NOTE FROM THE FRONT Late October, a local elderly couple had just enjoyed a yumcha breakfast, took a stroll at the shopping center and stopped by at a property agency. They could not resist the persuasion of the agents, viewed some flats, and eventually signed a purchase contract for a 491 sq ft apartment at Sunshine City, an development at Ma On Shan station at the price of HK$2.4 million. When their family heard about what they had done, it was definitely a bolt from the blue. Being more acquainted with the real estate market, they convinced their parents to forfeit their deposit as the price was absolutely over-inflated. A wrong decision on an impulse caused the old couple to lose the deposit and the agent’s commission for almost HK$60,000. But young investors can get things very wrong as well. When I was working as a real estate journalist for a local media outlet during the economic downturn at the year of 2003, a developer offered attractive mortgage packages to attract buyers. One of which was you only had to repay HK$1 per sq ft monthly in the first year. That means if you bought a 600 sq ft apartment, you only needed to pay $600 each month for mortgage loan repayment in the first year. Everything sounds great? This attracted a lot of young guys, even some who had just walked out the video game center after a car racing game to sign the contract. But after first year’s honeymoon period, the situation would turn to a disaster. The repayment amount will boast to normal, very likely HK$7,000 or more, taking three quarters of their salary, innocent parents of these kids eventually forced to take it on their shoulder. It’s crucial to have a clear mind when you make a commitment which may last for over 20 years, especially when the market is in a craze. Don’t get caught out! So from me and rest of the HotListings team remember to keep your eyes open in the property market and have a safe and wonderful Christmas! 樓市升溫，眼見樓價日日上升，投資者固然笑逐顏開，但不少還沒上車的市民卻心急如焚，擔心若不及早上車，就永遠不能一圓置業夢。早前有一對年長夫婦，飲早茶後到商場閒逛，在路經物業代理行時，被代理游說參觀鄰近馬鞍山新港城的兩個單位，眼見樓市熾熱，兩老竟然在沒有與家人商量的情況下，在不消兩小時內，斥資二百四十萬元，購買一個不足五百方呎的單位。後來家人得悉後晴天霹靂，沒有想過兩老去早飲茶竟然會變成買樓，在仔細商量後，決定壯士斷臂，賠償訂金及佣金近六萬元，取消成交。在樓市「牛氣衝天」的日子，為大家帶來不少獲利機會，但筆者認為，置業始終是人生中最主要的投資之一，動筆簽約前必需仔細衡量本身的財政能力，不要盲目跟風，才是正確的置業態度。

To Ed, I’m sorry but living in hk is starting to remind me of living in Shanghai with the jackhammers belting all day and someone is always renovating in my building. The renovation is okay but can’t the government in HK find a quicker way to dig up streets? I mean they have one guy, or at least one jackhammer going constantly and they have been there for 2 months. Not only the noise (I guess I start work late in the morning, so it affects me more) but this year my street, and many in my neighbourhood have been half-shut the whole year. Why? Tips for Buying Village-Type Properties 擇居村屋注意事項 For some, living in a home is more important than being confined in an apartment. More are choosing to look outside the square, and focus on finding the right house, rather than the right area. Kristen Koh shows how easy it can be to get your own block in crowded Hong Kong. 對於不少人來說，雖然擁有自己的物業，但「居住」在家裡與「困在」家裡的感覺，絕對是兩碼子的事，尋求更大的居住空間，就成為很多人的夢想，空間偌大的村屋，可能是你另一選擇。

illage houses offer a more comfortable and natural environment for homeowners. Apart from the natural surrounds and larger living spaces, they also offer larger outdoor areas like rooftops and gardens, for family enjoyment and even pets. Most importantly they are far cheaper than houses in the urban area. Which districts are popular among village house seekers? Sai Kung and Yuen Long both provide village houses with good accessibility. Sai Kung district can be divided in four areas: Clear Water Bay, Sai Kung, Tai Mong Tsai and Sai Sha. Village houses in Clear Water Bay offer the best accessibility among the four areas as they are close to Tseung Kwan O city center that is served by the mass transit railway. Some village houses at Sai Kung’s Lung Ha Wan, Pak Sha Wan and those neighboring Marina Cove are famous for their sea views. Prices of the houses can be more than HK$10 million. As the area is located at the center of the whole Sai Kung district and close to the Sai Kung Pier, there are mini buses available 24 hours. The prices of village houses in Yuen Long are relatively cheaper and more 6

suitable for homebuyers with lower budgets. Old-style village houses are about HK$1 million to HK$1.5 million. Village houses in Kam Tin, Pat Heung, San Tin and Ha Tsuen Heung, which will be more convenient after the MTR line is in operation, provide mountain views and natural environment. There are also some privately-developed housing estates that offer village housing in Yuen Long.

