5 Reasons the Housing Market is Reversing
The market flipped! Nobody expected the bottom to fall out, but like a good upside-down cake, there is opportunity for everyone. will continue to see the shift in the market throughout 2023 with home sales about 20% below the 6.1 million home sales of 2021 and 4.8 million home sales in 2022.

In 2023, the housing market experienced an unexpected phenomenon — rising interest rates that basically froze housing values. The rise in mortgage rates, surprisingly, hasn’t instigated a significant decrease in home prices. This perplexing trend can be attributed to a complex interplay of economic, demographic, and market determinants. Today, a significant proportion of homeowners — 92% of those with mortgages — enjoy rates below 6%, with a lucky 62% relishing rates under 4%. As mortgage rates climb, these homeowners are opting to hold onto their properties, rather than sell and risk locking in a higher mortgage rate.Consequently, this shift in homeowner behavior has reduced the volume of home sales. This is corroborated by a recent study, revealing that approximately 27% of homeowners would be motivated to sell if rates descend to 5% or lower. Furthermore, nearly half of the homeowners surveyed would consider listing their properties if rates were to plunge to 4%. Despite these evolving dynamics, home prices have seen only a nominal drop. The manager of the S&P Case Shiller Index predicted a peak-to-trough decline of around 5%, leaving 2% yet to be recuperated.

I absolutely LOVE to travel and explore. I’m the person who can start to get cranky if I don’t get a weekend away every now and then. While I love a big vacation (manifesting a trip to Greece), exploring our great state can bring me just as much joy.
I had never been to Arizona before my family and I moved here five years ago. All I knew was that it was a hot desert with cactus everywhere. Five years later and those are probably the last things I think about when it comes to Arizona. Okay, okay—except for the next three months, of course. But seriously, this state is a hidden gem full of tiny art towns, Wild West saloons, and a big city feel. Any kind of vibe I want I can find here in Arizona.
To me, traveling is an opportunity to get out of my comfort zone. Try new cuisines, new nightlife, people, and cultures. See things from a different perspective. And you can do all of that right here in our backyard. From staycations at the amazing resorts, north to the forest and cooler temps or down south, where cultures start to collide. I’ve lived in seven states in almost all the regions of the USA, and to me, Arizona really has it all.
Go out this month and see something new. Whether you lived here your whole life and haven’t seen the Grand Canyon (I’ve gone twice) or to the small town of Tombstone and the Wild Wild West shootout, there is much to see in Arizona. Explore! Your soul will thank you later.

In other areas of the country, summer means evenings spent watching fireflies as they light up the darkness. While we don’t have fireflies in the Valley, we do have the unique Fireflies Infinity Mirror Room at the Phoenix Art Museum.

There’s a monthly membership, where guests can access the lounge seven days a week

HOSTING OR ATTENDING A POOL PARTY?
Consider a 2020 Schramsberg Brut Rosé ($50) for the occasion. Crafted from a lively blend of pinot noir and chardonnay grapes, it has a bubbly effervescence that is easy to enjoy on its own while lounging on a float or with an outdoor spread of light bites like chicken skewers, caprese salad, or even ceviche—all perfect to enjoy on the deck or in the water.

The bottle also makes for a great conversation starter: It is named for a single acre on the Napa vineyard that served as a home for a towering old oak tree on the property. Co-founder Katie Trefethen fell in love with it, so rather than cutting it down, they planted chardonnay vines around it in her honor. Serving something a bit more substantial like French toast or bacon? Try Bouchaine Las Brisas Vineyard Riesling 2022 ($45). Traditional German Kabinett-style wines were the inspiration behind this tangy and floral California white wine. Its distinctive minerality finish and notes of fresh herbs and citrus amplify its savory character, making it magnificent with a smattering of summer veggies, especially corn, squash, and asparagus, as well as with plantbased sandwiches.
And for the sunniest of days, pack a bottle of Cass Winery’s 2023 Oasis Rosé ($32). Cold-fermented in stainless steel, its dizzyingly delightful blend of strawberry shortcake and grapefruit play perfectly with any kind of carb, especially a fresh baguette with hummus or even salty chips with a playful array of yummy cold dips.
GETTING THE GRILL GOING?
While beer has historically been king of the barbecue, many wines were tailor-made for meat. Case in point? The 2021 Davies Vineyards Napa Valley Cabernet Sauvignon ($75). Alluring aromas of blackberry, black cherry, and plum, along with flavors of raspberry, black pepper, and a touch of tobacco, lends a helping hand to grilled meats, including marinated tri-tip, dry-rubbed St. Louis style pork ribs, or a well-marbled rib-eye.

