Step One Listing Consultation

After viewing your home, we will suggest recommended improvements and present you with a Comparative Market Analysis. Together we will determine the best listing price, whether staging could benefit the home and when your home will go active on the market.

Step Two

Professional Photography

After your home is prepared and staged, we will have your home professionally photographed by a top local real estate photographer. These photos will be used for the MLS listing, which means high quality photos are a must.

Step Three

Our Marketing Plan

Your home will now be live on the MLS and viewable to potential buyers. We will use a strategic marketing plan to ensure maximum exposure. We will run social media ads, hold an open house, contact potential buyers, and commence our unique marketing plan specific to you.

Step Four Showings

It’s important that you allow showings at your property, whether it be virtual or in-person. During this time we ask owners to remain flexible to allow as many showings as possible take place.

Step Five

Receive an Offer

You will be notified when an offer is received. We will review all offers together and we will help you understand all the terms of the contract to decide if you would like to accept, reject or counter the offer.

Step Six Inspections

The buyer will schedule any inspections during the time period negotiated in the contract. We will negotiate any repairs requested. Keep in mind, if the contract is contingent, the buyers are entitled to walk away from the offer if any big issues arise.

Step Seven Appraisal

The mortgage lender will typically order an appraisal to determine the value of your home. We will educate you on your rights as a seller and will offer you alternative routes to take if the appraisal should go wrong.

The Closing

You will need to fulfill any closing obligations including: fixing agreed upon home repairs, submit disclosures, review closing costs, and move out. After you sign the documents. It’s time to celebrate because the home sale is complete!

Why Experts Say Plastic

Won’t Save the Planet

(StatePoint) In the last two years, the global plastic pollution crisis has gotten worse, with more plastic being produced and an even smaller percentage of it being recycled, according to a new report.

While a 2020 Greenpeace USA report anticipated that the declining cost of plastic production would lead to declining rates of recycling, its follow-up report, “Circular Claims Fall Flat Again: 2022 Update,” not only proves this prediction true, but highlights additional barriers to plastic recycling that make it an untenable solution.

As the report notes, the high recycling rates of paper, cardboard, and metals in the United States show that recycling can be an effective way to reclaim valuable natural material resources. However, unlike these other materials, plastic waste is extremely difficult to collect, virtually impossible to sort, environmentally harmful to reprocess, and often made of and contaminated by toxic materials. Complicating matters is the fact that the self-reported data of corporations is often misleading, as it relies on the theoretical possibility of recycling a plastic item rather than actual plastic waste processing rates. In reality, of the 51 million tons of plastic waste generated by Americans in 2021, only 5-6% was recycled.

“The plastics and consumer goods industries have worked with industry front groups to promote plastic recycling as the solution to plastic waste for decades. Today, as plastic waste mounts, chokes our planet, and pollutes our communities, it is clear: most plastic simply cannot be recycled,” says

As these realities are becoming more difficult to ignore, discussions about what to do regarding single-use plastics and plastic packaging are underway at the global level through the United Nations Environment Programme’s plastics treaty, in the U.S. Congress, in city halls and state capitals across the country, and in corporate boardrooms.

Advocates say there is a way forward. In addition to calling for a Global Plastics Treaty to set international standards, Greenpeace is also calling on companies to take the following steps:

• Urgently move to reuse systems and packaging-free approaches. Set targets to have at least 50% reusable packaging by 2030.

• Commit to collaborating with others to standardize reusable packaging and build shared reuse

systems and infrastructure.

• Phase out all single-use packaging and products.

• Be transparent. Annually release verified data about the company’s single-use packaging footprint. Disclose where plastic originates and report on the full lifetime climate footprint of packaging production, use and disposal.

• Advocate for political action to drive industry-wide transformation.

† COLWELL Janet L Colwell age 85 of Ionia passed away February 16, 2023. She was born on November 25, 1937 in Ionia the daughter of Tony and Bertha (Wetherbee) Emelander. She married George W. Colwell on August 8, 1955.

Surviving is her son, David (Amelia) Colwell; daughter, Linda Bennett; daughter-in-law, Carol Colwell; grandchildren, Brent Bennett, Ryan (Tiffany) Bennett, Cody (Ashley) Colwell, Cole (Taylor) Colwell, Brianne (Jon) Hansen, Faye (Mark) Patrick and family, Vickie (Rolando) Ruiz and family and Julie Torrez and family; great granddaughter, Waverly Hansen.