What should homebuyers pay attention to before buying a village house? Homebuyers should check the title of the village house. An owner should have a government lease, a deed of grant or a certified copy to prove the ownership of the village house. Homebuyers should also check the “certificate of compliance” which is approved by a district land officer

In general, banks can offer 70 percent mortgages to homebuyers if the village houses are in larger-scale developments. Homebuyers are advised to prepare more cash for the down payment. The mortgage ratio will also depend on the quality, age and accessibility of the houses. Banks will also take into consideration if there are unauthorized building works when deciding terms for the mortgages. What should be avoided when buying a village house? Homebuyers should check to ensure the vendors have paid the government land premium (The land which the houses occupied was sold to indigenous inhabitant at a very discounted rate). The town-planning and land use details of neighboring properties should also be known to ensure the quality of the houses in the future. Are there any other problems I should be aware of? If you have plans to park your vehicle inside or outside the property you should be extra cautious about checking the title of the road. If your title is not inclusive of it you may be charged for usage or, even worse, the road maybe surrounded by new developments resulting in you having no access. Contact your lawyer for details.

購買村屋時有甚麼注意事項？買家應仔細檢查村屋業權，任何村屋業主都應持有政府發出的租契、批約正本或核證副本，以證明他擁有該村屋業權；此外亦要查閱村屋的「規定事項證明書」，內容包括租契、新批約或建築牌照條款。地政專員在村屋建成後，會為該村屋進行檢定；符合所有規格後，就會頒發此規定事項證明書。村屋的按揭條款與其他物業有何不同？一般來說，銀行可以向具規模的村屋項目提供高達七成的樓宇按揭貸款，準業主宜擁有較充裕的現金用作支付首期，此外物業質素、樓齡、交通方便程度等等都會影響銀行批核村屋的取態，如果物業附有僭建物，對批核貸款比例甚至是否批核，都有所影響。應避免購入哪些村屋？由於涉及業權合法性的問題，所以買家應不要購入尚未補地價的村屋物業，買家亦應了解所購物業附近的發展情況，以確保景觀及生活環境不會因為新發展項目而受到重大影響。

n 2009 at Che Kung Temple on behalf of the Hong Kong Government, and all of Hong Kong, presumably, Lau Wong-fat drew the terribly unlucky number 27 at the Kau Cim (‘request a sign’) ceremony. For the rest of Hong Kong it wasn’t such a bad year, but for “Uncle Lau” things took a bad turn. 74 year-old Lau has had his finger in many property pies, and now it seems other fingers in other pies may create for him some trouble. A recipient of the Grand Bauhinia Medal in 2005, he became an elected leader in Yuen Long at the tender age of 22 after developing a successful water taxi business with his family long before there were any roads leading from Hong Kong Island directly to Yuen Long. A full member of the Hong Kong Jockey Club and the Hong Kong Golf Club Mr. Lau is also a member of the Policy-making committee of the Executive Council, as well as being a member of the Legislative Council since 1985, meaning his financial dealings were all

to be transparent and declared when any government business turned to property. His problems first arose when properties were purchased in YOHO Midtown coincidentally around the time the government were discussing changes set to send prices in Yuen Long up. Then it was found that one of his sons was involved in (what was then legal) confirmor sales, where purchasers would sell a property before the final sale had come through in an attempt to make quick profits. Reacting through a press release, Chief Executive Donald Tsang said, “With the benefit of hindsight, Mr Lau should have been more cautious in declaring his interests.” He went on to add that it was found Mr Lau had not gained personally from access privileged information, and that he had apologised for his oversight, which he viewed as unintentional. The latest news has meant more people than ever recognise the New Territories leader, but the effects on his popularity have, so far, been negative. Conversely this year he faired a deal better by drawing the number 53 - which represents great fortune. Hopefully it will mean good things for both city, and the man.

