T

his contemporary home was constructed as part of the largest development of singlefamily homes near downtown San Antonio in recent memory, ten years after the demolition of the Victoria Courts public housing project south of Hemisfair Park. Sitting on one of 26 Leigh St. lots sold by the San Antonio Housing Authority (SAHA) to private homeowners and developers, the house preserves continuity with the surrounding historic Lavaca neighborhood while introducing contemporary elements, modern comfort, green design and embracing its setting in a coveted, walkable, downtown location. Efficiently situated on a small lot, its orientation incorporates the beauty and shade of nearby live oak trees as well as downtown vistas that surround its ample outdoor living spaces. This 1900 square foot home brings together style, efficiency, and functionality. The home incorporates a roofline common to century-old folk Victorian homes nearby and blends classic massing elements with vertical metal and reverse board and batten to create a modern, two-story twist on architectural styles seen throughout the South Town area. A pine accent wall stands between the home and street, supporting a second story balcony in the front of the home off the master bedroom and creating separation and privacy from the street. The first story sports an efficient open concept living/dining/kitchen area, maximizing space for socializing while minimizing dead space. A full bath, attached two-car garage in the rear alley, floating stairs, and flex room for a studio/office/ bedroom complement a comfortable living space, offer amenities that are rare for the neighborhood, and ensure that the home can remain a “forever� home. A bar and ample custom cabinetry, shelving, and other storage complement an opulent master suite on the second floor, complete with vaulted ceiling, balcony, walk-in closet, shower and tub. The second floor also boasts a third bedroom and a vaulted covered balcony facing north toward downtown—an entertainment space that enjoys shade in the afternoon and dramatic views of the Tower of the Americas and the Alamo Dome.

T

he owner of 615 Leigh, who is also its architect, was ready to begin a new chapter in his life as he approached the age of fifty. He wanted to relocate closer to downtown and build a home that would allow him to live simply, entertain more, and enjoy a stronger connection to exterior space and abundant natural light while maintaining privacy. The opportunity to build on Leigh St. was an ideal location but it also presented a challenge in trying to accomplish all this in a narrow lot that is one-sixteenth of an acre. The challenge was profound and forced the owner/architect to distill the project in order to manage expectations and consequently focus explorations primarily on the flow and layering of space and the character of light. The result is a simple form in metal and natural wood, justified completely to one side of the property to allow natural light to permeate into the resulting narrow courtyard. Large expanses of glass allow the open-plan sequences within to visually extend outdoors to the courtyard and the rooftop deck enhancing the perception of open space. A slender light well introduces natural light from above and softens the light to produce a diffuse glow into the main Living space below, effectively balancing daylight throughout most of the day. RGB LED lighting animates the light space at night with an infinite palette of color. The flowing open-plan interiors are intentionally left a neutral white to appreciate the subtle changing character of natural light throughout the day. The exception is the upstairs bath, finished in shades of grey tile to provide a visual respite from natural light. Sustainable efforts include continuous exterior insulation, performance glazing, vented skylight units to create a stack effect naturally ventilating the house in ideal conditions, low-flow plumbing fixtures, LED lighting throughout, smart controls, FSCcertified engineered wood flooring, and drought-tolerant landscaping,

T

he Beauregard House is a design/build gut renovation of a one hundred year old home that had fallen into disrepair in the heart of San Antonio’s King William Historic District, The previous owner had converted the original single family residence into a six bedroom, seven bathroom bed-and-breakfast. The remodel overburdened structural, plumbing and electrical systems while also compartmentalizing an open, light-filled space into a series of dark and confined bedrooms. The renovation restored the open and welcoming character of the home, while transforming the bed and breakfast into a contemporary form that compliments the historic neighborhood. The design concept revolves around interconnected ideas of salvage (exposing previously hidden materials)/ revitalize (bringing new life to space)/ reinterpret (using history to inform contemporary use). These ideas allow the house to serve as both home and office, embracing the peace and quiet beauty of a house built in 1900—a grand structure surrounded by a lush neighborhood—while also offering a 21st-century space in an ever more active part of the city. All finishes were redesigned, with the exception of the longleaf pine floors, which were existing material that was salvaged. The longleaf pine was exposed and refinished throughout the house, accented by new white and grey washed yellow pine. Original brick and wood was exposed in many areas while old framing members were reworked into furniture. Designed with sustainability in mind, exterior walls were insulated, and the new variable speed HVAC system features five zones to maximize energy efficiency. Windows were restored and reinforced with removable storm windows for improved ventilation control. In plan, each primary zone of the house has its own character (contemporary/raw vs. rustic/ comfortable). These zones have strong material definitions that offer a sense of stasis and focus. Simultaneously, the zones read as part of a connected whole because arrival and movement are always evident through clearly transitional spaces that play with opacity and transparency of reading one type of space against another.