Looking for a light yet flavorful summer dish? Bring out your inner chef and try your hand at making ceviche with this recipe created by chef Joey Maggiore from The Mexicano ( TheMexicano.com).
ingredients
• 3 oz. fresh cilantro
• 1 fresh Serrano pepper
• 3 garlic cloves
• 4 oz. fresh lime juice
• 1/2 oz. onion powder
• 1 oz. water
• ½ oz. sushi-grade yellowtail fillets, fresh or frozen and thawed, with the skin removed
• 1 avocado
For the garnish:
• 1 piece watermelon radish
• 1 Fresno pepper
• micro cilantro
directions
1. Prepare the Sauce: In a blender, combine fresh cilantro, Serrano pepper, garlic cloves, lime juice, onion powder, and water. Blend until smooth.
2. Strain and Chill: Once blended, strain the sauce to achieve a smooth consistency. Transfer the sauce to a container and refrigerate for 20 minutes to allow the flavors to meld and the sauce to cool.
3. Prepare the Fish: Cut the raw or thawed yellowtail into thinly cut slices.
4. Assemble: When ready to serve, place on a cold plate or serving platter. Arrange slices of fresh Hamachi (yellowtail fish) on the plate. Add sliced avocado alongside the fish.
5. Garnish: Decorate the dish with thinly sliced watermelon radish and Fresno pepper for vibrant color and a touch of heat. Finish with a sprinkle of micro cilantro for an added burst of flavor.
6. Serve: Drizzle the chilled citrus sauce over the fish and avocado. Garnish with additional micro cilantro for presentation.

“Brad and I started working in Buena Vista seasonally as raft guides in the early 2000s, and from the moment we came here it felt like home,” says Megan. “We take such pride in our community, the vastness and diversity of its landscapes, and the people that give it life. One of our favorite things to do is share this place with friends and family. Through Shorehouse, we get the opportunity to do this on a larger scale, and we hope our boutique retreat serves as an invitation to experience everything we adore about Buena Vista.”

The Shorehouse Hotel is a family affair: At the helm of the hotel’s design is local architect Steve Carr, Megan Kingman’s father and previously the president for both the Denver and Las Vegas chapters of the American Institute of Architects, as well as the Denver Architectural Foundation. The ethos of Carr’s design approach was balancing the hotel’s build and scale with its surrounding location, prioritizing Shorehouse’s neighborly spirit within Buena Vista’s downtown district.
Situated on historic ground, Shorehouse and the newly minted location of CKS River Supply—a local staple for whitewater gear, kayaks, and outdoor rentals also owned by the Kingman’s—share soil with the original location of the town brothel from the 1880s. Given a new chapter with a side of historic town gossip, the hotel is constructed around the initial space as a “hole in the middle,” creating an “eddy,” in river terms.
The namesake of each suite at Shorehouse Hotel and their distinctive art motifs—all curated by local artists— nod to Buena Vista’s history. The Throne Room features two master suites, outdoor patios, and stunning views with artwork by Colorado native Darcie Smith, Megan’s sister. Meanwhile, the Layover Day suite features an open-concept one-bedroom layout, a daybed, and mountain views. The suite is adorned with artwork from Buena Vista resident Brynn Ronning. The Daisy Chain suite offers a one-bedroom layout and balcony against a mountainous landscape, and features art from local Lindsay Sutton-Stephens. Last, the Magpie suite, named after the madam of the 1880s Buena Vista brothel who was known for her pet magpie, features two bedrooms, corner windows with sightlines, and works by Jennie Noreen Omasta, the artist and owner of Rock Run Gallery in Buena Vista.

If you’re looking for ways to make your backyard summer fun-ready that goes beyond sprucing up your pool, you’re not alone. And one of the most sought-after ways to do it is by adding an at-home pickleball court to your abode.

For three consecutive years, pickleball has been the fastest-growing sport in the nation, a vast departure from its previous stereotype as a non-serious leisure activity rather than a bona-fide sport. And as more people get introduced to it at a recreational center or pickleball facility, the urge to bring it home can be quite persuasive, leading them to reach out to professionals to make it happen.
“Pickleball is the most popular sports court we do,” says Joe Valcik, owner of AZ Outdoor Lifestyles, a one-stop shop for those seeking to transform their backyard into a luxury customized paradise spanning water features, bar and grill hubs, and courts for just about every sport imaginable. “It’s appealing to every age group. It can keep you as active as tennis, but it’s much less strenuous and not as hard on the body.”
