to offer universal pre-k in Iowa. The project received a $7 million pilot grant from the state in June and will assist our employers looking to fill open positions. The Council Bluffs Area Chamber of Commerce provides workforce development services for the Council Bluffs and Pottawattamie County community. Projects such as these are essential to these efforts, as they play a key role in attracting and retaining workers, making the Chamber’s role in facilitating collaboration between a broad group of stakeholders to drive these projects forward even more important.
