Emerald Knight ticking all the boxes for ethical investors

The need to be more environmentally and ethically aware has developed to the extent that it’s permeating many aspects of business, and the worldwide investment community is no exception. While some dismissed ‘going green’ and fair trade as passing trends, they’ve quickly gained momentum, making socially responsible investment (SRI) of significant importance to the forwardthinking investor. Over the last eighteen months, there’s been significant growth in so-called ‘ordinary’ investors who are increasingly finding that SRI fits their requirements from both an investment and an ethical point of view. And there’s no doubt that the financial crisis has led to increased awareness of how financial services providers use customers’ money. People who may previously have invested in property or dabbled in the stock market are looking for something different, but while they’re more conscious of the environmental and social impact their choices could make, they’re by no means prepared to sacrifice good investment sense to buy into such products. Unfortunately, however, there’s still a widely held perception that investing ethically means having to sacrifice financial performance. Research from Emerald Knight has revealed that only 30 per cent of people think that you can have both profits and principles when it comes to a socially responsible approach to investment. Robert Hague, Emerald Knight’s Sales Director, says: “SRI typically involves investment in the few industries which have managed to remain in positive growth through the global recession. And since people have lost trust and

confidence in the more traditional models, the returns demonstrated by SRI products combined with their social, environmental and ethical benefits make for a very compelling investment case.” Due to continued financial and economic turbulence, investors in most asset classes have anticipated and prepared themselves for underperforming returns over the last year. Not for clients of Emerald Knight however. The company’s flagship carbon offset investment sold out another two tranches in quick succession, and investors in three earlier tranches were paid their promised returns of 30 per cent in full and exactly on time. And it has just delivered a fixed annual return of between 10 and 12.5 per cent, depending on the size of the initial investment, to investors in its exclusive Brazilian Teak Forestry project, plus an average bonus payment of 1.5 per cent from the proceeds of the timber thinning process. Hague says: “Our clients are as demanding as any other investors, even if all-out profit isn’t their one and only goal in selecting their investment portfolio. We have to demonstrate proven returns and a defined exit as well as the SRI benefits of the product to make sure we’re ticking all of the boxes for them. And, of course, to provide the reassurance they need in an uncertain market.” The commitment of Emerald Knight to customer service has been evident too. The company won two OPP Awards for Excellence in the autumn of 2011, for Best Alternative Investment Product and Best Alternative Investment Service, with the judges praising the allocation of an individual portfolio manager to each client as ‘a first class service’.

It also launched the first ever asset-backed bamboo bond held in trust by UK trustees, which brings investment in one of the most important natural raw materials to the UK market for the first time. In addition, it launched its first foray into sustainable property with an investment in an eco resort on the Caribbean island of Grenada. It’s actually very clear that an increasing number of investors are interested in the concept of investing ethically. According to Eiris, the non-profit sustainable investment research firm, the amount of money invested in Britain’s green and ethical retail funds has recently reached a record height of £11.3bn. Moreover, in the last decade, the number of ethical investors has tripled, from 250,000 to three-quarters of a million. true blend of modern and traditional with the architecture and finishes working together to convey a feeling of harmony and elegance.”

Landmark design Located on the 10th floor, the impressive Landmark Club gives residents access to unparalleled service and amenities. Margo believes this aspect of the development presented the most significant design challenge. “This was due to the need to fit all of the amenities we wished to offer to the residents within the 12,000 square foot space,” she continues. “In addition to the concierge lobby and the spa/fitness areas, a grand salon for entertaining, a club dining room offering menus created by

the club chef, and a wine and billiard lounge for more relaxed entertaining, it operates as an exclusive urban country club for the homeowners. All of this had to meet the highest standards of the Ritz-Carlton, both in form and function. We are very pleased with the result, as there is no other Chicago property that aspires to this level of luxury and service.” Margo says that the main design points that make The Residences stand out have to be those elements that respect the sophistication of its buyers. “The first of these would be the private art collection that was collected and commissioned specifically for the building’s public spaces. An art consultant was engaged to collect and commission $400,000 of

