GET TO KNOW MY BACKGROUND & PHILOSOPHIES

In an era where many households had one income, I grew up in a similar environment where my father worked and my mother raised two older brothers and me. The big difference was Mom was an amazing public servant and Dad was still able to be involved in our lives outside of his business dealings. They were also both driven to give back to the community. Dad with his involvement in the Portage Rotary and the Red Cross and Mom was a consummate professional board member…from the Portage School Board, the Bronson Healthcare Group Board, the Kalamazoo County Road Commission, the list goes on and on.

I grasped at an early age volunteering and public service was a natural part of life, an extension of ourselves planted right in the middle of positive change.

With my younger years filled playing volleyball against very high level teams, I also learned about discipline, determination, competitive advantage, and success…. all attributes I saw in both parents but experienced personally through athletics. We

as children were encouraged to find employment by the age of 16. My “job” was to practice and play volleyball as it looked favorable I could earn a full-ride athletic scholarship to college. In 1985 that became reality as I started my freshman year on a volleyball scholarship at Western Michigan University (WMU). Four years later, after winning 4 Mid-American Conference Titles, I graduated with my Bachelors in Business Administration Degree.

Those years strengthened my confidence, perseverance, dedication and how to learn and evaluate through difficult situations. Fast forward to my Real Estate profession, I’ve built a rewarding career due to the many experiences from my past, applying what it takes to be successful, and combining them to focus on the people and communities I serve. Spending half of my life in Kalamazoo County and the other half in Calhoun County I stay active where I can.

I’ve been involved with my Alma Mater WMU ever since I graduated within the Athletic Department and Alumni Office.

I currently serve on the Bronson Health Foundation Board and Distribution Committee. It’s very near and dear to my heart as our eldest son Brett, spent his first 100 days of life in the Bronson Neonatal

Intensive Care Unit. He weighed only 1.2 pounds at birth. I look at it as my way to “pay it forward” to this wonderful hospital. Another area I volunteer is with the WMU Spikers Club. I am the current President of my volleyball team booster club at WMU. I’ve also served on the Calhoun County Pathways to Health Board and the Calhoun County Women of Impact, a group supporting local non-profit organizations. One of my favorite quotes comes from my mother… ”That what I’ve given has been minuscule compared to what I have received.”

When you give of yourself to groups or organizations that mean something to you this quote fits perfectly.

The Jaqua Relocation Division has assembled a team of experienced professionals offering excellence in relocation services. Our Relocation Division specializes in facilitating national third party relocation transactions, developing and maintaining relationships with area corporations, and providing specialized services to relocating families. Jaqua Realtors is a member of the national network of independent brokers, Leading Real Estate Companies of the World, which allows us to further develop relocation business connections.

HOUSEHOLD COORDINATION

Household coordination services are geared towards seniors or those looking to downsize/ simplify. This service will identify projects to prepare your home for sale and moving. We will coordinate quotes from service providers, take inventory of furnishings, create a pre-move floor plan and thoughtful guidance on how to reduce household items.

CLEANING, ORGANIZING & DE-CLUTTERING

Our organization services help our clients present a well-maintained home by organizing small spaces such as closets, pantries, and cabinets. Our cleaning services make sure your home makes the best possible first impression with buyers and makes the selling process a snap. Our de-cluttering services help neutralize the home regarding personal items or taste.

This service places stylish furniture, artwork and decor into photos of vacant properties, allowing buyers to visualize themselves in the home. COMPARATIVE MARKET ANALYSIS

Determining your home’s market value, a comparative market analysis, or CMA, is an effective tool for estimating your home’s value. As a real estate professional, I provide a complimentary CMA to those interested in determining the value of their home under current market conditions. A thorough CMA includes a comparison of similar sold properties, as well as properties currently on the market.

Sold Listings

Homes sold within the last three to six months are used as comparable sales to best indicate the current value of your home.

Comparable Sales

Comparable sales are properties closely resembling your home and have sold within a similar time frame.

Factors affecting your home’s market value:

• Location

• Age of Construction

• Square Footage

• Upgrades & Condition

Market conditions are affected by:

• Interest Rates

• Buyer Demand

• Price of Recently Sold Homes

• State of the Economy

• Seasonal Demand

Factors having NO affect:

• The original purchase price

• Expected cash proceeds from the sale

• What others say your property is worth

• Money needed to purchase a new home

• The mortgage balance on your property

Pricing Strategy

The price of your home is critical to the selling process. Your home must be priced strategically in order to sell for list price but also to sell in a reasonable amount of time. Your home should be priced to appeal to the greatest number of potential buyers. As your agent, I will incorporate your financial goals, the market value of your home and other selling objectives into your personal pricing strategy.

