NOTE FROM THE FRONT When considering the rocketing Hong Kong property prices, the recent auction of the Mount Nicholson Road property naturally comes to mind. The prestigious plot of land was sold at 10.4 billion Hong Kong dollars and it is estimated it will hit a record high $60,000 per sq ft when put on the market. In addition, a new development at Ap Lei Chau, priced over $17,000 per sq ft, doubles the price of neighbouring secondary sales. Various properties citywide have also hit the historical highs not seen since 1997. The frenzy has also hit the subsidized market typically known as a more placid one, by Hong Kong standards. A HOS public housing apartment at Fu Keung Court, Lok Fu had just sold for $4.36M or $5,612 per sq ft, up 32% in 7 months. All this begs the question: Are there still any good investment opportunities where the prices are obviously lagging? Just landed

I’ve just moved to Hong Kong and can’t decide between whether or not I should spend more of my savings on investment in a single ‘nicer’ property and live in a rental flat, for instance, in New Territories... or should I instead look at two cheaper properties and live in one? What are the tax implications for me as I will be drawing the entire income from my employer in Hong Kong and don’t want to transfer any back home. Mike, just landed from Sydney The tax rate in Hong Kong is considered as one of the lowest city in the world. From an investment aspect, it would be nicer to own two cheaper apartments. Lower-priced properties tends to have a more prominent appreciation. Keep in mind location matters too. In fact the strategy of investment can be very different among people. Dumpster diving

I was impressed by the interior design article regarding to the property at Prince’s Terrace (Dumpster Diver’s Home, issue 7) and relieved that some people would do dumpster diving in Hong Kong! Being a local Chinese, I was told to “remove the old stuff and welcoming to the new” since I was small. I feel happy some people in Hong Kong still treasure the nostalgia. Shoe display

I live in a building, with four units to a floor and there seems to be a shoe display or a shop opening outside in the corridor. And it gets worse each week. Seems flat B has 20 pairs, so ‘C’ needs 21, ‘A’ trumps with 25, and me at ‘D’ is left with no shoes and maxi smell. I know our flats (390 sq ft) are indeed ‘shoe boxes’ - this is a given here - but shoe shop? So I’ve requested, then complained, then moaned and finally cried to management but to no ado... he office sector in Hong Kong has drawn investors’ attention and amid the frenzy of the residential and retail property markets, with some lower grade office spaces still available in the market at lagging prices. The office market will likely outstrip other sectors to become property investors’ top pick. Grade B offices are referred to the office buildings surrounding the central business districts like Central and Tsimshatsui. These office buildings are mainly located at Sheung Wan, Wanchai, Jordan and Mongkok. “The transactions in grade B office market have been picking up rapidly over the past few months as investors cash in on the market after taking profits from the residential market,” said Daniel Wong Hon-shing, director of commercial department under Hong Kong-listed Midland IC & I. The mismatch in price expectation between buyers and landlords in residential property and grade A office markets has encouraged investors to turn their attention to grade B offices. “Some grade A office landlords have raised their asking prices or hold back the sales on an expectation of further price increase,” Wong said. The residential market, however, showed signs of growth momentum cool - down in the first half of this year after substantial capital value gains that curb the potentials of further increases and lower the rental yields. Wong said: “Traditionally, the grade B office market is less active when compared with other sectors, so landlords are less aggressive in setting the selling prices, and they are more willing to sell.” According to data from Midland Commercial, the transaction volume of grade B office market saw signs of recovery with 109,032 sq ft of office spaces changed hand in Hong Kong island in July, a 65.7 percent increase from a year ago. The overall grade B office sales, including transactions in Hong Kong island and Kowloon,

Glass Matters Besides transportation and location, Midland’s Wong suggested investors concentrate on offices in buildings with glass curtain walls, which are appealing to the tenants. could fetch HK$23 per sq ft, representing a rental yield of 4.2 percent. In comparison, a 699-sq ft residential unit at One Pacific Heights in Sheung Wan, with average rent of similar units fetching up to HK$40, was sold for HK$9.09 million, or HK$12,990. This is translated into a rental yield of up to 3.7 percent. Veteran investor Lai Ni-jan, who recently bought an office at East Point Centre in Causeway Bay, said both the residential and office markets had rebounded quite a lot. Location is now important when choosing what to buy, while properties with good rental yields and stable transaction volume could also help boost the capital values, he said. “Offices in some locations remain lucrative enough for speculation,” Lai said. He sees the office prices to increase by a further 10 percent the rest of the year. He picks districts such as Wan Chai and Admiralty that neighboring Central,

