There’s no easy answer for how to be a good leader. Different approaches work for different individuals, but if we look at some of the notable leaders of the past and present there is, unsurprisingly, distinct characteristics they all share.

Courage

Aristotle spoke of courage as the first virtue. Many speak of it as the backbone of leadership. Leaders need to be decisive yet inclusive, innovative yet reasoned, selfless yet confident – all of which takes courage.

Persistence

A good leader is unremitting. That’s not to say they try the same thing over and again or endlessly pursue dead ends, but rather try different approaches until they achieve what they set out to. Where others would be understood or even forgiven for backing out, good leaders keep at it. Empowerment

A leader must trust in their team’s capabilities. Empowerment is a less authoritarian style of leadership than delegation; it still encompasses assigning who to what role, but then it’s about trusting employees to perform their tasks. Team morale is heightened when individuals feel depended upon for their unique responsibilities.

Curiosity is not only a prelude to foresight, but also identifies threats and opportunity, and seeks out areas for improvement.

A good leader takes an active interest in the world around them. They have an appetite for knowledge and are always asking questions, always learning, always experiencing, and as such are always expanding their awareness.

Passion reveals itself in various forms, but the common denominator in every case is inexorable commitment. True passion requires honestly committing to something about which you feel deeply, and staying committed through difficult circumstances.

Confident body language

Communication expert Lisa Marshall notes that leaders aren’t always the most intelligent or strongest people in a group, rather those whose body language and charisma draws people in and have the ability to hold the attention of an entire room.

Humility

Humility encompasses so much more than altruism; it’s about having integrity, being accountable, honest, admitting when you’re wrong, and above all, making those around you feel valued. A good leader understands that by practising humility themselves, others will be more willing to go beyond the call of duty knowing their efforts will be recognised and appreciated.

Strong work ethic

A good leader is a hard-working leader who organises their time so as no second is wasted. They achieve higher productivity than the average worker - meeting benchmarks before anticipated and ticking off goals at an accelerated rate. A leader’s work ethic also sets the benchmark for others.

A sense of humour

It’s all very well to be serious about what you do, but a good leader recognises the need for humour, both inside the workplace and out. Many people find comfort in humour and by appropriately using humour, a leader becomes more relatable, staff are more inclined to open up and any potential problems are likely detected in advance.

The benefits of challenging yourself Why getting out of your comfort zone is good for you It’s always nice to get out of your comfort zone (also associated as your security blanket and something you’re familiar with), to experience things you thought you’d never do before. Challenging yourself is beneficial for your personal life and professional life. To further understand this concept, it’s important to know why getting out of your comfort zone is good for you and discuss the different ways of doing so. In terms of your personal life, getting outside of your comfort zone is good for you, so you can explore new activities, hobbies, and ways of doing things, which helps shape who you are. When you grow older, you can change the way you look, act, feel, what you like, and other habits because you don’t know if you’ll like something until you try. After experiencing something new, you can grow as a person, take risks, experience change and even difficulties in some cases. However, trying new things is better than sitting back and never experiencing change at all. Getting out of your comfort zone is good for your mental health and wellbeing, as it shows you’re courageous, curious and committed. What can throw you off is worrying about ‘what if’ but there’s no time to overthink when you’re trying something different.

You can tell if you don’t like doing something by how you feel. If you talk in front of a huge crowd (and you’re not used to it) and you feel like you don’t want to do that again, that’s okay because you gave it a go. According to an American psychiatrist Abigail Brenner MD, a little bit of anxiety can be good for you because you’re bound to have some anxiety, stress, or worry before having new experiences. In your professional life, getting out of your comfort zone can allow you to pick up on new work habits, start a new business career, gain confidence, become a friendlier team member, and improve how you feel overall. Getting over your fears can make you grow the confidence to say no when you want to, allows you to gain new skills like leadership qualities by speaking up in meetings, and be a great team player for making an effort to get to know all your colleagues. For example, attending local networking events allows you to meet more professionals and helps expand your professional network, which can lead to more friendly relationships, employment opportunities, mentorships, and CV references. Next time you rethink about trying something new, try getting out of your comfort zone as it may take you a long way.

It’s about letting go of your fears and taking a step forward each time. Taking a leap of faith actually eases your stress levels because you can show yourself what you’re capable of. For example, meeting new people, learning new skills and travelling to new places is doing different things that you might enjoy.

