In recent months, it may seem like Omaha is getting more than a facelift, but rather an entire makeover. It can be hard to keep up with all of the proposed developments in Greater Omaha. Major project proposals have been announced for Nebraska Crossing, Crossroads, Central Park Plaza, Eppley Airfield, Levi Carter Park and Adelante Park, to name a few.

Some real estate projects are well on their way to driving new job opportunities and residences in the city. Areas such as Crossroads and Central Park Plaza are going through a lot of change and will be for the next five to 10 years.

Adam Maurer, associate broker at The Lerner Co., compared the Crossroads development to Village Pointe.

“These are anchor developments for Omaha. Similar to what Village Pointe is for west Omaha, Crossroads will be for central Omaha,” Maurer said. “These developments will draw in retailers that are new to Omaha and it will be a center of activity for east Omaha.

“Village Pointe brought in tons of new job opportunities, tax revenue and residential growth, which we will see brought to the center of Omaha.”

Adam Marek, vice president at Colliers, said Central Park Plaza and Crossroads will undoubtedly make a big economic impact. The newly updated

Crossroads plan will cost over $186 million, while Central Park Plaza is set to cost $163 million.

“Central Park Plaza will bring in 700-plus new residences for the downtown area,” Marek said.

Downtown Omaha projects currently under development such as the streetcar project and the new Mutual of Omaha headquarters are an impetus for more development.

“Central Park Plaza would not be doing this project of 700 new residences without the plans of the streetcar and Mutual of Omaha Tower,” Maurer said. “This is a great example of how a new project or development can totally change a submarket and community with the creation of new housing and jobs. It’s really a draw from a residential and commercial standpoint.”

Kristi Andersen, vice president of CBRE, emphasized the impact once these projects are completed.

“While these projects are not yet complete and we don’t know their overall impact yet, there’s no doubt they will spur economic impact on our community,” Andersen said. “They are great examples of the strength and resiliency of our economy and the commitment to growth by developers and our city leaders.”

Pressing On

Andersen said the new developments will be a catalyst for further investment. But that’s not to say there aren’t challenges with these big undertakings.

For example, Marek noted that Central Park has been met with a few of the biggest challenges that construction and project managers have ever seen.

“So far they’ve had a global pandemic, a shift of work from home, significant interest rate rises and construction costs,” he said.

He noted how many of the recent downtown projects, such as Steelhouse Omaha and Gene Leahy

Mall, wouldn’t exist without one another.

“It’s mainly economics. If you look at interest rates right now, 200300 basis points above where they were two years ago, financing these projects is a major challenge,” Marek said. “Construction costs are imposing a challenge in finding the right tenants for these areas, the tenant pools might be a little slimmer for that reason.”

Andersen added that the project’s continued progress, despite these challenges, indicates a strong economy.

challenge: infrastructure in downtown Omaha.

“Omaha is really making an effort, which developers and investors will respond to,” Maurer said.

Unique Attributes

While many different cities in the Midwest have seen comparable developments, a few things set Omaha apart.

“There is a suburban lifestyle power center in Nebraska Crossing, which targets a regional draw since people come in from Lincoln and Grand Island, and targets more retailers who are new to Nebraska,” Maurer said.

“Crossroads is central to Omaha, it is an anchor for Omaha where you will still find retail but more entertainment and restaurant concepts. Central Park Plaza’s target is growing the urban core and growing multi-family availability. These are three different projects that are all adding to Omaha in very different ways.”

Nebraska Crossing has been exemplary in commercial real estate development, and with its proposed Good Life District, it will bring even more development to the Gretna area.

“Nebraska Crossing as it exists today is a bestin-class retail center, and there were many obstacles from a development standpoint that it faced, but Rob Yates created a shopping center that is

almost 100% occupied today,” Marek said.

There are opportunities when leasing or selling commercial properties within these new developments.

“New developments present new opportunities for existing businesses and retailers to expand or move to a more desirable location surrounded by amenities, which is desirable for companies looking for ways to retain and recruit employees,” she said. “These new mixed-use developments are also attractive to new-to-market retailers that have been eyeing Omaha as a new location site.”

These developments align with Greater Omaha’s long-term economic and urban development goals.

“We need the urban core to be strong to attract new retailers to Omaha, even if they are going to be in the suburbs or at 72nd and Dodge,” Maurer said. “Having a community that values retail and shopping draws different retailers to our community who might look elsewhere instead.”

The projected growth for these developments will be airing on the side of caution.

“Unfortunately, these projects do take time, it’s important to be getting the right tenant rather than settling and having everyone be disappointed; it’s going to be slow and steady, with Crossroads making

it into a new phase,” Maurer said. “They are all set up in phases, and for the long term they are great projects to grow in Omaha.”

These projects impact the overall real estate market and economic landscape of Greater Omaha.

“It’s a domino effect with Mutual of Omaha going downtown; we’ll be seeing more commitments in the urban core. No one wants to be the first one,” Maurer said. “It’s really about finding the right long-term office users for new developers in downtown Omaha.