Hong Kong’s central business district. In Kowloon, offices in buildings along Canton Street, Tsimshatsui are his top picks. “Properties that near MTR stations and with refurbishment could provide better potentials for capital value gains,” Lai said. Wong agreed, said “Offices are therefore easier to rent out and that to offer stable long-term investment returns.” The rental yields for grade B offices could reach more than 3 percent in average and those for grade A offices or luxury residential properties were only 1 to 2 percent, Wong said. He sees the rents of grade B offices to grow by a further 10 percent the rest of the year tracking the gain in capital value. The rising demand for grade B offices from cafés, clinics and salons have lifted the rental values, Wong said. “In particular, grade B offices in Causeway Bay and Mongkok are in demand.”

hile the boom in residential market hasn’t spread to the industrial property sector, real estate agencies are upbeat about the outlook of the market in Wong Chuk Hang and Aberdeen, which will be serviced by the planned extension of the city’s mass transit system in 2015. Industrial property prices in Wong Chuk Hang and Aberdeen have been increasing over the past few months, boosted by the development plan of Mass Transit Railway’s South Island Line, said Winnie Ho Pui-fong, investment director at Garson Real Estate Agencies. “I don’t see a very rapid rise in industrial property prices but a gradual increase; there are still some properties which have been put up for sale at a relatively low price, though the residential market has been booming,” Ho said. Larvotto, a residential project in nearby Ap Lei Chau launched by Sun Hung Kai Properties, fetched more than HK$10,000 per sq ft, Ho said, adding that the red-hot housing market could help spur along the prices of other sectors in neighboring districts. “Industrial properties asking for around HK$2,500 per sq ft or below are behind the overall market - I expect more room for further appreciation,” she said. Investors may seek opportunities in industrial properties located on or around Heung Yip Road in Wong Chuk Hang, Ho noted. She named Yally Industrial Building on 6 Heung Yip Road and Derrick Industrial Building on 49 to 51 Wong Chuk Hang Road as examples that offer large-sized flats from more than 2,000 sq ft to about 4,000 sq ft. L’hotel Island South, hotel project developed by the Chinachem Group, is one of the hotel developments completed after the government’s revitalization measures. The potential of wide-scale redevelopment has helped whet investment appetite among real estate developers.

Ho said there are very few whole block buildings available for sale though realty companies are keen on acquiring these properties for redevelopment into hotel or even residential properties by paying for the land premium. She suggested investors to buy flats in buildings where the ownership rights are less divided. “If there are only one or two major owners, it’s easier for the developers to acquire the whole block of building for redevelopment that provide bigger chance for investor to make money,” Ho said. Ho said investors may also consider buying the property for long-term investment. The rental value of industrial property hasn’t picked up yet, despite the government’s measures on revitalization of industrial buildings in an effort to support the development of Hong Kong’s creative industry, she noted. She said the average rent for Horizon Plaza, a renovated industrial building in Ap Lei Chau, could reach up to HK$16

per sq ft while some units rented to creative industries and furniture shops stood at between HK$10 and HK$12 per sq ft. “The rent for some old industrial building in Wong Chuk Hang and Aberdeen is remained at HK$6 to HK$7 per sq ft, I see good potential for the rental value to pick up,” Ho said. The rental yield could be further edged up to 5 percent to 6 percent from the current 3 percent to 4 percent, she added. Industrial buildings in Island South, where with good accessibility to Hong Kong’s prime areas such as Central, Sheung and Causeway Bay, have attracted the attention of real estate companies to renovate those old buildings to target creative industries and young tenants. While the prices for residential property have surged substantially, buying industrial properties in the Island South could be a better choice for betting on the capital value gains and more reasonable rental income, Ho said.

he entrance offers your visitors one of the first impressions of your home. And for certain it will continue to have a lasting impression for you as well. When I visit homes throughout Hong Kong, I find that most entryways contain either a shoe rack, or are full of shoes. In addition to unsightly clutter, the shoes also tend to bring unwanted odors. Home design magazines always seem to show visually stunning photos but the sense of smell is one that is consistently overlooked. Entryways should not only be visually inviting but also free of offensive odors that turn off your guests and belie your personal comfort. Coming home after a stressful day of work is made easier when the entryway is welcoming. In the above photo, the original entryway appears to force someone into walking through a dark, narrow gauntlet before entering the main room. I made a suggestion to my client to open up the entryway, to avoid having a closed-in feeling. In this minor renovation, we decided to cut down half of the column, without compromising the main load-bearing sections. We placed a platform (capped with polished cherrywood) over the remaining portion of each column to allow for the display of my client’s art objects. Recessed halogen lighting helped create a warm environment, while highlighting and