三年有官員在沙田車公廟的新春祈福活動，為香港求得下籤，及後當年香港就爆發沙士疫症、七一大遊行、張國榮和梅艷芳巨星殞落……，自始香港人都十分重視每年車公廟求籤儀式。去年鄉議局主席劉皇發再為香港求得下籤，可幸當年香港運勢未至太差，但劉皇發的個人運勢卻出現了轉捩點。七十四歲的劉皇發，同時是香港賽馬會、香港高爾夫球會的會員，更重要是他早在二十二歲時使參與政治，現時他兼任行政會議成員、立法會議員、鄉議局主席、屯門區議會主席等等等等，更獲頒發大紫荊勛章，涉及政府決策的千絲萬縷關係，讓他在買賣物業時，必需要事先向當局申報。但早前他卻在投資物業時惹上麻煩，自去年至今，劉皇發及相關人士購入元朗加州花園及YOHO Midtown多個單位之際，原來當中有部分是在今年二月財政司司長推出穩定樓市措施不久前買入，之後再以摩貨形式出售獲利；雖然並無違法，但由於當事人沒有及時申報利益，加上劉皇發在行政會議中，或會及早得知政府的房屋政策，讓人聯想到究竟是否有人從「內幕消息」中圖利。就劉皇發的行為，行政長官曾蔭權透過一紙聲明表示，劉皇發並沒有蓄意隱瞞或違反有關指引，亦不認為他有利用行政會議的資料圖利，他亦認為劉皇發所為只是無心之失，言下之意是希望事件告一段落。當局嘗試為事件降溫，但跟據港大民意調查，市民對劉皇發的滿意度再創新低。今年初劉皇發再度出擊，為香港求得五十三號中籤，但願香港和劉皇發本尊的運勢，也能平穩發展。

Real estate market trends. 最新樓市情報。 Kowloon Tong site sold below market estimate 九龍塘地皮下限價成交 The government’s auction of a site on Inverness Road, Kowloon Tong drew a lukewarm response from developers in November, purchased by Chinachem Group for HK$2.17 billion, an equivalent of HK$9,537 per sqft of gross floor area, 20 percent less than the median market estimate of surveyors of HK$2.7 billion. It also showed that new rules to restrict sellable areas in flats as the government reins in the city’s “inflated buildings” problem are having an effect. Chinachem also paid HK$1.63 billion for another site in Kowloon Tong at 3 and 5 Ede Road on October 12, or closer to HK$18,000 per sqft. As prices have climbed to the 1997 levels ‘’97 Crabs’’ is rapidly becoming a historical term as more are finally profiting. Most prominently are the sales of luxury apartments in blue-chip areas. According to the Land Registry statistics and the research department of Ricacorp in Q3 of this year there have been 422 transactions which involved vendors who bought in ‘97 and turned a profit - over 40% of the amount garnered in Q3 and came to HK$2 billion. the Hong Kong government’s measures announced in the policy address this month to cool prices are only short-term remedies and will not have any effect on prices next year. Housing prices in the city have risen 15 percent this year and are up nearly 50 percent over the past 20 months, increasing pressure on the government to rein in prices. Inland Revenue Gains 稅務局追炒樓稅四億元 Tax office income from property speculators will hit a record high, with the stamp duty raises implemented by the government having little effect on the market rambunctiousness. At the same the Inland Revenue is working harder to recoup tax owed by speculators having investigated 1650 cases from ‘08-’09 owing a total of HK$410 million tax resultant of HK$2.5 billion of property transactions. lifton Leung found himself sleepless on an all-night flight to Europe with a growing attraction to the air attendant’s section in front of him. It wasn’t so much the hostesses, more the hardware used on flights he’d been on many times before, but had never before paid such close attention to.

Flying Trolleys Constructed of light and rust-free aluminium, the trolleys have undergone numerous changes to make their use even more practical. The door opening and closing switches were made more precise for the attendants and the design is laser sharp. As Clifton pointed out - “There are no creaks or unnecessary friction and it serves it’s function on the airlines perfectly so it is even better for the home.” The Trolley is designing at its best: every thing has a place, and everything is in its place. Originally custom designed for the airlines and specifically to fulfil set tasks, Clifton and his team not only took advantage of financial disaster (So where did you originally find all your trolleys? Clifton smiled wryly and answered simply: Oasis). The trolleys are totally customised and can be used in a number of ways, and a number of places. “I was looking at the design and the way it functioned : perfect for the tiny space in the plane and thought of the tiny spaces in Hong Kong.” Your design philosophy? Minimising to maximise. Minimise the input and maximise its practicality. Designing Life, Practicality and Height In Hong Kong he says the trend is for

