2-Storey Medical Building or 8-Storey Condo?

The long anticipated development of a professional/medical building in the SouthWest corner of Farmstead Drive and Derry Road may not come to fruition. During a recent council meeting, plans for the development of a 6-storey condominium building were reviewed.

The developers, York Trafalgar Corporation and Sutherland Group, have received low response to their posted signs for inquiries into leasing opportunities in the originally planned medical building, prompting them to change plans and build a residential condominium building.

While current zoning would permit an 8-storey building, the current request is for 6.

We recently experienced a situation where the home owner and their REALTOR® decided to review offers on a Wednesday at Noon, a time not often used and one where not many people are available.

The most successful negotiations occur when the home owner and their agent along with the prospective buyers and their agent are at the home to negotiate in person. If you’ve selected a time when the majority of people are not available, you’re limiting yourself to a smaller selection of buyers and potentially, fewer offers.
