P r e s i d e n t ’s M e s s a g e Hello IHM Members Happy New Year to Everyone! I hope everyone had a wonderful Festive Season and are enjoying 2022 so far. And yes, I know it is still challenging, people are tired, and we are all at our wit’s end over COVID and the restrictions it imposes. Quite honestly, I am excited about 2022 – WHY you ask? With the proposed lifting of several protocols starting at the end of January and going through until the middle of March, it is encouraging we will be holding our in-person Annual Conference in Niagara Falls at the end of April. Think of it –meeting in person, attending the fantastic sessions we have scheduled for this year, networking with so many others in the industry, seeing our suppliers with new ideas and technology, and maybe, just maybe, hoisting a cold one with friends. The Conference is scheduled for April 28 and 29th, and we have some great events planned. For those of you who would like to participate in our 3rd Annual IHM Golf Tournament, come a half-day early and join us at Whirlpool Golf Course in Niagara Falls. We always have a few prizes to hand out, but most importantly, we enjoy an afternoon of sunshine (hopefully), some exciting golf (scramble - best ball format), a few refreshments, and loads of laughter. You can also be assured IHM will take all the necessary precautions and be very aware of safety and having an environment that will follow all the protocols that may be in place at the time of the Conference. Check the IHM Website for registration details, an outline of the program, and our planned activities. We had an incredible year in 2021, even with all the challenges. More students in one year, granting Accreditation to more members than in any other one-year period, taught two courses via Zoom to a group of employees in Edmonton, had success with our Chat Rooms and Information sessions, revised three of our Core Subjects, have held two virtual AGM’s, and our membership grew. A fascinating year we had. I sincerely thank our incredible Board of Directors, Committees, the staff at Association Concepts, the sponsors for our Chat Rooms, the presenters, and our members for all their contributions in the past year. It took an amazing team effort to accomplish the goals we did. Now on to 2022 and reaching new goals. Our first chat room of 2022 had 65 attendees. We have eleven more to go this year. What the Heck is Coaching, Anyway? How this misunderstood field can help you get unstuck and reach your potential By Dan Trommater

“You are perfect exactly as you are and there’s always room for improvement.”

T

hat’s a Zen philosophy that I embody in my coaching practice. At first glance, it’s counterintuitive. If you’re ‘perfect’, then there shouldn’t be room for improvement. But in this context, perfection isn’t about being flawless. Perfection isn’t being the best. It’s accepting yourself (flaws and all) and knowing that you can always get better. Coaching can be a fantastic way to do just that. Coaching is a buzzword lately. Life coaches and executive coaches seem to be everywhere. But what does ‘coaching’ even mean? If you’ve ever wondered what coaching is all about (and if it is a good fit for you), I’m writing this for you. The International Coaching Federation (the world’s leading coach accrediting organization) defines coaching as “partnering with clients in a thought-provoking and creative process that inspires them to maximize their personal and professional potential.” That’s great, but what does it really mean? Let’s start with a high-level answer, then I’ll dig in a little deeper and

explain what it actually looks like in practice. Broadly stated, coaching is for people who want to grow, achieve goals, and reach their potential; and they want a trusted partner to assist them along the way.

Coaching is about looking at the current state of affairs and then working towards a better future. WHAT COACHING IS: Coaching is an equal partnership between a coach and a client – It’s a structured conversational partnership that leads to the client moving from where they are, to where they want to be in any area of their life. Depending upon the client, ‘where they want to be’ can mean different things. I’ve worked with a wide variety of clients with a wide variety of goals ranging from career concerns to relationship struggles to increasing confidence. While it’s an equal partnership, it’s one in which the client leads. It’s up to the client to decide what areas to focus upon, as well as the goals for each