The power of meditation People have been mediating for around 3,000 years. Meditation is a practise that can bring long lasting and impactful benefits into our lives and our wellbeing state. It is an uncomplicated and easy practise, requiring no other equipment except yourself and a few spare minutes daily. Learning to mediate is just another tool that can be used to cultivate space and inner peace in ones often times busy, and hectic life. The emotional and physical benefits of meditation can include: gaining a new perspective on stressful situations, building skills to manage your stress, increasing self-awareness, focusing on the present, reducing negative emotions, increasing imagination and creativity, and increasing patience and tolerance. Meditation can be defined as a set of techniques that are intended to encourage a heightened state of awareness and focused attention. Stripping away layers and putting focus on the breath is often a key aspect of the practise. Meditation is also a consciousness-changing technique that has been shown to have a wide number of benefits on psychological well-being.

There are nine popular types of meditation practice: Mindfulness meditation Spiritual meditation Focused meditation Movement meditation Mantra meditation Transcendental meditation Progressive relaxation.

Drive for life Ten ways to It’s important to remember however that although there are different types of meditation, there really is no right or wrong way to do it. Simply taking the time for quiet, peace and stillness is really what it’s all about- make meditation work for you and do what feels right. Mindfulness meditation is a great place to start for beginners, it originated from Buddha teachings and can easily be practised alone without a teacher. Set aside some time and sit by yourself, you can sit however and wherever you like as long as the space is quiet. Observe the present moment and let your thoughts roll by without judging them (easier said than done!). No matter what happens as your thoughts wander, always remember to return to the present moment, this is where mindfulness takes place. Feel your breath flow in and out and try to remain focused on the breath. When you make mediation apart of your daily return such as we do exercising, it is likely that you will soon start to see the positive impacts and a potential perspective switch that can be life altering. There are many helpful free resources online for beginners in meditation. YouTube, Google and there are many podcasts out there that can guide you in mediation and help you get into the groove of things.

BE WILLING TO LEAVE YOUR COMFORT ZONE The greatest barrier to achieving your potential is your comfort zone, so try taking yourself out of that zone once a day; expect great things.

DON’T BE AFRAID TO TAKE RISKS AND MAKE MISTAKES Wisdom is that which helps us avoid making mistakes, but it only comes from making millions of them. START FINISHING EVERYTHING YOU BEGIN With so many things on these days, it’s easy to have too much going on at once. Finish one task before you begin another.

DO LESS. LET GO OF COMMITMENTS Whatever you do or keep in your life, make it worthy of keeping. Make everything count.

LIVE FULLY IN THE NOW When you live in the past or the future you lost control over the present.

REMEMBER YOUR PEAK MOMENTS These are moments of triumph which will remind you who you are, what you are about – and more importantly why you are chasing your unique goals.

DON’T GIVE UP It’s so easy to quit when there’s a setback or frustration. But you will never get there is you quit.

DON’T LET THE SLUMP START Recognize the activities you do procrastinate and nip the behaviour in the bud. Take action right away, no matter how small the victory, and use that momentum for further tasks.

One of the first things to do on your journey to creating a happier you, is to stop complaining.

There are several reasons you should get a pet. Not only will it teach you to be more responsible, but it’ll also show you there’s more to life than what’s going on inside your head

Even if you have to do tasks at work or home that you hate, be grateful you have a job and a home – just get it done. A major difference between happy and unhappy people is that happy people have the ability to appreciate what they have.

START BEING PROACTIVE Stop waiting and start doing. This isn’t some catchy yet vapid phrase; if you want things to be different, you are going to have to hit the ‘go’ button and just get on getting on.

Tracey McLallan MP for Banks Peninsula You may have noticed the brisk mornings and cold nights of late – I certainly have. Winter is fast approaching and the Labour Government is committed to helping our seniors stay warm and dry over the coldest months. Once again, the Winter Energy Payment became available on 1 May. Single people will receive more than $80 a month and couples more than $125. This payment has made a real difference for seniors, and this year will be no different. You don’t need to apply – if you’re eligible, you’ll get the Winter Energy Payment automatically. There’s no quick fix to the cost of living issue, but we’re taking a range of actions that together, will make things easier for Kiwis, and build on the measures we’ve already implemented such as cheaper doctor’s visits, petrol subsidies, half price public transport and the recent review of supermarket pricing.

