Poor environmental security at night due to the high rate of homeless people and drug addicts around the site.

Programme may be rejected when it comes to infusing local and migrants together

2.3 PESTEL POLITICS

The site is located adjacent to well known Jalan Pudu and Jalan Bukit Bintang, also nearby a cultural food hub street with is Jalan Alor. As it is located in the capital of Malaysia, Kuala Lumpur, it is surrounded by the governemt bodies such as Kuala Lumpur City Hall, DBKL.

The site is surrounded by varios vribrant and rich arts, cultural and heritage building. Therefore, the main site economical gain is generated by the local businesses, migrants businesses and target tourists.

ECONOMICAL

Majority of users in the surrounding context are from the locals and migrants as the permanent user group. During the weekdays, the lacking of availability of amenities and unsafe environmental quality, the site are very usual with busttling traffic during traffic hours without high social quality. While the nightlife during the weekends tends to concentrate at a nearby street called Jalan Changkat.

DBKL developed an urban design strategy that street defined architecture where the building proposed must be adjacent to the surrounding neighbourhood.Green technology such as rainwater harvesting system to be abide as part of Green Building Index. New and modern TECHNOLOGY construction seem to be on a rise around that area, this development will contribute to that change and adapt to the modern technologies in construction. Green Building Index (GBI) isn’t quite applied around the site’s context. Therefore, there is an aim to reduce the amount of artificial lighting and ventilation system used, replacing with a passive system. Not only that, vibrants connection to the site promotes friendly walking experiENVIRONMENTAL ence and reduce transportation in the site. The new construction of the city lobby will abide to by-laws according to the regulations of the Uniform Building By-Laws 1984 (UBBL 1984). It’s design, safety, construction method and other criterias of the building will abide all the requirements as stated. The legal requirement also set by other relevant authorities such as Dewan Bandaraya Kuala Lumpur.
