With plenty of personal touches and scrupulous services, serviced apartment operators such as Shama are able to create the ambience to make a room feel more like home as Kristen Kuok reports. 外地旅客初到貴境,一般都會選擇在酒店留宿,但近年興起一股服務式住宅熱潮,吸 引一批想擁有舒適居住環境,但又能得到個人化家居服務的客戶,此模式讓新來港旅 客更容易融入香港的都會生活之餘,也在香港形成一個越來越活躍的物業市場。

uests can walk in and stay with just a suitcase,” said Elaine Young, co-founder and CEO of Shama, which operates serviced apartments in seven properties in Hong

Kong. With the rooms equipped with all the things a guest needs for a home, Elaine said this creates a “trouble-free lifestyle.” “We are not just providing a room, but also providing a choice of lifestyle,” said Marilyn Fu, director of sales at Shama. Customized services and interior designs are elements which help create its lifestyle. Feeling homesick is inevitable for frequent travelers but familiarization services offered by Shama could help new arrivals to quickly become accustomed, including “hood tours”, where new guests are shown their way around local restaurants, bars, markets and a variety of shops. “We pay attention to detail,” she added. “We try to help them with all kinds of daily necessities; some may need to apply for visa, some may need to go to the bank - our staff can help.” “We offer different classes to tenants, such as Mahjong and Chinese painting,” Fu said. Joining these classes, guests

務式住宅對住慣一般住宅市民來說,可 能比較陌生,但卻為旅客或外國人提供 很大的方便。在香港經營七個服務式住 宅項目的莎瑪行政總裁楊依寧表示,「我們會為客 人提供家居所需物品,所以客人無需準備太多,只 要提著行李箱,便可以立即入住!」 「我們向客戶提供的不僅是一間客房,也提供多 種服務選擇,以滿足客戶的需要,好像個人化的客 房服務及客房佈置等等。」莎瑪市場及營業總監傅 美珊補充。 對於經常穿梭不同國家的旅客,「思鄉病」可謂 習以為常,但如果他們居住的地點能提供熟悉的環 境及服務,可以讓他們舒緩思鄉之情,融入全新的 生活環境。以莎瑪為例,他們會為住客舉行社區短 線遊,令住客熟悉附近的社區環境和生活所需,好 像如何找到一家好的餐廳、超市、酒吧等等。 相對一般酒店或租賃單位,服務式住宅的另一個 特色,就是會特別照顧到住客的生活細節,好像提 供單位內的必需品、協助客戶處理簽證問題、如何 開立銀行戶口等等,服務式住宅的職員都會樂意提 供協助。 傅氏又指出,該公司舉辦一些輕鬆的活動,也是 讓初到貴境的住客熟習香港生活節奏的好方法,好

can meet friends with each other and establishing a “Shama Society.” The serviced apartment operator’s “no boundaries” program is another unique service to help new guests to fend of feelings of homesickness by getting into the swing of city life. Through Shama’s No Boundaries privilege cards, tenants are offered membership to private member clubs such as Kee Club or California Fitness. The program is also aimed at providing guests with access to insider tips and recommendations so that they can get a fast-track ticket to Hong Kong’s social life. Shama’s personal touches expand to housekeeping that can be some trifling things for residences. “We hope our residences feel like stay at home, so we assign the same housekeeper to clean up the same room,” Fu said. This is to make our residences to feel more comfortable and

Shama’s service apartments range from HK$16,800 to HK$90,000 per month, measuring from 320 sq ft to 2,000 sq ft.

Jimmy Chow, a senior research manager at Vigers, said the demand for serviced apartments has seen an upbeat on the economic recovery in the region though financial crisis took a toll in the serviced apartment market in Hong Kong. “Multinational corporations, in particular banks have begun sending in more expatriates to the city over the past six months,” Chow said. As the local rentals have gone up significantly while companies are now more budget conscious after the financial

The rentals were raised by 3 to 5 percent in the first quarter. “The competition is intense as Hong Kong is a mature market,” Fu said, “but we think our prices are competition as they are set after considering hotel room rates and other serviced apartments.” We see a modest increase of 3 to 5 percent for in serviced apartment rents for this year factoring in the upcoming supply, Chow said. “We are aware that more serviced apartment units are in the supply pipeline, which could probably take the growing demand,” he noted. The serviced apartments at The Lily in Repulse are available in the market while some developers or investors are considering converting some old buildings into serviced apartment projects. Chow expects roughly about 600 to 800 serviced apartment units will be put on the market by the end of 2011. The supply includes developers’ inventories that may be packaged as serviced apartment units and units from some recently sold old building blocks in core districts.