session. That brings us to the next quality of good coaching… Coaching is a confidential and judgement-free process – The coach’s main goal is to create a safe, judgement-free environment in which the client can improve and move toward their goals. The ‘judgement-free’ part is important. A good coach will push their client to new heights, but will never harshly judge any shortcomings. Once that safe environment is created, the coach asks questions designed to help the client get clear on their goals and how they’ll reach them. Coaching is rooted in curiosity – Instead of judgement, a coach’s power comes from curiosity. By turning down the judgement and cranking up the curiosity, we can move past guilt and shame, and start to make forward momentum. By asking powerful questions, the coach helps the client uncover assumptions and find new approaches. Coaching is future-focused. – While it may be interesting to think about why things are the way they are, it’s not always very productive. Coaching is about looking at the current state of affairs and then working towards a better future. It’s like this – would you rather figure out Continued on page 4

why you’re not good at saving for the future, or would you rather come up with a plan and actually start saving for the future?

on a course of action and goes out into the world to make it happen. At the next session, the coach checks in on the progress made and the process continues.

Once there’s a plan in place, coaches then help clients stay accountable for the things they say they are going to do. When it comes to achieving one’s goals, a little bit of gentle accountability goes a long way.

WHAT COACHING IS NOT: Given the common misconceptions about coaching, it’s important to clarify what coaching is not. When we’re talking about the coaching that you’ll get from an accredited professional coach like me, it is not about getting advice or learning new skills, and it’s certainly not therapy. Coaching is not Advice – Getting advice from someone you trust can occasionally be useful, but coaches trust that you already have everything you need. It’s the coach’s job to help you uncover your own best solutions to the problems you’re facing. Coaching is not Skill Building – A good coach will help you tap into your own strengths to reach your goals, but it’s not the job of the coach to teach you anything. However, during the course of a coaching program, you might decide that learning a skill will help you reach your goals. Coaches can help you identify areas for growth, and then it’s up to you to seek out training from external sources. Coaching is not Therapy – As you work to maximize your potential, you may deal with (and make progress on) some fairly heavy stuff. While coaching can be a great way to overcome psychological blocks and get you moving forward, it’s not a substitute for professional mental health treatment. It’s the coach’s job to help you uncover your own best solutions to the problems you are facing. anxiety, and the like, your coach can help you seek out qualified professionals that can help.

OK, BUT WHAT DOES COACHING LOOK LIKE? So, coaching is not advice, training or therapy. Instead, coaching is rooted in curiosity and non-judgement, is an equal partnership, and is designed to move the client forward in their life. But what does it look like? When working with a coach who is accredited with the International Coaching Federation, the coach and client work together to identify areas of growth, set goals, and develop a plan. The coach will ask a lot of questions and give the client space to find their own best answers. There is a lot of back and forth, and gentle probing for deeper understanding and insights. As a coach, it can be described as an organic process that can take a great deal of training and experience to learn and cultivate. By the end of each session, the client decides

As for time commitment, coaching is usually done in 45-60 minute sessions over the phone or via video conference (though some clients meet their coaches in person.) These meetings occur at a pace that’s decided upon depending on the nature of the goals and the life circumstances of the client. They can be weekly, bi-weekly, or on an as-needed basis.

CONVERSATIONAL ALCHEMY So that’s the nuts and bolts of it, but it’s rather difficult to convey the nuances of a coaching session. It’s one of those things that you have to experience to really get it. There’s a strange and powerful conversational alchemy that takes place. I can honestly say that coaching can sometimes feel like real magic. I often marvel at my clients’ ability to uncover their assumptions and discover new ways forward. One of my favourite things to hear a client say is, “gosh, I never thought about it like this,” because when we get a fresh perspective, we’re better equipped to make changes and reach our full potential. Pests, pests, and more pests … By Shaam Patel, Apollo Pest Management

