THE NEIGHBORHOOD NEWSPAPER OF

Island City Canoe Race decidess to step into the future and out of the past

We had heard about the famous Island City Swami who will occasionally sit on a Mangrove branch in Colohatchee Park and read the tea leaves of Wilton Manors. The same tea leaves he takes home in a doggie bag from Oscar’s Tea Room. His proficiency at reading palms is known throughout South Florida… palm trees that is. When we met up with the Island City swami he was accompanied by a boom box playing sitar music as we sat across from him. The renowned mystic from the Far East Neighborhood Association, the fabled Middle River soothsayer, the seventh son of the seventh sunset; The Island City Mystic w a s re a d y t o g i v e T h e I s l a n d e r Newspaper his predictions for 2015. He knows little, but suspects a lot. He excels at predicting everything about the future.... here are his bold predictions for Wilton Manors in 2015:

Mayor Resnick resigns!

After years of promoting Wilton Manors as the gay capitol of Florida and basking in the glory of watching Island City property values soar and gay businesses thrive, Mayor Resnick realizes he may have made a mistake when 100,000 gay couples descend on Wilton Drive and apply for marriage licenses in Wilton Manors in one month! Everyone wants to get hitched right away and Mayor Resnick is asked to perform the weddings at Richardson Park. Overwhelmed with the amount of paperwork that has deluged City Hall and his voice getting horse from reading wedding vows non-stop, the Mayor decides his job is done. “Why can’t they get married on the Beach in Key West?, the Mayor mutters after officiating at his 500th gay wedding ceremony.

Vice Mayor Scott Newton votes against the church property development

Vice Mayor Scott Newton wakes up one morning at his East Side home, jumps in his car and heads off to work. He pulls up to NE 26th Street and,

Wilton Manors

The Island The Islandd City City Swami Ci S amii Sw makes his predictions for 2015 after sitting for 10 minutes trying to make a turn into the heavy traffic he makes a U Turn and heads over to NE 16th. Once again, traffic is so backed up that Newton cannot make a left hand turn. Newton finally gets on to 26th and heads towards Dixie Highway only to come to a complete halt as a train passes. It takes Vice Mayor Newton 30 minutes to drive from Manor Lanes to Dixie Highway! It is at this moment that Newton has an epiphany and realizes that Wilton Manors is getting over-populated and over- developed. It is at this moment that the Vice Mayor decides to join forces with his neighbors and fight the development on the church property.

The entire staff from the Wilton Manors Leisure Services Department take a walk over to Richardson Park one day and, to their amazement, they see over 200 rds ds ds kayaks and paddleboards cruising the waterways. But nott one canoe! How could this be? Are canoes actually becoming a thing of the past? In a brainstorm session, Leisure Services decides to allow Kayaks and Paddleboards in to the Around The Island Canoe Race. They decide to make it a three event event. Thousands converge to compete in this year’s race and Wilton Manors Officials finally wake up and realize that it’s not all about The Drive. Promoting water sports as a city attraction just might bring in more tourism revenue than just promoting the night life.

Wilton Manors adds crosswalks along the Drive

After a record 15th person is hit by a car trying to cross Wilton Drive, City Commission decides to FINALLY take action and add solar powered flashing crosswalks to slow down the traffic.

Andrews Avenue spruced up

After conducting nearly 100 surveys on how to clean up Andrews Avenue the Wilton Manors Economic Development Task Force decides that a few trees and some nice landscaping might be a start. A quick trip over to Lauderdale by the Sea gives the task force some new ideas such as painting utility boxes and adding foliage. The cost of the Andrews Avenue spruce up? Far less ess than the amount of money invested over the years in taking surveys and designing plans that never came to fruition.

James C. Dean Bridge raised

After watching home values quadruple along Middle River Drive in Ft Lauderdale all because the Sunrise Bridge was raised, Wilton Manors decides to seek funds from the state to raise the bridge along NE 26th Street. Home values along the water soar and

