PROJECT PROPOSAL FOR A TYPE R-2 RESIDENTIAL USE, 2 STORY ROWHOUSE WITH FINISHED BASEMENT. THE STRUCTURE SHALL REACH A MAXIMUM HEIGHT OF 22’-6 1/2” ABOVE GRADE. THE BASEMENT FLOOR SHALL BE PLACED AT 10’-0” BELOW GRADE. ENTIRE STRUCTURE, MEASURED FROM THE LOWEST ACCESSIBLE POINT, SHALL BE 31’-6”. THE ROOF SHALL SLOPE FROM THE SOUTH SIDE, BEGINNING AT 22’-6 ½” ABOVE GRADE. ROOF SHALL SLOPE TOWARDS NORTH SIDE, TERMINATING AT A HEIGHT OF 21’-6” ABOVE GRADETHE PRIMARY STRUCTURE SHALL BE WOOD FRAME CONSTRUCTION, POURED CONCRETE FOUNDATION WALLS WITH CONCRETE FOOTINGS BENEATH, AND A CONCRETE SLAB AS THE BUILDING PAD. STAIRS THROUGHOUT ROWHOME SHALL BE BUILT WITH TREADS AT A MAXIMUM RISE OF 7” AND MINIMUM RUN OF 11”.

SECTION 020000 - EXISTING CONDITIONS

EXISTING ROWHOUSE AND SITE OBSTRU CTIONS SHALL BE CLEARED FROM SITE. EXCAVATE THE PERIMETER OF THE PROPOSED PROJECT’S BORDER TO REACH 11’-0” BELOW GRADE, WHERE THE FOOTINGS AND FOUNDATION WALLS SHALL BE PLACED. THE CONCRETE FLOOR SLAB WILL BE POURED TO CREATE A FLOOR AT 10’-0” BELOW GRADE.

SECTION 030000 – CONCRETE

CONCRETE FOUNDATION WALLS AND FOOTINGS SHALL BE CAST IN PLACE CONCRETE. FOUNDATION WALLS SHALL REACH DEPTHS OF 10’-0” BELOW GRADE. AT 10’-0” BELOW GRADE, A CONTINUIOUS WALL FOOTING SHALL FOLLOW THE PERIMETER OF THE DESIGNATED BUILDING TO FACE INWARDS. FINAL DEPTH OF FOOTINGS SHALL REACH 11’-0” BELOW GRADE. A POURED IN PLACE CONCRETE SLAB SHALL CREATE A BASE FOR THE BASEMENT FLOOR. IN THE REAR SECTION OF THE SITE, CONCRETE SHALL BE POURED TO CREATE A VEHICULAR / PEDESTRIAN PAD. SECTION 040000 –

MASONRY

THE PRIMARY FAÇADE MATERIAL SHALL BE 4” x 8” NOMINAL BRICK, PAINTED WHITE, WITH 3/8” MORTAR JOINTS. THERE SHALL BE A RAIN SCREEN ON THE NORTH AND SOUTH SIDES OF THE BUILDING. AN 8” x 8” GREY CMU VENEER SHALL BE PLACED WHEREVER THE BUILDING IS EXPOSED BELOW GRADE LEVEL.

SECTION 050000 – METALS

THROUGH WALL FLASHING TO BE USED AT PARAPETS AND CONCRETE-TOBRICK TRANSITIONS. FLASHING SHALL BE INSTALLED AROUND ALL EXTERIOR OPENINGS. CORRUGATED METAL ROOF SHALL BE INSTALLED ON TOP OF FRONT PORCH ROOF. ROD AND PINTEL BRICK TIE BACKS SHALL BE PLACED EVERY 24” ON CENTER, BOTH VERTICALLY AND HORIZONTALLY, THROUGHOUT EXTERIOR BRICK WALLS. METAL GUTTER AND DOWNSPOUT SYSTEM SHALL BE INSTALLED ON NORTH SIDE OF BUILDING TO DRAIN ROOF RAINWATER. STEEL REBAR SHALL BE SET INTO FOUNDATION WALLS AND FOOTINGS AS NOTED. WINDOW MULLIONS AND EXTERIOR DOOR FRAME MULLIONS SHALL BE BLACK ALUMINUM. ALL HANDRAILS AND RAILINGS SHALL BE BLACK STAINLESS STEEL.

SECTION 060000 - WOODS / PLASTICS / COMPOSITES

ALL FLOORS, AND ROOF, SHALL HAVE A ¾” PLYWOOD SUBSTRATE. THE EXTERIOR DECKS SHALL BE COMPOSED OF BLACK STAINED WOOD. COLUMNS AT THE FRONT PORCH ARE TO BE 6” x 6” WOOD COLUMNS. INTERIOR WALLS SHALL BE 2” x 6” WOOD STUDS, PLACED AT 16” ON CENTER WITH A BOTTOM PLATE AND DOUBLE TOP PLATES. FLOOR JOISTS SHALL BE 2” x 12” WOOD JOISTS, PLACED AT 16” ON CENTER. SECTION 070000 - THERMAL AND MOISTURE PROTECTION

FIBERGLASS BATT INSULATION SHALL BE INSTALLED IN CAVITIES OF EXTERIOR WALLS AND FLOORS, IN BETWEEN WOOD STUDS. POLYSTYRENE INSULATION SHALL BE PLACED NEXT TO WATERPROOFED GYPSUM SHEATHING ON EXTERIOR WALLS, AS WELL AS ON THE INSIDE OF FOUNDATION WALLS. LIQUID APPLIED VAPOR BARRIERS SHALL BE PLACED ON EXTERIOR SIDE OF FOUNDATION WALL, BELOW GRADE, AND WRAP BETWEEN FOUNDATION WALL AND WALL FOOTINGS. WATERPROOF GYPSUM SHEATHING