進家門,客人第一樣看到的 就是玄關位置;客人離去, 最後看到的也是玄關,如何 佈置玄關,直接影響客人對您的整體印 象。 我參觀過不少香港住宅,不管是豪 宅或是一般家居,玄關不是堆滿大量鞋 履,就是放置鞋櫃或鞋架,除了予人雜 亂無章的感覺,鞋子也不免會滲出陣陣 異味。 作為一位室內設計師,我覺得不能只 是設計出好看的單位,如何讓鞋子不會 在一踏進家門便發出「幽香」,也是需 要注意的事項。在一天辛勞工作後,能 夠踏進家門便有心曠神怡的舒暢,才是 「回家」應該有的感覺。 上面的圖片是我其中一位客人家裡原 本的玄關,其設計讓人在步進客廳前, 好像先要走過一段幽暗而狹窄的通道, 令人感覺十分不自在;於是我向客人建 議,新的設計要將玄關盡量變得開豁一 些。 透過一個小改動,我將玄關兩邊的 牆身,裁去上半部分,讓整體感覺「輕 盈」一點,在餘下的柱位頂部表面,我 各放置了一塊櫻桃木飾板,讓戶主可以 在這個空間展示他的藝術收藏品;此外 我在天花裝上嵌入式石英燈膽,柔和的 燈光讓整個環境的氣氛變得溫暖,同時 更能突顯放在玄關中的擺設。 經過此改動後,這個玄關面積不變, 但視覺上看來更加寬闊,而且予人舒 適、友善的感覺。 如果覺得要裁去牆身太過繁複,也有 幾個簡單的點子改善玄關設計,好像在 玄關放置一塊大型鏡子,可以讓整個空 間看來更大、更光猛;此外放置一系列 不同大小的蠟燭,都可以成為吸引目光 的焦點,擺放香味蠟燭更可以讓大家一 踏進家門,便感受到輕鬆自在的氣息。 在地上放置一棵大型植物也是好方 法,如果空間足夠容下一個小型植物層 架或小桌子,在這裡放置鮮花或設計精 美的花瓶,也是好的點綴方法; 另外,在玄關放置親友或摯愛的照 片,可以展露您個人化的一面,如果

showcasing the objects on display. The new entryway appeared wider and more open, providing a more welcoming feel, yet retained the same square footage. In the meantime, there are also simpler ways of improving your entryway. Placing a mirror in the entry can make a small area look larger and brighter by reflecting light. Grouping candles of different sizes makes an eye-catching piece. If they are scented, the pleasant aroma can be relaxing. A large plant on the floor can help fill in space. If there is room for a small stand or table, placing a potted plant in a decorative pot and/or providing a vase of fresh flowers will add color. Photos provide an opportunity to display a bit of your personal life through presentations of your friends and loved ones. If you choose to display photos, they will look best if they are all either color or all blackand-white. The color and style of the picture frames ideally should be consistent. Some people choose to display artwork over photographs. Hanging a single significant piece brings immediate attention to the item. Smaller pieces of artwork can also be used if they match. If there is room for a table, you can also set the artwork on it as it leans against the wall. Should you display a single piece behind a table, ensure that the artwork is as wide as the length of your table so that there is balance. If you are fortunate to have a unique vase or a favorite decorative item such as a large seashell for example, the entryway table can be an ideal display area. Multiple items should be grouped together instead of spreading them out too much, as a grouping will generally appear more appealing. An entryway table is enhanced when there is lighting. A decorative table lamp or set of lamps can be customized with different shades representing the desired color or texture. It is not unusual for further customization by gluing on ornamentation, braiding, or fringe. Remember, the entryway is the place where first impressions are made. country style home décor always adds a sense of warmth and coziness to any home, and by adding quality of “rustic charm” to an 800-sq ft one-bedroom unit with rooftop in Sheung Wan, designer Monique McLintock has made the unit a restful home.