Seniors Minister Dr Ayesha Verrall recently announced that Carolyn Cooper, New Zealand’s first Aged Care Commissioner, has commenced her new role – fulfilling an election promise. She brings immense experience to the job and will ensure that services for seniors, such as health care, are less fragmented and more readily accessible. Our COVID-19 Protection Framework has effectively managed the Omicron outbreak, and while we’ve seen a sustained reduction in cases and hospitalisations, Omicron is still in the community and the well-practiced mitigation measures are still important. If you’re self-isolating and need help with things like food, medicine or paying the bills, support is available via the COVID-19 Welfare line on 0800 512 337. tips for perfect email etiquette

1.

Err on the side of formality it you’re emailing someone you’ve not mailed before. For example, begin an email with ‘Good morning’ instead of ‘Hi’. Better to be known as polite than forward.

2.

Put an introductory sentence at the start of an email, reminding the recipient of who you are and why you are emailing them. Even if you just spoke with them a few hours ago, they will appreciate the quick reminder. Or they might need clarification when re-reading it a week or so later.

3.

If you want to be taken seriously, ensure the email has no grammatical and spelling errors. This simply means you run the spell check and read over it before it is sent. It’s really easy to accidently forget a punctuation mark or for the autocorrect to change an error into a different word.

6.

Make sure your full contact numbers are beneath your email address so you can be reached.

7.

Use paragraphs for a longer email. A massive single block of text can be overwhelming and vital information or key points can get lost in the crowd.

8.

Always check the recipient. Sending the wrong email to the wrong person has sunk plenty of careers. Always check who’s receiving it - be it one person or many. Make sure you have attached the document. It’s easy to forget, but for the person urgently waiting for it at the other end it can be very frustrating if you forget to send it.

4.

Your email must make sense. Write clearly, to the point, and re-read it before you send it. This saves a lot of guesswork at the recipient’s end and nips any miscommunications in the bud.

Make sure there is nothing that could be read inappropriately. Save the jokes for your friends and keep it polite.

Keeping your place safe when you’re not there Leaving your home unattended is always a bit nerve wracking. However, if you are planning a holiday there are some simple measures to help protect your place from burglars. In general, December and January are prime-time for home burglaries, but this doesn’t mean you can be complacent during the rest of the year. Many thieves see the summer as an opportune time for illegal behaviour. End of year celebrations and summer gatherings mean that a lot of people find themselves away from home more often than usual.

This unfortunately provides opportunities for unwelcome visitors, so it’s important that home owners remain vigilant and take time to carefully evaluate home security measures. Nobody wants to return home from a relaxing break to find their house has been damaged or broken into.

THE BEST DEFENCE AGAINST BURGLARY IS PREVENTION AND PLANNING, AND GENERALLY MAKING A HOME UNAPPEALING TO BURGLARS. The following tips can help keep home owners keep property safe when they go away on holiday: • Beware of who may be listening. Never announce travel plans in public areas close to home where others can overhear your conversation, or on social media such as Facebook and Instagram • Don’t leave notes for family or friends outside your home as potential burglars can and will read them • Notify a trusted neighbour of your travel dates and discuss a reciprocal arrangement involving: - Putting out your rubbish on collection day or putting their bin in front of your house - Clearing flyers, mail and packages left in front entrances and mailboxes - Occasionally parking their car in your driveway or in front of your home.

Home Life • Make sure all windows and doors are properly closed and locked. Use quality deadbolt or door locks as it is surprisingly easy to open a lock without one • Never hide spare keys in mailboxes, under doormats, above doorways or anywhere visible from the entry. Burglars know most of the hiding places • Don’t leave tools lying around outside as this can invite impulse burglars to use them to break into your home • Do not let valuables be seen from the outside of your home. If you buy a new appliance, make sure that you crush and conceal the boxes in your rubbish • Leave curtains slightly parted so your home doesn’t look empty • Put mail on hold and suspend any daily newspapers • Install automatic timers for lights, radio and TVs, preferably at random or programmed intervals to create visual and audio deceptions • Install motion-sensor outdoor lights around your home and mount them high enough to prevent intruders from disabling them • Never leave an answer machine message indicating you are out or away. Listed here are five ways you can protect the planet to help the world combat climate change – a very predominant issue affecting everyone. 1. PICK UP RUBBISH Help pick up rubbish off public areas like parks, the beach, the streets, in the water, or any area that’s cluttered or has some rubbish. Plan for a day (alone, with someone or with others) and/ or always bring a handy bag – degradable eco-friendly poop bags for dogs or bags from the supermarket that you’ve kept to reuse – use with gloves to help pick rubbish near you. You could even volunteer for cleanups at your local community.