In section, the building celebrates the ritual of ascension, moving upward from the most solid materially “heavy” spaces to discover newer “lighter” spaces. Elements of the ground floor feature built-in solids or inset/framed infill, whereas elements of the upper floors float as planar surfaces, exposing systems. T

he design of 220 Grove Place offers an urban lifestyle solution to a challenging site, featuring multi-level townhomes filled with natural light and outdoor spaces. Located on the edge of Alamo Heights' multifamily district, the four-unit, fee-simple, development embraces the complexity of a highly visible intersection across from Terrell Hills City Hall. Every side is treated as front-facing, with a blend of familiar materials and articulated vertical hoods casting shadows and providing shade. Playing on the idea of light-filled stacked boxes, a cantilevered woodclad bedroom teeters out over the front elevation. Each 3-bedroom, 2,000-square-foot, four-level unit is filled with natural light with outdoor spaces on four levels. The entry level features an intimate seating area at the base of the stair along with the extra bedroom/office. The main living space is on the second level with an L-shaped open plan. The kitchen holds down the corner and is flanked by a generous dining area on one side and living area on the other, with a folding glass wall that opens onto an outdoor terrace. The light filled master suite on the third level extends out onto roof terraces. Another terrace on the roof allows residents to take in spectacular views of downtown San Antonio.

O

verlooking the prestigious Patterson Avenue in Alamo Heights, this 1968 home would have been considered modern in its time of construction and was an easy decision for our young American born client, currently living in London. He was eager to push the design envelope to create an open space for family and friends to converge. The principle objective in the remodel was finding a playful way to embrace the original bones of the house incorporating modern 21st century luxuries. The original Architects, Ken Bentley and John Kell, had collaborated upon leaving O’Neil Ford’s office. This legendary design firm cast a heavy influence evident through the use of brick walls, sloping shed roofs and Douglas fir detail and millwork connections. JGA was overcome with the richness of the material palette – the Endicott brick floors, copper roofs, double withe brick walls, and concrete floors. But most of all, we were honored to chisel and sculpt this great space and humbled with the opportunity to make contributions to the original master’s work. The owner’s vision of the home was that of an industrial warehouse inspired by the existing opulent masonry material palette. He also had a distinct vison which he described as a barbell – a form that is bounded on the ends and open in the middle, known and revered in Texas as a Dog Run. The double width brick walls operated as book ends that flanked the newly expansive warehouse space. This space was further dramatized by the sloping hillside site - cascading from the rear courtyard, tumbling through the great room, skipping over the front pool entry courtyard onto the street. This connection with the outdoors is further reinforced with the large sweeping roofs that morphed into a Cadillac Coupe de Ville fin shed – adding a third vertical dimension to the plan by that of an aperture to the sky. Coupled with the introduction of an infinity edge pool to the existing entry courtyard, the barbell great room’s spacious volumes leak out in every direction – creating a dog run floating sensation on the sloping site. Cascading water enlivened the entry procession providing a live sculpture with the calming sound of falling water and the deep serene reflections of the heritage oaks above- harking back to the traditional regional roots of the acequias that were a part of the original hacienda courtyard entries. Renovating this home required a special sensitivity. John Grable Architects was challenged to balance the client’s need for modernization with an homage to the pioneering architects who first envisioned this home at 623 Patterson. To the delight of all, John Kell and Ken Bentley’s fingerprints remain in trace elements painstakingly preserved throughout the residence.