The narrow layout of the apartment create challenge to designer to find ways to widen the space. 單位狹長的格局,讓設計 師要花盡心思去拉闊整體 視覺效果。

What are the requirements of the homeowner? What is the theme of the unit? As this is a rental unit, the homeowner wanted the unit to be decorated in nique style that looked different from what was onthe market. We have integrated rustic, sleek and modern elements by using materials such as raw wood, cement and metals to create a unique style. For example the cement-textured wall in the bathroom and the red brick wall in the kitchen are in rustic style, while we used light-colored furniture, wooden floor and soft lighting to make the room looks more comfortable. Which part of the unit do you like most? What were the difficulties in designing it? I like the open kitchen very much. Open kitchens are more social that many expats enjoy cooking and socializing with friends at the same time. Cooking and eating become more interesting with an open kitchen. And I also like the raw feeling of the design. It is difficult to design the room as it is narrow that we made all attempts to find ways to widen

請問客戶的要求是怎樣?單位的設計主題 是甚麼? 由於這是一個出租住宅,業主打算將 它裝修得具有獨特個性,吸引客戶目光, 他希望以現代感為藍本,再加上樸實原始 味道。經過一番商討後,我決定採用比 較多原木、水泥、金屬等材質。好像 浴室的牆身幾乎是完全採用水泥 表面,廚房甚至出現紅磚牆的 粗獷牆身,而客廳則以淺色 家具、木地板、配合柔和 的燈光,營造簡約舒適 美。 您覺得單位哪方面的設計 讓你感到最滿意?挑戰性 在哪裡? 我最喜歡單位的開放式廚房設 計,因為很多外國人都喜歡將煮 食變成社交聯誼的一部分,開放式廚 房可以讓煮食和進餐都變得有趣;而單位 整體粗糙感覺,也是我的最愛。但由於單 位是呈長形格局,所以我需要想辦法讓空 間看來比較闊一點,好像接近廚房、長闊 皆達到十呎的大型灰鏡,正是其中一個擴 闊視野的手法。 浴室的設計看來與別不同,可以介紹一下 嗎? 洗澡可以讓人洗去一天的疲憊,為了 讓住戶可以好好享受這個過程,我特別將

the space. For example, the enormous 10 ft by 10 ft grey mirror that we added near the kitchen is to create illusion making the room looks more spacious. The bathroom looks so different from others, what are the features? In order to make the bathroom feels bigger and connect it to the bedroom, we replace the original wall with a window. Regarding the concern over privacy, a roller blind is added. The bath room, using materials such as raw wood and cement, is to give the bathroom a natural rustic feel. How do you make use of the original settings of the rooftop when adding in your own style? The rooftop naturally has different levels on it so we added lights and other features at each level split in order to make the area visually interesting. We added a stylish outdoor shower that you can cool off in hot summer nights, and it also doubles as soothing waterfall at night. We added an outdoor bar area with built in champagne container on one end and an outdoor seating area is on the other side for more intimate conversations. Interior designs are so changeable, how do you ensure your designs can meet what the clients want? I will let clients do all the talking when I first meet them, I will just listen. So that I can know how they intend to use the space and how the design will suit their lifestyle. Each design is tailored to fit the clients’ personal way of life and style. 30 hotlistings

A

romatherapy to many means scented candles, soothing and invigorating facials and body massages, or simply a scented bath; they are all in essence one form or another of aromatherapy. Most of us know a little about it and we know it can be good for us - but how can we best bring aromatherapy into our daily life and get the most benefit from it? What is Aromatherapy? Aromatherapy simply means the use of scent to promote physical and emotional health and well-being. Science has confirmed natural herbs and plants and their essential oils have healing properties, the most common ways they can affect us are though our olfactory organ i.e. the nose; absorption through our skin or by drinking an infusion of the leaves or flowers. Essential oils are minute droplets of concentrated essence contained in different tissues of a plant which give it its own characteristic scent. For example, the scents of lemon from the skin of the fruit, lavender from its flowers and Ti Tree from the leaves all come from the essential oils contained in their respective tissues. In order to make them accessible to us, scientists have found ways to extract these precious essences by means of steam distillation, cold compression and solvent extraction. How do we know if it is real and safe? As most consumers are not scientists who can do a chemical analysis of what we see and have bought, how do we know we are getting our money’s worth and feel safe about using them? Firstly, because of the different methods used in obtaining the essential oils there should be a variation in cost. For example, it takes 250 lbs of Bulgarian Rose Petals to produce 1 oz of Rose essential oil and only 6 lbs of Lavender flowers to produce the same amount of French Lavender essential oil. You can see that Rose oil should be much more expensive than the more common Lavender oil moreover, if you see a whole range of essential oils of the same size all at the

same price, then most likely the more precious oils have been stretched or diluted. 100% pure essential oils should be stored in small dark glass bottles and labeled accordingly. If you see words like perfume, fragrant, scented or potpourri, mostly likely they contain some type of synthetic content. Pure essential oils normally have a full, sweet and mellow character; if it seems pungent, harsh or alcohol-like, stay away from it. It is wise to shop at reputable brandname stores and ask about the origin of the particular essential oils your are interested in . In most cases you only need small amounts so it pays to get the best quality you can afford.