Opinions, comments, rants & raves Take cash to the beach… Leave your credit card at home! We recently went to Fort Lauderdale Beach for Dinner at The Deck Restaurant along A1A. I charged our meal with my Visa Card. The charge was for $61.29. I left a $12 Tip. The next Day on my credit card statement I had two charges… One for $61.29 with a $12 tip. Another charge appeared for $61.29 with a $22 tip. I called the restaurant manager and she said she would refund the fraudulent charge. Three days later, and still refund-less, I called the restaurant manager again. Five days later I called the restaurant manager again still seeking a refund. Obviously, with an out of state cell phone number this restaurant manager must have thought I was a tourist. They surely were taking advantage of me. So I headed over to the Ft. Lauderdale Police Department and filed fraud and theft charges against the restaurant. A police officer there recommended that from now on I pay cash along the Ft. Lauderdale beach because THIS HAPPENS ALL THE TIME! What a nightmare. Who’da thunk it? Bring the tourists in to town and rip ‘em off! Be careful folks. When charging anything along the Ft. Lauderdale beach, be sure pay with cash or you watch them swipe your credit card… Never let the waiter take your card away from the table! Lesson learned.

Construction crime watchers needed

Bring back the holiday cheer It is so important that our Island city bring back the joy and happiness of the Holiday season. This past Christmas there was really nothing but a tree. This city did very little to make our lives here a festive one. Where were the street light ornaments, banners, flags and lights? Where were the giant wreaths welcoming people to Wilton Manors? Where was the Joy? We pride ourselves as being a community oriented community and yet there was nothing to lift the spirits of our residents. What happened to holiday cheer? Where were you Christmas in Wilton Manors? Let’s get the ball rolling for next year and start to change the holiday season and bring back the joy for all! This also goes for all the American military holidays: Where were the American flags except on the city hall bldg? Wilton Drive should be lined with American Flags on Holidays. Come on Wilton Manors we can do better than this!

— Grinch Buster

Is it just me or does it seem that whenever there are construction crews working on homes in the area break- ins follow. Recently, a home on our block was being remodeled and numerous construction workers were in and out of the home daily. Different workers were on site continuously: Bathroom renovators, Stucco Contractors, Flooring Companies. As soon as the home was completed two home burglaries occurred in our neighborhood. Coincidental? Or were these construction laborers scouting homes while they were on our block working? I believe so. When a home in your neighborhood is under construction, do the neighborly thing and keep an eye out for these workers while they are on their breaks. Keeping your neighbor’s home safe keeps your home safe.

Wilton Drive… Grow up!

Is this necessary? My Husband and I are arts and craft show lovers. Twice a year, we enjoy visiting the Las Olas Art Show and we enjoy shopping at the Lauderdale by the Sea Craft Festival. As local residents we were thrilled to hear the news that Wilton Manors was hosting its own monthly Art Walk along Wilton Drive. We attended this month’s Art Walk along The Drive and must say that It was a great event with some really talented and accomplished local artists. But we were wondering… Was it really necessary that there were two Instant HIV Test Vans stationed at the Art Walk? Was it necessary that there were two men handing out HIV Information pamphlets to art lovers as they perused the mini outdoor galleries? When did art shows become meat markets that require the need for instant sex-

ual dating awareness? I have been to several of the art shows along Las Olas and I do not recall ever seeing an Instant Syphilis Test Van. At the Craft Festival I must have missed the gentleman passing out Gonerea Prevention Flyers. Why must Wilton Manors mix Sex and Art? Why does Wilton Manors insist on being the city that shouts to the world “We’re the Gayest City in Florida and we want to make sure your art appreciation experience is AIDS Free!?” Can we do something classy for once without sexual innuendos?

Yes, the time has come for us to seriously think about weaning Wilton Drive off the bottle and taking it into the future. This past New Years Eve the drive was filled with YOUNG, YOUNG Revelers and party goers but, can we talk? Is this what we want? Are these 20 Somethings bringing in the same revenue as other areas that have already grown up? Maybe we need to take a hint from our neighbors in Ft Lauderdale. In 1985 they realized that by upgrading the strip along the beach they could increase revenue. Ft Lauderdale decided that they should start attracting adults and get rid of the Spring Breakers. It worked. Fort Lauderdale Beach Boulevard was turned into one of the most beautiful pedestrian pathways in the world. Upscale restaurants started popping up and now the Over 40 tourists have descended on Ft Lauderdale Beach and are bringing in much higher revenues than those College Kids ever brought to town. The ground work is already here. Wilton Drive has some of the area’s best restaurants and some really interesting little shops. All it takes is some gumption by the folks we elected at City Hall to start looking to the future. But it seems that the status quo is all they know.