2. FOLLOW THE 3 R’s: - RECYCLE objects/materials/items whenever you can - REUSE what you own for as long as you can before replacing - REDUCE the amount of waste you create (only buy what you need, choose products with less packaging, buy in bulk and look for re-useable/recyclable things).

3. REPORT RUBBISH Report any rubbish or pollution you see in a public place Christchurch City Council (CCC) and most councils allow you to report litter on its website: www.ccc.govt.nz. You identify the litter’s location, provide a photo (optional), outline if there’s an immediate safety risk to people (i.e., is it causing a fire, flood, blocking traffic, or is it hazardous), and write a detailed explanation about the type of litter (which can include who caused the litter if you know).

4. EAT A MORE PLANT-BASED DIET A plant-based diet doesn’t mean going vegetarian or vegan but it means eating more vegetables, which helps decrease greenhouse gases, preserves water and land, saves lives, and delays the climate crisis.

5. PLANT A TREE Trees provide food and oxygen, which helps save energy and creates a healthier, cleaner, and more sustainable world.

How to survive a major renovation in an age of building delays Surviving the strain of living through major home renovations is more gruelling than ever as the building materials shortage is in many instances doubling the amount of time families have to co-exist with the dust, the noise and the disorder of a building site. Mark Trafford, managing director and founder of the national renovations franchise Maintain To Profit, says that with an active coping plan in place, families are still getting through what is both a stressful and rewarding event in their lives. Mark says living on-site while the house is undergoing a major renovation can create health and safety hazards. “You also get builders turning off the power and water so they can work, which can be very hard on a family, if you don’t have coping strategies. “The lucky families are the ones that can afford to put the furniture in storage and move into an Airbnb, but even then the budget is getting hammered by extended stays in the Airbnb (or with family) due to scarcity of building materials.

With the building materials shortage worsening, he says relationships between builders and customers can become strained as frustrations build-up, but current circumstances are beyond a builder’s control. “We tell clients that in about three months, they will lose it. They always tell us that they’re ‘not like that and that ‘everything will be fine’, but we know, after three months, they begin to unravel – it’s only human.”

MARK OFFERS THE FOLLOWING TIPS FOR MAJOR RENOVATIONS IN 2022: MOVE OUT - It’s always best policy to live elsewhere during a renovation. Families living on-site hinder the project, which as a result, takes longer to complete even when there aren’t materials shortages.

TAKE TIME OUT - It’s a good idea to spend as little time as possible in the house. “Take time out as much as you can, even if you are just making better use of your backyard for things like meals, coffee, homework and play – take more walks, do day long picnics on the weekends and make extended visits to family; even take regular weekends away. Getting out and about will help you de-stress.” DESIGNATE ACTIVITY ZONES - “If you have young kids, they’re going to think they’re in Heaven’s playground. You have to be diligent about health and safety. Designate areas as for play, living and working, and make sure the whole family understands the boundaries and that they buy-in to it.”

Dementia Canterbury Dementia Canterbury offers a range of services for people living with dementia. This includes home visits and support planning with our key workers, a Living Well education programme, cognitive stimulation groups, an extensive community-based programme of activity groups in partnership with our community, community cafes and social events, and volunteer support in the home and at groups. One of our key workers can arrange to meet you and/or your family/ whānau at your home or at the Dementia Canterbury office to discuss your situation, including any concerns and needs you may have. Key worker support enables people to access information, educational courses, materials, and services from Dementia Canterbury and the wider community. Based on different choices and unique situations, a key worker will advocate on the person’s behalf when necessary and will assist in coping with change in order to achieve the best outcome possible.

Education is also available to the wider community via our community education programme including the regions and in sessions tailored to group need on a request/cost recovery basis. This includes sessions on brain health and risk reduction. Did you know that 40 percent of risk for developing dementia involves factors we can modify? We have also developed a specific programme for those living with or caring for someone with younger onset dementia [under age 65], which includes support, education and activity, and social connection. Shifting the goal posts The personal impact of changing lending laws By Megan Dunn

Ever had a problem that only gets worse after you try to resolve it?

On surface level, this doesn’t seem like a bad thing and was merely intended as hyper vigilance of protecting borrowers from ever popular loan sharks.