original works of art for the spaces. Artists Vic Muniz, Carolyn Ottmers, and Nick Cave are included in a renowned group of artists whose works now contribute to the property’s value. “The second design element is the custom wall of private conditioned wine bins that create the mood and ambience within the wine and billiard lounge. The homeowners that have purchased a residence here understand and enjoy the finest accoutrements of an elevated lifestyle. Our goal was to provide sophisticated entertainment spaces, such as they may have enjoyed in their larger residences.” Margo thinks that interior design spanning the next decade will be a continuation of the

current trends toward clean lined spaces that incorporate luxurious elements and sophisticated technology. “Art will continue to play an important role as the high end-users continue to become more enlightened to its value in interior design. Right now, design is all about incorporating technology in ever more clever ways. Ghostly happenings Stuart Shield slips behind the wheel of the new Rolls-Royce Ghost and discovers it has true spirit

In 2011 Rolls-Royce enjoyed record sales, achieving 3,538 cars sold globally – the highest figure in the company’s 107-year history. While sales are increasing in traditional markets of the UK, USA and Europe, the emerging markets of China, Russia and now South America are making the most dramatic impact. The recently launched Ghost, a big car by any standards but smaller than the Phantom, has won the hearts of many new to the marque. It is a fair guess that owners of the Ghost will be torn between sitting in the back or taking charge at the front. The very position they are likely to occupy in their company. Once the car arrived at our offices, I had a good number of volunteers willing to try the rear seats to inform me of the experience. One of my passengers even suggested driving to a local restaurant for lunch. As we turned into the car park in full view of those dining by the windows, he asked me to drop him at the door. Happy to oblige, I then parked the car. By the time I walked into the restaurant, it looked as if he had queue jumped and I suddenly felt like the chauffeur. I made sure my ‘boss’ paid the bill!

I normally adopt a brisk driving style but the Ghost had a calming effect on me. Its stealthy progress, silence from the engine and lack of road noise bears good testament to its designers’ achievement of making this car one of the quietest places to be while travelling at 70 miles an hour. But this car also has real pace. The only time I heard the engine was when I floored the throttle to find the Ghost has supercar speed and acceleration, taking it from stationary to 60mph in only 4.7 seconds. While the rear passengers can get on with running their business or relaxing with the

entertainment system, the driver has one of the widest choices of driving aids. With only a few days to try out the car, I didn’t want to waste time reading the manuals so each drive became a voyage of discovery. I first discovered that the car has more cameras than a regional television studio incorporating night vision, side views of traffic at junctions and when in reversing mode, cleverly displays the car as if viewed from a helicopter. To help you beat the Gatso cameras that plague our roads, there is a head up display that appears on the windscreen showing both the speed limit and actual speed without the need to glance at the instrument panel. You can even set the car’s radar to maintain your distance and speed relative to the vehicle in front and it will operate the brakes for you too. The Caribbean sunshine is what draws most tourists to its islands’ shores year after year. It also helps convince a good number of them that buying a property there would be a highly desirable course of action. Climate aside, another contributing factor to the Caribbean’s enduring popularity is the fact that economic citizenship and tax benefits come with certain property purchases. This is proving attractive to many international buyers and will be a vital factor in maintaining values of Caribbean real estate. Enquiries for Caribbean property are on the increase, according to international search agency, Quintessentially Estates. In the final quarter of 2011, the company handled some £100 million of instructions for Antigua, Barbados, the Bahamas,