市中的謐然感覺。 威格斯高級研究經理Jimmy Chow指出,環球經濟從谷底 反彈,令香港的服務式住宅也因而受惠。「很多跨國企業, 在過去半年開始委派外籍員工駐港,但經過金融海嘯一役, 他們對員工開支變得較以前著緊。」他舉例指出,最近住宅 租務市場升溫,豪宅租金急升,讓具有彈性租期、價格較相 宜的服務式住宅,變成這些公司替外籍員公物色居所的首 選。 莎瑪旗下服務式住宅為開放式至兩房間隔,面積三百二 十至二千方呎不等,目前客房以月租為主,但為了迎合短期 留港旅客的需要,莎瑪亦提供短期租房選擇,其中銅鑼灣及 中環分店更設有日租服務。客源則以公司客戶為主,當中以 金融機構、科技公司、醫生、律師等專業人士。 隨著樓市升溫,莎瑪旗下物業租金在今年第一季,亦上 調了百分之三至五不等,不過市場上競爭者亦越來越多,不 少發展商開始積極拓展興建或將舊樓翻新為服務式住宅。傅 美珊認為,香港房地產市場成熟,讓經營服務式住宅亦面臨 很大的競爭,不過相對其他競爭者提供的服務及價格,她相 信莎瑪在市場上,仍佔有相對強的競爭力。

hotlistings Shama eyes second-tier mainland Cities Shama is planning to expand into second-tier mainland cities where it sees the greatest potential in Asia market. “Cities such as Guangzhou and Hangzhou are devoid of quality serviced apartments”, said Marilyn Fu, director of sales at Shama. Global enterprises are expanding into second-tier cities in China, however, it’s still not easy for them to find suitable accommodations for their staff, she noted. “Companies need to rent from local landlords or their staff may need to stay in local hotels,” Fu said. “The quality is so different from our serviced apartments.” She added that “Shama fans” who stayed at our properties in Hong Kong are looking forward to Shama’s serviced apartments in China – including in Guangzhou by the end of the year and Hangzhou in 2012. The company is currently operating serviced apartments in four buildings in Shanghai and one in Dailian, with some of the properties in Shanghai and the Dalian operating under the “Shama Luxe” brand. Shama Luxe at Xintiandi has a magnificent clubhouse, spa and its own café. Young said the project is a perfect base for guests to embrace Shanghai, China’s most dynamic city. “We are also seeking business opportunities in Southeast Asia”, Fu said. “We see strong demand for serviced apartments in Japan, Taiwan and Singapore. Shama Sukhumvit in Bangkok is scheduled to open this year. We plan to boost the number of properties we operate to 40 in the next two years from the current 12 buildings.”

開拓中國二線城市商機 目前莎瑪在中國大陸的項目,集中在上海、大連等沿海城市,其 管理層透露,公司有意積極開拓具潛力的二線城市市場。 莎瑪市場及營業總監傅美珊舉例指出,好像廣州、杭州等,都缺 乏較高質素的服務式住宅,隨著一些國際大企業進軍中國的二線城 市,他們的駐外員工都很難找到合適的居所,「這些企業員工只能 向當地業主租用單位,或索性長期住在酒店之內,但其服務性質與 服務式住宅提供的個人化服務很不一樣。」所以讓莎瑪產生這個擴 展計劃。 傅氏笑言,有該公司的香港住客轉到大陸工作,由於他們熟悉旗 下物業的居住環境,所以這批「擁躉」希望他們在更多中國城市開 設新的項目。 莎瑪計劃在明年年底,於廣州開設當地首個項目,並打算在二○ 一二年內將物業版圖擴展至浙江杭州;莎瑪行政總裁楊依寧透露, 預計新推出項目的客房空間會更大,同時會提升其設備配套。 莎瑪在內地項目以不同品牌營運,除了「Shama」之外,「Shama Luxe」物業會提供住客會所、水療、餐廳等設施。 另外傅美珊表示,該公司亦會在東南亞國家尋找合適據點,當中 該公司看好日本、台灣及新加坡市場。此外旗下位於泰國曼谷的新 項目,也會在今年內正式開業,莎瑪期望該公司管理的物業項目, 在未來兩年內由現時的十二幢,增加至四十幢。

