TIMELESS DESIGN, HIGH EFFICIENCY CUSTOM HOMES
ARTICLE BY SUE BALDANI | PHOTOGRAPHY BY MATT GARNER, REALFOTO BEND
During his more than 30 years’ experience in the construction industry, including a stint working for the Walt Disney company, Tory Garcia has developed building and design techniques producing a style that stands the test of time.
"... IT ALL COMES DOWN TO MANAGING THE CLIMATE OUTSIDE AND MAKING SURE THAT HOUSES ARE COMFORTABLE AND HEALTHY YEAR-ROUND..."
—
TORY GARCIA, OWNER OF MAKENA BUILT

Makena Built, which he founded in 2004, focuses on creating beautiful, timeless homes that are current in their design, but not trendy. “We don't want to build a home that looks great in 2024, but in 2026, everybody can look at that house and know the exact year it was built because of some fad that was followed,” he says. “We work with a couple of wonderful designers in town that share our mentality from a design and style standpoint, but
also from a structure, systems and science standpoint.”
He and his team are with clients every step of the way from the preliminary design stages and choosing tile and paint colors to the final walkthrough. “We do a lot of design builds, and we’ve developed a model that makes that process fun and easy instead of stressful.”
What Garcia loves the most about what he does is that his days are never the

same. “They change with every project, and I like the creative aspect of it,” he reflects. “As I've gotten older and have been in the industry longer, I'm most attracted to the design side and coming up with fresh, new ways of doing things and then seeing them implemented.”
One of the new and innovative features that homeowners are looking for today is high efficiency, so that means using better insulation methods to ensure that homes are tighter, healthier, and cleaner. Updated designs, like the desire for one and sometimes two offices, are still in high demand. One client is even having Garcia and his team build a large home gym.
Instead of breakfast or dining nooks, large islands with seating have become the norm. People are also getting away from formal dining rooms in favor of those that can be used for everyday living instead of a few times a year.
Of course, certain designs never go out of style. “Smart layouts of homes, such as spaces that work well together and flow seamlessly from one space to another — such as the great room concept — continue to be very popular,” Garcia notes.
Owner Tory Garcia founded Makena Built in 2004.
Designs that feature up to date details, yet are timeless, mean that the beauty of these homes will stand the test of time.

Since Makena Built is operating in the Pacific Northwest, he and his team design for its specific climate. “We spend a good amount of time building in the Valley, and everything in the Valley is about water management. Our focus is slightly different in Bend, but it all comes down to managing the climate outside and making sure that houses are comfortable and healthy
year-round whether it's 100 degrees or zero degrees. We've always built well above energy code.”
One recent home (featured here and on the following pages) is a perfect example of timeless design specific for the climate of Central Oregon. This single-level 4,400 square foot home features four bedrooms and four and a half bathrooms in a quiet area of CONTINUED

Tumalo, chosen by the homeowners for the privacy and acreage found here. According to Garcia, this home was built using Insulated Concrete Forms (ICF), basically a bunch of foam lego blocks stacked together and filled with concrete. “ICF offers a very highly effective insulation value, is impervious to bugs and moisture intrusion, extremely quiet and literally bullet-proof.” This home also boasts full radiant floor heating.
Garcia reflects upon a project he undertook early in his career, and the knowledge he gained from the homeowner. “My client worked for the tech company Tektronix®, and he was a very intelligent engineer. Under his direction, we were doing things in his house long before the industry had caught up to some of what he had researched, calculated and figured out.”
This included reflectivity of the roofing and the way that the windows

were installed. For example, calculating the angle of the sun meant it never shone through the windows in the summertime, but in the wintertime, when the sun's lower in the sky, it would shine through the windows to add warmth. “It was a very high performance house and started my journey towards very high efficiency homes.”
He loves the challenge of learning new things, and is always willing to research a technique and then perform it at the highest level. “It's interesting and I get bored if I don't have new challenges,” notes Garcia.
When a project is complete and the homeowners walk through, he wants them to feel like it’s perfectly suited to them. “I want it to be like their house gives them a hug when they walk in the door,” says Garcia. “I want it to feel like every item is in the right spot and they love all their selections and everything we put into the house at their direction.”