S

et away from the street and accessed by a long and winding drive, the home is a hidden treasure in the Northwood neighborhood of Alamo Heights. The natural highlight of the property is a dramatic old oak tree centered on the lot. The architect envisioned the tree as the center axis around which the two structures, a main house and a casita, would revolve. The owners were experienced when it came to construction projects, partnering beautifully with the architect and builder to bring their bold vision to life. The two homes are both rectilinear and contemporary, yet they blend effortlessly into their natural environment. Surrounded by an acre of warm woods, the plan pushes both structures away from the natural axis point provided by the tree and creates visual connections to the organic setting from almost every interior space. Most spaces are oriented towards the majestic oak, while the master suite takes advantage of the striking spillway that winds through the property. The bedroom is perched just over the spillway, which transforms into a dancing creek bed during times of rain. Glass cubes, straight lines, and stucco lend the building its contemporary quality while cedar and steel accents recall rural South Texas structures. The wooded landscape is subtly defined by gently curving steel retaining walls. The main home includes four bedrooms, a home gym, and a media room, as well as a modern swimming pool. The casita is a perfectly symmetrical structure with two bedrooms, two baths, and a full kitchen. This hidden oasis succeeds in drawing visitors in while simultaneously directing their focus outside, with each turn of a corner offering a delightful new view and experience.

ocated in northern San Antonio in the exclusive neighborhood of Inverness, 32 Tilbury Lane is home to empty nesters. This one-story, 3,700 sf open-concept home is built around a lush courtyard, which extends the living space to the exterior. The residence was carefully sited on the lot to maximize the preservation of native oak trees and capture predominant southeast breezes in the main courtyard. The outdoor spaces are generously shaded by a steel and wood roof overhangs. Thick honed stone walls separate the home from a motor court and front entry garage. A deep overhang protects the north clerestory windows and extends to form the ceiling of the main living space. Expansive sliding glass walls open the interior living space to a central courtyard which becomes an outdoor room. The living space is open to the dining room which leads into the kitchen, centered around a large island. Custom Flip up cabinets adorn two walls and tall cabinets hide an entry to a hidden pantry. Wraparound cabinets turn the corner and form a bar that extends down a high window light filled hallway leading to the bedrooms. Two guest bedrooms are located on the west side of the house. A lounge area separates the guest wing from the master suite. The master suite, like the living space has expansive glass openings that open to a large deck, which connects three sides of the courtyard. The deck is anchored by a pool set below the steel framed deck and lush landscaping. The open side of the courtyard separates the property from an adjacent residence also designed by JMSarchitects. The home’s design is unabashedly modern. The main living space is the dominant design element and grounds the home on the lot. A light filled clerestory celebrates the importance of this main room. The master suite, another prominent feature, is differentiated from other spaces in the home by sustainable metal cladding. The home’s interior features European white oak floors and bright white walls punctuated by stone, a material also found on the exterior. Broad expanses of glass bring natural light into the home throughout the day providing its owners with a private oasis in a suburban park like setting.

eveloped with only a 1,200 square-foot metal building and a goat barn for over twenty years, this three-acre property was purchased by Mark Neville, AIA, in 2016. Just fifteen minutes north of 1604, the neighborhood on Timberline Drive consists of a diverse collection of homes that range from modest 1960s and -70s ranch homes to larger, newly built residences. The large lots retain the ambiance of the Hill Country, with easy access to amenities. The primary goal of the house design was to maintain and preserve the mature trees of the heavily wooded lot, while taking advantage of the sunrise and sunset view aspects. To test his concept, Mark placed a 15-foot “deer blind” on the high point of the property, where he could observe and measure the dimensions required to build for the best views. The effort to minimize the impact on the trees and maximize views resulted in a modest, streamlined structure with 24-foot ceilings which reinforced the architect’s admiration of the design principles of Mies van der Rohe, who emphasized simplistic design with extreme clarity of purpose and an absence of superfluous decorative treatments. The spiral stair feature is the physical embodiment of this design goal, with its ultimately efficient use of the space and singular purpose. The living space layout and modern simplicity is echoed in the clean window-frames and unadorned fixtures. The open plan and conspicuous lack of opulent finishes inspires movement and connection, allowing guests to absorb the open views of the trees as sunlight filters throughout the space. Climb the spiral stair to an upper loft and exterior balcony 15 feet above the main floor that capitalize on both the views and the sunset, as part of Mark’s original vision. A unique opportunity to explore a space designed by an architect for his personal use, the home features personal comforts born out of Mark’s experiences and hobbies, including a mechanical winch on the upper balcony, and an access door and ladder to the upper roof to take in the views for miles in every direction with a glass of wine in hand.
