5 Reasons the Housing Market is Reversing

The market flipped! Nobody expected the bottom to fall out, but like a good upside-down cake, there is opportunity for everyone. will continue to see the shift in the market throughout 2023 with home sales about 20% below the 6.1 million home sales of 2021 and 4.8 million home sales in 2022.

For buyer’s the pro’s are long and the con’s are short.

Pro’s:

In 2023, the housing market experienced an unexpected phenomenon — rising interest rates that basically froze housing values. The rise in mortgage rates, surprisingly, hasn’t instigated a significant decrease in home prices. This perplexing trend can be attributed to a complex interplay of economic, demographic, and market determinants. Today, a significant proportion of homeowners — 92% of those with mortgages — enjoy rates below 6%, with a lucky 62% relishing rates under 4%. As mortgage rates climb, these homeowners are opting to hold onto their properties, rather than sell and risk locking in a higher mortgage rate.Consequently, this shift in homeowner behavior has reduced the volume of home sales. This is corroborated by a recent study, revealing that approximately 27% of homeowners would be motivated to sell if rates descend to 5% or lower. Furthermore, nearly half of the homeowners surveyed would consider listing their properties if rates were to plunge to 4%. Despite these evolving dynamics, home prices have seen only a nominal drop. The manager of the S&P Case Shiller Index predicted a peak-to-trough decline of around 5%, leaving 2% yet to be recuperated.

Let’s explore the forecast for the Arizona housing market in the coming months. According to Zillow, the average home value in Arizona stands at a decrease of 6.5% over the past year. This information is crucial for potential homebuyers and sellers, as it provides a snapshot of the current market conditions. Additionally, it’s noteworthy that homes in Arizona go to pending status within a median of 21 days, indicating a relatively active market. The 6.5% decline in home values over the past year suggests a shift in the market dynamics. The market is showing some resilience, with 18.9% of sales happening over the list price and 56.2% occurring under the list price. These figures indicate the importance of strategic pricing and negotiation in the current market environment.

1. Low Months of Supply: Only 2.6 months’ supply is available. This scarcity of inventory explains why many buyers need to bid over the listing price for the most desirable properties. According to the law of supply-demand, it is predicted that home prices will remain stable for now.

2. Low Newly Constructed Housing Supply: The supply of newly constructed houses has yet to return to pre-2007 levels. Also, there’s no way for homebuyers to buy land, get regulatory approval, and increase the supply quickly.

3. New Buyers Entering the Market: There’s a strong demand for homes across various demographics. Millennials are in their prime buying years. As a result, there’s still a limited amount of inventory available.

Staging is about showcasing an engaging, move-in ready home that creates an emotional connection with the buyer. Updating décor with on-trend, inviting style—particularly in living rooms, primary bedrooms, kitchens, and dining rooms—can make memorable impression.

5. Fewer Foreclosures: A majority of homeowners own significant equity in their homes. The personal balance sheets of homeowners are much stronger today than they were 15 years ago. As a result, the threat of rising foreclosures in Arizona is low.

Last month was the Women’s Issue … well men, this month it’s your turn—welcome to the Men’s Issue!

First, we sat down with Colin Egglesfield. You probably recognize him ( All My Children or Something Borrowed , anyone?). While he has a very busy career, the Scottsdale resident has his plate full with more than just acting. Read about how he’s helping others in our story on him.

There are so many other amazing men who we also feature in this issue. From dentists to restaurateurs, philanthropists to artists, a former MLB player, and more, we introduce you to several men who you should get to know.

And of course, what would a Men’s Issue be without fun places for men to check out? A scotch library, golf, beer, boats—so many fun things to see, do, and experience around the city.

It’s also no coincidence that our Men’s Issue is our June issue, which is right in time for Father’s Day. To all the dads out there—especially my own dad, Stu, and hubby, Dan—Happy Father’s Day! Wishing them, and every one of you, a day that celebrates just how amazing you each are.