Simply stated, that is exactly what’s occurred since the changes made to the Credit Contracts and Consumer Finance Act came into effect in December 2021.

These unethical lenders approve unrealistic loans, being fully aware of the borrower’s incapacity to repay this loan, eventuating in a large financial black hole for those that get the wool pulled over their eyes.

Following this amendment, the proportion of home loan applications that result in loans has fallen from 36 percent to 30 percent since the start of December, according to data from credit reporting agency Centrix.

Although all seemed well on paper, the reality of what has since ensued is a bizarre web of stories, Kiwis having their loan requests denied for the most preposterous of reasons.

Centrix estimated the lending slowdown amounted to almost $2 billion, with home loans dropping from an average of 30,000 per month, to 23,000.

Katrina Shanks, the Financial Advice New Zealand chief executive, told Newshub, “Lenders now have additional obligations when determining affordability and the suitability of a loan.

The sharp decline in successful loan applications follows banks now taking a microscopic look at any potential borrowers spending habits and personal finances before any loan can be approved.

“This has resulted in them having to review clients’ income and expenditure in much greater detail, and they are now determining

She told the Otago Daily Times, “It is bloody ridiculous. Do they expect us to live like monks?”

“Some of the stories almost defy logic, like being refused a loan or having the amount cut drastically because you’re spending too much on coffees and takeaways.”

Only altering spending activity for the purpose of getting approved by banks is becoming somewhat of a trend around the country.

Impending home owners are now finding themselves locked out of the market for committing petty crimes such as purchasing a daily coffee or a Friday night takeaway. New Zealand’s booming house market and often times eye watering house prices has certainly been a contentious issue in the past year, hence why a further stumbling block is significantly disadvantaging those who already feel somewhat behind the eight ball. “The issue with the CCCFA is that it’s a very wide net that’s captured all New Zealanders, not just those who are vulnerable. “It’s made the affordability test so hard now that the average New Zealander who was not vulnerable cannot obtain the credit they could previously,” Katrina says. A Dunedin woman who needed a loan extension for an emergency roof repair had her mortgage application declined after the finely tuned combing of her personal finances concluded that she spent too much of her money at restaurants. Her and her husband have a combined annual income of $200,000 and have been with the same bank for almost 20 years and had been approved for two successful mortgages over this timeframe.

The couple devised a plan to carefully review their spending habits over a course of three months so they could go back into the bank and re-attempt. “After those three months, we’ll be straight back to the restaurants, so what is the point?” the woman concluded. Popular video focussed social network entity, Tik Tok, has seen the documentation of everyday Kiwis trying to get around these restrictions by wiping their bank accounts ‘clean’. It shows them buying takeaways or items for themselves with cash only, trying to conceal their ‘unnecessary purchases’. This stands as commentary on New Zealand’s flawed housing system and the large barriers that ordinary Kiwis are having to jump through on entry into the market. Being forced to hide completely acceptable purchases in order to be considered to own a home seems totally unreasonable in the minds of many. Following these undetermined effects of the changes and the large amounts of criticism that followed, the Government issued a statement stating it will look into the ‘unintended impacts’ of the CCCFA, making no promises of changes but perhaps more clarity.

How does the Community Services Card work with SuperGold?

Yes. Most areas off-peak is usually 9am to 3pm and from 6.30pm to the end of service on weekdays, and any time on weekends and public holidays. In most areas you will also need a smart card from the Regional Council to access free off-peak travel.

If you have a current Community Services Card at the time you are granted New Zealand Superannuation, and you may continue to qualify for a Community Services Card, you will need to complete a Community Services Card application form to get a new SuperGold/Community Services Combo Card. It will have the initials CSC on the back and an expiry date.

How do I order a replacement card? If your SuperGold Card is lost, stolen, damaged or if you change your name, call or email us to order a replacement card. You will need to let us know your full name, date of birth, current residential and postal address and SuperGold Card client number if you have one (found on the back of your SuperGold Card). You should receive a replacement card within three weeks – free of charge.

When will I receive my SuperGold Card? You will be automatically issued a SuperGold Card when you’re granted New Zealand Superannuation or a Veteran’s Pension or a main benefit at age 65 or over. Your New Zealand Superannuation will need to be approved at least three weeks before turning age 65 if you wish to receive your SuperGold Card by your 65th birthday.

