LAKE OCONEE End of Year market update Hoping this newsletter finds you in good health and good cheer as we approach the end of a very prosperous and exciting 2019! It was a great year for us and for the lake country! At this time of year especially, we want to stop and give thanks for living in the best county on earth and for the sacrifices of our military personnel who make that possible. We participated in selling over $70,000,000 of real estate in the Lake Country this year. And for the 11th straight year, we will sell more real estate than any other individual agent or team of agents in our market! Remember, we are often “copied� but never duplicated. Our unmatched success is due in large part to our great clients as well as our commitment to provide the best real estate services available. Total sales were almost identical to 2018 at $550,000,000 as was total units sold - 1,650 for both years. Average home values continued to edge up from $383,000 in 2018 to $386,000 in 2019. Other statistics worth noting were that lot/land sales remained about the same and the average difference in list price and sale price (amount sellers had to come off their asking price) for properties was approximately 5% less in both 2018/2019. LAKE SINCLAIR End of Year market update We have seen a slight decrease in 2019 overall market from 2018 however, the lakefront market is really strong, with only a few changes to note. See below. Statistics were pulled from our Lake Sinclair boutique Multiple Listing Service, overall market. At this point in 2019 with just 2 weeks remaining in the year, there is a total volume of Real Estate Sold of 231,394,892. This is a difference of 41,382,216 from the same time last year. In other words, there is a 15% decrease in total volume. List-to-sales price has had about a 1% change (94% in 2018 to 95% in 2019). The Listing price average has also decreased from $231,236 in 2018 to $202,639 in 2019. ON A POSITIVE NOTE,the number of days a property spends on the market have gotten shorter by 11 days (157 days in 2018 to 146 days in 2019). Regarding only lakefront property, in 2019, we have had a total volume of $75,594,565 (266 Homes) in lakefront sales. At this time last year, the total lakefront volume closed was $76,786,969 (283 Homes) This is only a slight decrease of 1.5%. In 2019 we have seen an increase of average listing price on lakefront homes from 2018 ($ 284,190 from $271,332). The List- to-sales Price Ratio in this category remains the SAME at about 5%. After our precious daughter was taken from us in 1999, we were unable to move forward with our lives, spending many days sitting on the dock and looking toward the area where she’d lost her life. One morning we saw a pair of swans swimming toward one another. When they met, their bodies formed a heart, over the exact location of the accident. Finally, we felt peace and a sense of purpose for her legacy. Her memory will always be honored through Brittney Cares.

This month Kim and Lin Logan Real Estate have been fortunate enough to double up on contributions through Brittney Cares due to a very successful January. Earlier this month, we were fortunate enough to contribute to the continued cancer treatment for 20-year-old Daniel Wayne Hall Jr. Due to the continued success of our team and the generosity of all involved, we’re happy to provide a $1000 donation to Circle Ranch. Circle Ranch Inc is a non-denominational Christian organization focused on building housing for orphaned children. Serving Region 5 of the Georgia Department of Human Resources: Greene, Oglethorpe, Oconee, Morgan, Newton, Rockdale, Walton, Clarke, Elbert, Barrow, Jackson, Madison and Putnam County. In December of 2014 Circle Ranch was incorporated in Greene County by the State of Georgia and was granted a 501c3 by the Internal Revenue Service. DANIEL HALL At fifteen years old and in tenth grade, Daniel Wayne Hall Jr loved Football. Playing for the team in Morgan County, he loved the preparation, camaraderie, and intensity of the game. Like any tenth grader, he was driven by his dreams and excited to go to college. But in the blink of an eye, his world changed. Deep asleep, Daniel was jarred away by a searing pain in his right leg. It was unlike anything he’d ever felt before. Was it a blood clot, since they tend to run in his family? An injury? The pain was severe, so Daniel went to the doctor. The growing lump below his knee cap was a tumor containing a rare sarcoma cancer. Less than 1,000 cases of this particular

strain are diagnosed in the U.S. each year, and no strain is the same. In Daniel’s case, the tumor had wrapped around his leg, diving into his vascular system and traveling through the lymphatic system, ingraining itself from below the knee up to his right lung. At 16, Daniel was given a choice: amputate his right leg at the hip to stop the spreading, or undergo exceedingly painful chemotherapy. Being a fighter, Daniel took on one year of intense radiation therapy. In six months, he went from a muscular, athletic 185 pounds down to 140 pounds. With no appetite and seconddegree burns on the back of his legs from the radiation, Daniel was in dire straights. He was given just a 33% chance to live. But Daniel defied the odds. Persevering mentally and training his body physically, he regained his strength powered up his immune system. After his ultimatum, Daniel battled back to put cancer in remission for two years. But 24 months later, cancer came back with a vengeance and attacked his right lung. After the intensity of his radiation treatment, surgical intervention became the next logical step. Daniel had a cancerous tumor removed from his lung. Unfortunately, now nearly five years since the initial diagnosis, cancer returned. At twenty years old, Daniel has been told his cancer is incurable. Conventional methods are off the table, and though he continues to fit tooth and nail, he’s got a road ahead of him. Eternally an optimist, you’d never guess it by meeting him. Daniel is tall, strong, speak enthusiastically, and exudes warmth. On a personal note, I see him at the gym a few times per week. Frankly, I had no idea about the battle he was facing. It’s his ability to stay confident, bright, and passionate about life that’s served Daniel over the last five years, and with our help, we hope he can continue for much longer. Daniel will be on medication for the rest of his life.
