Greetings from Georgia’s Lake Country! With our great climate, convenient location and “world-class” amenities, our area has become one of the hottest places to relocate to in the country. In my 20 years of real estate in the lake country, I have never seen more demand and escalating values in this market!

Today’s buyers are using technology heavily to purchase real estate. Typically they are doing a lot research and selection through the internet, but still have a need for guidance from a competent realtor. Many times, this includes virtual guidance as well as the traditional research and showings we are all familiar with. The main event opens at 10:00 a.m. with live music on the Toe-Tappin’ Music Stage along Second Street. Explore the Marketplace on the Great Lawn, featuring locally grown and produced food items and handcrafted goods from talented regional artisans.

Hungry early? Food vendors will be serving up delicious festival fare starting at 10:00 a.m., with the beer garden opening at 11:00 a.m.

Chili sampling begins at 12:30 p.m. sharp, with tickets available at two gates starting at NOON. For just $5, attendees receive a sampling wristband, a spoon, and a People’s Choice ballot—your chance to taste and vote for the best chili of the day.

The competition includes both Open and CASI (Chili Appreciation Society International) categories, along with prizes for showmanship and the coveted People’s Choice Award. Winners will be announced around 3:30 p.m. from the Pavilion Stage.

This family-friendly event is a beloved Madison tradition—come for the chili, stay for the music, shopping, and community spirit.

66th Madison Lions Club Fall Fair

Nothing says fall like the fair! Madison Lions Club hosts its annual fair every fall, where fairgoers’ admissions help support a great cause while enjoying food, fun rides and festive activities.

Admission is $3 for adults and $1 for children with an unlimited ride pass option for only $25.

Haunted Village

Hard Labor Creek State Park, Rutledge 1:30 - 4:30 PM (PG6), 6:30 - 9:30 PM (PG-3)

Come visit the Spooky Haunted Village at Hard Labor Creek State Park for a family-friendly, slight-fright event. Walk through Camp Daniel Morgan on a trail filled with scenes of your Halloween scary favorites. Event suitable to ages 6 and above. There will be wagon rides available (1:30pm - 4:30pm) for those who don’t want to be spooked on the haunted village.

PG tours (6+) from 1:30 pm to 4:30 pm. PG-13 tours will continue from 6:30 pm to 9:30 pm. Tours will last around 15 min and start every 5 minutes. The Haunted Village tour is set up on a loop and has approximately 8 scenes/stops. These scenes are designed for groups up to 12 people.

Please bring water, and bug repellent. No flashlights during the event. No alcohol on park property.

Tickets will be available after 9/15.

Admission: $10 cash at the door. $8 through Eventbrite. $3 wagon ride cash

HEALING HEARTS AND HORSES

As animal lovers, the Kim and Lin Logan Real Estate Team is passionate about supporting local businesses that save animals. We recently donated $1500 to Healing Hearts and Horses a 501(c)(3) nonprofit organization based in Eatonton, Georgia, that rescues horses from slaughter and gives them a second chance at life. Through rehabilitation and compassionate care, we transform these horses into healing companions for special needs children, foster youth, military veterans, and first responders. Rooted in the local community, they provide therapeutic farm experiences that foster hope, connection, and purpose—making a meaningful difference in the lives of both horses and humans right here in Middle Georgia.

NOAH CROMWELL

A courageous 11-year-old from North Carolina, Noah was diagnosed in December 2024 with a large brain tumor after sudden concerning changes were noticed by family and teachers. Two surgeries followed, leaving him with significant vision loss and weakness, and doctors initially feared a poor prognosis. On January 16th, his family received miraculous news: Noah’s tumor was identified as CNS Neuroblastoma FOXR2-activated, Grade 4, a rare but more hopeful diagnosis. St. Jude’s accepted him for full treatment, and he began chemotherapy January 31st. With follow-up scans scheduled for March, Noah’s journey continues, surrounded by prayers, love, and renewed strength for the fight ahead.