Dominican Republic and St Lucia. Penny Mosgrove, head of international sales, comments, “Wealthy European buyers are fuelling demand for Caribbean property, which can be attributed in many cases to ongoing problems in their domestic markets.” Barbados remains very much an enclave for wealthy Brits and is always a perennial favourite due to a steady supply of stock, direct flights and good golfing and leisure facilities. However, buyers seeking a cheaper alternative are urged to look towards neighbouring St Lucia, which shares many of these attributes, but with a much cooler property market. “St Lucia is a perfect winter retreat and looks like a bargain when you consider that comparable properties are around 45% cheaper than those in Barbados,”

BARBADOS Although real estate prices, and certainly those for the most luxurious second homes, are higher in Barbados than those in other English speaking Caribbean islands, Suzanne Davis of Realtors says that the island has a much more developed infrastructure to support this type of accommodation. She states, for example, that Barbados has a number of outstanding communities including Sandy Lane, Royal Westmoreland, Sugar Hill, and Apes Hill, not to mention the vast number of very high-end condominium developments island-wide and elaborate beach-front private villas. “Barbados’ water and electrical supplies are stable and consistent, internet is easily available island wide and indeed the island is swiftly moving towards having island-wide free wi-fi which would make it the first country in the world to do so,” says Ms Davis. A wide range of luxury shops and duty free outlets as well as all sorts of activities and historic sightseeing all help to make Barbados one of the most comprehensive holiday destinations. “We boast a stable economy and an eventempered government and have often been found to be the least corrupt country in the region, therefore making the Barbados real estate market a safe and secure investment,”

continues Ms Davis. “All in all, although Barbados’ prices may be a bit higher than comparable to other countries, the value for money is much, much higher.” Kieran Kelly, chairman of Chesterton Barbados, reports that the west coast of Barbados, often referred to as the ‘Platinum Coast’, and in particular the parishes of St James and St Peter are the most popular areas amongst expats. Flying the Maple Leaf Flag Canada’s cities in particular appear to be booming but is now the time to invest? Ginetta Vedrickas investigates the country’s property potential

A vast country with acres of open space and one of the highest standards of living in the world has made Canada popular with buyers. Recent research from German research company Emporis – the world’s largest source of information on multi-storey buildings – showed that the city of Toronto has the highest number of condominium buildings currently under construction in northern America at 132, far outweighing Mexico’s 88 and New York City’s 86. Business may be booming but the Bank of Canada’s Mark Carney recently warned that household debt poses a threat to market stability and puts a question mark over property prices. In an interview for CTV, Mr Carney suggested that some parts of the Canadian real estate market are ‘probably overvalued’ adding that policymakers are monitoring the situation to see if further steps are needed to cool it. “We see that in a number of real estate markets in

Canada, valuations are at a minimum, firm; in others, they’re probably overvalued. So there are risks there. We’re watching it closely,” says Mr Carney. Many real estate experts are watching the market closely too but most believe that Canada won’t suffer the same fate as the US. Realnet’s Rob Love says, “Canada has avoided most of the mortgage issues that derailed the US in 2008/2009. Our banking system is very sound, and we have experienced strong growth in 2011.” However, in Vancouver, site of the winter Olympics in 2010, Mr Love sees a potential issue with oversupply. “There are some inventory issues in Vancouver, leading to a softening of the prices in the condo market.”

Turning to Toronto In Toronto however, it’s a different story. A report from the Toronto Real Estate Board revealed that 2011 was the second best year for sales for the city, 89,347 and up 4% on 2010. The average selling

price in December 2011 was $465,412 (8% up on 2010) and TREB’s senior manager of market analysis Jason Mercer anticipates further growth for 2012. “TREB’s baseline forecast for 2012 is for an average price of $485,000, representing a more moderate 4% annual rate of price growth.” However, Mr Mercer warns, “This baseline view is subject to a heightened degree of risk given the uncertain global economic outlook.” There may be uncertainty across the globe but Mr Love pinpoints Toronto, Vancouver and Montreal as Canada’s three main hotspots. As well as what he terms ‘prudent lending practices’, Mr Love attributes some of Toronto’s growth in particular to overseas investors, “Foreign investment in Canada is a big factor, Asian investment is strong out here. Toronto property is seen as a sound investment, we are seen as an economic safe haven. We set the bar as far as having safe financial policies that encourage long term growth.” Another Toronto realtor, Brandon Ware of the Signature Realtor Group, agrees that international buyers view the Canadian real estate market, and Toronto in particular, as a ‘safe investment’. “The banking infrastructure, immigration policies and history of solid home appreciation have resulted in strong demand 80