GENICULATE ARTERY EMBOLIZATION
Happy Knees, Happy Life
Thirty-two years ago, Kay injured her knee while skiing. Recently, she began experiencing severe knee pain that disrupted her daily life. “I just thought, oh, it will go away… but it didn’t,” she recalls. After ineffective treatments, including steroid shots, Kay faced the daunting prospect of knee replacement surgery. “That was a bridge I was not willing to cross!”
Upon learning about GAE, Kay consulted Dr. Schroeder and was deemed an ideal candidate. “My ride was quite surprised that I walked out of the procedure. After those first few days, there was no pain!” she shares.
UNDERSTANDING GAE
Geniculate Artery Embolization (GAE) offers new hope for pain relief without invasive surgery. The Vascular Interventional Specialists of Central Oregon Radiology Associates (VIS of CORA) are the first in the region to provide this advanced treatment, delivering unmatched expertise and excellent results.
“Interventional radiologists at CORA are the first in the region to offer this exciting new therapy for such a common problem,” says Dr. Garrett Schroeder, a board-certified interventional radiologist at VIS of CORA. “Now several years into the program, we have more experience with the procedure

and the appropriate aftercare than most centers in the Northwest, including many larger city centers and academic institutions. We are extremely proud to provide the best and most innovative care close to home.”
“Getting this GAE was the best decision I have made. I have never looked back.”

Although each patient is unique, benefits reported by many patients include reduced and sometimes eliminated knee pain that can postpone the need for knee replacement surgery with reduced recovery times and fewer complications compared to traditional knee replacement surgery.

“While GAE does not replace knee surgery, it offers a bridge for patients who are not yet ready for surgery but require relief from debilitating knee pain,” says Dr. Schroeder.

Extending Summer – Enjoying Your Outdoor Living Space in Style
BY LYNETTE CONFER
As the warmth of summer begins to fade into cooler weather, there is no reason to move indoors. Instead, extend the use of your outdoor living space by creating an inviting and cozy environment that can be enjoyed year-round. On the following pages, find local businesses featuring furniture, outdoor kitchens and hot tubs to firepits, patio heaters, and more—endless ideas for turning your outdoor living space into a year-round oasis.
Patio Furniture and Fire Pits
Patio World, Bend
During fall and winter in the high desert, enclosing your outdoor living space to provide protection from the elements is key, along with featuring some type of heat source. Patio World of Bend, a family-owned business serving the community for 36 years, offers a wide selection of outdoor patio furniture, furnishings and even fire pits to add warmth and comfort to all-season patios.
“Powder-coated aluminum is best, followed by wrought iron, wood and recycled plastic when it comes to material options for outdoor furniture that can hold up to wintry weather,” states Eric Holmer, owner of Patio World. “Keeping your furniture covered is important during inclement weather as it will extend the life of your outdoor furnishings, and choosing outdoor fabrics that include UV protection is also key. There are fantastic outdoor rated fabrics to choose from in a variety of colors and textures that require minimum maintenance and offer cozy comfort in cooler weather.”

Divider walls or retractable screens can offer protection from chilly breezes and will extend your outdoor living options throughout the year. Another idea is to open patio umbrellas to retain heat from the day, while also offering protection from the elements. Cooler temperatures are a great time to enjoy outdoor living spaces in Central Oregon. Comfortable lounge chairs, loveseats or sofas surrounding a fire pit provide a cozy, relaxing setting to enjoy the High Desert Climate as days grow shorter and temperatures fall.

In business since 1950, Johnson Brothers Appliances is a three-generation family-owned business that strives to meet the needs of Central Oregon residents with a wide variety of appliances and products perfect for setting up, or adding to, an outdoor year-round kitchen.
Johnson Brothers suggests incorporating a covered space for an outdoor kitchen, complete with seating and a heat source to keep your outdoor living space warm and dry. “A heat source is one of the top season extenders,” remarks Marsha Johnson, Johnson Brothers Appliances Advertising Director.
When it comes to heating your outdoor space, you will need to determine whether you are using gas or electric heaters. Heaters mounted on the ceiling of the patio that direct heat downward

