Quarter 1 2024 vs 2025

The Greater Toronto Area saw a quieter start to the year, with average sale prices down 12% to $111 million and total sales dropping 181% year-over-year Homes are also taking longer to sell, with average days on market rising 127% to 30 days Despite the overall pullback, Toronto held steady with a 17% price increase, while surrounding regions like Markham, Vaughan, and Richmond Hill saw modest price declines and slower activity. Buyers are still active but more selective, making strategy and pricing key for sellers in this shifting market.

Thornhill Real Estate Market Quarter 1 2024 vs 2025

The first quarter of 2025 showed a softer market in Thornhill, with average prices down 159% to $989,000 and sales dropping by 269% Homes are taking slightly longer to sell, averaging 31 days on market Despite the slowdown, buyers remain active and are responding to well-priced homes Activity picked up in March, and communities like Royal Orchard and German Mills still saw movement, showing that demand is there when value aligns. The market is adjusting, but far from inactive strategy matters more than ever.
