Design & Project Management WHAT WE DID? Projects undertaken from design conceptualization to contract documents preparation. Assistance to Owner for contractor bidding and supervision that the project is built according to approved plans and specifications.
Schrijvers Residence 2008 | Catmon, Malolos City, Bulacan
Background The project is undertaken for an expecting family who at the time are living in Jeddah, KSA. Communication from conceptualization to final contract documents took place via exchanging of emails, telephone calls and online messaging.
Design Conceptualization & Site The concept is to build a modern Mediterranean design house for an expecting family of five. The main concern of the site is its security from public interference. Responsiveness to this concern is achieved by the provision of a three-meter high perimeter fence with half of its height concealing the activities of the occupants but still providing a good feature of the exterior design of the house. The fence is designed so that it blends well with the house design and not as a separate entity from the main house.
Clients are updated of the on-going site works by sending weekly photos via email. Bidding and payment to the contractor and suppliers are also coordinated and supervised with owner’s representatives.

Seating the structure on the site with minimal front setback also provided the space for the future development of a landscaped swimming pool as requested by the Clients' growing family. The living area is expansive enough for family gatherings with the dining area opening up to the lanai garden at the rear. The kitchen is customized with built – in cabinets and nook. The master bedroom is located facing the afternoon sun at its balcony over the carport. This also provides a good sight of the front and side streets. The four children’s bedrooms are positioned with natural light and ventilation but obscured from direct heat of the sun. The stairway is designed with high windows to feature the ceiling design and where visibility of the front gate is visible from the second floor hallway.

The Architect is also in charge of providing the Client with a list of reputable contractors for the project, the bidding and contract assessment with their representative. Her presence is evident in every step of the project construction and completion thru site visits, taking photos of on-going works and updating the clients thru email. Assuring them that the works are done according to plans and specifications. Assistance and evaluation of suppliers is also provided. Structure completion until project turn-over, the clients valued the architect’s professional knowledge and assistance while maintaining a good working relationship with them.
