What is Productivity Coaching?

Productivity Coaching will help you achieve and maintain a successful real estate career. It will teach you to work smarter and more efficiently PC will help with two things that will drive your business: lead generate and list homes Coaching will hold you accountable to the goals you set for your business

How do I graduate from the program?

By completing 4 buy or sell transactions. Rentals are not included in these 4.

I joined a team, does that mean I am no longer required to be in PC?

When joining a team, you can opt out of the program as long as it has been 30 days or less since the brokerage has received your license Otherwise, you are in the program for the standard 4 buy/sell transactions

Can I enroll into the PC program if I am not required to?

You may opt into the PC program with the understanding that your 70/30 split will be reduced to 60/30/10

Why is there a 60/30/10 commission split?

Our coaches are not salaried employees of the market center The funds cover the coaching and education programs provided through coaching

How do I best utilize the productivity coaching program?

As an agent, you are your own boss You will only do as well as how much effort and time you invest into your business Take advantage of every class, lead generation seminar, and boot camp the productivity coaches provide We are here to support and believe in you every step of the way, but you must equally believe in yourself just as much!

Step 1: Complete and return the New Agent Paperwork Packet via Docusign.

Step 2: Complete your New License Application for the state in which you passed your real estate exam

VA - DPOR: Your ASC will send you your application via Docusign and send it to DPOR on your behalf; Make sure to read thoroughly and make sure all checkboxes are selected

PARKING

There are limited three hour street parking spaces available on Reinekers Ln. It is strictly monitored by Parking Enforcement so please keep track of your meter. Garage Parking is available and accessible through the rear of the building, or across Reinekers Ln for hourly, daily, and unlimited monthly passes. This is a place of business so please dress professionally when coming in to the office This is especially important when working with customers/clients We want to portray a professional image at all times

AGENT ON DUTY SIGN UP

From time to time we get leads via phone or have walk-ins (yes we really do!) In order to accommodate these clients as quickly as possible, we have an Agent on Duty Sign Up In order to be fair to everyone, sign ups are on a daily basis (you cannot sign up in advance) and you MUST BE PHYSICALLY in the office to receive the lead If it is a lead you do not want, the lead must go back to the front desk to distribute to the next agent on the sign up list

Please note we always check to ensure that the property a lead is inquiring about is not one of our own office listings If a lead comes in for a property listed by one of our own agents, we always send the lead to that agent If it is a KW listing from a KW agent in another KW office, the lead is then distributed out

TEAM MEETINGS

Team meetings are held every Tuesday from 11 am to 12 pm Each meeting includes items such as: a presentation by a vendor or service provider, market statistics, market center statistics, awards and recognition, announcements, broker moments and more They are a great opportunity to network with your colleagues and to stay current on market conditions and is also streamed via Zoom if you cannot attend in person

There are multiple computers for everyone ’ s use. Agents may use any and all of the programs installed on the computers. Agents MAY NOT install any programs or change any settings without the permission or supervision of the MC. If there is a program you would like to have available, please contact the front desk with your request.

About the Office

COMPLIANCE

All paperwork can be found online on DocuSign. All required forms must be completely filled out before being submitted to the MC for review. All paperwork is required to be submitted to your broker through Command within three business days of ratification through the Commissions Tab in Command when submitting leases or contracts. Please name your opportunity with the initials of your broker (ie. JL - 123 Main St)

MAIL

Every agent has a mailbox here in the office. Please be sure to check your mail regularly as these spaces do tend to fill up fast and important business documents do arrive here on your behalf

PACKAGES

Please feel free to have any packages shipped to the office, this is your second home When a package arrives on your behalf, you will receive an email notification and it will be stored in our package closet behind the front desk

GYM

There is a fitness facility on premise for your use, this is located at 1800 Diagonal Road labeled "Carr Properties". Due to the current health crisis, there are extra Covid waivers to sign off before you will be granted access. Please reach out to your ASC or DFI for these forms.

BILLING

Agent bills are generated between the 8th and the 15th of each month Payment is due before the end of the same month If an agent has a question regarding their bill, please see the MCA as soon as possible Credit cards on file will be charged on or after the 15th of the same month (unless you choose to pay by check)

*A late fee of $25 00 will be billed to any agent for any overdue payment

The agent portal is an internal site exclusively made for KW Metro Center offices to post your upcoming listings before they go live on the

All agents within our KWMC offices have access to view this portal - if they have clients looking for a property that they are unable to find on the MLS, they may utilize the portal to see if any agent in-house may have a property for their client before the listing goes live on the MLS You can also find valuable resources such as W9's, Licensing and board information, and updated affiliated business disclosures

KW Metro Center offers passive wealth-building opportunities unparalleled in the market. At most companies, when the work stops, so does the paycheck. Not at KW Metro Center. With the understanding that agents cannot be in production forever, the profit share system was created as a financial tool to allow KW associates to build inheritable wealth through passive income.

There is no catch or fine print, and calculations are simple and transparent.

Here's how it works:

When deals close, KW agents pay company dollar to their Market Center (providing they haven't hit their cap amount yet )

The market center uses this money to pay operating expenses What's left over is profit and, unlike with other companies, a portion of that profit is shared back with the agents who helped the company grow by bringing on productive agents

Currently, the profit share system can grow 7 levels When someone names another agent as their sponsor, or the person who introduced them to KW Metro Center, that sponsor goes into their "first" level of profit share Each first level sponsor gets 50% of the profit attributed to the activities conducted by the associate they brought into the company We are proud to share that KW Metro Center has provided $584,644 to our agents in 2021

The KW Metro Center branded sign panels are $55. The KW signs are generic white KW branded and can be picked up at the front desk along with a selection of generic sign riders ($25). To add your personal information, you will want to order customized sign riders directly from our sign provider Jack Pratt. This can be done by order form, on the Agent Portal.

To help your signs stand out, our sign posts are 2” x 2” x 1/8th” red rectangular aluminum posts, required for use by KW Metro Center Agents with our KW Metro Center signs Agents can order the post with instructions for placement through Mendez Post Placement for a cost of $40/sign, for installation and removal