URA to Preserve Pre-War Premises 市建局餘樂里項目 // The Urban Renewal Authority has been making efforts to preserve pre-war premises amid the social discontent. The historic preservation element is important that the authority will preserve four blocks of pre-war tenement properties out of the 14 blocks in its Yu Lok Lane project in Sai Ying Pun. Under the URA’s plan, the more than 2100-square-meter site is to build a 20 to 30-storey property that provides approximately 270 residential units. Half of the site area will be designated for a “historical theme park” that will demonstrate the “Old Hong Kong” features together with the four renovated pre-war premises. The project is

HSBC Helps Create Green Outdoor Classrooms 綠化學校屋頂計劃 // Green outdoor classrooms have been created on the rooftops of 10 selected schools across Hong Kong since the “HSBC Green Roof for Schools” program was launched in 2008. Through the program, students are able to learn how to build green roofs and build up knowledge on the issues related to climate change. The program also helps develop students’ interest in horticulture and learn more about ecology as an integral part of the school curriculum. “The HSBC Green Roof for Schools program helps lower air temperature and improve air quality,” said Teresa Au, HSBC’s head of corporate sustainability for Asia-Pacific region. The bank has also partnered with The University of Hong Kong’s geography department to publish ‘City Cooler and Cleaner Teachers’ Toolkit,’ integrating teaching and learning about green rooftops in tandem with topical environmental issues such as climate change and the urban heat island effect. “Providing a platform for environmental education and innovation in the local community is an important aim for the program,” Au said.

Kush to tap hotel business Kush進軍酒店業 // Kush, one of Hong Kong’s serviced apartment operators, has shifted its focus to develop a new hotel brand in the city. The company sold its Hong Kong serviced apartment buildings at High Street, Des Voeux Road West and Hollywood Road for HK$550 million as part of strategic plans to develop its new hospitality business. “This successful sale sets the stage for Kush Part Two,” the company said. The first 200-room Kush hotel, located at 33 to 41 Des Voeux Road West, commenced construction at the beginning of the year and expected to be completed in the second quarter of next year. British designer Thomas Heatherwick, who was selected to design the British Pavilion’s “Seed Cathedral” at the Shanghai World Expo, is the designer of Kush’s hotel project. He was commissioned by Wanchai District Council and the British Council to redesign Southorn Playground.

Hong Kong to Offer Middle-Class Public Housing 房協擬推出「中產廉租屋」 // The Hong Kong Housing Society is considering offering “middleclass public housing” to provide rental units at between HK$1,600 and HK$6,000. The demand for middle-class public housing has emerged amid the rising property prices as well as rentals in the city. The housing society is currently providing about 1,000 units under the scheme in housing estates including North Point Estate, Prosperous Garden in Yau Ma Tei and Bo Shek Mansion in Tsuen Wan. The application criteria for middle-class public housing are more relaxed than for flats offered by the Hong Kong Housing Authority. The monthly income for two-person households is capped at between HK$13,501 and HK$19,000, for families of three to four, the cap is set at between HK$18,001 and HK$26,000 and the range is from HK$25,001 to HK$32,000 for families of five or above. According to the housing society, tenants of North Point Estate are charged between HK$3,239 and HK$5,953 a month, while the month rent is from HK$3,733 to HK$6,185 for Prosperous Garden tenants and between HK$2,399 and HK$5,582 for Bo Shek Mansion units.

我愛室外空間!

