Douglas to Vote on the Community Preser vation Act
In the upcoming November election, there will be an important question on the ballot regarding the adoption of the Community Preservation Act (CPA) in our town of Douglas This initiative promises to bring numerous benefits to our community
In 2023, Douglas completed its Open Space and Recreation Plan, gathering residents’ input through surveys and informational meetings The feedback was clear: Douglas residents want to protect habitats for a wide diversity of flora and fauna, provide areas for nonmotorized boating, improve passive recreation opportunities, protect agricultural land, and establish conservation areas that serve as educational research sites These priorities were consistently ranked among the top three by the community
Additionally, the survey highlighted several unmet open space needs in Douglas, such as a right-to-farm community, splash pad, tennis/pickleball courts, outdoor physical fitness circuit, and restrooms at open space locations
Adopting the CPA is listed as a high priority on the committee’s Goals list, as this program will enable residents to achieve these objectives and more The CPA is a growth tool that helps communities preserve open space and historic sites, create affordable housing, and develop outdoor recreational facilities When adopted, the CPA establishes both a Community Preservation Trust, where the funds are allocated, and a Community Preservation Committee
This Committee is responsible for presenting options for CPA projects for the community’s consideration at Town Meeting Importantly, the community must vote at Town Meeting to spend any of the CPA Trust funds This ensures that only projects with solid support go forward and it is not possible for any Trust money to be redirected to other town line items It is truly the community’s money to use as town’s people see fit!
Who is exempt?
100% surcharge exemption for qualifying low-income property owners
100% surcharge exemption for qualifying low to moderate-income senior property owners
For all Residential, Class 3 Commercial, and Class 4 Industrial properties, the first $100,000 of taxable property value is automatically deducted prior to calculating the CPA surcharge
The state contributes additional funds collected from fees paid at the Registry of Deeds, with a match rate of 21 02% for FY2024 Of the total funds collected, a minimum of 10% must go to each of the three primary categories: Historic Preservation, Open Space & Recreation, and Affordable Housing
The remaining 70% can be allocated to any of these categories as the community determines, allowing for flexibili-
ty Investing less than $1 50 a week (for the average family) can give everyone in Douglas a better future For more information about the CPA, visit: www CommunityPreservation org

Ben Fuller to perform at Valley Chapel
Musician Ben Fuller will perform in concert at Valley Chapel on Sunday, November 17th @ 6 p m Tickets available at www fuseconcerts org Valley Chapel is located at 14 Hunter Road in Uxbridge
Music has taken Ben Fuller ’s life and made it into something he never would have dreamed Ben grew up in Southern Vermont on his family dairy farm working along-side his father He’d pass the time by singing to old classic country tunes as he witnessed firsthand the hard work and dedication it took to run a farm The songs never stopped and somewhere between the farm and college, he picked up a guitar and never looked back
Due to generations of hurt in his family, Ben struggled with certain aspects of growing up and turned to cocaine and alcohol at a young age Motivated to change, he moved to Nashville to pursue a career as a country singer in
late 2018 A family Ben was close with invited him to church one Sunday and as he walked the halls into the auditorium filled with 3,000 people, he knew one day he would sing “that kind of music” for the rest of his life Falling face first into his new-found relationship with Jesus, he began writing with a burning desire to share what God did
to turn his life around
Today, Ben lives completely sober, while sharing his story filled with hope, mercy and grace By turning his testimony into songs, he has been rejuvenated with a new passion and mission; to share his story with the world and all who are ready to listen

Discussion on Grief, Finding Support After Overdose Death
With a goal to support all families experiencing the loss of a loved one to an overdose, Worcester County District Attorney Joseph D Early, Jr hosted an event recently that focused on grief and how to find support
"Each life lost to overdose creates a void of grief felt by the family, friends, and loved ones left behind,” said Mr Early "We want all those experiencing this grief to know they are not alone, and we want to help them find the support they need through the grieving process ”
Before forming Team Sharing, Juaire talked about grieving the loss of her first son, Corey at the age of 23, to overdose alone for three years before later meeting with a small group of six mothers who had also lost children to addiction
“I finally realized I am normal I
finally realized I am going to be okay It was lifechanging,” Juaire said She also said the group rallied for her when she lost her second son, Sean, to overdose 10 years later “This community is how I survived the loss ”
Dowd-Foley agreed that participating in support groups was what helped her work through her grief after losing her 27-year-old son Brian to an overdose “I can’t emphasize enough the importance of finding the support of people who understand what you are going through ”
Grief support services referenced at the meeting included: Support After a Death by Overdose (SADOD ), which can be found at sadod org; The Sun Will Rise Foundation, which can be found at thesunwillrise org; and Team Sharing, Inc , which can be found at teamsharinginc org

Listen to the sound that fill the halls
At Blackstone Valley Regional Vocational Technical High School (BVT), students put their hands and minds to work in their academic classrooms and vocational shops, developing the skills, confidence, and desire to succeed As you walk the hallways, listen carefully You’ll hear another sound mingling with the buzzing of saws and hammering of nails; it’s the unique timbre of a flute and French horn or the smooth and complex sounds of a saxophone It’s exhilarating to witness students wield the tools of their trade and develop their technical skills However, adding a passion for the musical arts can bring a whole other dimension and purpose to their lives and careers
The music program at BVT, under the guidance of Dr Colton Cox, is about more than just teaching students to play musical instruments It’s a transformative journey that equips students with a deeper understanding of music, its origins, influences, and theory, guiding them to apply these concepts when playing instruments This integrated approach enriches their academic experience and fosters a lifelong love for music
“We’re proud to put quality tools, in this case, musical instruments, into the hands of our students, thanks to a partnership with Burkart Flutes and Piccolos, with whom we share an appreciation for craftsmanship, precision manufacturing, and hands-on technical skills, said Dr Cox “The instrument manufacturer donated flutes and piccolos, which our music department uses for instructional and training purposes to produce sounds we cannot produce on our own, and in that sense, they’re our tools of trade ”
The generous donation significantly contributes to the educational process at BVT Each instrument placed in a student’s hand is a learning opportunity that leads to increased participation in the school band and equitable access to music education for students who may otherwise not be able to participate By removing barriers, financial or otherwise, accessibility to instruments allows students the freedom to follow their musical passion and learn to play music
The music program is grateful for the recent instrument donations from Burkart Flutes and Piccolos, as well as the in-kind donations of a saxophone and French horn from Hungry for Music The additional support is “instrumental” in growing and ensuring a sustainable program that strives to increase equitable access to a broader range of musical tools and instruments for all its students