機艙手推車利用重量輕盈和不會鏽蝕鋁材製成的機艙專用手推車，經歷多年來的演變後，承傳一貫高度功能性，當中手推車的貯物櫃門經過特別設計，讓使用者方便打開之餘，組件細節也是一絲不苟。「打開櫃門時不僅感覺暢順，而且不會發出咯吱聲響，既然它可以在航機上好好發揮其功能，放在家裡也可達到一樣的效果！」Clifton娓娓道來。為了配合航機上的狹小空間，手推車在設計時均力臻完美，物品都有特定擺放位置，不會浪費空間。搜購得來的手推車經過熱愛飛機的Clifton和他的團隊重新設計，巧妙地重新應用在家裡，成為廚房廚櫃組合的一部分。「飛機上的空間，與香港面積狹小的家居十分相似，所以這些手推車很適合在香港家庭使用。」設計哲學「Minimising to maximise 」，透過簡約設計達到最佳實用性。為生活、實用性和高度作出最好的設計很多人都抱怨新落成大廈單位的睡房，要比幾十年前老舊大廈的小得多，但Clifton卻有另一種體會。「我覺得生活和娛樂，比睡眠顯得更重要，所以在家居布局上，值得分配更多空間在睡房以外的區域。」 hotlistings 21

Clever designs which combine visual highlights with practicality. 仿如客機上使用的高級餐具，精良的設計兼具美感及實用性。

the square footage designated to the bedroom is much less than ever: and he agrees with the movement. “ I think more space given to entertainment and life should be more than for just sleep.” Also inherent in his designs is the clever way of ‘creating’ more room, and not just by using the tried-and-true practises, such as adding full-wall mirrors to create the fake spaces. “We do it by ‘lifting’; when you take objects of the ground you can also create the illusion of space. It opens rooms.” In another hat-tip to the aviation industry and it’s pragmatic, engineerdriven practicality, Clifton chanced upon a great opportunity during the financial crisis when his growing fascination with the precision of design, and adapting and manipulating it from its original use into something for the home. Art, Design and Practicality Holding Hands Clifton’s fascination with flying objects hasn’t been confined to simply the interiors of commercial aircraft. During one his many sourcing trips to Europe he became interesting in wings: not chicken wings from your favourite bbq restaurant, but the wings of classic airplanes. “I had the idea of taking a wing and giving it legs - a stylish, functional table; 22 hotlistings

for the house or collector.” After finding a DC-3 wing which had been left for rust he managed to get it back to Hong Kong where it underwent conditioning and much polishing. “The wing was carefully polished by specialists 5 times, over a week, to get the shine, and preserve the rivets.” The DC-3 was a classic airplane designed for military use in the early 1950s and was the perfect utilitarian workhorse. These days those left in active, non-military of course, service have gained a presence as a high-priced private jet. How much to buy a working, airworthy model? Clifton: Millions. On yet another jaunt the prize discovery was a fuel tank, which in his showroom is a handy coffee table - and would fit nicely in the same role in any Hong Kong home. Complete with original brass certificate plate welded on. It could also be your coffee table - for USD 10,500. For the side table, or smaller coffee table, the definite choice would be the engine-based glass table - another original captivating for its simple design, with the complexity of the base, which is a Boeing radial engine made by Pratt & Whitney in the 1950s.

結合藝術、設計及實用性 Clifton醉心於飛機，不止於機艙內的物件，飛機其他個部分都可以成為他的心頭好，飛機翼更成為他的收藏品之一。「我將機翼拆下來後，加上四隻腳，成為一張既時尚、又實用的桌子，除了可以在家中使用，也可以成為飛機愛好者收藏品。」尋尋覓覓之下，Clifton終於找到了一隻DC-3型客機的機翼，將它運送到香港後，便進行一系列打磨及翻新工作。「在一個星期內，這隻機翼經過五次打磨，以回復昔日閃亮感覺，吸引眾人目光。」事實上DC-3型機型早在一九五○年代開始在軍事上應用，其設計及馬力讓他成為最「刻苦耐勞」的空中運輸隊伍，仍在服役同款型號，多用作私人飛機，而且十分罕有，價格高昂。如果要購買一台仍可運作的DC-3，賣方索價多少？「數以百萬計。」在Clifton另一趟尋寶之旅中，飛機油缸成為了他的戰利品，在他的陳列室中，這個油缸變成一張小巧的茶几，對細小的香港家居空間尤為合適，茶几亦有焊上附有飛機製造資料的銅製證書，證明飛機茶几並非贗品，而售價為一萬零五百美元。至於另一張更細小的茶几也饒有趣味，它利用一九五○年代波音客機的圓柱形引擎，作為茶几的底部，再配上一塊透明玻璃，讓它成為結合科技、簡潔、兼具實用性的藝術品。