can provide a comfortable environment, even in the winter. Portable patio heaters are also a great innovation to extend the season in your outdoor living space. Some portable heaters efficiently heat over 215 square feet and will burn for eight hours on a single propane tank.
Placement of the grill or outdoor cooking range is an important consideration for optimal and safe cooking outdoors in any weather. With a knowledgeable staff to help you meet your outdoor living space goals, Johnson Brothers carries trusted brand outdoor kitchen appliances and products, including full lines from Lynx, Blaze and Coyote. Portable pizza ovens are another popular item for creating fabulous meals right in your own backyard.
The possibilities are endless for outdoor kitchen designs. Johnson Brothers offers a wide selection of appliances and products to suit your needs, space and budget, including outdoor refrigeration and kegerators. “We also partner with vendors who build custom kitchen islands to house and protect the outdoor kitchen products and appliances you choose,” says Johnson.

Hot Tubs, Swim Spas and Saunas
Aqua Clear Hot Tubs, Sisters
Offering relaxation and therapeutic benefits, hot tubs and saunas create a warm and inviting outdoor retreat, no matter the weather. Hot tubs can be the perfect spot to unwind in cold weather and saunas provide a cozy space to escape the chill, improving circulation and promoting relaxation.
For over ten years, Aqua Clear Hot Tubs has been helping Central Oregon residents choose, install and maintain hot tubs or saunas that best suit their space and needs. “Ensuring proper insulation and energy efficiency to maintain heat is essential when adding a sauna or hot tub to your home,” notes Justin Buck, Marketing Director for
Aqua Clear Hot Tubs. “Choose a location with easy access and prioritize safety with non-slip surfaces and good drainage. Also, regular maintenance is essential during winter months.”
When it comes to creating an all-season backyard oasis, adding an enclosed space for hot tubs with a retractable roof is a great way to enjoy hot tubs year-round, offering the chance to view night skies, while offering protection from the elements.

Motorized Retractable Screens, Rolling Shutters and SkyShades
Custom Shade Solutions, LLC, Redmond
When it comes to extending the use of outdoor living spaces into cooler weather, one step that can make a huge impact is to enclose the space. Custom Shade Solutions, LLC offers many options for homeowners across Central Oregon to do just that. Owner Chris Healam notes, “I see patios equipped with amazing heaters, both gas and electric, that are more than capable of heating the intended spaces, but the patios are not equipped to retain that heat.”
For colder months, Healam explains that homeowners will want to create a barrier between their outdoor living
space and the “outside.” Enclosing your space with retractable screens and European rolling shutters will insulate your patio from the cold temperatures, block bone-chilling winds and more efficiently maintain comfortable temperatures, adds Healam.
Retractable solar screens, SkyShades, and European rolling shutters offered by Custom Shade Solutions, LLC are the perfect solution for the transition from summer to fall and into winter. “For the cooler months, consider a retractable patio screen and SkyShade,” Healam suggests. “The screen is a worthy barrier and you retain your view.” For those snowy, wintry months, and for those who prefer a more rigid barrier, insulated European rolling shutters can be a great option. These offer greater insulation value and protection from the elements, creating a comfortable outdoor living space year-round.

Area Rugs and Décor Area Rug Connection, Bend
With an eye toward utilizing outdoor living spaces into cooler weather, an often-overlooked step is adding furnishings for beauty, comfort and functionality of the space. Area Rug Connection has been serving Central Oregon for over 20 years, helping homeowners add finishing touches to patio spaces that will invite use year-round.
“One creative way that homeowners can extend use of their outdoor living space into cooler weather is to choose a neutral color story for the primary elements of the space,” says Hailee Lanker, Area Rug Connection Media Manager. “For instance, a neutral outdoor rug and furnishings can easily transition a patio into the fall and winter and feel cool-weather appropriate.”
Also, adding indoor/outdoor throws and pillows offer cozy comfort as temperatures drop. It’s important to choose items and materials designed for holding up to the elements such as quick-dry, easy-care fibers and waterproof or water-resistant pieces that are functional in all seasons.
Accent pieces and decor such as planters, side tables and lighting designed for outdoor use can offer incredible quality with absolutely no sacrifice to style, inviting use of outdoor spaces through every season.