“A prominent destination for Omaha will always be 72nd and Dodge, and we’ll be seeing more developers invest in prominent corridors to come.”

Sullivan Development Company BREAKING GROUND ON NICHE PROJECT

After nearly two years of planning, Sullivan Development Company broke ground on its first project, a set of one-bedroom apartments at 36th and Leavenworth streets in Omaha. A development at 156th and Ida streets will follow.

A New Adventure

Though this is his first build under the company that bears his name, it’s not Charlie Sullivan’s first multifamily project.

He got his start in the single-family construction businesses before the housing market crash of 2008.

Shortly after the crash, he switched to brokerage, first through Colliers in Omaha and then CIP Management in Lincoln. At CIP he learned about project management for multi-family projects, but, he said, he missed the personal touch and interaction with customers.

“I had a really long chat with my husband about when was I happiest in my career,” he said. “And, it was really the personal touch of homebuilding.”

In 2021, at the age of 55, he decided to start a new venture bringing the last 20 years of experience together.

Neighborhood Niche

One of Sullivan’s top pieces of advice for anyone looking to get into real estate development is this: find your niche. For example, the project at 36th and Leavenworth streets will fill two.

First, all 28 apartments are either one bedroom or one bedroom plus a den. The den, Sullivan said, is an extra room that isn’t a bedroom.

“We anticipate there will be professionals that need a place to

work from home,” he said.

Additionally, the top apartments will include rooftop terraces, higher finishes, and controlled access elevators.

Second, the lower two floors of the five-story building — approximately 14 units — will be reserved for short-term rentals, such as Airbnb or VRBO. The proximity to UNMC makes it a good option for traveling nurses or physicians, individuals on fellowship, or perhaps individuals receiving treatment.

“It’s more management intensive,” he said. “But, I think in today’s interest rate environment to be able to increase your bottom line you may have to do a little more work, and it’s worth it.”

Colliers will manage the short-term rentals on behalf of Sullivan Development Company.

Future Thinking

In addition to being blocks away from UNMC, the Leavenworth Lofts are also just four blocks south of the streetcar line on

Farnam Street. Because of the proximity, the City of Omaha approved the development for $1 million in Tax Increment Financing (TIF).

“The project’s cost came in at about $7.6 million,” Sullivan said. “In this case, part of our TIF money also goes to fund the streetcar because we’re in the area of influence.”

With the first project underway, Sullivan can reflect upon what he’s learned over the past two years. While raising capital and working through zoning were skills gained, he said something else was more important.

“You have to be patient, and you have to love what you do,” he said. “I would say the hard thing was that I did not always love the first year and a half because nothing was happening. But now I can’t wait to get to work in the morning.”

Sullivan is currently working on two more projects to be announced this year. Both, he said, with a “niche.”

Earlier this month, Nebraska Governor Jim Pillen declared April as Financial Awareness Month in Nebraska.

In the press release, Pillen was quoted saying “Teaching our kids the value of money, including how to save and how to spend, are skills that last a lifetime. That kind of knowledge creates possibility and opportunity. It also provides security. The power of financial awareness can’t be undersold.”

Core Bank will be releasing a series on financial literacy over the next month. The first in the series covered the four pillars of financial health: debt management, budgeting, saving, and investing.

The remaining blogs include saving for summer fun, simplifying your budget & preparing for emergencies, and financial options for business: small business loan vs. line of credit.

Across the river, Iowa-based TS Bank teamed up with Council Bluffs Library to host an interactive event teaching the importance of various aspects of finances.

For example, inspired by the growing sport of cornhole, “Throw Your Money Away” taught children about adding up the money they spend. There was also a grocery store where kids learned how to make a budget before shopping for their family’s dinner.

Scooter’s Coffee was recently named second on Yelp’s 2024 rankings for its Top 50 Fastest Growing Brands. The Yelp ranking attributes a 53% jump in net new locations for the drive-thru coffee franchise. The company, which was founded in Omaha, was named the fastest-growing brand in the Midwest.

Making strides for a more inclusive community, the Autism Action Partnership (AAP) announced two major milestones early this month.

Neuro-Inclusive Housing Need

First, the organization released the findings of the 2023 Omaha NeuroInclusive Housing Market Analysis. The study, which is one of five regions across the country to conduct such an analysis, noted that there are nearly 46,000 individuals living with Autism in Nebraska.

“The goal of this project was to compile information and get it into the hands of those who can bring about change,” said Justin Dougherty, president and CEO of AAP.

“AAP is not a housing organization, yet we hope to partner with experts from other sectors to identify the more efficient and effective “next steps.”

The study surveyed 148 individuals living with Autism, an intellectual disability, or a developmental disability (A/I/DD), as well as caregivers. Twentytwo respondents spoke Spanish.

The study found that 71% of the individuals lived with family members, and 24% (10, 820) of those caregiving family members were over the age of 60.