Fiona Murphy shares her thoughts and experiences furnishing the two extremes of outdoor space in Hong Kong’s Mid-Levels - the teensy balcony and the rooftop expanse. 在香港並不是人人都可以在家中擁有像天台、露台的室外空間,如何好好佈置,就要花 上一番心思。

B

eing an Australian I love the outdoors, and outdoor space - be it a backyard, balcony, rooftop or terrace, is a prerequisite for any property I lease, or buy (as is an oven but that’s another story). Here in Hong Kong where all space is limited and outdoor space comes at a hefty premium, I am lucky to enjoy both ends of the outdoor space spectrum. My adorable boyfriend, P’s flat has a little balcony which we guesstimate to be around 36 square feet - probably close to the average size for balconies in Hong Kong. At home, my funtastic flatmate, M and I have a fabulously AstroTurfed, 1,800 square foot rooftop. Over the last few weeks, I’ve been channelling Jamie Durie. For those non-Australians readers, Jamie Durie was formerly a “dancer” with the all male group, Manpower Australia and lately a horticulturalist, landscape designer and TV personality. His program, Backyard Blitz was a huge ratings winner in the early 2000’s and inspired thousands of do-it-yourself

backyard revamps across our sunburnt country. Where is Backyard Blitz when you need one? Channelling Jamie Durie as I was, I of course found it easy to furnish and add a touch of tropical rainforest to P’s cosy balcony. We like to enjoy a morning coffee together before he makes an early start for the office, and as outside is preferable to inside any day of the week, chairs and a teensy table were a must for this tiny terrace. A quick flick through AsiaXpat yielded nothing “compact” enough and so it was that we found ourselves heading to Sha Tin. Ikea is always a reliable source for cheap and cheerful furniture and for this particular expedition ie. with a retail despising P in tow, Sha Tin was definitely worth the 20 minute drive from the Island side thus avoiding the hordes of dawdlers at the Causeway Bay and Kowloon Bay stores. Twenty minutes, two wicker chairs, a perfect, pint-sized glass top table and a little potted Bromeliad later, we were on our way back to Central.

OK, I admit it! We did use the sneaky shortcuts through the store to expedite P’s departure… In any case, he is happy with his “outdoor room”, to use Durie speak and the moral to this little tale is that when space is limited, keep it simple. The rooftop is of course brilliant for bbq’s, summer or winter and with the FIFA World Cup approaching, this particular space could do with a little of the Durie magic – the landscape design magic that is not the dancing kind! You see, football mad M has decided that the rooftop is the perfect venue for he and his mates to watch England fall to the Socceroos. Unfortunately, the 8-seater outdoor dining setting will not suffice and the existing heat bead fired bbq requires far too much preparation in the wee hours when the games are set to be played and when the boys will no doubt, require sustenance. And so it was that my task was set - procure comfy seating for many and a gas fired bbq to feed an army of football fanatics! The best thing and sometimes the worst thing about Hong Kong are the options for retail therapy. There are endless shops, markets, outlets and websites in this sprawling mall of a city however, I do try not to make things difficult for myself and so once again logged into AsiaXpat.com. Two pages into my search though and that other particularly Hong Kong quirk came to my rescue; the grapevine. A colleague of M’s had recently done the hard-yards of pre-bbq-purchase-research. I happily deferred to the proffered website and found not only the shiny new bbq of M’s dreams, but also a fabulous outdoor sofa and matching sun lounges. Delivered from Shek Tong Tsui and assembled two days later, it all looks fab of course and meets with the FIFA freak’s requirements. Flashy new furniture is one thing, but what to do about adding greenery to this luxuriously large space? Surely such an expanse deserves more than a few pot plants – it almost feels irresponsible not to add a forest of green. It would seem then that the problem with larger spaces is that simple is not so simple, and the problem with me is that having two thumbs of non-specific colour is not a good thing after all. My green-less thumbs are, however, useful for typing, and a quick Google of “Jamie Durie” returns with the result of the