How Soon Would you Like to Sell?

Remember, each step up the price ladder eliminates some buyers.

WHAT TO EXPECT IN A NEGOTIATION

Remember that most transactions involve a fair amount of negotiation between the initial offer and a signed contract. An agent’s objectivity, experience and counsel are usually indispensable in these situations. Keep in mind that price isn’t the only thing that’s negotiable in the sale and purchase of a home. A potential buyer can add any number of terms to the contract, which may make the offer more or less attractive to you.

Some of the most common elements to consider are:

PRICE

Your agent ‘s knowledge of the current market is invaluable in helping you decide whether to accept the offered price or counter with a higher one or provide advice to buyers on what price of offer for their dream home. They will also help you consider the time value of money in your decision, i.e. will a higher offer offset potential additional carrying costs?

MORTGAGE CONTINGENCY

Most buyers purchase a home subject to obtaining a mortgage. The terms of the mortgage and a time frame for securing financing are stated in the contract. Both buyers and sellers need to be conformable with these terms and the buyer’s ability to obtain a mortgage, because the buyer cannot, the contact will be void.

HOME INSPECTION

Most buyers choose to conduct an inspection of the property with a licensed home inspector to identify potential structural or material problems. If the inspector uncovers any issues, the seller and buyer must negotiate what items will be addressed, by whom, and who will pay for them.

CLOSING DATE

This is the date when ownership changes hands and usually, but not always, the date when the seller vacates and the buyer may occupy the property. If the seller or buyer have specific requirements for scheduling the closing due to the seller’s move or the buyers flexibility in this regard might be an important factor in deciding when the offer is accepted.

UNDERSTANDING CLOSING COSTS

Understanding who pays for what will ensure that there are no surprises.

WHAT MY CLIENTS ARE SAYING...

“I have known Katharine since I was young so it was an easy choice. She proved beyond a doubt to be our best choice in looking and finding our new home. I look forward to her selling our current home!” - David & Kelly

“Katharine was incredible to work with throughout our entire process. We made the move from Chicago to Kalamazoo, MI and when you’re moving multi-state you need someone who is responsive and on top of things. Katharine was a great communicator and we felt as she was available at any time especially if we had to deal with any challenges. We’d highly recommend her for your next home purchase!”

- Kyle & Christina

“Amazing sales professional. Katharine is knowledgeable, has great negotiating skills, extremely personable and assertive in her approach. Delightful to work with and very creative in her style. I would definitely recommend Katharine Werme Hermsen to anyone buying or selling a home.”

- Bob & Sue

“Katharine was fantastic. She was very efficient in finding us what we wanted when we were looking for a house to buy as well as selling our home on Chippewa Street. She was great at keeping us apprised of what was going on throughout the whole process. I will definitely recommend her to anyone who is looking for a REALTOR®.” - Kara

“Katharine was absolutely excellent in every aspect of selling our home. We live in Chicago and sold our lake home in MI and didn’t have to come up once in the entire process. Things like arranging the cleaning person , grabbing plants to enhance the outside of the home , working with a furniture stager, handling the sprinkler blow out , working with the repair people and so much more. She responded immediately to emails and texts and calls and worked endlessly to take the stress off us of being 3 hours away while selling our home. We have bought and sold over 15 times in the past 10 years for various reasons in various states and have a large amount of experience with REALTORS® and the process. Katharine is by far the best REALTOR® we have ever worked with. We only wish we could use her around the country! There isn’t one negative aspect about working with her. It made a very stressful event so much easier.” - Lauren

“Katharine was absolutely amazing! She came highly recommended and was exceptional to deal with. She was extremely knowledgeable, friendly, and professional, making the entire process unbelievably smooth and stress free with her expert guidance. I can’t say enough about Katherine, and we highly recommend her to future buyers and sellers.” - Johnny & Kristin “Katharine, did an amazing job helping us to find our new home. Her professionalism and expertise made the process simple and enjoyable. She was always available to help answer our questions and aid in the buying process. I would recommend her to anyone looking to purchase a home in the greater Kalamazoo area!” - Grant

“A friend of a friend referred us and we could not be happier. Katharine hit the ground running, marketing our unique property in ways that our previous agent did not. She was in constant contact with us and guided us through the process of “getting things done” in order to make the property saleable. She is positive, knowledgeable, supportive and empowering. Thank you!” - Jane & Nick