Unfortunately, elderly caregivers also need assistance, and may eventually be unable to take care of individuals with A/I/DD.

With Omaha’s well-documented struggle with affordable housing, it isn’t surprising then that individuals with A/I/DD have limited options to turn to.

The majority of individuals with A/I/DD do not earn a housing wage and do not receive long-term support and services benefits through Medicaid due to an already existing wait list of 2,300 individuals.

Survey participants indicated that they would prefer to live in a shared, consumer-controlled housing scenario with individuals with similar shared experiences.

“There is a significant desire by individuals with A/I/DD to be a part of a ‘community,’ not just to have a house for shelter,” Dougherty said.

However, due to a lack of affordable housing, this is not an option.

COMPASS Program

Outside of housing, public spaces are also a challenge for those living with A/I/DD. For example, individuals with Autism experience

sights, sounds, smells, and textures differently. Having too much, or too little, of a sense can make the experience uncomfortable.

AAP developed the COMPASS program, launched in late 2023, to help organizations understand these differences, and make reasonable accommodations.

This week, AAP announced that the Omaha Community Playhouse (OCP) has committed to becoming a COMPASS partner. The Omaha Symphony and the Kiewit Luminarium are also program partners.

The Harm of Digital Ads Tax

ECREAMERY OWNER’S PLEA FOR SMALL BUSINESSES

Eighteen years ago, my friend and I started a business selling handmade, custom-churned ice cream. Our one-of-a-kind flavors – like red velvet cake and maple blonde brownie – have made our old-fashioned parlor a longtime favorite in Omaha.

But our biggest success has been selling our ice cream online. We market our ice cream as a special-occasion gift that people anywhere in the United States can order from our website and personalize with their own special messages and packaging designs. We ship more than 400,000 personalized ice-cream pints a year – a figure that’s doubled over the past 10 years. In fact, 90% of our revenues come from online sales. Most people don’t know it, but it’s our online business that keeps our neighborhood shop doors open.

Most people – including many Nebraska lawmakers – also don’t know that affordable digital ads are as critical to our online business as fresh milk is to our ice cream. That’s why I’m extremely worried by our state’s proposed tax on digital ads, which would make them far more expensive and hurt our bottom line. And that would make it much harder for us to grow our business, retain our fantastic employees and keep our brick-and-mortar store open.

We’re already facing dramatically inflated shipping and ingredient costs, including record-high cocoa prices. The last thing we need is a tax on another essential part of our business.

Honestly, the proposed tax could hardly come at a worse time, because federal lawmakers are already advocating legislation like the AMERICA Act that would make digital advertising more expensive and less effective – a double whammy for small specialty businesses like ours.

Lawmakers seem to think new digital advertising taxes and laws will deal a blow to big companies like Google and Facebook. They don’t understand that it’s small local businesses like ours – which rely on affordable, effective digital ads – that

will actually take the hit.

We don’t have the budget for pricey national TV or radio ads. We know we can reach people online, though, because that’s where folks do almost all their “errands.” But unlike dominant, deeppocketed players like Breyers or Ben & Jerry’s, we can’t afford to show our ads to everyone online. We need to reach people interested in sending a gift for a special occasion like an anniversary or graduation, or who love specialty gourmet ice cream.

Working with platforms like Facebook, Google, and Instagram helps us do exactly that, even on a tight smallbusiness budget. Those companies offer world-class data analytics and ad technologies that allow us to advertise our products to the right audience.

Our digital ad partners can even measure the effectiveness of our advertising, so if certain ads aren’t working, we can stop running them and put our money into others that are more successful. That helps us make the most sales with the fewest ad dollars, which increases our revenues, minimizes our marketing costs and boosts our bottom line. And that, in turn, means more time and money for improving our recipes, hiring people and growing our business.

Affordable digital ads are vital to thousands of small businesses like ours, and they’re currently under extreme pressure from legislators across the country. A state tax on digital ads would be an additional serious blow to small Nebraska businesses like mine, making it far harder for us to succeed and compete with big established players. I urge legislators to recognize the detrimental impact the proposed digital ads tax will have on small businesses across Nebraska, and to say “no” to a tax on digital ads.

I also believe that a “good” employer/organization is one that recognizes the importance of rest and a work/life balance, respects its employees and the population the organization serves, works with a purpose and mission in mind, and has strong communication throughout the organization.

What are the most significant aspects of a prospective company to you and why would you be interested in working for a specific organization?

I think that flexibility will be one of the most important aspects of a prospective company to me, especially further in the future. I hope to both work and have a family in the future, so flexibility in my schedule and expectations will be important.

As an SOI recipient, how has the scholarship helped you with your educational journey?

The SOI scholarship has helped me in so many ways! I am self-funding my education; with this said, I was able to put my scholarship towards my housing, books, and fees, which enabled me to avoid working during my first year. By not working, I had the opportunity to dedicate significant time to volunteering and serving with various organizations around Omaha.