受咖啡,但要在細小的露台中放置室外 家具,其體積必需要「瘦身」;經過一 番尋覓,我仍找不到好的選擇,幾經思 索,我們突然想起「宜家傢俬」。 宜家永遠都是一個價格相宜、品質 可靠的家具入貨好地方,尤其是沙田分 店,除了面積大,也因為您只需要從港 島駕車約二十分鐘,便可以避開銅鑼灣 或九龍灣店的人潮,讓你細心選購心頭 好。 由於露台空間有限,所以我們集中物 色體積纖巧的戶外家具。二十分鐘後, 挑選了兩張藤椅、一張小桌子和一株植 物,我和男友帶著戰利品,返回中環的家。 至於我家中的千呎天台,就是大夥朋友共聚燒烤的好地 方,而隨著世界盃球賽來臨,好友球迷M希望將這個天台 變成他們的聚腳點,但天台原本的八坐位餐桌和椅子,不 足夠容納我們的好友前來觀看球賽,而原有的燒烤爐雖然 不錯,卻不可以在球賽休息時間之間,為各位球迷朋友迅 速地提供食物;為了讓大家玩得盡興,我決定將這片空間 作一點改動,迎合球迷朋友需要!我心中的計劃是,在天 台提供更多舒適座位之餘,亦要將燒烤爐改為燃氣款式, 讓煮食變得更有效率。 香港是一個購物天堂,有數不盡的商店,幾乎可以買 到任何東西,但對一個像我有「選擇恐懼症」的人來說, 我寧願將事情化繁為簡,在網上尋找我需要的天台佈置物 品。 朋友M的同事最近花上一番工夫,搜集燒烤用品的產品 情報,經他介紹下,我在一個網站不僅找到款式新穎的燒 烤器具,也找到時尚的室外沙發和太陽躺椅,所有物品在 兩天後送到家中的天台,不僅看來時尚,亦乎合我的球迷 朋友需要! 除了添置新家具,我亦打算在這個特大天台上放置一些 植物,增加大自然的元素,但在這個一千八百方呎的天台 上,如何好好利用植物佈置、又不會出現零亂感,令我十 分頭痛。 後來我在互聯網中看到園藝師Mr Don Burke的意見,為 我帶來用熱帶風情來綠化天台靈感:首先在天台沙發的兩 旁,放置赤素馨花盆栽,並且在天台的兩端位置放置小簷 篷遮擋太陽;與此同時,我亦會在天台上放置多種不同種 類的熱帶植物,讓人感受到在東南亞度假的閒適氣氛。 整個概念聽起來很好,但各個元素加起來究竟效果如 何,就要等待園藝師在周末來佈置時才有分曉。可是在搜 購佈置物品的過程中,我的男友已經開始抓狂了,因為我 在購物過程中,不是將複雜的植物名稱搞錯了,便是他厭 倦了這個尋寶過程,但為了享受一個舒適的天台,革命尚 未成功,同志仍需努力!

Looking for Inspiration? 尋找佈置室外空間的靈感? website of the man himself. Hurrah, instant inspiration! With thanks to Mr Manpower and that other great Australian gardener, Mr Don Burke, I’ve decided on the latest green additions to our greener than green rooftop. It reads like a tropical garden dream: Dwarf Frangipani trees on either side of the sofa, for shade, at one end of the rooftop; and another pair beside the sun lounges at the other end of the rooftop. Then breaking up the expanse of Astro-Turf and providing contrast in between, I’m hoping that bunches of Philodendron ‘Black Beauty’ and ‘Imperialis’ will survive the heat and humidity alongside Cordylines, Ctenanthe lubbersiana and Stromanthe sanguine. That all sounds well and good - but just wait until I get to the nursery this weekend. P will no doubt be in a strop, having been dragged out on yet another shopping nightmare, only to find that said plants are not in stock or that I’m pronouncing the names so terribly incorrectly that no one knows what it is that I’m after. Watch this space though, this girl is not giving up on her rooftop oasis without a fight!

個位於大角嘴海桃灣的單位,面積達1022 方呎,坐擁開揚西九龍海景,單為原本為 四房設計,設計師Eric Fung將靠近客廳的一 個房間拆掉,增加整體的空間感。

// What is the theme of the unit? What are the requirements of the homeowner?

// 請問這個單位的設計主題是甚麼?戶主有 甚麼要求?

The Florient Rise unit is one of the homes of the owner who is a frequent traveler. As he needs to stay in different countries throughout the year, Hong Kong is only place for him to spend his holidays or for short-term stays. He needs a relaxed home and the interior design is therefore to create a comfortable environment for him to take a good rest. Practicability is only secondary.