As retirement unfolds, financial planning becomes crucial for maintaining the lifestyle you've worked hard to achieve
With the cost of living rising, many retirees face the challenge of making their retirement savings last through the golden years While traditional sources of income like pensions and savings are essential, an often-overlooked asset could provide a financial boost: the equity in your home
One way to tap into this equity, without selling your home, is through a reverse
mortgage
A reverse mortgage allows homeowners aged 62 or older to convert part of their home’s equity into tax-free cash, which can be used to cover living expenses, healthcare costs, home improvements, or even to travel and enjoy retirement The beauty of a reverse mortgage is that it provides access to funds without requiring monthly payments, and you continue to live in your home for as long as you want, provided you maintain it and pay taxes
and insurance
* What is a Reverse Mortgage?
A reverse mortgage is a type of loan available to homeowners, where the lender pays the borrower based on the equity they’ve built up in their home The loan is repaid when the homeowner either sells the house or passes away, with any remaining equity going to their heirs The most common type of reverse mortgage is the Home Equity Conversion Mortgage (HECM), which is backed by the Federal

Housing Administration (FHA), providing a layer of protection for borrowers
* Why Consider a Reverse Mortgage?
For many retirees, their home is their most valuable asset, often surpassing retirement savings or investments Yet, it’s a dormant asset unless you sell or leverage it That’s where a reverse mortgage comes in: it allows you to unlock your home’s value without having to move Here’s why it might be a smart option:
1. Tax-Free Income
Unlike other retirement income sources, the funds from a reverse mortgage are taxfree because they are considered a loan rather than earned income This can help preserve your Social Security benefits and reduce your taxable income You should consult a tax professional to determine if a reverse mortgage would affect any other benefits you may be receiving
2 No Monthly Mortgage Payments
One of the most appealing features of a reverse mortgage is that, unlike a traditional home loan, there are no monthly mortgage payments to worry about Instead, the loan is repaid when you sell the home or your estate settles it after your passing
S E RV I C E S
3 Flexibility
Reverse mortgage payouts are flexible, allowing you to receive the money in various forms You can opt for a lump sum, a line of credit, or regular monthly payments, depending on what fits your financial needs This flexibility makes it easier to plan for unexpected expenses or simply have a consistent income stream
4 Preserve Other Retirement Assets
Using home equity as a supplemental income source can prevent you from dipping into your retirement accounts prematurely This allows your savings and investments to continue growing, preserving those funds for later years when you may need them more
5. Stay in Your Home
A reverse mortgage lets you continue living in the home you love Many retirees cherish the stability and comfort of staying in their familiar surroundings As long as you live in the home, pay property taxes, homeowners’ insurance, and maintain the home, you retain ownership
* Is a Reverse Mortgage Right for You?
While reverse mortgages offer many benefits, they aren’t for everyone There are costs associated with the loan, including origination fees, interest, and insurance premiums, which can reduce the equity left in the home It’s important to consult with a financial advisor or a HUDapproved counselor to understand the full implications of the loan Additionally, heirs should be part of the conversation, as the repayment of the loan will come from the sale of the home or from other estate assets
* Misconceptions about Reverse Mort-gages
UNFAILING PRAYER TO SAINT ANTHONY
O holy St. Anthony, gentlest of saints, your love for God and charity for His Creatures, made you worthy, when on earth, to possess miraculous powers. Miracles on your word, which you were ever ready to speak for those in trouble or anxiety. Encouraged by this thought implore of you to obtain for me. The answer to my prayer may require a miracle, even so, you are the saint of miracles. O gentle and loving St. Anthony, whose heart was ever full of human sympathy, whisper my petition into the ears of The Sweet Infant Jesus, who loved to be folded in your arms; and the gratitude of my heart will ever be yours. AmenS.T.

There are a few common myths that may make retirees hesitant to consider reverse mortgages, but it's important to clear them up
*Myth: You lose ownership of your home
This is untrue You remain the owner of your home as long as you meet the loan obligations, which include maintaining the home, paying property taxes, and carrying homeowners insurance
*Myth: Your heirs will be stuck with debt
When the homeowner passes away, the loan is settled by selling the home If the home is worth more than the loan balance, the remaining equity goes to the heirs If the loan exceeds the home’s value, the FHA insurance covers the difference, ensuring heirs aren’t liable for the debt
Conclusion:
A Financial Lifeline for Retirement
CLEANING

A reverse mortgage can be a practical tool for retirees looking to enhance their financial stability while maintaining their independence By leveraging the equity in your home, you can enjoy a more secure retirement, free from the worries of monthly mortgage payments or dwindling retirement accounts It’s important to approach this decision with a clear understanding of both the benefits and the costs, so seeking professional advice is key
For many, a reverse mortgage could be the key to unlocking a more comfortable and secure retirement, providing peace of mind and financial flexibility when it’s needed most