This issue is probably the most handsome publication in Scottsdale, with our cover story on actor Colin Egglesfield, to the story on retired MLB player Todd Stottlemyre, to local chefs, doctors, and more. We are so lucky to have all these men in our community.

Growing up in an all-female household, pets included, I tended to have more male friends than female. There was something about the carefreeness of my male friends’ outlook on life that I appreciated. Even my first job was in the male-dominated sports industry. Just me and boys, each and every day.

My dad, husband, and son—the three biggest male influences in my life—teach me lessons each day. They teach me how to see things differently. They can all take me on crazy adventures and really bring out the fun in life. These men influence me and encourage me to live my dream, no matter what I want to do. Yes, even my not-so-little boy can influence me these days.

Cheers to all the incredible men in this issue and in our community. And a big cheers to the men in my life. May you all find time to be spoiled this month.

Jesse Greer, M.D., is looking to change the medical system. He’s launched Preamble, which focuses on preventative healthcare rather than just reactive sick care.

Called “medicine 3.0,” it’s aimed at changing the way the industry approaches keeping people healthy and increasing longevity.

The Scottsdale native attended the University of Arizona, then joined the Army to attend medical school. After completing his residency at Walter Reed National Military Medical Center, Greer spent many years as a Green Beret and Special Forces physician and flight surgeon. But after leaving the Army in 2019 to practice as a civilian doctor, he became frustrated with the reactive care he saw, rather than the preventative.

Greer took his experience caring for some of the most elite soldiers in the world and developed a healthspan membership program to work with individuals who are interested in taking charge of their health, being proactive and lowering lifetime health risks.

“The current medical system is broken,” he says. “We often refer to what we do as medicine is 3.0; the current medical system is 2.0. It’s been great and it’s produced the best hospitals in the world, but because of the way the system is structured, all research, medications, and the entire system is designed around the presence of a disease first. The problem with structuring everything around the presence of a disease is that you miss other things—and how do you prevent them instead? There needs to be a new way.”—M.G. Preamble.co

Mikis Troyan and Justin Massei, co-founders of Clive Collective, teamed up with renowned chef Beau MacMillan to launch their venture in 2020 with a clear vision: to create something truly distinctive. Their goal was to establish a company that not only fostered creativity but also prioritized work-life balance.

Their collaboration with MacMillan, fresh off his illustrious 23-year tenure at Sanctuary at Camelback Mountain, was serendipitous, as he shared their aspirations. Together, they embarked on a journey of conceptualization and innovation.

Their inaugural project took root in Las Vegas, followed by CALA Scottsdale, which offers modern coastal cocktails and cuisine in Old Town Scottsdale. Recently they unveiled Tell Your Friends, a cozy 52-seat lounge in North Scottsdale, which features sultry cocktails and live music.

As they look ahead, they are excited for what the future holds.

Artist, GLIX Artistic Vibes

Dan Glicksman is a modern-day Renaissance man.

By day, the husband and father of two works as a marketing and data executive, and an international corporate event emcee. But in his free time, he is the popular AI artist behind GLIX Artistic Vibes.

“I use artificial intelligence to create everything from fine art to posters, apparel, accessories, and even jewelry pieces that are only limited by my imagination and which run the gamut from whimsical to ultra-high-end,” he says. “It started strictly as a hobby but has taken on a life of its own.”

Glicksman, who first got into art by accident when he had to add one more elective to his high school course load only to win awards for his work, now has a growing Etsy page to keep up with orders. Custom works have been commissioned globally, and he was also approached to be a community contributor for a well-known video game, for which he now creates some of their visual content.

“It has been as much a therapeutic outlet as a creative one,” Glicksman says. “In 2022, I was diagnosed with Parkinson’s disease after suspecting something was amiss for some time.”

Doing very well in his health today, Glicksman is proud to donate a portion of his net proceeds from all sales of his work to The Michael J. Fox Foundation for Parkinson’s Research.