Dining on the Drive Scarfone’s Coal Fired Pizza Don’t worry if you can’t decide what to order at Scarfone’s on The Drive because you will undoubtedly make a second, third, and fourth trip. The chic eatery boasts a coal fired oven on the main thoroughfare in Wilton Manors that is Broward’s new dining destination. The warm contemporary interiors are trendy yet cozy and reflects the updated American Italian menu that won’t break your budget. Where you can spend upwards of $25 for a Domino’s Pizza meal, you can get one of Scarfone’s Signature Pizzas with a wheat crust for $20. Try getting a slice at a Pizza Hut--you can’t. But if you’re looking for a light meal or afternoon snack, you can order up a large slice at Scarfone’s for $3.50 (50 cents for extra toppings). This is the second location for what will hopefully become a successful franchise while maintaining the current quality. The first location is in Coral Springs, and Islanders are lucky that they chose us as a location to feed the delicious fire. It all starts with a healthy selection of first courses like $5 “The Show” soup with diced chiken, mini meatballs, sausage, roasted peppers, pasta noodle

bathing in a savory tomato broth. There is the standard fried mozzarella, tomato bruschetta, and fried calamari all around $9.75. But they also offer an amazing eggplant tower built with layers of lightly breaded eggplant, tomato, mozzarella, roasted peppers drizzled with balsamic vinaigrette. If I had to start with something, it would be the Garlic Parmesan Fries with Truffled Salt ($6.75) and the Spinach Sauteed with Garlic and Olive Oil ($6)--and yes, we added the sausage for $2.50. The spinach dish is listed under starters, but it would make an ex-

cellent side to go with the soup or a slice. Pizzas come crispy a large 16” is $15, the medium 12” only $13. Add a dollar more for a wheat crust and throw on whatever toppings you want for 50 cents each. The Signature Pizzas require no decision making. They’ve already decided on some mouth watering combinations for you. Franki Tomatoe’s comes with fresh mozzarella, fresh tomato, basil, and touch of sauce and then there are some more Americanized options like the Aloha Hawaiian (ham, pineapple, fresh mozzarella, tomato sauce) or Connie’s Chicken Parmesan (breaded

diced chicken, mozzarella, basil, & tomato sauce). The thing not to forget is that they serve coal oven chicken wings topped with caramelized onions. There are a variety of flavors to try, but the coal oven does whatever it magic it does to pizza crust to the wings and the sweetness of the caramelized onions complements the smoky char quite nicely. Scarfone’s is a hit on all marks. The location is great with paid parking available on the street and at Hagen Park. The pizza is the star, but they have salads, pastas, calzones, and hoagies that stand up to any available (although I’m sure there are plenty of native New York and Jersey folk who can come up with a good argument for a place they know up north that can’t be beat). Scarfone’s is more than worth the trip, but don’t plan on an early lunch. On most days they don’t open until 2:00 pm and are closed on Mondays.

Good Morning, Wilton Manors oors rs

Egg N’ You I’m not here to talk to you about the sandwiches or other meals served in the afternoon and evening hours. I’m here to talk to you about the most important meal of the day which also happens to be my favorite meal of the day: breakfast. Some like it light. For them, a spot of tea and wheat toast will do. Some like it healthy: a protein shake with half a grapefruit shall carry those far beyond the mid-morning slump. Then there are some who like it hot and slighty-but-not-too greasy with black coffee and enough carbs to make Dr. Atkins turn in his grave. Stepping into the Egg N’ You diner is akin to stepping back in time. Having been around since 1956, it’s somewhat of a Fort Lauderdale institution. However, it appears the renovations stopped sometime in the

Jazzercise?Oh yes! BY JESSICA CHESLER ‘Tis the season of resolutions. The clock struck midnight on New Year’s Eve, and now it’s time to make it or break it when it comes to all the new (and old) goals you’ve set for yourself. If you’re like millions of other Americans, you’ve promised to take care better care of your body. So, wake up and make that blueberry-kale smoothie, slip on your best workout gear, and take advantage of the gym membership your significant other lovingly (or passive-aggressively) gave you at Christmas. However, if you didn’t get a year’s membership to Steel Gym in Wilton Manors, you might want to turn to a good old fashioned 80s classic. Yes, I’m talking about Jazzercise. Are there images of leotards and leg warmers dancing through your mind? Forget that. Over the 45 years that Jazzercise has been around, they’ve stayed around because they’ve continued to evolve their program and their facilities. The Fort Lauderdale location on Oakland Park Boulevard is convenient to Wilton Manors and offers a variety of classes. There’s literally something for everyone. Dance Mixx is a fat burning, lean muscle sculpting class designed to crush calories and boost your mood to a pulse-pounding soundtrack. Fusion is a circuit-based High Intensity Interval Training. Strength45 gives you the