Then see a bowl of plain round silver sparkling ornaments in a black bowl. The silver ornaments are the only thing you really see. The ornaments could be green, red, gold, or purple, but they’d still draw all your attention. Now think of a white room. White walls and everything else white. What would attract your eye the most? Something, anything, that’s not white. Choose the colours you like the most for your Christmas decorating. Choose what will draw your eye and make you feel joyous and festive. Monochromatic Colour Scheme If you love things harmonious to look at, all in a family of colours, you may choose a monochromatic colour scheme. But that doesn’t mean that everything will be the same colour. In fact, your monochromatic colour scheme will be much more dramatic if you select items in many shades of your chosen colour. If red is your colour, think of all the hues of red. Start at the pink end and move on to fuchsia, rose, cherry, firecracker, ruby, cranberry, burgundy, and maroon. You get the idea. Find balls, bows, and other decorations in every shade of red. That’s a monochromatic colour scheme. Do the same thing with greens, blues, purples, whites, silvers, golds - whatever colour you choose.

Real tree? Fake Tree? 真真假假 I am a big fan of real trees as the smell reminds me of my childhood. I grew up in Australia and California where the homes are bigger there. In Hong Kong a home big enough for a tall tree is a pure luxury. I prefer to go for a small real tree than a fake one. If you have a small terrace than you can always put a tree out there and decorate it with waterproof Christmas lights. 筆者童年在澳洲及美國加州度過，每逢聖誕節必會有在屋內放置一大棵真的聖誕樹。香港家居面積狹小，能放置大型聖誕樹固然理想，否則放置小的也不錯，但最好不要使用塑膠樹；如果家裡有小平台和植物，就可以用防水燈泡佈置增添節日氣氛。

he recent cool and dry weather is very pleasant for most of us, but it also causes itchiness, chapping and irritation for people with dry skin; it can be a very uncomfortable condition which needs extra help. Aromatherapy is a perfect solution. The skin is the largest organ of our body, it provides structure and protection to the underlying tissues, it also regulates our body temperature and prevents dehydration. The skin renewal cycle is a continuous process and it takes about 28 days for new cells from the lower dermal layer to push their way up and replace the top dead skin layer. The sebaceous glands in our skin produce sebum - a natural moisturizing and protection agent. The major problem in most dry skin conditions is that the sebaceous glands are producing insufficient amounts of sebum, thus results in dryness, irritation, chapping, cracking and scaling. In severe cases of dryness as in eczema and dermatitis, while many doctors can only prescribe creams with cortisone to relieve the symptoms, the side effects can be quite undesirable. In these areas aromatherapy with good natural carrier oils and pure essential oils can be very beneficial. To achieve the best results from aromatherapy, one needs to consider the following factors: Exfoliation and bathing – Dry skin needs to be exfoliated like any other skin type. A fine Oat Meal/Mung Bean Scrub is perfect for both the face and body. This gentle scrub can be used up to 3 times a week, pay attention not to irritate or over rub the sensitive areas. In addition, moisturizing warm (not hot)baths using the Cleopatra (milk/cream) or Honey Bee blends (issue 11)can help in sloughing off dry dead skin effectively while providing gentle emollient for the younger skin. Time of application - The best time to apply essential oils is following a bath or shower when blood circulation is increased and the pores are open, the oils applied can be readily absorbed. For general dryness over the entire body, it is best to keep the body moist after taking a bath or shower. Instead of drying with a towel, you can rub off the excess water with your hands then apply a warm aromatherapy body oil immediately. When aromatherapy oil is applied over moist skin, moisture is naturally held