戶主是一個經常穿梭各國的商人,這個位於海桃灣 的單位,是他在不同國家的其中一個家,由於他只會 在這裡短暫居住,單位屬度假性質,所以他希望這裡 有多一點休閒氣息,讓他在繁重工作後有一個私人空 間,因此單位內的設計以舒適和迎合戶主口味為主, 實用性反而其次。

// Why did you use waterfall walls to décor the balcony? What were the technical problems?

// 單位最大特色是露台上的小瀑布,為何有 此構想?技術上有甚麼困難?

The owner is a lover of natures and the Balinese style is his favor. The idea of using black granite to make the waterfall wall at the balcony is aimed at bring tropical style into the unit. Standing on the stone platform, residences can see the panoramic view while listening to the sound of water. Separately, this is the first time that I placed a waterfall wall at a balcony. As the water is flowed from the kitchen to the balcony through a water pipe set under the flooring that should be made of waterproof materials to prevent leakage. A filtration system has been used to ensure hygiene and cleanliness.

戶主熱愛大自然,他特別喜歡像印尼峇里般的熱帶風 情,所以特別在露台以黑麻石製作了一幅流水牆,露 台的地面也特別放置幾塊石板腳踏,讓戶主可以身處 露台,一邊聆聽流水淙淙、一邊遠眺窗外景色,享受 悠然自得的一刻。另外,這也是我第一次替客戶利用 露台空間製作流水牆,水源是從廚房引入,透過藏在 地板下的水管引到露台,露台鋪設了防水物料,確保 不會出現滲漏,而流水也加入過濾系統,確保清潔衛 生。

// 除了透過流水牆,單位內還有甚麼 大自然元素? 為了貫徹熱帶海洋主題,單位內不少設計細 節也採用了這個元素,好像飯廳內的的餐桌 桌面採用了貝殼紋設計,旁邊的吧枱也用上 水紋玻璃;此外,戶主本身亦喜歡搜羅東南 亞國家的民族風擺設,所以你也可以看到來 自泰國、印尼等地的木雕擺設。飯廳上的水 母吊燈也是由我特地為戶主設計,電鍍玻璃 罩就像水母的身體,下面的水晶就是他的觸 鬚,設計前衛之餘,也貫徹了設計主題。

// 除了自然主題,單位中也有甚麼時 尚元素? 飯廳旁的一幅特色牆,用了灰鏡、磨砂鏡、 雲石等不同物料,併砌成一幅Patchwork,另 外客廳也有另一幅特色牆,也增添單位的時 尚感。

// 你如何平衡設計和實用性? 如何平衡兩者,主要視乎客人的要求。譬 如有些客人很喜歡買衣服,便需要大量貯物 空間;但這位客人不一樣,因為除了香港 以外,他在台灣和中國大陸均有住所,所以 不會在這裡放置大量物品,對他來說設計比 實用性更重要。當戶主回到這個位於香港的 家,最重要是享受輕鬆感覺,所以貯物空間 不多。為了營造空間感,我先從客廳著手, 拆去其中一個房間,由四房變三房,讓客 廳看來寬敞很多,同時廚房也改為開放式設 計,因此整體視覺放大了,讓人覺得舒服。

// 作為設計師,覺得設計哪類物業挑 戰性比較大? 很多人以為分層單位面積較小,讓設計師較 難發揮,但對我來說,反而獨立屋挑戰性比 較大,因為獨立屋的空間比較大,可塑性和 變化的可性能也較大,特別是有部分樓齡較 大的獨立屋,樓底高,空間感強,要滿足客 戶需要,所花的心思就要更多。

The jellyfish style ceiling lamp is tailor-made to fit into the oceanic theme. The plating glass lamp cover looks jellyfish’s umbrella shaped body, and the crystals hanging from the lampshade are the tentacles. Also, the owner likes to collect ornaments with distinctive national features in Southeast Asia, so you can find some wood sculptures that are from Thailand and Indonesia.

// How did you balance between fashionable designs and practicably? It depends on the client’s requirements. For the owner of this unit, he owns properties in Taiwan, China as well as Hong Kong that he doesn’t need large storage spaces. What he needs when he stays in this home in Hong Kong is a spacious and relaxed environment. I have removed one bedroom to create more space for the living room. The kitchen has also been change to an open kitchen design in order to provide a bigger space visually. The unit looks more comfortable and spacious after the changes.

