3.0 PROJECT PHASES 3.1 Basic Services in Architectural Practice

The architect refers to the building programmes to develop schematic drawings Documents like sketches, models and emails are compiled for the main contractor of the project.

Technical aspects of the design asre developed, especially that will affect the architectural design of the project

We start to develop a general plan and basic exterior design and how the building operates through sketches and consultions with clients.

As sketch is refined, preliminary estimation for cost of construction based on current area, volume and shared with clients.

We prepare and submit drawings and necessary documents to the relevant authorities as required under any relevant laws. PHASE 2 - Design Development

With the team of engineers,finalize on the technical aspects and engineering, after obtaining the necessary approvals from client. This includes the structural detailing and engineering.

Client prepares to select the contractor for the project and we will invite tenders to work or collaborate with other consultants engaged by client.

The results of the tenders are then evaluated by the design team and a report as well as recommendation will be submitted to client.

Contract given to the chosen contractor and begin preparing the building contract documents, either alone or with other consultants appointed. PHASE 4 - Contract Implementation & Management

After satisfied that the building is fit and safe for occupancy, we will issue a certificate of completion and compliance to the main contractor, that satisfies built drawings and submitting maintenance manuals together with all warranties to client.

After being satisfied that all defects to the building have been rectified, we will issue a certificate of making good defects.

Finally, we will prepare the final accounts for the contract and issue a final certificate of payment to the contractor.

PHASE 1 - Schematic Design

We begin to develop the technical aspect of the design, especially those that will effect the architectural design of the project

We consult client to select the appropriate materials, including the interior finishes, windows, doors and fixtures.

We will revise the drawings with more details to allow other consultants to commence their respective detailed design work. For exp, the engineers will begin on the structure, plumbing, electrical, heating and ventilation systems if necessary.

We together with client finalizes the interior and exterior design, the design development phase ends. PHASE 3 - Contract Documentation

After the CD, we will then supervise the construction works to ensure the construction is done in compliance to the CD.

The submittals and drawings from contractor and product manufacturers are reviewed, as well as the application for payment from the main contractor.

Questions from the main contractor are also resolved by us as the architects, as there are always unforeseen circumstances that happens in the construction project. PHASE 5 - Final Completion