from buyers and investors from around the world. The political and economic stability are attractive characteristics when considering Canada as an investment locale. On a global scale, Toronto has been extremely affordable on a price per square foot basis when these buyers are searching for a pied-à-terre in our city.”

City condos Mr Ware notes that many current sales are pure investment purchases with buyers looking to rent or ‘flip’ on completion but he also sees another sector. “A growing segment of overseas buyers are purchasing condos as homes for their children who are attending Canadian colleges and universities. Upon completion of post-secondary studies, these unit owners are reaping the benefits of substantial appreciation, which tends to lead them to other real estate investment opportunities in the city.” Budgets for these overseas buyers range from the mid $200s to $2 million plus. Mr Ware adds, “Their search parameters are typically condos and lofts along major arteries of the city, subway lines or trendy pockets of the city.” Trump Tower Toronto is one of the newest developments in the city and, introducing his first Trump-branded property in Canada, Donald Trump says, “Trump International

Hotel & Tower Toronto promises to be the most exciting, and most spectacular five-star hotel and condominium residence to ever grace the city of Toronto.” With views of both the city and Lake Ontario, the 60-storey building is divided into two sections, hotel condominiums and residential condominiums. Around 85% of the 261 hotel condominiums and around 60% of the 118 residential units are already sold. A spokesperson says that many buyers, enticed by the Trump brand, are foreign buyers, “We have made sales to purchasers from over 20 countries throughout the world, and thus, obviously, there is a great deal of international appeal.” Toronto-based Realtor Sam McDadi also numbers many Russian, Chinese and Middleeastern based buyers among his clients and,

whilst he recently sold a record-breaking condo for $28 million, he finds that many buyers are seeking ‘high-end, larger detached properties’ on the city’s fringes. “Many are relocating to high end suburbs such as Oakville and Mississauga where there are many nice opportunities. A decent family house of 5,0006,000 square feet will cost around $3-5 million, although on the waterfront these same properties would be nearer $10 million.” Mr McDadi doesn’t envisage an imminent downturn and believes that the Canadian market, for the next few years at least, will remain stable. “I don’t see prices going up steeply or down,” he says. “Interest rates are at an all-time low and there is a limited supply of property.” Ross McCredie, CEO of Sotheby’s International Realty Canada, says that Canada’s main

cities have pockets – such as Vancouver’s Westside and Toronto’s Yorkville region – where buyers are prepared to pay over $2 million for a single detached home which is testament to the market’s strength. “These kinds of sales continue to point to the strength of the Canadian market, and the extent people will go to live in sought-after areas of Canada.” Mr McCredie advises international buyers to look further afield, “Tremendous value can be found purchasing just outside of major markets like Vancouver. Especially for international buyers, markets like Victoria and Whistler are seeing some impressive buying opportunities right now. These markets offer exquisitely designed homes on or near a world renowned ski resort or on the ocean, and can often be acquired for under $1 million dollars.” International Property Luxury Collection

There are more than 80 pyramids in Egypt, all situated close to the River Nile. Aswan Nile River Cruises Departing daily from the city of Aswan, which is at the southernmost point of modern Egypt, Aswan Nile cruises are a traditional way for tourists to see the area’s many famous historical sites such as the Abu Simbel twin temples. Originally carved out of the mountainside during the reign of Pharaoh Ramesses II in the 13th century BC, they were relocated to avoid being submerged during the creation of Lake Nasser.
