THE SITE IS SITUATED TO THE NORTH OF THE SELLY OAK SHOPPING PARK. IT IS BOUND BY THE CITY'S STRATGEIC HIGHWAY NETWORK, A38 (ASTON WEBB BOULEVARD) AND THE LOCAL HIGH STREET, BRISTOL ROAD. THERE ARE GOOD PUBLIC TRANSPORT LINKS WITH RAILWAY STATIONS AND A NUMBER OF BUS ROUTES. THE AREA IS ALSO POPULAR WITH CYCLISTS FOR ITS ADJACENCY WITH THE UNIVERSITY AND HOSIPTAL, AS WELL AS THE TOWPATH CYCLE ROUTE INTO THE CITY CENTRE.

BIRMINGHAM BATTERY AND METAL CO. SET UP A FACTORY IN 1871 AND WAS TORN DOWN IN THE LATE 20TH CENTURY LEAVING THE AREA INTO AN ILLEGAL LANDFILL OF TOXIC NATURE .THE SITE WAS PURCHASED BY SAINSBURY IN 1990 AND TURNED INTO THE CURRENT SELLY OAK RETAIL PARK IN 2019.

THE ENVIRONMENT AGENCY (EA) DEVELOPED THE FLOOD ZONES (FZ) MAP TO SHOW THE PROBABILITY OF A RIVER AND SEA FLOODING ACROSS ENGLAND. THE SITE FALLS INTO BOTH FLOOD ZONE 2 (MEDIUM PROBABILITY) AND 3 (HIGH PROBABILITY).
MAXIMISING THE VALUE OF SITES WITHIN FLOOD ZONES
1 A VOID ANY STRUCTURES WITHIN FZ3 AREAS (IF FEASIBLE) AND 2 ENSURE ANY DEVELOPMENT IN FZ1 HAS MITIGATION MEASURES IN PLACE (E.G. LEVELS SET 600MM HIGHER THAN THE FZ3 FLOOD LEVEL)

THE FOOD INNO HUB SERVES THREE DIFFERENT SECTORS FROM PUBLIC, INDUSTRY AND ACADEMIC BACKGROUND. DIFFERENT SPATIAL NEEDS COULD BE ALLOCATED TO THREE DIFFERENT LEVELS. THE HUB IS PURPOSEDLY BUILT TO ENGAGE COMMUNITY AT LARGE, IT REQUIRES AN OPEN DESIGN WHERE ALL WALKS OF LIFE IS WELCOME TO USE THE SPACE AND PUBLC EVENTS WILL BE HELD ON A REGULAR BASIS.



INTEGRATION WITH THE SLOPING SITE
THE RETENTION PONDS ARE INTRODUCED TO MANAGE BOTH THE FLOOD RISK AND FORM PART OF THE SUDS. THE LANDSCAPE INTEGRATES WITH THE BUILDING DESIGN TO BRING ENJOYMENT AND FORTIFIES CONNECTION BETWEEN FOOD AND NATURE ENVIRONMENT.

CROSS LAMINATED TIMBER (CLT)





WHAT IS CLT CONSTRUCTION?
CLT PANELS ARE THE LOW BEARING STRUCTURE THAT CAN FORM WALLS, FLOORS AND ROOFS. THEY ARE ALL CUT TO SIZE IN THE FACTORY AND DELIVERED TO SITE ON FLATBED LORRIES. ERECTION OF CLT STRUCTURE IS BY CRANE AND IS FIXED TOGETHER WITH LARGE SCREWS AT REGULAR CENTRES ALONG THE JOINTS. NEW DOOR OPENINGS AND WINDOWS ARE SIMPLY CUT IN THE CLT IN THE FACTORY WITHOUT ANY ADDITIONAL LINTELS REQUIRED.
CLADDING OPTIONS AND THE REQUIREMENT FOR BREATHER AND VAPOUR CONTROLLING ARE ALL THE SAME AS THOSE FOR LOAD BEARING STUD WORK (HETREED ET AL., 2023).