// As a designer, what kind of units are most challenging in designing? I think designing a house is most challenging though some may find small-sized apartments more difficult due to limited spaces. More changes are allowed in houses with adequate spaces. In particular, some aged houses with high ceiling. More efforts are needed in designing a house to fulfill owners’ requirements. Table and chairs with seashell décor while the ceiling lamp looks a jellyfish. All these features demonstrate the ocean theme.

TREASURE HUNTING IN NOSTALGIA 懷舊回憶此中尋 For antique or treasure hunters, the first place comes to mind would be the flea market. Unfortunately, there is no flea market of any sizable scale in Hong Kong nor it is a popular custom here. If you are looking for something that reminds you of the “good old days”, you might check out the nostalgic collectors’ shops, like “nlostnfound”. 要收集懷舊物品,大家可能立即想到在跳蝨市場去搜羅,但香港偏偏沒有這股風 氣,沒有形成具規模的市場;要物色具香港風味的懷舊物品,可能要透過收藏家 的店鋪搜羅。

lostnfound” nuzzled in St. Francis Yard, a small exclusive area in Star Street Wan Chai is a treasure hunters’ favorite. The small shop comprises just several hundred square feet and is packed with items of creative nature and often of elegant design - as well as the personal collection of owner Shirley Yiu. Yiu recalled when she first entered the work force she was working for a well-known architectural firm. Her two bosses were both fanatic collectors of nostalgia. “Their offices were just like my shop now, packed with all kinds of collector’s items and treasures such as antique rulers, chinese calligraphy brush stands, bronze Chinese auspicious animals etc. I was bewildered that collecting can be so diverse and started to delve and develop a passion for it “. Yiu told us that she never thought of opening her own store, however, after years of working as a wage earner the idea of being a self-employed entrepreneur became too tempting to resist. There appears to be no particular order for the displays in “nlostnfound”, but somehow everything seems fall into place quite nicely. On one side of the shop are the nostalgic items including furniture and furnishings, and Yiu’s favorites are the ones from

於 灣 仔 星 街 小 區 內 的 「nlostnfound」,小小幾百方呎 的店舖,擺放著店主Shirley自 家收藏品,當中有創意設計,也有高雅之 作。Shirley坦言當初沒有開舖的念頭,但當 上打工仔多年以後,在今年萌起創業的念 頭。 初踏入社會之時,Shirley在一家著名設 計師廔工作,而她兩位上師都是懷舊物品 收集狂,「他們的辦公室就跟我現在的舖頭 一樣,擺滿千其百怪的收藏品,好像毛筆筆 架、古董間尺、中國吉祥獸等等,當時讓我 感到很驚嘆,原來收集舊東西都可以有很大 的學問,所以開始鑽研起來。」 擺放在「nlostnfound」店內的貨品,看似 沒有規則,但錯中有序,店鋪的一邊放置了 懷舊用品、擺設和家具,當中又以二、三十 年代上海家具擺設是Shirley的最愛。Shirley 指出,當年西洋文化引入上海,讓家具的設 計都充滿西方線條,她特別喜歡這種中西交 錯的舊上海情懷;雖然香港也是中西文化交 匯點,但 Shirley覺得香港始終沒有形成這個 氛圍。 與期說nlostnfound是一所店鋪,倒不如說 是店主個人珍藏展覽廳,店內各種懷舊物品