And in the rare downtime Glicksman finds these days, he is also writing a play with his daughter.—A.B.

Neither Dr. Enrico DiVito nor his son, Dr. Rob DiVito, set out to be dentists, let alone oral health specialists using cutting-edge laser technology to improve patients’ health and cosmetic outcomes each day.

“My father had many passions but did end up eventually attending dental school in San Francisco before making his way back to his home state to set up his practice in 1980,” Rob says. “Just a year later, I came along.”

While Rob was endlessly fascinated by his father’s work growing up, he initially set his sights on becoming a radiologist after graduating from Paradise Valley High School in 2000.

“As I started down that path, I also began spending more time at my father’s practice, taking on everything from front desk duties to lab work,” he says. “After a few years, I knew dentistry was my true path.”

Rob would earn acceptance to the same dental program as Enrico, graduating with honors in 2008 before similarly coming back home to begin his career in Scottsdale.

“In the years since, we have together run Arizona Center for Laser Dentistry as a true family practice, creating less invasive transformational techniques that give our patients—some of whom I’ve known since I was a child—peace of mind, right along with pristine teeth and gums,” Rob says.—A.B.

Kansas City Chiefs Hall of Famer Founder of Champions for the Homeless Brand Ambassador for Alzheimer’s Treatment Centers of America

Nick Lowery is a busy man. The NFL legend and Kansas City Chiefs Hall of Famer’s list of accolades and accomplishments is extensive—including author ( Naked And Alone With 80,000 People, which comes out this summer), serial philanthropist, Harvard and Dartmouth graduate, and spokesman—but when he speaks, you know that it’s his work to help others that is most important to him.

He’s passionate about putting a human face on the homeless—“last year in Maricopa County, a record 91,000 evictions took place … over 200,000 people who were not homeless a year before!”—and his Champions For The Homeless events with St. Vincent de Paul for 18 years has helped over 100,000 homeless.

He helped launch The Points of Light and AmeriCorps for Presidents H. W. Bush and Bill Clinton. He founded Native Vision and testified twice to the Senate (and Chairman John McCain) on issues facing Native youth and education. He’s worked with the CACTIS Foundation with Banner, Barrow Neurological Institute, and Mayo on concussions and brain injuries. He’s working with Alzheimer’s Treatment Centers of America—a cause close to him, because his mother had dementia and his brother, Chris, passed from complications of Alzheimer’s and cancer. And so, so much more.

In essence, Lowery is a man who walks the walk and talks the talk, making it his personal mission to impact the world and leave it better than he found it.

Professional Artist

David FeBland has been a professional artist for more than 35 years. Before that, he was a professional illustrator, creating movie posters, book covers, and more for major companies, but then the self-taught artist realized he wanted to create images of his own rather than creating per a client’s specifications.

“I decided I wanted to produce work that was personal and expressed my views of the world and not someone else’s,” he explains.

FeBland, who was born in Europe and moved to the United States in the 1950s, moved with his wife to Arizona from New York almost a decade ago.

Locally, the internationally recognized artist is represented at Paul Scott Gallery in Old Town Scottsdale, where he recently had a show. He is also exhibiting in two galleries in Germany and one in Chicago.

“I create paintings about unnoticed interactions. I observe people and their behaviors, people interacting with each other, and I make personal interpretations of what I see,” FeBland says.—M.G.

Colin Egglesfield was a college student at the University of Iowa waiting tables when he heard the radio advertisement that would change his entire life.

It was for a model search. A bio pre-med student, he had planned to attend medical school after graduation. Instead, he soon found himself in Europe, modeling for names like Giorgio Armani. From there, he went to New York.

Hearing that ad “changed the entire trajectory of my life,” he says.

MODELING, THEN ACTING

Soon, renowned photographer Bruce Weber hired him for a campaign, and then the New York agents came calling. Eventually, his agents began sending him on commercial auditions in addition to modeling auditions.