moves to forge a tight, lean body in 45 minutes. Need something to do with the kiddies? There’s also a Junior Jazzercise class. Anna Racicot is a Wilton Manors based massage therapist and Jazzercise enthusiast. She says, “Jazzercise is the only exercise program I’ve been able to stick with long term. Every class is like a party where I get to hang out with friends, shake my groove thang, and just have a blast!” Jazzercise keeps the playlists up-to-date to keep you sweating, but they are also staying on trend with technology. Follow them on Facebook, Twitter, and Pinterest for fitness and nutrition tips as well as updates. iPhone and android users alike can now download the Jazzercise app. You can search by location then filter the results by date, instructor, or activity. The app also allows you to save the classes you choose to your calendar to make scheduling even easier. The best part is that you don’t have to pre-register, call in, or take a tour before you can take a class. Just show up ready to move and have fun. You can pay for a single visit or choose from a variety of monthly payment plans that give you access to unlimited classes. Leg warmers not mandatory.

It was Christmas in New York in Wilton Manors! Independence Hall senior residents are famous for the special events they put on every holiday season. And this year was no different! The same group who holds a “senior-senior prom” in the spring in conjunction with a local high school, presented their annual holiday show, this year with a Broadway theme turn). These seniors, mostly in their eighties, put on a show akin to the Radio City Music Christmas Spectacular and holiday themed Broadway shows and movies.

New Years Eve on the Island

The Champagne was flowing as an estimated 25,000 revelers descended on to Wilton Drive to celebrate The New Year. From Rosie’s to The Naked Grape to The Alibi, to Reds Bar the town was jammed packed with partiers.

Over the Bridge Dining Out with “The Ft. Lauderdale Foodie”

Myapapaya Juicery & Kitchen 1040 Bayview Drive, Fort Lauderdale 33304 Directly across from the Galleria mall Hours: Monday – Saturday 8am – 6pm 954.338.5651 info@myapapaya.com My Oh, Myapapaya! What a find this little Juice Bar located across the street from The Galleria Mall is. The big question we had when writing this review is what to call Mayapapaya? A Juice Bar? A Smoothie Shop? A Soup and Salad Shack? A Corner Café? We decided on calling it the most delicious, most nutritious Healthy Café in Fort Lauderdale!

A day of shopping at the Galleria should always include a lunch break across the street at Myapapaya. Myapapaya describes themselves as an idea, a way of life, a way in which you can enjoy the taste of whole all natural cuisine inside a down to earth cozy atmosphere. Everything is made from scratch and with lots of love. No butter, cream, deep fat frying or microwaves are found here. Myapapaya caters to discerning diners who seek a healthy wholesome meal without compromising on taste and presentation. Myapapaya juicery & kitchen infuses gourmet flavors with the right balance of nutritious and health-giving benefits!

We describe Myapapaya as the place where you will find the best tasting most nutritious smoothies in Broward County. The only cold- pressed juicery in Lauderdale. And a healthy kitchen that serves up some of the best soups, salads, sandwiches and wraps in Florida. This is the place to go if you need to get your body re-energized , when you’re feeling run down and in need of some anti aging juicing or when you’re looking for that cup of homemade soup with a fresh salad. Myapapaya is hands down one the best places to do lunch in the area. Let’s start off with the famous Myapapaya smoothies. Our favorite is the BANANA KUSH which is blended with fresh bananas, almond mylk, almond butter, hemp seed, hemp protein and agave. The Banana Kush is a tasty pleasure that is truly out of this world!