Shanghai in the 1920-30’s. She pointed out in that era, with the introduction of western culture, Shanghai became the melting pot of east and west, and this had an influence which resulted in the elegant design of the furniture at the time. She is particularly fond of the matrix of the east-west jagged culture. Although Hong Kong was also a crossroad between Chinese and Western culture, somehow, the city never developed an atmosphere like Shanghai. Instead of calling the “nlostnfound” a shop, it’s more appropriate to view it as a museum of the owner’s personal treasure collection. A number of items in the store are “not for sale” such as the recently acquired 1920’s Japanese thermos, still in mint condition and is used on a regular basis. Others like a circa 1860 leather case, a pair of 1950s white celluloid Popeye and Olive figures, are also just for display. Yiu feels visitors to her store can still enjoy the nostalgic values of her collection without necessarily acquiring them personally. There are actually quite a number of stores in Hong Kong selling antiques and nostalgia; Yiu on the other hand tends to collect practical articles like clocks, lamps, ashtrays and phonographs. She commented “in contrast to ordinary furnishings, one can extend the life and spirit of the more practical items of the past by using them. For example a nostalgic lamp hanging on your ceiling can be used daily to it’s full purpose instead of some items which are solely used for displays and one may eventually get tired of them.” Apart from the items from Shanghai of 1920-30’s and the early Hong Kong industrial years “nlostnfound’ also supports local artists. “As a designer myself I empathize with the heart and pain of local artists who have no venues for their creations. I am happy to display their work so my customers will have the opportunity to appreciate the creativity of designers in Hong Kong.” Currently on display are paintings, T-shirts and tote-bags from whataboutblack, LuLu Ngai, and 38

Adi Lee. The shop’s name “nlostnfound” is quite different from the general notion usually associated with the phrase Lost and Found”. Yiu explained she has been collecting nostalgic items for years; many of them left her through sales or donations. This cycle is like a reflection of our life, we go through different stages of our life; different people crossed our paths and different experiences kept changing our lives.

// A FEW TIPS FOR THE COLLECTORS As a collector, Shirley Yiu often travels to places as close as China and as far as United Kingdom, France and other European countries, with her many years of experience she has the following tips for the collectors: She pointed out while the flea markets may still be the major venues for treasure hunting, real collectors normally shy away from the most famous ones like Portobello Roadthe world’s largest antiques market in London, as the prices tend to be elevated due to their popularity amongst tourists. There is also the risk of acquiring fakes or imitations if you are not an expert in the field. On the contrary, one can often find some cheap and distinctive items from local home garage sales. The origin of garage sales was to rid of the old and unwanted items from one’s home; the owners normally care less for the financial gain, and more about the gained space. But, in the eyes of a treasure hunter, it can be a playground of goodies. One can get furniture, old porcelain and phonographs for mere dollars in a garage sale which may sell for tens to hundred times more on the internet. In addition, one can pay attention to friends and neighbors moving homes, there may be unwanted items or some collectors may want to part with their collections, that is where you can find the true bargains.

ivo, Wyndham Street’s popular dining bar is preparing to throw its doors open for a summer of fun after a mini makeover bringing the Milan-inspired hotspot bang up to date with an extended bar area, refreshed decor and extensive new light bites and cocktail menu. Regulars will also notice a prominent new DJ space reserved for tivo’s resident and guest mixers when it officially reopens on 29 May. “The chic spirit of tivo will remain the same but with a fresh new feel and style,” said aqua restaurant group founder David Yeo. The new and enlarged DJ booth, in particular, will allow more interaction between tivo’s renowned resident DJs and guests everyday from 930pm (1030pm on Friday and Saturday) onwards till late, for example, DJ Ryan from South Africa, who was the winner for last year’s Quest for DJ and specialises in ‘Afrika minimal house’ will continue to play. Other resident DJs to continue will include DJ Kai, a trumpeter who uniquely free-styles on the horn and vocals while keeping the beat pumping, DJ Helen, popular for her ‘Nu Club’ blend of groovy house, mixing nu-Jazz, funk and Latin beats, and DJ Tom – bringing the latest and greatest in tech and tribal house flavours from across the globe. Meanwhile, Mr Paulo Figueiredo – aqua restaurant group’s

Mixologist – has ventured back to Hong Kong from ‘The Big Smoke’ to concoct a stylish list of aperitivo cocktails that will be available throughout the summer months priced at $76 flat. Tropical Orchid is a refreshing combination of mints, strawberries, grapes and orange slices with Havana rum and triple sec topped with orange juice and Prosecco brut for those feeling fruity, or try Paulo’s Mido Sour straight from aqua london - Ketel one vodka with Midori, Frangelico, sake, yuzu honey and egg white with toasted hazelnuts on the rock. The new summer menu will compliment tivo’s existing light dishes concept while retaining aqua’s philosophy of using only freshest produce and choicest ingredients.