closed to the pores, thus making the skin supple and moist for longer. The choice of skin hydrating and nourishing agents –due to the inherent permeability of the skin (only substances smaller than 1000 micron can get through) I do not recommend using petroleum by-products such as Vaseline, mineral oil and baby oil. Although they may make the skin feel smooth at first they are too large to be absorbed by the skin; they create a barrier which blocks the pores which in turn impede anything including essential oils and water from getting absorbed and inhibit elimination of sweat and toxins. The use of products containing alcohol or preservatives should also be avoided. Natural plant

oils, floral waters and herbal healing agents are best for the skin. Essential oils and Carrier oils – essential oils known to help dry skin conditions are Cedarwood, chamomile, frankincense, geranium, jasmine, lavender, myrrh, neroli, patchouli, rose, sandalwood and ylang. Carrier oil choices include the heavier, vitamin-rich vegetable, seed and nut oil can aid in adding moisture to the skin then act as protecting agents. Extravirgin Olive (Cold pressed), sesame, almond, avocado, jojoba, carrot seed and calendula oils with the addition of small amount of Vitamin E, wheat germ or evening primrose oils are all excellent for dry skin condition. The choice depends on personal preference, skin condition and availability. There is no hard and fast rule, but read and study plus trial and error with skin patch tests (issue 10) will help you develop your own unique blend. Prepare the body oil in small batches and store in a cool dark place. Remember always warm the oils before application and always apply to warm moist skin for best results. For usage on children

歷過夏天悶熱的天氣後，秋冬乾爽季節讓不少人都感到心矌神怡，可是對皮膚而言卻是另一回事，因為乾燥氣候令乾燥肌膚痕癢、爆拆、甚至造成過敏症狀，造成不適，但只要得到適當舒緩，可以大大改善皮膚質素，採用香薰療法更是天然而有效的好方法。皮膚是人體最大的器官，除了保護身體內部結構，它也有調節體溫，防止身體脫水的功用。皮膚一般以二十八天為一個更新循環，底層細胞會慢慢向上生長，取代上層死皮，而皮脂腺分泌的油脂，可以濕潤及保護肌膚。大部分乾燥皮膚都有一個共通點，就是油脂分泌不足，令皮膚乾燥、敏感、爆拆、出現細紋及脫皮。在更嚴重的情況，例如患上濕疹或皮膚炎時，醫生一般會利用類固醇軟膏加以治理，但其副作用亦可以十分顯著。其實只要出現這些問題初期採用香薰療法處理，可以有效改善肌膚問題。如果想從香薰治療得到最佳效果，要注意以下因素：一、磨砂及沐浴：與其他皮膚類型無異，乾燥肌膚同樣需要定時進行磨砂，質地細滑的燕麥加綠豆磨砂配方，最適合在臉上及身體使用，每周最多可使用三次，但要緊記不要接觸皮膚出現敏感症狀的地方；此外，利用牛奶或蜜糖組合（請參考本刊十月號的介紹）作暖水浴，可達到滋潤肌膚、去除死皮、溫和潤膚的作用。二、使用時間：沐浴或花灑浴後是最佳使用香薰精油的時間，因為浴後血液循環運行最好，而且皮膚毛孔張開，可以讓精油容易滲入體內。如果皮膚整體感覺乾燥，浴後不要用毛巾擦拭身體，取而代之用手抹去多餘水份，然後立即塗上經輕微加熱的香薰油。將香薰精油塗在濕潤皮膚的最大好處，就是可以讓精油依附在水珠上，讓它更長時間停留在皮膚毛孔上，發揮最大吸收作用。三、選擇合適的皮膚補水及滋潤產品：皮膚具有可穿透性的特性，可讓小於一千微米的物質進入身體，筆者不建議使用如凡士林、礦物油或嬰兒油之類的石油副產品作為潤膚劑，雖然起初它們可以令皮膚感覺細滑，但其粒子成分始終太大，不能被皮膚直接吸收，更會堵塞毛孔，影響水份及精油的吸收，同時令毒素及汗水不能暢順排出；此外，應避免使用含有酒精或防腐劑的產品。想讓身體獲得最佳滋潤，可以採用天然植物油、花水（Floral

the choice of using a single carrier oil such as extra virgin olive oil or grape seed oil which are readily available in supermarkets and a single essential oil like Lavender which is wonderful for all skin types. The benefit of aromatherapy can be enjoyed at all levels and much more beneficial to our body than synthetic products loaded with preservatives and chemicals.