SHALL BE PLACED BETWEEN AIR BARRIER AND RIGID INSULATION IN EXTERIOR WALL ASSEMBLIES. ROOF SHALL RECEIVE A LAYER OF LIQUID APPLIED VAPOR BARRIER, AS WELL AS WATERPROOF EDPM

ALL EXTERIOR DOORS SHALL BE 3’-0“ x 7’-0” MAPLE DOORS, PAINTED BLACK, WITH UPPER HALF OF DOOR INLAID WITH GLASS. ALL WINDOWS SHALL BE 3’0” x 4’-0”, WITH THE SILL SITTING 3’-0” ABOVE FINISHED FLOOR. INTERIOR DOORS SHALL VARY THROUGHOUT, FROM 2’-6” x 7’-0” TO 3’-0” x 7’-0” SIMPLE SWING DOORS, AS WELL AS 2’-6” x 7’-0” SINGLE POCKET MAPLE WOOD DOORS.

SECTION 090000 – FINISHES

INTERIOR FLOORS SHALL BE 4” TONGUE AND GROOVE WOOD FLOOR BOARDS, STAINED SOFT GREY. ALL INTERIOR WALLS SHALL BE PAINTED EGGSHELL. CEILINGS SHALL BE PAINTED WHITE. MOULDINGS SHALL BE PAINTED WHITE. WINDOW SILLS SHALL BE PAINTED WHITE.

SECTION 210000 - FIRE SUPRESSION

BUILDING SHALL BE EQUIPPED WITH SPRINKLER SYSTEM. FIRE EXTINGUISHER SHALL BE LOCATED IN GARAGE AND KITCHEN. EXTERIOR WALL ASSEMBLIES, FLOOR ASSEMBLIES, CEILING ASSEMBLIES, AND INTERIOR WALL ASSEMBLIES SHALL MEET IRC 2018 CODE REQUIREMENTS FOR FIRE RESISTENCE AS SHOWN ON SHEET G001.

SECTION 220000 – PLUMBING

VERTICAL DRAINS SHALL RUN THROUGH CAVITY OF INTERIOR WALL, AND SHALL CONNECT TO PUBLIC SEWER SYSTEM (BLACK WATER) OR WATER FILTRATION AND REUSE SYSTEM (GREY WATER). HORIZONTAL DRAINS SHALL RUN FROM VERTICAL DRAINS THROUGH THE FLOOR CAVITIES, AND CONNECT TO THE BOTTOM OF EACH PLUMBING FIXTURE. SUPPLY WATER SHALL RUN FROM MECHANICAL ROOM IN BASEMENT, EITHER FROM THE REFRIDGERANT SYSTEM OR WATER HEATER SYSTEM. WATER SHALL BE SUPPLIED THROUGH FLOOR CAVITIES INTO THE BOTTOM OF PLUMBING FIXTURES.

SECTION 230000 – HVAC

CENTRAL HEAT AND COOLING SYSTEM SHALL BE PLACED ON ROOF. SUPPLY AND RETURN VENTS SHALL CONNECT TO 24” x 8” TRUNK DUCTS THAT ARE LOCATED WITHIN THE INTERIOR WALL OF THE STAIRWELL. THE 8” DIAMETER BRANCH DUCTS SHALL TRANSITION OFF OF THE TRUNK INTO THE FLOOR CAVITIES. FROM THIS TRANSITION, THE BRANCH DUCTS SHALL TRAVEL INTO EACH SECTION OF THE FLOOR, ENDING WHEN AN AIR TERMINAL IS AT AN EXTERIOR ROOM. AIR TERMINALS, BOTH FOR RETURN AND SUPPLY, SHALL BE

PLACED IN EACH ROOM. AT LEAST ONE RETURN AND ONE SUPPLY SHALL BE IN EACH ROOM AND CORRIDOR.

SECTION 260000 – ELECTRICAL

ELECTRICAL WORK SHALL BE COMPLETED BY EXTERNAL PARTY.

SECTION 310000 – EARTHWORK

SITE SHALL BE CLEARED OF ALL EXISTING OBSTRUCTIONS. FLATTEN SITE WHERE NECESSARY. EXCAVATE EARTH WHERE NECESSARY TO CREATE CAVITY FOR BASEMENT.

SECTION 320000 – EXTERIOR IMPROVEMENT

GREY STONE PAVERS SHALL CREATE PEDESTRIAN PATHWAY TO AND FROM SOUTH ENTRANCE. STAIRS SHALL BE POURED CONCRETE WITH STONE VENEER TO ACCOUNT FOR ELEVATION CHANGES IN SOUTH SECTION OF SITE. NORTH SECTION OF SITE SHALL RECEIVE POURED CONCRETE SLAB TO CREATE VEHICULAR AND PEDESTRIAN PAVEMENT.

SECTION 330000 - UTILITIES

DOMESTIC WATER DISTRIBUTION SHALL BE DISTRIBUTED TO SITE. SANITARY SEWAGE PIPING SHALL CONNECT TO PLUMBING SYSTEM. STORM DRAINS EXIST ON STREET AT NORTH AND SOUTH SIDES OF SITE.