Tools and Safety Precautions There are many fancy and beautiful gadgets, such as diffusers with in-built timers or oil lamps available in the market. My advice is to decide if this is really something you want in your living or working environment by taking a few simple steps before you invest in any expensive equipment. The first and most important is to find out if you are allergic to any of them. Simply apply a drop of essential oil to a Q-Tip then apply to the skin on the inside of your elbow, wait 5-10 minutes, and if u don’t develop a rash or feel itchy, it should be safe enough to use. If you are pregnant, stay away from essential oils as some of them may induce miscarriage. Always consult a physician or a certified aromatherapist before you start and read as much as you can about it. Start with the most basic and most common until you are familiar with the oils and the dosage you use.

燭、精油按摩、香薰浸 浴……香薰療法五花八門, 讓不少人一時之間摸不著頭 腦,其實將香薰療法應用到日常生活並 不困難,掌握它的基本原理,就可以讓 我們的身心得到益處。 甚麼是香薰療法? 簡單來說,香薰療法是利用香氣來促 進身體和心靈健康,科學研究證實,草 本植物本身和用它們製成的精油,透過 我們的嗅覺、皮膚、飲用等方式進入身 體後,便可以達到治療效用。 香薰精油是由植物組織提煉而成,不 同植物散發香氣的位置各有不同,好像 檸檬的香氣來自它的表皮,薰衣草的香 氣來自它的花朵,茶樹的香 氣則來自它的樹葉,科學家 以多種先進方法來提取,當 中包括蒸餾、冷凍擠壓、溶 劑抽取等。 我們怎樣知道手中的香薰產 品是安全和有效? 香薰精油的價格差異甚 大,在香港,可以數十元買 到一大瓶,也有幾十毫升的 有機精油索價超過一萬元。 作為一般消費者,我們如何 分辨買回來的精油是安全和 物有所值? 香薰精油價格很大程度 取決於其原料及提煉方法,以保加利亞 玫瑰花為例,生產商需要二百五十磅花 瓣,才可以生產一安士的精油;但相對 薰衣草,一安士精油則只需要六磅花瓣 作為原料,可見當中價格的分野就在這 裡。 要注意的是,如果有部分商店發售不 同款式的精油,但容量和售價都一樣, 就很可能其中一些原料價格較昂貴的精 油被稀釋或加入添加物,造就價格便宜 的假象。 百分百純正的精油,應該利用深色 玻璃瓶盛載,但如果在購買時,看到 瓶上標示著「Perfume」、「Fragrant」 、「Scented」或「Potpourri」等字眼, 就很可能精油內添加了人工成分。純正 的精油一般帶有濃郁、芳香和甘醇的香 氣,如果聞起來有強烈、刺鼻和酒精的 味道,就千萬不要購買。 光顧有信譽的店鋪是明智之舉,也 可以從店員口中了解精油的功效、產地

等資料,雖然高質量的精油價格昂 貴,但一般情況只需很少份量便足 夠長時間使用,所以不妨購買質量 比較好的精油產品。 工具及注意事項 點燃香薰精油的工具大都設計精 美,而且款式多樣,好像香薰燈的 款式便不計其數,部分電子香薰爐 更設有時間掣,能控制操作時間, 以免一時大意而造成火災。筆者建 議您「投資」昂貴的用具時,最好 是先考慮以下幾個重點。首先是測 試自己的身體會否對精油有過敏反 應,利用棉花棒將精油點在手肘內 側,等待五至十分鐘,如果沒有出 現紅疹或感到痕癢,代表該精油基 本上安全可用。 但即使通過敏感測試,懷孕女 士亦切忌使用,如果有任何懷疑, 就要向醫生或合資格香薰治療師查 詢。 另外在初次使用香薰時,應先從 最常見、最基本的精油開始,當你 適應後,就可以作多元化的嘗試, 調節精油的組合和份量。

Cant’t sleep? 香薰油如何改善睡眠? A simple way to promote or improve sleep is to use an aromatic foot & leg spray made with 15-18 drops of Lavender essential oil in 250ml of cold water. Store in a spray bottle and refrigerate it, shake well before each use. Spray your legs before going to bed and give the room a couple of pumps as well. This is most relaxing and welcoming in the hot summer months.
