Susan Dolan connects for success

When Susan Dolan got to work building her real estate business in North Carolina’s upscale Lake Norman community, she was no stranger to the process. Following a successful transaction history in her previous homes of Arizona and in Southern California, Susan embraced the opportunity to meet friendly faces and establish rapport with her new neighbors on the East coast.
A senior broker and Realtor with Ivester Jackson-Christies, Susan’s thriving 20+ year business relies heavily on referrals. When she arrived in Lake Norman, she embraced the powers of networking, volunteering herself for various tasks where her kids attended school and leading community events in her neighborhood.
“I had a son who played sports and a daughter in theater – and my focus was definitely on their activities and on fundraising events for the school,” she says.
Not too long afterward, Susan became involved in the Lincoln County Chamber of Commerce, accepting opportunities to sponsor various events. In 2022, she was asked to join the Chamber’s board of directors – and this year, she is the chair for the fifth annual Women’s Conference. In addition, she’s a member of the Denver Area Business Association and an original member of the networking group Women of West Lake Norman, founded in 2018.

Given her networking prowess, Susan’s clients are more than likely people she already knows – or at least people with whom she shares a mutual contact. Primarily a listing agent, she often gets contacted to list a home again. In the luxury home market such as Lake Norman, clients are more likely to work with someone who comes highly recommended, she explains, and building up a solid rapport is essential for a smooth transaction and staying in touch.
“In the luxury home market, relationships often take longer; sellers want proven performance,” she says. “It’s rare that an inexperienced agent lists a luxury home because sellers typically want someone with a track record. They also want to make sure they’re putting their listing in the hands of someone who understands marketing.”
Connection remains a two-way street for Susan, and she frequently recommends the small businesses in Lincoln County to many of her real estate contacts. Independent spots such as Driftwood Spa and Yoga, a day spa, yoga studio and boutique; Twisted Tulip, a women’s clothing boutique; Plums and Pumpkins, a children’s boutique; and home furnishing boutique Accent Prone are examples of her small business advocacy. She takes great joy in connecting entrepreneurs with Lake Norman regulars.
“I’m a huge advocate of small business,” she says. “And Lake Norman has a number of small businesses.”
And while, yes, she does have pages on Facebook, Instagram, LinkedIn and YouTube – which she regularly posts on and advertises on – Susan remains devoted to old-fashioned
connection and consistent print advertising in luxury publications.
“I would much rather engage and meet with people face-to-face,” she says. “I feel that it results in longer-term relationships.”