Is SuperGold connected to my New Zealand Superannuation? Once your New Zealand Superannuation or Veteran’s Pension has been granted, the Ministry of Social Development (MSD) will automatically send your SuperGold Card in the mail. If you do not receive or are not eligible to receive New Zealand Superannuation, you can still apply for a SuperGold Card.

What if I am already receiving a main benefit? If you are turning 65 and receiving a main benefit from the Ministry of Social Development, your SuperGold Card will arrive at least three weeks after you are granted New Zealand Superannuation on your 65th birthday. If you are not applying for New Zealand Superannuation then you will need to call or email us to advise you have turned 65 so the MSD can send you a new SuperGold Card.

Does my SuperGold Card have an expiry date? Since May 2010, the only SuperGold cards with an expiry date are those which double as both a Community Services Card and SuperGold Card. These ‘combo cards’ have an expiry date because entitlement to a Community Services Card can change over time. If the back of your card includes an expiry date (EXP) and this date has expired, call 0800 25 45 65 or email information@ supergold.govt.nz to arrange a replacement card.

West Coast uncovered: one coast, six ways to discover By Shona Cobham

Tantalisingly close, but a world apart in other ways, the West Coast beckons as a holiday destination. One coastline extending from Buller to Haast over more than 500kms and sandwiched between mountains and sea, the West Coast covers almost nine percent of New Zealand’s total land area — a diverse region of wonders, landscapes, and experiences. Not familiar with this naturally spectacular area? There’s no better time than now to discover what sets this place apart from the rest of New Zealand. Based on six significant natural icons, there are six different sides of the Coast people may not be aware of, and that’s before they factor in meeting the locals.

Oparara Arches: Off the beaten track There’s only one road into Karamea and there’s definitely a final frontier feel about this place. Head North from Westport and as visitors approach the end of Highway 67, they’ll find a world that feels primeval both above and below ground. About a 45-minute drive from Karamea, the moss-covered, dense forest of the Kahurangi National Park gives way to the Oparara Basin and its 35 million-year-old cave system. The largest and most iconic feature, the Oparara Arch, can be accessed via a short, well-formed track. But to see the sub-fossil remains of nine types of moa and giant hokioi (Haast’s eagle) visit the Honeycomb Hill Caves.

and tramping trail from Lyell to Seddonville. It’s an epic backcountry adventure and an insight into the challenges faced by early pioneers. A more family-friendly activity is the short but scenic Cape Foulwind Walkway. See the westerly swells pounding the rugged coastline and spot New Zealand fur seals all year round.

Punakaiki Pancake Rocks & Blowholes: Blow those cobwebs away While Pancake Rocks and Blowholes is the West Coast’s most visited attraction, there are many unmissable highlights on this part of the coast — from short walks to a Great Walk in a national park, to lonely beaches and little towns bubbling with history and amazing stories. Let’s start with the Great Coast Road proclaimed by Australia’s major travel guide Lonely Planet as one of the planet’s best scenic drives. Running between Westport and Greymouth, this 100km of spectacular ocean views takes about 90 minutes to drive without allowing for photo stops and visits along the way. About halfway along this route, there’s much more to Punakaiki than a quick stop at the rocks. The bustling little tourism resort has a great collection of nice and quirky bed and breakfasts, eco-stays, cabins, and holiday homes for hire, a beautiful waterside hotel, and a campsite. Staying over is recommended as it’s worth timing your visit for high tide when the blowholes perform a mesmerising spectacle bursting up through the pancaked limestone formations. When people can tear themselves away, just across the road there’s the Paparoa National Park visitor centre.

Lake Brunner / Moana: All aboard Stay a day or stay a while, tranquil Lake Brunner and the tiny settlement of Moana are more than just a scenic stop on a spectacular East-West train journey.

The now-extinct birds fell through holes in the limestone cave ceilings, creating the intact fossilised skeletons there today. To protect this special taonga, access is by a guided tour only (book at the Karamea Information Centre).

Lake Brunner’s deep waters are home to so many wild brown trout, they’re said to die of old age. Fishing season is year-round with boats and guides available for hire. Photographers will love how the snow-capped Southern Alps are mirrored on the water’s inky surface.

An alternative route into the area is via The Old Ghost Road, a longforgotten gold miners’ road revived as an 85km mountain biking

In summer the lake is a great place to kayak, swim or just relax on sandy beaches sandwiched between pristine waters and ancient forests.