P

rofessional property managers recognize that working with a knowledgeable, experienced, and qualified pest management company is necessary to prevent pests from damaging their property, along with ensuring the residents they serve, can enjoy their homes comfortably. Dealing with pests in an apartment unit is not all that different from preparing a home for treatment. However, managing cockroaches, bed bugs, mice, and other pests in a multi-family dwelling becomes all the more urgent due to a simple fact: Pests can easily spread from one unit to another. When Property Managers build an open and trusting relationship with residents, it will ensure that pest activity is reported at first sight, and a pest management plan can be initiated quickly. In addition to unit activity, residents are advised to report sightings of pest activ-

ity in hallways, garbage chutes, parking garages, or the common areas of the building. It is just as important, that the Pest Control Technician works collaboratively with the Property Manager when scheduling access, and good communication between the Technician and tenant helps determine the best treatment options. The treatment program will vary depending on the type of dwelling, the areas where pest activity has been detected, followed by an in-depth assessment of the severity of the infestation.

THE PLAN The quality of the treatment preparation that a tenant provides as well as the unit sanitation level is directly correlated to the results of a pesticide application. Residents need detailed and easy-to-understand preparation instructions to help guide the process. Residents must

be given vital information regarding the types of chemicals that will be used, the government registration numbers for the pesticides, how long they may be required to leave the unit, and in some cases, there may be instructions needed for post-treatment activities. Residents should be advised that preparing for treatment should start immediately after reporting the activity, as this time can be used to declutter a space, purge unwanted items, deep clean the unit, and remove debris. Planning and preparing well ahead of the treatment has its advantages, as a good plan of action will reduce unnecessary stress or hardship throughout the treatment process. Keeping a unit pest-free is a fairly simple process, once the extermination of pests has been completed. Tenants are encouraged to keep units clean, tidy, and free of clutter, dispose of trash daily, keep the sink clear of any dirty dishes, and be mindful of what is being brought into the unit. It is this type of daily basic cleaning schedule that will help to limit any pest infestations. Property Management in The Pandemic By Carola Mittag

T

here is no argument that COVID has changed everything. From its first appearance and unknown effects two years ago, which caused enormous fear and stress, to the present where so much more is known and understood, property management has and will continue to evolve in an ever-changing environment.

Innovation is Imperative Innovation is a systematic way to look at situations, solve problems and address opportunities. Facility managers historically have lagged in creativity and innovation. The pandemic crisis has spurred people to change and accomplish things previously unimagined. That includes where and how facility management, including administrative, custodial and contractor services is carried out.

Administrative Management This aspect of property management has had perhaps the easiest task in adapting to the working environment under pandemic conditions. Administrative staff from HR, legal, commercial and financial management may be able to work remotely by leveraging technology; thereby, reducing the risk of getting and spreading the constantly evolving variants of COVID. The nightmare indisputably falls on the shoulders of facility operations managers who must oversee the physical element of facility management. ement of facility management, e.g. cleaning of premises, implementing signage, ensuring security, snow removal, bringing in outside services and contractors (installers, plumbers, electricians, HVAC etc.) and general maintenance. Their responsibilities include planning, directing, controlling and evaluating the who, how, when and where work is to be carried out in a way that will not expose residents, care providers and themselves to contracting COVID.

The innovation challenge for maintenance managers has been and continues to be monumental. With all the added requirements such as PPE, physical distancing, worker testing for the presence of virus etc., it must be remembered that all the requirements under the Occupational Health and Safety Act must continue to be upheld by all workplace parties, employers, supervisors and workers. Resident Management While this may not be feasible for a significant percentage of housing residents, setting up a communication portal or app can assist and improve communication with residents regarding changes to their housing conditions as public health measures change. The portal can be a one-stop solution for residents to know the latest events in their community. Having an app for residents makes it easy for them to reach out anytime, anywhere. It is a way for property managers to keep the doors of communication open by sending a monthly snapshot of activities to residents. New technology will challenge property managers, especially because it involves a major shift from previously accepted practices. The changing environment will challenge everyone to adapt, innovate and transform what was into what can be in this new era.