“I started booking those, and then my agent said, ‘You are a natural at this. Have you ever thought of acting?’” he recalls. “I hadn’t, so I started taking classes.”

He realized he loved it.

Still, “the idea of becoming a professional actor was so foreign to me, but exciting,” he says.

Then, it was 9/11.

On that day, Egglesfield was living across the street from the World Trade Center and had been studying acting for three years.

As everything began happening, he left his building to join the crowds outside—but then he was never able to go back in. Suddenly, he was homeless.

“I had to do some soul-searching then,” he shares. “I realized I had a second chance at life. I asked myself, ‘What resonates with me? What lights me up? What is my purpose?’ And I realized it was storytelling and acting.”

So Egglesfield picked up and moved to Hollywood.

There, he found success with roles such as Joshua Madden on All My Children , Auggie Kirkpatrick on the Melrose Place reboot, Dex in Something Borrowed (opposite Kate Hudson), and many others.

But while he loved what he was doing, he eventually realized he also wanted to do more.

SHARING HIS KNOWLEDGE

“Twenty years of acting classes trains you how to communicate intimately and authentically for an audition or role. But learning to be so dialed in and objective with the character you’re playing also applies to your own life,” he says.

He realized he wanted to help other people find their passion, learn to communicate, and tap into their authentic selves.

Over the coming years, he would add author, speaker, and coach to his resume.

Egglesfield’s first book was Agile Artist: Life Lessons From Hollywood and Beyond. It debuted five years ago and shares “everything I learned to overcome my challenges in life, as well as the importance of showing up and of being of service to your community and other people,” he says.

His second book, Agile Artist, 90-Day Planner, debuted last month and is an offshoot of his first book. It helps readers articulate goals and provides accountability trackers for their next 90 days.

Helping people reach their goals is important to him, so he began working with companies as a keynote speaker. And, he launched Beyond Impact, an online communications class that teaches anyone how to be more confident and dynamic with their messaging in front of audiences; a class called Inspire, which teaches how to connect to your inner self; and a virtual talk show called Coffee With Colin , where he chats with fellow entertainment industry colleagues, entrepreneurs, thought leaders, and authors.

“We’re so in our heads and so analytical, and we’re so conditioned to be living in our heads that we forget what it means to live from our bodies and our hearts. That’s why you connect with actors on a screen—they communicate with their hearts,” he says.

And then, there is his Inspire Manifestation Retreat, which he holds here in Scottsdale every six months.

“It’s a health and wellness retreat,” he shares. “There’s yoga, sound bowl therapy, we speak on personal and professional self-development, we go hiking, and there’s a dance party. It’s a lot of inspiring content.”

Juggling all of it keeps him busy, but he says he loves it.

“As much as I love acting—and I do love acting,” he reflects, “I do this in between all my acting jobs, and it’s been amazingly fulfilling.

“I help professionals from all walks of life and types of work, especially CEOs and executives, on how to lead and communicate. I also work one-onone with people.”

FACING CHALLENGES

While much of Egglesfield’s life seems like a dream come true—and it is—it certainly hasn’t been without its challenges. In addition to being at the mercy of others for roles—“I’ve auditioned for thousands of roles, and there’s about a 1% to 2% booking rate. Even though you may have an amazing audition and be great for the role, because maybe you don’t look like the mom who had already been cast, you don’t get the role. It’s completely out of your control. It teaches you a lot of patience”—he also was diagnosed twice with testicular cancer.

His experiences taught him to look at situations and ask himself who he wants to be in the face of adversity, which is something he also teaches in his courses and through his speaking roles.

“I want people to know that just because they may see me on social media and doing movies and stuff, I’m no different than anyone else,” he says. “But I’m connected to what I love and am passionate about, and how that can help other people. If you do the same, I don’t know what the results of your life could look like, but I do know that if you do nothing, you’re guaranteed to get nothing.