Otherwise, explore lakeside trails such as Bain Bay Track and the short but photogenic Carew Falls Track. On a clear day, the hike up Mount French is rewarded with views of Lake Brunner and the Southern Alps.

In Glacier Country, people can venture into some of New Zealand’s most untouched nature during the day and relax in luxury at night. Out of more than 60 in Westland Tai Poutini National Park, twin glaciers Fox and Franz Josef are the most accessible.

Hokitika Gorge: Find your cool in Hokitika

Visitors can spot the creeping ice flows from local look-out points, but for a truly overwhelming experience, take a guided heli-hike on the luminous blue ice.

No two ways about it, Hokitika deserves the title of the Coast’s coolest little town. There’s a distinct arty vibe to the Pounamu capital from the iconic driftwood artworks on the beach to the jade carving workshops in town.

Been building up the courage to skydive, why not do it there? Carbon-zero and awarded for their community commitment, Skydive Franz Josef and Fox Glacier offer jumps with stunning views from the glaciers and Aoraki Mount Cook to the Tasman Sea.

There’s even a glassblowing studio, a lively food culture (unsurprisingly in the town of the Wildfoods Festival), and a range of accommodation.

Haast World Heritage Area: Into the wilderness

Photographers love the Hokitika Gorge for its stunning turquoise blue waters contrasted against lush green bush and rocky white limestone banks. Half an hour’s drive from town towards the hills, the short trail is a gentle, accessible walk with a spectacular pedestrian swing bridge across the gorge. Languid lakes and wetlands are a constant feature of the landscape around Hokitika. Serene Lake Kaniere is often referred to as the Coast’s most beautiful lake, eclipsing many other stunning lakes and waterways. Further South, Lake Mahināpua is a shallow inland lagoon, sacred to Māori, surrounded by forests, and part of a network of waterways through the wetlands.

Glacier Country: Outstanding adventures A region of superlatives New Zealand’s highest mountains, longest glaciers, and tallest forests.

A little town on the edge of wilderness, Haast is the western gateway into Te Wahipounamu South West New Zealand — the vast UNESCO World Heritage area, encompassing the four southern national parks, home to rare marine and alpine wildlife and recognised as one of the world’s most outstanding natural treasures. Certain parts of this wild coast are more accessible than others. Travelling South from Fox Glacier, there are a series of tiny settlements and scenic spots where short walks reveal lakes and deserted beaches still shrouded with towering stands of native forest. For the intrepid, there are longer trails and multi-day tramps (such as the Copland Track) into the mountains.

Property prices are soaring to new heights all over New Zealand. The property market in Christchurch is among the fastest-growing markets in the country. However, despite the rising property prices, Christchurch housing remains relatively affordable, particularly when you compare it to Auckland and Wellington.

Insights into the Christchurch rental market 1. Rent prices on the rise

Rents are on the rise in Christchurch, increasing by 10% in the past year. This takes the median rent to $495 per week. This increase is primarily due to limited supply. There’s a large demand for rental properties due to more people moving to Christchurch from elsewhere in the country. 2. Out of town interest

The affordability of Christchurch housing is attracting New Zealand investors. In Sharon’s experience, there has been a spike in out of towners enquiring about new builds and properties currently under construction. Christchurch is offering great value for money compared to other cities. However, as local property prices continue to rise, this may not be the case for very long.

3. New builds proving popular

We’ve witnessed market growth in the Selwyn district such as Rolleston. In the past year this district has grown by 5% and property prices have increased by 33%, causing a 12% increase in rent. This kind of market activity leads us to believe this is a good area to invest in new builds. We’ve also experienced more prospective tenants looking to rent new builds, particularly rentals suited for families and young professionals.

4. Growing demand for older homes

Some of the older established Christchurch homes are delivering good returns on investment. We note that older homes around the city are starting to see larger rent adjustments. For example, in some of Christchurch’s popular school zones, including, Burnside, Russley, Riccarton, Woolston, Waltham, and Avonside. It’s important to understand the rental demand and set an appropriate rental price to maximise your returns and achieve your investment goals.

Consider how best to manage your investment property Recently a plethora of legislation has been introduced, changing how rental properties can be managed. The landscape is changing rapidly and these changes can be challenging to navigate for firsttime investors. As the Government introduces more regulations, adding to the list of landlords’ responsibilities, a reputable property management company can add great value to your rental investment and ensure that your tenants and property are handled reliably and fairly, in line with your obligations.