If they handed out Oscar’s for Smoothies, The Banana Kush is this year’s Best Picture! The BUSY BEE Smoothie made with blueberries, banana, cashew mylk, ginger, bee pollen, and dates is also fantastic. And you must try the BLUEBERRY HAZE a

blended paradise of blueberry, acai berry, cashew mylk, raw cacao and agave. The DREAMY GREENY with avocado, spinach, banana, cashew mylk, cashews, dates and vanilla is so yummy as well and the HONEY BLU BOO Smoothie is filled with blueberries, banana, cashew mylk, flax seed and honey . There is not a smoothie on the menu here not worth tasting but it will take you at least 20 trips till you decide which is your favorite. What has really put Myapapaya on the map with Lauderdale’s health conscious crowd is their wide array of fresh cold pressed juices. They’re 100% raw, 100% unpasteurized and 100% delicious! The REFRESCA is a blend of cucumber, mint, pineapple, lemon and apples. Why so popular to drink? Cucumber hydrates the body and is beautifying for the skin while pineapple, rich in the enzyme Bromelain aids in digestion. The GO GO GREEN is made with kale, spinach, romaine, celery, parsley, cucumber, lemon, ginger and apple. The Go Go Green exalts the powers of fresh greens which are packed with chlorophyll, protein, enzymes, electrolytes, calcium and phytonutrients, and are great for muscle recovery,

The Islander Dear Miss Manors,

Ask Miss Manors

The holiday season just passed, and It’s impossible not to notice all the engagement, new home, and pregnancy announcements on Facebook. Now I’m going to be forced to spend the next 6 months to a year watching what seems like everyone else fulfill their dreams. It’s not that I’m exactly jealous. Actually, I’m quite happy to see my friends and family happy, but it just serves as a reminder that I don’t have everything I want. How do I confront the coming barrage?

Sincerely, Nothing to Announce Dear Nothing to Announce,

Did you survive the New Year festivities? Find the perfect hangover cure? Get engaged? Finally get the family out of your house? Good! Now grab a hot chocolate, coffee, or iced soy latte and settle in for stories from folks who want to get fit in the new year, to know how to deal with all the good news on social media. Ready for some more advice from someone who isn’t your mother?

Dear Miss Manors, Like a bazillion other people, I bought a gym membership for myself in hopes that this year will be the year I get back into shape and kill it at the beach next summer. Any tips for staying motivated?

Signed, Pot-bellied Pete Dear Pete, Miss Manors is not certified in anything which way or another, but this much she knows is true: getting fit isn’t about a dress size, reaching a number of calories burned, or pressing more and more iron. If exercise is going to be part of your life, you’re going to have to go beyond a gym membership and getting the perfect beach bod. Don’t get me wrong, it’s a great way to start. But you need to make a lifestyle change--make moving a part of your life. Here are three tips I’ve been told work well: Find activities you like to do. If you get bored staying on the treadmill for

45 minutes, try a sport. Head over to Richardson Park and rent a kayak. Wilton Manors is only a couple miles from the beach which makes for a great walk or bike ride. Or sign up for the Israeli Dance classes at Hagen Park or go join the South Florida Mustangs, the first LGBT square dancing group in Florida who meet every Thursday at Island City Park Preserve. Find people with whom you like to do those activities. Maybe you’re a workout lone wolf, but many people find success by finding a person or a group of people that make working out fun. Ask your bestie to join you at the gym or search for a running club that needs new members. The accountability and the companionship can keep you going longer and farther than you thought you would. Find out what your limits are and trust them. So many people start off strong and end up on the couch in yoga pants eating a pint of ice cream. This isn’t because they didn’t want it enough, it’s because they did too much too soon and burned out. Think of your new fitness goals as a slow burn rather than an explosive new change. You’ll be proud of yourself at first for hitting the gym for an hour every day, but then you might reach a point where you’ll feel unable to keep up with it. Start off slow, give your body rest, and gradually work up to doing more. My final advice is to seek out professional advice! There are plenty of great places around town like Steel Gym, Jazzercise, and the Training Station to get fitness recommendations.

CROSSWORD SOLUTION Crossword puzzle on page 8

The obvious answer is to go get knocked up (or knock someone else up) just so you can put the sonogram up on Facebook #ImHavingThisBabySoYouCanLikeThisPostandThinkMyLifeis #AMAZEBALLS. The real answer should be obvious when I remind you that millions of people think of Facebook as FAKEbook. Don’t get me wrong, social media is great but it’s also a place where most people try to put their best foot forward. While all your friends are posting about their brand new house and their adorable-most-likelyonly-to-them offspring, they will remain silent when the house goes into foreclosure or they find out little Johnny is being kept back a grade.

So many people start off strong and end up on t he couch in yoga pants eating a pint of ice cream. It can be annoying to see post after post of wonderful things going on for other people when it seems like nothing is going on for yourself. The easiest way to avoid this is to avoid the newsfeed. Go on a social media diet. With all the time you’re going to save looking at what’s going on in the lives of others and trying to make your life seem #Awesome, you can find some way to bring some actual

awesomeness into your life. Figure out how to get/create your dream job, explore your artistic side, learn a language, or volunteer your time and expertise to help people in need.

