Greetings from Georgia’s Lake Country! With our great climate, convenient location and “world-class” amenities, our area has become one of the hottest places to relocate to in the country. In my 20 years of real estate in the lake country, I have never seen more demand and escalating values in this market!

Today’s buyers are using technology heavily to purchase real estate. Typically they are doing a lot research and selection through the internet, but still have a need for guidance from a competent realtor. Many times, this includes virtual guidance as well as the traditional research and showings we are all familiar with. Handling a real estate transaction virtually can be even more stressful and more detailed than ever. From the initial questions, through the closing process, technology does not replace the need for a great realtor and in fact, may be even make having a realtor more important.

To accommodate the growing number of buyers on the market, the dynamic duo of Kim and Lin Logan and their team of 13 agents maintain two, 5-star, boutique offices for the convenience of their clients - one in Greensboro and one in Eatonton. While the Logan team of experts represents the best and brightest in the industry, they are also known for being among the most generous. The team donate portions of their paychecks to the Logan’s Brittney Cares nonprofit organization, with the brokerage matching donations. This results in Kim and Lin Logan Real Estate donating thousands each month to helping local residents pay for

medical expenses and financial strain often as a result of tragedy or medical hardship.

Kim & Lin Logan

Kim and Lin Logan have been the top selling agents in Georgia’s lake country for the past two decades. They provide their clients with the highest level of customer service possible, specializing in luxury homes, lakefront lots, golf homes, condos/townhomes and more in the 5-county area surrounding Lake Oconee, Lake Sinclair and Madison. They are dedicated to their community and also run a non-profit charitable organization called Brittney Cares in honor of their daughter lost in a tragic lake accident. This charity donates tens of thousands of dollars locally to those experiencing devastating life circumstances.

Tank Logan

Tank was an 8-year old English bulldog who took his position of company mascot with great sense of respect and responsibility. He wore hats, glasses, holiday costumes and feather boas with pride from the time he was just a pup. We will honor him by continuing to use his sweet face in our marketing materials. He will be missed deeply.

Because market reports and trends are most accurate when calculated over a period of time, we’ll be updating this information EVERY 6 MONTHS. Look for a new report in July, 2025. Until then, we’ll keep this information here for those of you who haven’t yet checked it out.

LAKE OCONEE 2024 YEAR END REVIEW & Market Update

HAPPY 2025! We hope everyone had a wonderful and prosperous 2024! The Kim and Lin Logan Team was again blessed last year and concluded 2024 selling more real estate in sales volume than any other individual agent or team in our market. Our total credited sales from the MLS were over $149,000,000. It is no accident because our amazing team of agents work tirelessly to be the most knowledgeable sources of information in our market, and to provide the highest level of customer service out there. This is the 18th year in a row that we have been #1 in our market! We are very optimistic and looking forward to 2025 and we send our best wishes for your success in 2025 too!

As discussed in previous newsletters, our market continues

to benefit from people wanting to escape from other parts of the country and the world, live in warmer climates, and enjoy the wonderful lifestyle and amenities of the lake country. As a result, the number of buyers (demand) continues to be strong. While the inventory of existing homes is lower than demand, new construction and development have increased over the past year. Consequently, it is a very favorable market for both buyers and sellers. While the continued higher interest rates are still a challenge, we forecast that our market will continue to be strong and attractive in 2025.

You can see from the statistics below that the Lake Oconee market was very similar from 2024 to 2023 with modest increases in some sectors.

These are very exciting times in our market as it continues to expand in size and popularity.