Ensuring suitable tenants A property management company will help find ideal tenants for your property. This can be a complex job, particularly if you do not have extensive experience in the property management profession. Having a tenant-screening process that is compliant with the recently changed Privacy Act 2020, and facilitated by a property management professional, will enable you to find tenants who are reliable, longterm and with a mutually beneficial respect for the landlord and tenant relationship.

The exterior Street appeal starts with the front yard, think letterbox, lawns and garden. Wash down the driveway and footpaths. If your outdoor furniture isn’t in good condition, put it out of sight. All toys, tools, wheelie bins, hoses and garden rubbish can go (feel free to pop things in your garage, the inside of this won’t be part of the photos).

Sharing your space with others Whether you live in a residential suburb or in a complex with retired people, sharing space with cars and pedestrians will always be a challenge. Everyone has an opinion about who has the right of way in a village setting. The ultimate conflict is between people who believe pedestrians have priority or people who believe cars have preference. What do you think? When we regard the access road to our unit/home as a driveway, we immediately consider pedestrians (including people in wheelchairs or other mobility devices) and pets as vulnerable. You would not drive at a faster speed than 5-10km/h. This principle applies to mobility scooters and electric wheelchairs. Any heavy moving object poses a risk to people and pets.

Exiting your property on a busy street “I live on a busy road and find it hard to safely get out of my driveway due to the high traffic volume”. Does this sound like you? There are a few things you could consider. Reversing will always be more demanding than driving forward. Unless you have space inside your property to turn around, you will have to back out at some point.

It is difficult to back out onto the road when your visibility is limited. It is better/safer to reverse into your garage or driveway when you can see what is out on the road or footpath. This way, you allow other road users to see your intentions and react. It will take a bit of practice, but it will pay off. Stop and signal, as you would do when you parallel park. Check that the road and footpath are clear. Proceed carefully to reverse into your garage or driveway. At first, it will take a bit longer, but as you do it repeatedly, you will master it in less time. Keep the sides of your garage clear of objects to give you a bit of room. Before driving forward, remember to toot briefly to warn pedestrians of your intentions. You have to give way to them. Could you give it a go? It may not be for you, so do it the way you feel comfortable doing it.

Ruth Waters, owner of Relax, Restore Massage in Christchurch knows this all too well. The death of someone close is a time of sadness when a range of emotions are experienced. Having a meaningful farewell allows your loved ones to gather, support one another, remember, and celebrate your life and begin the journey of saying goodbye. Funeral directors have a complex and vitally important event to organise and run for a family who are highly emotional with grief. Funerals are a one-off event and cannot be rerun if something is not right and what is more, we are only just beginning to discover the long-term harm of a poorly run funeral or indeed no funeral at all. Mental wellbeing is not something we fully understand, and grief is one of the most powerful emotions that can negatively impact on our mental well-being if it is not managed well. A meaningful farewell makes a positive contribution to our grieving and our mental well-being. We need to remember that a funeral is for the living. It is the start of the process where a family comes to terms with the sudden loss of a loved one and starts to understand how life will now be different with that person not being physically present as they were. One of our most precious gifts to our family when we go is a meaningful farewell to help them along that journey. So how can we avoid the scammers, the cowboys, and also make sure that we leave our loved ones with the precious gift of a meaningful farewell? We find someone who knows what they are doing and ask them to do it. So how do we find such a person and how do we know if they do know what they are doing?

1. Find a funeral director who is committed to a written set

of standards with ethical principles and ask for a copy. This provides the evidence that they know what they are doing because it is written down. As part of that also ask to see a copy of their contract for service. This sets out what they will deliver and what you or your estate will pay for. Finally ask for a written estimate so you know the cost before the event and not have it as a surprise afterwards.

2. Find a funeral director who is subject to a regular inspection process to make sure that they are complying with the standards they have.

3. Find a funeral director who is subject to an independent

complaints process. If something goes wrong or just isn’t quite right, you need someone you can go to, to get advice or help and who has the power to do something to make it right. That someone must be independent to make the process worthwhile and the funeral director must submit to that process.

4. Find a funeral director who is part of a national organisation

that provides training and professional development so that the funeral director keeps up to date with current legislation and the latest thinking on how to make a farewell meaningful. Quite frankly, there are no real surprises in this list, and it is what you should expert when dealing with any professional or trades person.
