Design Conceptualization
The project is for a family of three, who are Australian citizens planning to build a two-storey vacation house with a rentable ground floor dwelling.
The Site & Plan
This way, heat absorption is also minimized with the smaller bedroom windows facing the morning sun but not restricting natural light and ventilation For an efficient plumbing design, the kitchen and restrooms in upper and lower floors are aligned to get an effective space plan lay-out.
The stairway to the upper floor is placed at the open garage to maximize the areas for both units while giving two separate private entries.
The exterior facade is in modern contemporary design with dark colored accents for easy maintenance while accentuated with good lighting.
Landscape is laid fronting the streets for privacy and security purposes
Corner lots give an advantage of two front designs.
Featuring an expansive roof towards the streets. Giving a good view from the diningkitchen & living area.

Following final approve lay-out, completion of the construction documents followed and completed

Design Conceptualization
Design constraints in budget should still encourage good design layout in both form and function.
A contemporary modern home tucked away in a quiet subdivision amidst a buzzling metro city.
To ensure the project stays within budget, the required floor area is carefully determined in collaboration with the clients. The primary objective is to create a beautiful and functional home for a family of four, seamlessly balancing aesthetics with comfortable living.
For optimal use of the narrow lot, a strategic design approach is employed A firewall is placed on one side of the lot, while easements are maintained at the front, rear, and right side to allow abundant natural light and enhance cross ventilation. The 2-meter setback at the rear is ideal for extending the kitchen and dining areas or adding an extra bedroom on the second floor.

Although with strict implementation of the required easements, a fivecar garage can be fitted with amenities for drivers and helpers' living quarters.
Designed with an expansive living area, large modern kitchen with food pantry, study area at second floor and grand staircase that opens to a vast garden at the rear side.