Dear Miss Manors, My dear grandmother recently passed. She left us a nice inheritance, our family home, lots of wonderful memories....and Henry, her pet iguana. This is her second lizard companion. She’s had him 4 years, and I know she would want him to be well taken care of, but we just don’t know what to do with him. Some have said we should just release him with all the other iguanas lurking around here. If we do take him in, how long is he supposed to live?

Signed, Regarding Henry Dear Regarding Henry, Allow me to express my condolences on the passing of your beloved grandmother. Let this serve as a reminder to make arrangements for our pets when making arrangements for our own untimely demise. While poor, dear Henry might survive in the wilds of South Florida, it is illegal to release non-native species into the environment. And fortunately or unfortunately, Henry is a non-native species to the Sunshine state. By some estimates, iguanas can live up to 20 years in captivity if properly cared for by their humans. That would mean quite the commitment from you and whoever else decides to take care of him. The best route would be to contact an iguana expert who let you know exactly what proper care entails and can also put you in touch with people who would be qualified to adopt Henry if you decide you can’t take him in right now.

Thanks, Islanders! If you have unresolved drama, general life questions, or nagging needto-knows about life in Wilton Manors/South Florida, don’t hesitate to write in to missmanors.theislander@gmail.com. or message The Islander Newspaper on Facebook.

The juices served at Myapapaya are extracted on a custom made 3 ton hydraulic press which minimizes the changes that fruits and vegetables endure during a typical juicing process; releasing essential vitamins and minerals into each 17 ounce bottle for a 3-4 day shelf life. When you’re ready to get juicing, 1040 Bayview Drive is the spot. A day of shopping at the Galleria should always include a lunch break across the street at Myapapaya. tucked away behing the 7-11 is a must stop. Oh Myapapaya!, We certainly cannot close out this review without mentioning the best soups in South Florida. The soups change daily but we highly suggest that when you see Split Pea or Vegan Tomato soup listed on the blackboard, order it! The food at Myapapaya is very fresh and organic! When you’re not sure what to order, the staff is very knowledgeable. The smoothies, cold pressed juices, and menu items are absolutely awesome! The prepared food isn't boring at all! It is rare when you can find a corner café as scrumptious and healthy as Myapapaya. We give them Five Forks! We’ll be back. And Back! And Back! Parking is free but the secret is out and more and more health conscious diners are heading to the corner of Bayview Drive and Sunrise Boulevard so get there early or get there late but get there. Myapapaya is worth the trip.

Starbucks buys Kwik Stop

Realizing that they could generate another $5,000 a day in coffee sales, Starbucks finally breaks open their piggy bank and buys the Kwik Stop Mart next door and then bulldozes it to add needed parking spaces. Stabuck’s customers rejoice as they no longer have to wait 10 minutes to park before getting their Morning Joe.

Cameras installed at Colohatchee Park

With a new 175 unit complex opening next to Colohatchee Park, City leaders realize that fancy smancy apartments and prostitution does not mix. Wilton Manors decides to finally invest in cameras to provide for safety in the park. On the first day the cameras are installed, 25 people are seen playing with their dogs and their children in the park. 100 men are filmed entering the park, heading directly to the men’s room then leaving the park. Colohatchee Park’s men’s bathroom is designated the busiest park bathroom in the US.

Wilton Manors finally figures out solution to stop speeders

After being turned down by state officials to have all new cars fitted with computer chips that detect speeding and automatically deduct the fine from a driver’s bank account, The City’s Engineering Department decides to follow Oakland Park’s lead and install 4 way stops all over Cutterville. On NE 16th Avenue and NE 24th, cutters are no longer a problem as the four way stops hinder their arrival times.

Before the sale sign

Tips for maximizing the value of your home In the aftermath of the housing crisis, many South Florida homeowners were stuck with the dilemma of having to wait until values increased, or be faced with selling for a loss when it came time to consider a move. Low values held a lot of folks back from the market, which didn’t do much to help the housing inventory, which was already at a pretty low point. Now, thankfully, the tides have turned and home values in Wilton Manors, Poinsettia heights and Oakland Park are once again on the rise. More and more Islander are stepping out into the real estate market now, ready to list their homes and show off the hard work they’ve done and the care they’ve given to their home throughout the slower years. But even with a stronger economy and more inviting real estate landscape, a home’s value can still make or break a potential sale. Here are a few hints on helping you maximize the value of your property.

