6 Electrical Meters:

When the main house was originally built, there were 6 electrical meters installed in preparation for adding additional structures. Currently 3 meters used for: main house, guest house, and water pump for irrigation.

Additional Construction:

There are no deed restrictions limiting additional construction, but new construction must be approved by the island council. No HOA, no dues, no HOA regulations.

Proximity to Amenities:

• Approximately 2 miles from the center of town

• Approximately 5 miles from Marsh Harbour by boat over the Bay of Abacos, to hard ware, grocery, liquor stores and repair facilities for outboard motors, and other gener ally available services.

• Marsh Harbour International Airport is the second busiest airport in the Bahamas.

Island facts:

• Man-o-war has fewer than a half dozen small cars and trucks used for delivery, but has hundreds of golf carts used for transportation. Property comes with 3 golf carts.

• Man-o-war Cay has approximately 250 full time residents, and 150 second homeowners

• The community is very safe and has 5 churches and has recently allowed beer and wine to be served at restaurants

• Bahamian houses are normally sold furnished less personal items

Climate:

• Year round tropical conditions exist where water temperatures range from 85 degrees in summer to 70 degrees in the winter.

• Rainy season runs from late June to November.

• Trade winds blow from the North during winter and south during Summer.

• Rainfall averages up to 58 inches.

• Winters are cool and has higher likelihood of breezy days.

Beaches:

• Beach on the Atlantic side is mostly coral rock in the winter as north winds move the sand to the south end of the island.

• In the summer the prevailing winds/currents move the sand from the south end of the island to the north end resulting in sand on the Atlantic beach.

• Sandy beaches are on the bay side year around.

• The depth of the water on the Bay side is less than 8 feet making it easy to dive for starfish, sand dollars and shells.

Shelling:

About 15 miles to the south and south of Elbow Cay toward Little Harbour there are small islands where if the prevailing winds are good will collect shells in knee deep mounds which makes beach coming and walking fun for adults and kids,

Sea Turtles:

In 2009, the Bahamas banned the sale and harvesting of sea turtles and now it is common to see more than a dozen turtles in the shallow grass bottom bays most any day.

Fishing:

• Fish available to catch include: grouper, many kinds of snapper, wahoo, marlin, mahi-mai (dolphin fish), sailfish, tuna, sharks and more.

• In 2009, Bahamas outlawed using fish traps so numbers of full size fish caught has risen significantly.

• In a billfish sportfishing tournament in 2011, McKinney’s boat caught the current Bahamian record Blue Marlin of 1,119 pounds caught 15 miles offshore.

Wrecks/Historic Ruins:

Off the Eastern shore of Man-O-War Cay, a United States Battle Ship of the Civil War period at full speed wrecked on the offshore reef. To this day one can snorkel or dive and see 12’ canons, and gears used in this steamer. In addition, on an island north of Man-O-War, we found about a dozen sterling silver forks, and spoons, copper nails for sheathing boat hulls with copper, and bronze spikes used to hold hull planks on the ribs of old wooden sailing ships. These items are in the Man-O-War museum donated by the McKinneys. On an additional wreck a canon was found approximately 1 mile north of the Hole-in-the-wall lighthouse at the south end of Great Abaco Island. Ruins of stone farm houses and support houses for the lighthouse are nearby.

History: During the late 1700s a group of USA Southern residents loyal to the King of England asked to be moved and were relocated to the Abacos, Eleuthera, and other Bahamian Islands. These groups of settlers were relocated to islands where there were natural harbors. Four local islands with natural harbors were Green Turtle, Marsh Harbour, Elbow Cay and Man-O-War Cay.

Restaurants:

• One of two restaurants have been rebuilt on Man-o-war.

• Several Residents in MOW have take-out food service.

• By boat, there are a many good restaurants available within a 15 minute boat ride in Guana Cay, Marsh Harbour, Elbow Cay, Treasure Cay Marina plus small local restaurants with docks.

Shipment into Abacos:

• Port of Marsh Harbour has bi-weekly freighters who ship from the Port of West Palm Beach directly to the Port of Marsh Harbour.

• Local landing crafts deliver goods directly to the properites private marina, and off load with a davit.

• Local landing craft can deliver 40’ sea containers directly to the property.

Marsh Harbour International Airport:

Marsh Harbour Airport is the second busiest airport in the Bahamas. Direct commercial air lines include Delta, United, Bahamas Air. The FBO at Marsh Harbour Airport supports private jets.

Mosquitoes:

There are NO mosquitoes on the NORTH end of Man-O-War Cay.