A Few Stops Along Bend’s Thrift Store Trail
Finding Treasures that Elevate Everday Style with a Walk Down Memory Lane
The allure of thrift store shopping has surged in popularity in recent years, its appeal extending beyond mere affordability. Attracting a diverse demographic from budget-conscious students and young people just starting out, to eco-conscious trend-setters, thrift stores continue to rise to the top as shopping destinations and hubs for creativity and sustainable living.
A multitude of thrift and vintage shops can be found right here in Bend. Each with a slightly different focus offering a treasure trove of vintage clothing, quirky accessories and an eclectic mix of household items, many from days gone by.
One such shop, which opened in early 2024, is Bend Village Merchant. According to owner Amber Hoover, her motto and mission is “Reviving the past, living in the present, and sustaining the future through consignment and second hand.”
Together with her partner, Cody Hummel, owner of Applied Junk Removal, Hoover is taking her business a step further with a new endeavor, Bend Village Estate Services. Hoover and Hummel will be helping clients delve into the often-monumental task of sorting through their lifetime of belongings for items to sell, donate or dispose of in an environmentally conscious way.
“We are building relationships and hopefully serving the community in many ways,” says Hoover, who regularly donates to local nonprofits such as Furnish Hope and Habitat for Humanity.
Hoover shares that there is an atmosphere of support among the shop owners in Bend. “We have a sense of community here… and we all aim to offer a unique shopping experience that is good for the environment, the community and the soul.”

Owner Amber Hoover professes a lifelong love of antiques and the nostalgia tied to them. After opening earlier this year, Bend Village Merchant offers a carefully curated experience featuring unique pieces for your wardrobe and an eclectic mix of home goods. If you are looking to elevate your style, Bend Village Merchant offers both modern and vintage selections, and a chance to shop sustainably.
On the west side of town, Nikki’s Nearly New has been in business for two years. “Our mission is to rehome as many items as we can, keeping preloved clothing out of the landfill,” says owner Nikki Adams. Offering a more affordable and sustainable way to shop for quality items, Adams’ shop features unique and stylish wardrobe items for every season, along with unique, handcrafted jewelry and more created by local artists.

Old Boy Vintage Owner Ezra Watson founded this vintage clothing shop featuring an abundant selection of unique and inspiring garments two years ago with a mission to encourage self-expression and sustainable consumption through their products and business practices. Old Boy Vintage aims to make a positive difference through providing an inclusive space for customers to discover that one special piece of clothing they will cherish and wear for years to come.
For 52 years, Iron Horse has been part of the Bend community, offering an eclectic mix of antiques, vintage and modern goods, including clothing and textiles. Owner Eddie Swisher says, “Our mission is to curate and offer a diverse collection of timeless treasures and quality second-hand items that inspire nostalgia and enrich the lives of our customers.” With a quick turnover of goods, each visit to Iron Horse is a new experience.
With a mission to bring new life to old pieces by finding them happy homes, Shasta DeArmond founded Revival Vintage in 2019. DeArmond has always loved buying and selling secondhand goods and enjoys all the amazing pieces brought to Revival Vintage, some that have been tucked away in closets for decades. This unique shop offers customers one-of-a-kind pieces to enhance their wardrobe and refine their style.

A long-time local favorite, Cosa Cura was established in 2006 by owner and local artist, Angela Deitrich. With a strong belief in recycling, sustainability, creativity, local support and community service, Deitrich has created a space for their over 10,000 local consignors to resell clothing and accessories. Cosa Cura is also a locale where over 80 independent artists and designers sell their creations. Now in two locations in Bend.
Owner Jenna Pauley opened the doors of Good Bad Rad Vintage in November 2023. With a life motto of, “buy secondhand whenever you can,” Pauley notes that vintage items are generally better quality and always unique. Her shop supports 25 local vendors, creating a community for them to pursue their own small businesses selling vintage and second-hand items, all while reducing the impact the fashion industry has on our environment.
Downtown Bend is home to Truffle Pig Trading Co. Owner Rissa Conway carefully selects and curates items, offering clothing, accessories, new and consignment pieces and unique goods for home and gift giving. “For the treasure hunter, gift giver and traveler, the thrifty fashionista and home décor enthusiast,” Truffle Pig Trading Co. offers a unique shopping experience for those looking to add some style to their everyday lives.
A Central Oregon favorite since 1972, Iron Horse offers a large, eclectic selection with a fast turnover so each visit is a different experience.