1. Keep up with yard work.

You may not know it, but home buyers can deduct hundreds or even thousands of dollars from your home’s perceived value just for failing to keep a maintained yard. These are the things you should do regularly to make sure your yard is a good reflection of your home’s value: • Get some Iguana Repellant Paint for your Dock or Deck. This is the last thing Potential Buyers will want to see, especially buyers from the North. At the very least, clean all Iguana Poop off your dock, seawall or sidewalks daily! • Get those snails, Straggling Vines and any other foliage off the outside walls. • Make Sure your sprinkler heads are retracted into the ground. Remove all well water stains off the house and walkways • Hire a tree company to remove

those Traveler Palm leaves and Birds of Paradise. The sight of old hanging palm froms will put potential buyers is a ‘Worried about landscaping Costs” Mood. Clear away all dead foliage.

2. Give kitchens and baths small updates.

We realize not everyone can afford to do total remodeling jobs. But even something as simple and small as replacing dated bath fixtures with something more modern will add value to your home. Pay close attention to kitchens and baths because these are the rooms that hold buyers’ attention the most. 1. Make your kitchen really cook. The kitchen is still considered the heart of the home. Potential home buyers make a beeline for this room when they first view a home for sale, so make sure your kitchen looks clean and reasonably updated. For a few hundred dollars, you can replace the kitchen faucet set, add new cabinet door handles and update old lighting fixtures with brighter, more energy-efficient ones. If you're handy, you can order your own replacement cabinet doors and door fronts from retailers like Lowe's Home Improvement or The Home Depot and install them yourself. 2. Give appliances a facelift. If your kitchen appliances don't match, order new doors or face panels for them. You can call your dishwasher manufacturer to see about ordering a new, colored face panel. Sometimes all you have to do is unscrew two screws, slide out the panel and flip it around. A more cohesive-looking kitchen makes a big difference in the buyer's mind -- and in the home's resale price. 3. Buff up the bath. Next to the kitchen, bathrooms are often the most important rooms to update. They, too, can be improved without a lot of cash. Even simple things like a new toilet seat and a pedestal sink are pretty easy for homeowners to install, and

they make a big difference in the look of the bath. Replace old, discolored bathroom floors with easy-to-apply vinyl tiles or a small piece of sheet vinyl. You may not even need to take up the old floor. You can install the new floor right over the old one, FYI… Make sure you remove all personal items from bathroom closets and medicine chests. These will certainly be invaded by the potential buyer and the sight of a GDtring or other unmentionables will linger in their mind… a may be a deal breaker. “Oh, the things that must have gone on in there! Oh, My.”

If there is something in your home that is ou t of order or just not working properly, fix it. 3. De-clutter.

Real estate agents will tell you that keeping your home clutter-free is a very important part of making your home attractive to potential buyers. Experts say clean, clutter-free homes can appraise for up to 10 percent higher than an identical, messy home. If your daughter is home from college for the summer, make sure she’s aware that her bedroom is not a dorm room. Prospective buyers may smile and quip, “Oh I have a daughter too” when they see her tornado tossed room but it’s not pretty conversation on their dive back. Be prepared for Feng Shui. Many current homebuyers are Asian and they base the purchase of a home on the ancient art and science of Feng Shui. If you see a prospective buyer place a compass by the front door it is because they are looking to see ex-

actly what direction the front of the house faces so they can get the full energy that derives from the Feng Shui Experience. So, make sure your front steps are painted and clean.

4. Make sure everything is in working order.

If there is something in your home that is out of order or just not working properly, fix it. Whether it’s something small like a light fixture, or a major system like the HVAC unit, it’s always best to get it back in working order before a potential buyer hires a home inspector. Make sure everything is in working order. And if you have an attic AC unit, check for any minor leaks that may be occurring.

5. Consider hiring a local appraiser to validate pricing before listing your home.

According to most real estate agents, every homeowner should hire an appraiser who is based within a 10mile radius of their property. According to a CNBC report on home appraisal tips, they reported on a recent case where an appraiser visited an unfamiliar property in nearby a nearby County and produced an appraisal that was $150,000 off. If the appraiser doesn’t know the area intimately, chances are the appraisal will not come back close to what a property is really worth.