“As the expression goes, shoot for the stars because even if you land on the moon, it’s still an adventure and probably more exciting and fulfilling than staying where you are and doing nothing. And really, it’s not about fulfilling and achieving your goal, but being who you are when you are working toward achieving your goal.”

Today, Egglesfield is definitely achieving his goals. Now a Scottsdale resident—he has been coming here for the past 20 years for baseball games and to play golf—he loves what he’s doing and what the future holds. He’s been busy filming several roles, has the Duchess movie coming out next month on which he was a producer, is on a book tour for his new book, and more.

Talks Entrepreneurship and Why His Father Was the ‘Greatest Warrior’

Just like his legendary father and brother, Todd Stottlemyre had a successful career as a Major League Baseball pitcher.

The two-time World Series champion hails from American baseball royalty. But while Stottlemyre talks about his son TJ following that pedigree, it doesn’t involve following in those exact footsteps as a third-generation ballplayer who colleges hotly recruited.

“He broke the chain of being a pitcher,” Stottlemyre says with a chuckle of TJ, a shortstop and senior at Notre Dame Prep who has committed to play ball for California State University, Fullerton, next year. “He’s become his own player, worked really hard, and paved his own way. I’m so proud of him.”

Stottlemyre spent his 15-season professional baseball career with five teams, retiring as an Arizona Diamondback in 2002. He went on to experience success in finance and working for Wall Street firms before realizing that wasn’t really his jam.

What was, however, was health and wellness—especially the good food that helped him maintain his performance as an athlete. This led to Stottlemyre’s entrepreneurial career with Koibito Poke, the healthy, fast-casual Hawaiian poke bowl franchise he co-founded in 2018.

The business model, which is centered around natural ingredients with no preservatives that are not

ultra-processed, is highly personal. Several members of his family, including his father Mel, battled or succumbed to cancer.

“I started thinking about my wife and kids. I want to be around longer, and I need to take better care of myself. That starts with what I am eating,” says Stottlemyre of his wife Erica and five children, the oldest of whom is in medical school and the youngest is 9. Erica assists with Koibito Poke’s internal operations and marketing, and their daughter, Maddy, is the company’s chief operating officer.

Stottlemyre recalls being a kid running the grounds of Yankee Stadium, where his father spent his entire 11-year career donning the pinstripes for the Bronx Bombers. Here is where his baseball journey began, as he dreamed about following in his father’s footsteps.

After that, every Little League, high school, and college game, plus the physical and mental work needed to find an edge, consumed him before he took an MLB mound.

“I lived and dreamt the sport long before I could play it at that level. I wanted to do what my dad does. Working toward the dream was longer than actually living it,” Stottlemyre says. As for playing? “I miss it. I’ll always be grateful for it.”

Stottlemyre’s father battled multiple myeloma, a plasma cancer, for 20 years before passing away in 2019. During his father’s last months, Stottlemyre worked on the poke bowl concept. It cemented his belief that healthier eating would make a difference in preventing invasive cancers.

Once, while his father was alive, Stottlemyre walked into his parents’ home and saw his dad on the phone. He asked his mother who he was talking to. She said every day, he calls people who have been diagnosed with the same disease, using his precious energy to offer others support and comfort.

“It was crazy. It was awesome. Watching my father go through the fight of his life while encouraging others to continue to fight was like watching the greatest warrior in life,” Stottlemyre says.

When the topic of Father’s Day comes up, Stottlemyre gets emotional and tears up as he talks about his dad.

“He was our hero, our role model, our mentor, our coach. And he was dad when he needed to be dad. But most importantly, he was our best friend,” he says. “I miss him every day. But I’m not sad. I have five amazing children and want to be there for them, and that’s the lesson I got from my father. His love for his sons was the most amazing thing in the world, and now it’s my turn to do those things for my kids.”