She was preceded in death by her parents, husband George, son Brian, sonin-law Jim Bennett, 5 brothers Laurence, Roger, Ron, Jerry and Jim Emelander. A memorial luncheon will be on February 26th from 1-4 PM at the Ionia Moose Lodge with a graveside service at Balcom Cemetery in the spring. † CLOVER Marilyn Kay Clover age 83 of Ionia passed away January 20, 2023. She was born October 1, 1939, in Evergreen Township, Montcalm County the daughter of Kenneth and Elaine (Blank) Greenhoe.

Marilyn married James Clover July 31, 1959, in Ionia, together they raised two daughters Jamie and Brenda. Her family and community were the focus of her life. She worked at the Chrysler Trim Plant in Lyons until it closed and then went to work for the Saranac Post Office as a Rural Mail Carrier. Marilyn also worked alongside her husband Jim on their farm where they raised crops, hay, and beef cattle. She was an active member of Berlin Center United Methodist Church, the church choir, and the Red Hat Society. Marilyn enjoyed sewing, canning, building puzzles, reading, and spending time with her granddaughter Alex.

Surviving is her loving husband of 63 years Jim Clover of Ionia. Daughters; Jamie Clover Adams (Lyle Adams) of Lansing and Brenda (Jerrad) Higgins of Saranac. Granddaughter; Alexandra Adams (Cameron Miller) of New Hampshire. Brother Duane Greenhoe of Muir. Brother-in-law Duane (Gayle) Clover of Bronson and Sister-in-law Betty Clover of Florida as well as many nieces and nephews. She was preceded in death by her parents, Sister Janet Thompson, Brother-in-law Lyle Clover, and Sister-in-law Lorraine Sygnecki.

Memorial Services for Marilyn will be at the Berlin Center United Methodist Church, Saturday March 18th at 11:00 a.m. with Pastor Nancy Patera officiating. Genealogists explore vital records to obtain information about their ancestors. Vital records include documentation of ancestors’ life events, including births, deaths, marriages, and more. Civil registration began at different times around the world, and even across North America, so it’s often challenging, though entirely possible, to develop an accurate history.

Genealogy fascinates much of the general public. The number of people learning more about their families and heritage through genealogy increases year to year. According to FamilyTree.com, genealogy is the second only to gardening as the most popular hobby in the United States. People explore genealogy for many reasons, including learning about their ancestry.

A rundown of the basics of genealogy can make such pursuits more enjoyable.

Genealogy and family history are subtly different

Genealogy is a line of descent traced continuously from an ancestor, while family history is defined as the history or narrative of a family. They are intertwined but not synonymous.

Surnames were not commonplace until around the eleventh century in Europe, according to S.C. Perkins, who is the author of a mystery series featuring a Texas genealogist as the protagonist. Surnames fall into four general categories:

1. Place or geographical features (i.e., “Hill”)

2. Nicknames or appearance (“Little”)

3. Occupation (“Baker”)

4. Father’s name (“Peterson”)

Some names may not have been recorded correctly, so a person’s last name actually may be a derivative of the real name or a misspelling. Often immigrants changed their own surnames to make them sound more American or more native to wherever they were emigrating to.

“The more that we can get this information out there the better,” Kerskie recently told T-Mobile Stories, “Unfortunately when it comes to technology, privacy and identity theft, the same old advice that was given 10, 15 years ago is still the gospel of what you’re supposed to do. Scammers have expanded from targeting consumers with only traditional email and phone calls. The most recent trending scams are occurring using person-to-person payment platforms or P2P, remote access software and even public Wi-Fi.

Kerskie says the most desirable accounts to criminals include bank accounts, mobile

phone accounts, credit card accounts and Amazon accounts. Now, with P2P payment platforms, criminals can get access to your bank account and use it to transfer money within moments.

The latest tactic that concerns Kerskie is using remote access software to gain access to everything on your computer without having to directly ask you for things like your social security number, bank account or credit card number. While many workers use remote access software safely from their companies’ IT departments, criminals are also using this software in their scams. Criminals also try to access

If you cannot confirm the information is true or confirm the senders’ validity, throw it away, block the phone number or email address and report it as spam or junk mail.

As potential cyber threats and fraud evolve, it’s important to understand how they work. Doing so will help you stay safeguarded and protected.
